The hotel is much bigger than it seems, many winding corridors. A relaxing first floor lounge and the lobby bar is lovely.
The rooms do vary, I requested another room at my paid rate and was happily offered another option. Attentive staff if you do need anything, so before complaining always request help to rectify:)

First room, bare & not cosy, wooden floor very marked, needed a least a rug runner!!
Second room, more cosy, still needed a rug runner for bare wood floors, floors very blackened with scuffs from furniture.
Bathroom big but apart from nice sink vanity unit, everything else very tired and grubby, including marks in bottom of bath etc etc. Windows need deep clean in bathroom and bedroom too, thick black mould buildup etc.
Bed clean and comfortable.
Breakfast Sun was very chaotic, nothing came together either, and had to ask for things that were forgotten. Croissant freshly baked but half cooked! Toast delicious.
Reception staff very friendly as was housekeeping when asked for milk.
Bedroom was not 4star standard overall!

The room was good. It would be good to clean the mould off the top of the glass surround in the bathroom as it is substantial and very black. The staff are quite neutral. We generally speak first and they respond. We stay there for convenience only.

The shower gel and conditioner dispensers didnt work/ were empty but the shampoo worked. 2 light switches didnt work. The £2.50 water cartons were a con and with such a small sign it was easy to miss. The breakfast system is strange why not just do a continental buffet with hot food? Even if its hot to order it was nothing special so why pretend to be.

The room was very clean and comfortable.
The staff were friendly and efficient and the location of the hotel was excellent for walking around Canterbury.
However, our room (215) looked out onto what looked like a junkyard next to a pub and we could hear a lot of noise from people standing outside the pub until very late at night.

Abode Canterbury was in very central position to everything we needed
Nice warm comfortable room but felt overheated during night as no window to open, tried aircon but that wasnt working well !
I’m not sure if our room had dogs but my husband woke up with 3 bites and his legs and I itched all round my ankles throughout the night ? Our room was 221 ….
Parking for the two nights was £50 !! Which is so expensive and the lady at reception I felt was rude as I asked what bars and restaurants were near and she said there are spoons either end of the high street !! I don’t mind a Wetherspoons but how rude to think that is the only place I would like !! I do like an ivy restuarant also which was located nearby ! So maybe someone with a bit more

We stayed in Canterbury for a little over a week, and ABode was the perfect place to stay. The staff were all gracious and helpful; the room was exactly what we needed; we were close to the cathedral as well as the shops and restaurants. The Christmas dinner was delicious, and there was so much of it! We also loved the breakfasts every morning. Highly recommend.

Not a brilliant stay all round. The room was cold and the heated towel rail was off, so the bathroom was cold too. There is no hot water to have a shower. At breakfast, we asked for a second coffee but none appeared. In actuality, I had asked for breakfast in our room on account of it being our wedding anniversary, but there was no acknowledgement of that at all.

Arrived Christmas Eve 2025 for a two night stay

Given room 116 on check in at 3pm room was as expected and left for family meal out at 3.30pm
On returning to room that evening could hear a dog yelping whining first thought it may coming from outside
During night time sleep and waking in morning could hear dog again
Spoke to maid in corridor and she confirmed there was a dog in next room went to reception and they Also confirmed a dog was in Nextdoor room
On booking this hotel did not realize that dogs could be staying in hotel
Saying how dissatisfied and unhappy with hearing the dog I requested a change of room the response from reception was we are fully booked and that they do allow dogs in rooms
Whilst angry and deciding what to do now on Christmas Day of all days to be disappointed with the abode hotel the receptionist found me in lobby and they had an alternative room which was a relief
This new room was fine and resolved the issue
However it has left a bad impression of the abode in Canterbury

Such a shame. Lovely hotel in a central location. We had a lovely room on the top floor, but next to the restaurant's induction fan, which meant my wife barely slept all night. We mentioned to reception in the evening. Response was \"we've never had complaints with this room before!\" Not the attitude you would expect from reception staff. Manager said the induction fan would be switch off at 9.30, but it was on all night. Breakfast was over an hour wait in the morning too - hotel was fully booked and they couldn't cope. Management response to our complaint has been poor. Will prefer the Premier Inn next time - not worth the premium here - especially when you have to pay extra to park your car if you cant get in the tiny car park at the hotel.

Staff very good but room tired, light in the cupboard hanging off and light over the dressing table not working until I screwed the bulb in properly. Shower was dripping continuously. Breakfast good but the couple we went with forgot to book breakfast when they booked and were told there wasn’t any availability on the Sunday morning so ended up going up the road to a cafe, while we had breakfast in the hotel. Not a good way to start our group day in Canterbury!

