Hotel was hard to find, a worker from hotel next door helped us find our spot. When we arrived around 8pm the hotel owner was is they were booked up (spoke Italian and was translated in English by the other hotel worker stated prior). The hotel had some bugs and our luggage smelled after our stay (first leg of our trip). this is a small mom and pop business but by far unaccommodating.

This is the WORST accommodation. If you value your life DO NOT STAY HERE. I have never feared for my life more in a guest house / hotel. The door did not properly lock, it would have fallen off the hinge with one light kick. There were men outside the room all hours of the night. A hole was punched in the wall by our door and the wood of the door was completely broken and separated in the morning. We barricaded the door with the desk and even that was not enough. The room and whole floor smelt terrible of sewer. The toilet was broke off the wall. The walls and sheets had brown smear all over. Shame on Expedia for listing this property.

Air conditioning did not work after being told it did and when asked to find a solution to the broken AC, we were just ensured that it was actually working. Ended up just using the fan. Not super helpful staff and the place was a little rough around the edges but overall it was okay for the price. Will say the location was super good and it’s proximity to major attractions and centrality made getting around Florence super convenient.

Horrible! Incorrect address

Address mentioned on the booking is not the right address, you have to walk on the street like crazy and then someone (if you are lucky) will tell you that owner sits at different address.
Owner doesn't (want to) speak English at all.. it's very difficult to communicate. I mean Zero English..
You can't ask for anything.
Next, hotel room can be on the 3rd floor or fourth floor and there is no elevator.
Bathroom is outside the room.
AC hardly does any cooling and you won't get any fan.
This was a HORRIBLE EXPERIENCE.

For the price and very close to all the places you would want to visit. Food and city Center at walking distance.

The only improvement needed is a fan in the room because the AC barely works.

This hotel is gross. It smells like sewage, the bathroom has black mold, mosquitoes buzzed around our ears all night, and the bedding looks to be at least 30 years old. You have to check in offsite but he was friendly (though didn’t speak any English). The park across the street is really sketchy and the neighborhood feels unsafe.

The hostess was very friendly and welcoming! Great location within walking distance to many of the main museums and galleries. Spacious room, not fancy but comfortable. Windows don’t have screens so if you want them open, bring repellent. The water pressure isn’t great but it gets the job done. Good breakfast - cereal, toast, yogurt and croissants. I definitely recommend!

Good budget friendly hotel option

This hotel is a good budget friendly option. The room we had was quite large, it was in a great location, and had good wifi reception. The bed was not very comfortable and there were not enough pillows for my preference but other than that, we had no issues with this hotel. The staff were very friendly and accommodating. The reception is located next door, and it would have been nice to know that in advance. We were lucky enough to run into a staff member on our way in, who helped point us in the right direction so that we were able to check in.

The staff was so nice. She helped us out, gave suggestions, and made us cappuccino!!! Clean, inviting and it felt like a home - not a hotel. We reserved our rooms 10 minutes before arriving and she was ready and excited to see us. There was Air Conditioning and cold cold water to drink. The little things really counted. Again, very clean!!

This was a very unique hostel. The rooms were comfortable and had the necessary amenities.. bonus was the mini fridge. We had a great view of their garden in the back. It seemed like a quieter area at night which was good. It seemed like they did family style meals and there was a decent sized eating area. The staff is very nice, the older gentleman makes you feel like you’re at your grandparents house.

This bed and breakfast was amazing. Laurie and the owner was easy to talk to, they were very kind and understanding. The bedroom was very comfortable, clean, it’s located at the city center of Florence. Walking distance to the train station, the Duomo, restaurants, The Mercat and souvenir shops. The breakfast buffet was wonderful, Laurie made everyone cappuccino, hot cocoa every morning. We missed this place when we left.

It is horrible experience and never do it again. The property is just small house , the lounge is owner's office and it the same for breakfast area. The owner is there 24hrs and control every thing. Our troubles started in the first minutes when he refused to switch the aircondition on. It was hot and my daughter was not feel well due to hot weather. The room is full of smoke smells,
Walls is dirty. The corridor leading to our room is always dark, as the owner keep switch it off as soon as we enter the room.
On breakfast him and his staff monitor guests (how much what they eat).
It was the worst experience ever I have seen
In brief this hotel does not worth the price we have paid for (€156 +36).

