Everything about this place was good except for the internet. To get a stable connection, you had to sit in the kitchen or go outside your room, which was a bit inconvenient.

One thing to note: hotels in Italy typically do not provide hair conditioner. They usually only offer two small bottles of shampoo and two very small bars of soap, so be sure to bring your own hair products.

Our stay at Cosy House in Florence was disappointing and did not reflect the glowing reviews or awards listed in the property description. The 5-star rating and “best hotel” booking awards are from over five years ago and unfortunately do not represent the current condition of the rooms.

While the room appeared clean at first glance, there were several issues that affected our experience. The towel warmer and hair dryer didn’t work. The Wi-Fi signal didn’t reach the rooms, which was inconvenient. The garden, which was advertised as a nice feature, was completely overgrown and unusable. The curtains were dusty, the floors hadn’t been properly cleaned, and the bathroom showed visible signs of mold.

We were really looking forward to our time in Florence, but the condition of the space made it difficult to relax and enjoy the stay. I hope the host updates the listing to better reflect the reality of the accommodation and addresses these issues for future guests.

This was an absolutely delightful place to stay during our time in Florence. We loved the spacious rooms, the location, and the beautiful backyard space where we ate apricots on our final morning. Simone is super helpful, and I appreciated everything about this place. The only thing that could be improved is the Wi-Fi, which only worked at random times and not really in our room. But we weren’t in Florence to stay in our room, so it gave us a great motivation to get out and explore the city!

Friendly owner but the rest needs work

When we arrived at the check-in time listed on Hotels.com, no one was there. A phone number was listed but we didn’t have international calling. My internet was acting up so my husband went in search of a pay phone and it took about 30 minutes for us to get in, which was frustrating on a hot day. They had messaged us that morning asking when we were arriving but I didn’t see the email until later. However, Simone was very pleasant to deal with and an accommodating host. A few other issues: we ran out of toilet paper as no one replenished the stock during our stay and we had to search the entire area to finally find some in the kitchen, there was a bad sewer smell in the bathroom and the sheets had a nasty stain when we arrived.

The bathroom floor was in bad condition and had a leak. I used a towel on the floor; otherwise, one cannot walk. Also, the shower door needs a fix. The window needs a curtain. The window is low, so it has a clear view from the outside.
The rooms were clean, and the condition was good.
The location is perfect, close to most attractions, with excellent restaurants/ food and needs.
Outside, the room has a small yard which was perfect for having tea/coffee

Arrived later than it was open so made a call to martine who told us the code for the front door. Our room had the keys in the lock outside and we were able to go in. The room was very clean and tidy with everything that we needed. The breakfast was one of the best continental breakfasts we have had and martine was there to cook scrambled eggs for us and toast as well. There was a large selection of meat, cereals, cakes yoghurt and fruit as well as juice and coffee. All in all a very nice stay in Florence. It was close to the station and all Florence has to offer. We would thoroughly recommend this small boutique type b and b. Martine is a lovely young lady and nothing was too much trouble. The garden although small was somewhere to relax in with a glass of wine.

Good B&B - great location - but no hot water

Stayed only for a night. The room was large and the location was convenient for everything.

The breakfast was decent and the host was pleasing.

Only downside was that there was no hot water. We did not raise it as we were in a hurry to catch a train and had to check out but I could see others arguing in the reception over it.

Apart from that it was a good one night stay.

The only word of caution I would give is, if you are not an early riser make sure to request a room other then 1 or 2, they are on either side of the breakfast area and it can get very loud. The hotel and convenience to everything is the best part of the stay, along with the kindness of the staff!

It was scary at first because there was a note on the outside door saying Cozy House. But after calling the number the manager had us punch in the code to the hallway to the room. It was not fancy but clean and comfortable. It was close to many places and was fine.

I cannot see how Cosy House got a such high rating. It is basically a B&B charging 4star prices. The relaxing garden needed mowing and some rubbish tidying up. We could not contact anyone when we had a problem (no toilet paper). It was solved next morning when we asked for some. We had to check out early and got black looks from the lady getting breakfast ready for taking a couple of croissants.Would not hurry back there.

Old but cosy place to stay. Convenient location. Beds are comfortable. Our family of three were there for three nights and we enjoyed it. Our room was very clean. The complimentary breakfast had good choice of food. The manager Martino is very warm and helpful. We will stay here again if we come to Florence the next time.

Pros:
-spacious room
-spacious bathroom with a great, high pressure shower
-great location (15 minute walk to main Florence area with attractions); lots of restaurants and wine bars near by
-close walk to train station
-includes a simple and filling breakfast

Cons:
-no WiFi (we were told that the wifi was not working when we arrived; when we asked the host when it will be fixed, she said that she didn't know)
-host not very hospitable (she was not rude by any means, but just not talkative and did not offer any information or help)

We chose this B&B based on the reviews that it was \"loved by guests\". It was just surprising that the host was not very personable or tried in any way to make our stay more homey. The WiFi problem was a bit annoying too. Maybe because it's low season, she didn't feel the need to be a courteous host? Other than that, it was a decent 3 night stay but you can probably find something for that price point.

Great little gem away from the busy streets.

Quiet area removed from the busy streets....yet close enough to main tourist attractions (within walking distance). Breakfast is basic but good enough to get you started. Shower pressure and temperature was good.....drain was slow in room 4.