Staff were friendly and helpful, bed super comfy, however upon check in I was assured (I specifically asked) that one of the two rooms was a twin, it was not. Told the bed could be split, it could not. Only other twin was smaller room with disability bathroom that was not acceptable, so two adult daughters ended up sharing a bed. To top it off the fire alarm repeatedly malfunctioned through the night, midnight, 2 am, 4 am so zero sleep. My concern of a lack of functioning fire alarm did not appear to be shared so stopped phoning the front desk to enquire if we should be leaving rooms. Technician was apparently coming from Ipswich… On check out I was assured someone would be in touch to discuss but this has not occurred. Over £400 for 1 night + food and drink, definitely not value for money. On the topic of food, we also booked a Brasserie Lunch as a celebration but when we arrived at the hotel we were told brasserie wasn’t open for lunch and our meal was in the small bar area on a small round table. Again not great and not what we’d booked. Put a dampener on what was a very special family occasion.

Room required some updating. Mattress was in poor condition. Amenities could be improved. No heating on in room for arrival so took ages to heat up. Staff friendly but no apologies for the disturbed sleep due to fire alarm going off about 6 times during the first night.
Some breakfast buffet items (cereal etc) should be available for self service as these were not an option on the table service that is provided, just a cooked menu available.
Location though is perfect for a visit to Canterbury.

Very Disappointing Stay – Standards Have Really Dropped

We’ve stayed at this hotel several times, but this visit was extremely disappointing. From the start, our rooms were mixed up. The second room had a bed in two halves, leaving a gap that the mattress sank into, and the pillows were thin, grubby, and uncomfortable. When we returned to the room at 3pm, it still hadn’t been cleaned.

The lady who checked us in seemed uninterested and barely provided any information unless we asked directly. To make things worse, on our second night the fire alarm went off intermittently until after 4am. No communication or updates were given to guests at any point. When we mentioned it to the manager in the morning, he was flippant and dismissive—apparently because he’d been called in at 3am. Unfortunately, we were the ones who paid for a completely disrupted night’s sleep.

Breakfast service was poor as well. We waited 40 minutes just for coffee and had to get our own juice. Overall, the hotel has become grubby, the service has declined, and our experience was far below the standard we previously enjoyed.

Sadly, I would no longer recommend staying here.

I didn’t like the money that I paid for parking.
Parking available was one of my criteria for choosing this hotel, but never had in my mind to pay 25 pounds for parking .
Its a lot of money for parking..
Plus, the hotel not advertised for clients this to known.
I checked in their website and it is not a word for parking payment.
Very disappointing for a four star hotel !

Our room was nice, but really needs a bit of a makeover, especially the bathroom, the shower screen is full of limescale and mould, the same around the bath, window-seal has paint flaked off.

Mattress is very soft, I had back ache half way through the night and the pillows are also very soft.

The pillows were very stained and only 3 of the pillows had cases on. The nets on the window were ripped in a few places aswell.

The hotel is in a fantastic position, breakfast was lovely, car park was full but the castle street car park is a 5 min walk and so much cheaper, only cost £15 from 2pm until 11am

We stayed 2 nights and had a hire car. The hotel had a car park which they charge £25 a night, had limited parks available and insecure.

When we arrived we were told that the car park was full and we would have to park at the local car park which was an 8 minute walk. The staff couldn’t tell us what the charge would be except it would be expensive.

The person who checked me in assumed I was married and to a woman. I corrected them and said my travel companion was my partner.

Not a great experience with staff. Turns out the local car park was cheaper than parking at the hotel. Only €21.20 for 2 nights.

Disappointing that the staff gave us wrong information. They should know better and be informative and also not make assumptions.

The hotel was central and Canterbury was walkable.

The room was roomy and comfortable.

£25 for one nights car parking!!!!!!

The hotel is well placed in the centre of Canterbury, however, charging £25 per night to park the car is outrageous. We had intended having a few drinks in the bar and staying for breakfast however having been stung by the £25 charge just to park the car meant we didn't. We appreciate the opportunity to charge for parking, hadn't expected it for free however a charge of £10 pounds would have been more acceptable.

We had booked the Abode for a birthday trip because of the location and the pictures, which looked really characterful and clean. Unfortunately, our experience was disappointing and quite possibly, the worst we’ve experienced.
Room: we booked an enviable room. Unfortunately, the room looked old and tired. The bed base was yellow with no skirt sheet to cover it. The bathroom was battered with cracks and peeling and was quite small. The room was clean but the state of the bathroom and bed base gave you a feeling that it was not. Housekeeping had not come to clean or refresh our room by 3pm the next day (the time we got back in from a day of sightseeing) and seemed startled when we asked for towels/ coffee. We had to put a paper wedge in our door as it rattled when anyone in the vicinity opened or closed a door.
Staff: are in need of customer service training. Everyone seemed like they were being forced to be there, no friendly smiles or greetings. No ‘how was your stay?’ Or ‘can we recommend some places to eat or see’.
You could forgive the room if staff had been customer focused but It felt like no one could be bothered and considering we were there for an occasion, it dampened the experience.
I would only recommend this hotel for the location, which they are clearly banking on, and if you don’t need to spend much time in the room.