Lovely city centre location

Door handle was broken when I arrived. Air conditioning was barely running. Shower curtain was a bit short so water sprinkled out onto the bathroom floor. Building is a bit old so the room was not very clean; spiderwebs and dusts here and there. Top of the bathroom is glass blocks and next room's bathroom was adjacent so when the next door person turns on the light in his bathroom, my bathroom was bright enough so I did not need to turn the light on. Walls were thin so I heard everything from next door when he came in at 3AM.
WiFi was good though.

Our first time in Italy with my twin daughters and niece....was not sure which city to stay as our hub to visit other cities....FLORENCE was the perfect place. Right choice, very safe city.....we were walking on the cobblestone streets until 10pm. Our hotel host, Guiseppe and his assistant, Donna, are the best .....they accommodated us with all our needs and very reasonable price for our 5 days. Our room was always fresh and clean with new towels and supplies when we come after a tired day. The hotel is within walking distance to very interesting museums, churches and shops, 10 minutes from train station, lots of restaurants. No complaints if you come late at night. I would highly recommend this place. We got our ground floor room which I requested on my reservation. VERY HAPPY & SATISFIED WITH THEIR CUSTOMER SERVICE. We will stay here again on our next visit to Italy with my hubby and son.

The hotel is an old building/residence apartment, but everything is old in Florence.

I personally wouldn't call it a hotel, but more of a room in an apartment. But the big benefit is, it is 2 short blocks from the gallery where \"David\" is housed, it is walking distance to the center of Florence, the room is clean, the bed is comfortable, \"private\" bathroom in the room, and the big old guy (owner/manager) is super friendly even though he doesn't know a lick of english and my italian is pretty much non-existent.

IMPORTANT: even its about a 10 minute walk from the train station, take a taxi...I wish someone mentioned that the roads are brutal when dragging the luggage along the cobblestones.

Florence is beautifull

Private setup, it is an old terrace in an alleyway, only a short walk from Central Train Terminal. Makes it easy to stroll to the hotel.
I felt a bit unsafe walking in the night to a dark alleyway , when I discussed the safety aspect of the street, Owner/she looked a bit worried then replied it is ok now, we don't have safety issue. My inner sense was telling me that there are odd incidents still happening.
Other than that it is reasonable budget cost accommodation, The room that I stayed had issues with one of the door opening to the small court yard will not Lock/close properly the door will not shut, we had to lock the suitcase and hope for the best,

People managing hotel are good, only the lady speak English, others don't, On the last day when I try to pay the bill owner was bit tricky, he tried getting cash, telling me the credit card facility is not working, when I refused, he then plugged the telephone jack and it was working.
I prefer to have my payment recorded while travelling overseas, in this way if ever any thing serious happen police can track down my movement.

I will recommend this place to families with adults, or Adults in pair, However, single young teen, or single mum travelling with young children, you may return back to the hotel in daylight.
I really liked Florence, it is an open air museum.

He allowed us to keep the keys until 3 pm so we could return to collect our bags prior to leaving Florence. A great continental breakfast was supplied. The B&B Siggiorno Santa Reparata location was very close to the Duomo about ten minutes walk. The hotel room was clean. Our check-in was fast. There is no airconditioning but during our visit, the temperature was cool and pleasant. Breakfast was adequate with coffee, bread and juice. I highly recommend this hotel for its location. Be aware that the hotel is inside a Zona Limitado. You can park in one of the Garage nearby Euro 28 per day and this cancel out whatever fine is incurred for entering your car into a Zona Limitado. .

From outside the front door, one can see the dome in Firenze, but the room was dirty, ill maintained and we even had someone else with keys to our room walk in during the late evening (actual hard keys, not a computer glitch)... We live in Italy, so we dealt with it, but I would be angry if I had travelled farther than 3 hours...

L'hôtel est très bien situé, le personnel de ménage très professionnel. Un coup de jeune serait un vrai plus mais c'est confortable et le clima marche bien. Pour arriver en voiture c'est un peu compliqué car il faut forcément traverser une zone ZTLet on vous pas avoir une amende (ça nous a arrivé auparavant), j'ai téléphoné al Hôtel pour avoir les indications et une fois arrivée il sont occupés de faire le démarche correspondant.