Great service by staff. Friendly. Would recommend.....and rebook.

Very clean, very quiet. We only had breakfast there one day. You need to let Martina know if you are going to have breakfast and it is 6 euros per person.
This is the perfect location if you are planning to see the major attractions in Florence. You can walk everywhere. Train station is only a ten minute walk.

A must stay while in Florence

This is a very cute BnB. It was a 5 minute walk from the train station and about a 10 minute walk to the Duomo. Our host was so lovely. She spoke English and gave us a map and make places to see. The breakfast was a big spread all all types of food and drinks. Our room was very shabby-chic style, big and comfy. There is a mini-frig and air-conditioning. Plenty of amenities. I would highly recommend staying here.

The property is cozy. The first day and evening were fine. Unfortunately, the second day and evening were unacceptable. The primary issue was the staff did not clean the room,change linens or towels. There was no staff at the property except for in the morning hours. We had to call a number provided to request (at least) clean towels for the second night. An individual arrived and gave us two bath towels only. We also reported a problem with the room's cooler which was leaking water badly.

After copying our passports, the staff just left them on desk without any covers. The room is clean and next to a central market. However, it is around 20 minutes walking to other famous places, not really a good position for summer. Keeping walking outside over 30 minutes is really hot and tired in the trip.

Nice and cozy!

Stayed in this hotel for 2 nights, great value for the money. Our room was spacious and clean, good size bathroom, beautiful yard.
The owner, Annarosa was very helpful and accommodating, gave us a lot of useful information about beautiful city of Florence: what to see, where to eat, etc.
The location is great, within walking distance to major attractions and restaurants.
Overall great experience, would recommend to anyone!

Really Nice \"Home\" Near the Sights

We did have some confusion on the location. The house numbers stopped and then started on another block in a strange way, but we eventually found it. Wife loved the white country chic decor with chandelier, bright lighting throughout, chest of drawers in and bathroom and extra lighting over sink. Bathroom fan a big plus. Easy walking to restaurants, shopping, sights. Nice breakfast choices. Luggage rack. Had a safe, but it was not bolted down. Room #1 is convenient but there is some road noise. No full length mirror or soap dish.

Posizione ideale vicino al centro e alla stazione ma in una via tranquilla.
Buone le dotazioni della casa: dispone di un’area comune con caffé, tisane, microonde, oltre a prodotti per l’igiene e caricatori per cellulare (un plus molto apprezzato).
Simone molto gentile e disponibile; buona anche la colazione in un bar vicino.
La camera era molto essenziale ma pulita.
Nota negativa: nessuna insonorizzazione; era come avere i vicini nella stessa stanza, inoltre servirebbe almeno una tenda oscurante davanti alla porta di ingresso a vetri per privacy e per non essere svegliati appena sorge il sole.
In generale la consiglierei più per coppie o gruppi di amici, piuttosto che per famiglie.

Abbiamo soggiornato per una notte. La stanza aveva tutti i comfort necessari: un letto e cuscini comodi, una scrivania con tv, un salottino, doccia, phon, minifrigo. Consiglieremmo una maggiore attenzione alla pulizia degli oggetti accessori (come la lampada un po' impolverata). Ma in linea generale è stata un'esperienza positiva con la simpatia e la gentilezza del proprietario. La colazione in un bar a pochi metri è stata con una bevanda calda e una brioche buone.

Soggiorno alla Cozy House

Il nostro soggiorno alla Cozy House è stato veramente piacevole. Abbiamo avuto un'ottima accoglienza e la nostra ospite si è dimostrata disponibile a soddisfare le nostre esigenze come quella di poter lasciare i bagagli fino al tardo pomeriggio. La stanza era pulita e confortevole e vi abbiamo trovato anche the e panettoncino di benvenuto. La prima colazione era decisamente ricca, con cibi dolci, salati e dietetici per soddisfare ogni tipo di esigenza. Inoltre, la struttura si trova in una posizione strategica, 10/15' a piedi dalla stazione di S. Maria Novella e altrettanti per raggiungere il centro della città e, nei dintorni, ci sono numerosi ristoranti e bar x chi si vuole rilassare lontano dalla \"folla\" dei luoghi più frequentati dai turisti! Consiglio vivamente questo B&B

Nice and quiet apartment at a great location

We had a nice experience at Cosy house. It’s a beautiful and quiet place (we had an apartment at the back). All highlights in Florence are at walking distance and there are a lot of good restaurants nearby. The rooms are well equipped. The sanitair is a bit dated and you can hear the neighbours quite well, but still we defenitely recommend Cosy house.

ondanks de drukte van de stad kan je hier zeer rustig slapen omdat de kamers naar een binnenplaats/tuintje gericht zijn. Wij hadden een 3 persoonskamer met extra bed en deze bleek opgesplitst te zijn in 2 kamers, zodat wij apart sliepen van onze tienerdochter , wat voor voor beide partijen aangenamer is .

Muy bien ubicado y bien atendidos. Desayuno rico y surtido. Nos costó ingresar la primera noche ya que tuvimos que llamar por teléfono para que nos abrieran y nos asignaran la habitación. El lugar limpio en general, habitaciones amplias y lleno de detalles femeninos. Incluso nos pisieron una cuna para nuestro bebé así dormimos cada uno en su cama.