Soggiorno Santa Reparata otelinde konakladık. İlk gece kaldığımız oda çok kötüydü ve resimlerde gösterilenle alakası yoktu.
Ama o saatten sonra başka bir otele gitme şansımız yoktu. Sabah saat 9.30'da kapımız çaldı ve görevli kadın bu odanın başkasına ait olduğunu ve odayı boşaltmamız gerektiğini söyledi. Uyumamıza müsaade etmediler ve sabah erken saatte uykumuzu alamadan odayı değiştirmek zorunda kaldık. Bu oda bir önceki odadan çok daha kötüydü; kirli, dağınık ve çok küçük bir odaydı ve resimlerdeki odalarla alakası yoktu. Ayrıca tuvalet ve banyo odanın dışında, balkondaydı. Tuvalete gitmek için önce balkona çıkıp oradaki tuvalet ve banyoyu kullanmamız gerekiyordu. Ayrıca odada klima olmasına rağmen kumandası yoktu. Odanın her tarafına baktık, klima kumandası âyoktu. Klimayı açamadık ve balkonun kapısı soğuk hava geçirdi.

Banyonun üst tarafı açık ve sokağa bakıyordu. Etraftaki binalardan görülme ihtimali vardı. Zaten banyo balkonda olduğu için çok soğuktu ve bu nedenle duş alma ihtimali yoktu.

Foi minha pior escolha da viagem. Acredito que o anúncio não deixa claro as condições do hotel. Não sabíamos que usaríamos banheiro compartilhado. Ficamos em um apartamento com varios quartos e a porta do nosso quarto tinha um vidro esfumaçado que quando alguém ligava a luz, nos atrapalhava no sono. esse apartamento fica em outro prédio que não é o mesmo da administração do hotel. O quarto tinha mosquito e os lençóis continham um pouco de pelos. Café da manhã simples. A única coisa que gostamos mesmo do hotel foi da funcionária japonesa que era muito simpática e atenciosa. La struttura è un po' datata ma la camera, senza grandi pretese, era pulita con aria condizionata, frigo, tv e bagno privato. Per la cifra che ho pagato ho avuto anche più di quanto mi aspettassi considerando che anche la colazione era inclusa nel prezzo e in piu' la struttura si trova a 800 metri da Santa Maria Novella per cui comodissima per girare Firenze.

Localização excelente. O quarto é amplo mas bem antigo. O dono é um autentico italiano e a moça que nos atendeu foi muito atenciosa. Para ir aos quartos tem que subir dois lances de escadas e o café e recepção ficam na casa ao lado.

Superb Breakfast

It is very central hotel, just a few minutes walk to the restaurants, markets etc. Also 10 minutes walk to Santa Maria Station.
The room was big and warm enough for us considering outside was very cold on January and we had a baby. The building was old but that does not bother me.
The owner does not know English well but he understands you and can explain what he wants to say easily maybe due to his age and experiences.
There is no information or left-luggage office. You ring the bell and they open the door. That's all. You can also leave your luggages to the hotel, moreover they offered us to leave the luggages until train time by themselves.
And the breakfast, it was magnificient. Maybe the best in Florence. Kinds of jams, cheeses, cream chocolates, breads, fruity yoghurts, fruits, muesli, egg, hot and cold milk, teas and coffees, toaster, croissant and etc that I can not remember now. And Norie, the responsible lady from the kitchen and breakfast. She was always smiling, helpful and trying to make you feel like you are in your house. The design and the service of the breakfast was superb owing to Norie. Although our kids littered the kitchen and the table, she never gave up smiling. Special thanks to her.
Consequently, this hotel can be preferred even for its breakfast only.

スタッフが親切

立地がとても良い（サンマルコ美術館からすぐ、ほぼすべての観光地から徒歩圏）なのは言うまでもないのですが、このホテルの何よりの魅力がスタッフだと思います。どなたもとても気さくで親切で快適な宿泊ができました。朝ごはんも贅沢ではありませんが、おいしくいただきました。設備は古いですが、それとは関係なく気持ちよいステイでした。
