My only thing I would say is no where on the check in instructions does it say to check in across the street. Loved the breakfast. Fast cab service to hotel. Nice people at desk and the lady setting up breakfast was very pleasant.

Great hotel, we had a nice stay. Only advice is that the check-in instructions are a little unique (you must go to the hotel across the street from Residenza Johanna I to complete your check in), and could be made more clear to customers. However, the actual process of check in could not be easier - once you find out where to do so. Great authentic Tuscan property that transports you to a different era, and offers all that one could want from Firenze, including a beautiful park being only moments away.

Confusing check in as you actually have to check in at the hotel across the street. I didn't see this mentioned anywhere during the booking process.

Windows had no screens and loose shutters, we got eaten alive by mosquitos. At least I hope it was mosquitos.

Otherwise, it was a pretty nice place.

First, the pros. This property was very clean and nice, as well as being unique with it being set up like a fancy staff dorm at a prestigious university. It was close to the David and central Florence. Now the cons….the air conditioning did not work in our room, and it was 100 degrees outside and probably 85-90 in the room. We brought it up to the mgr, who came to check. It “appeared” to be on, but never sufficiently cooled the room. I had to sleep without covers and a cooling cloth I brought from the states draped over me to help with how hot I felt all night. It was terrible after a hot day walking around the city. The people next to us were also heard complaining about their A/C to the front desk. They didn’t appear too concerned with no apologies whatsoever. The man who checked us in was nice however, and showed us how the 4 keys worked to get us in our room. (The key to our room was like a key from Harry Potter. That was kind of neat.) Just don’t stay here in the summer, unless they fix their air conditioning, or if you don’t mind not having A/C.

We stayed in the Residence Johanna, rather than Hotel Bonifacio across the road. It was more like a hostel in an apartment with a shared common area and fridge with people coming and going late into the night (including other permanent residences in nearby apartments within the building). Staff were polite and the Italian breakfast (croissants, yoghurt, coffee) was quite good. However the bed was so hard and it was so loud with people going at night it was three nights of very poor sleep. I would not stay again.

Overall good and value for money. A good experience staying in an Italian setting. Breakfast offered is good, not at the premises but in a small hotel just outside the building. Staff is friendly and helpful. Only set back is their staff is there from 8.30am to about 6pm. If you have any queries you must wait till the next day to do it.

The room was a great size, clean and we had a cute little balcony. I prefer a softer bed but that’s just a personal preference.

Convenient location and great service

We loved staying here for our trip to Florence! We used it has a home base during a 6 night trip with two day trips during that time. The staff were incredible with recommendations and making reservations for us. Whenever we left early in the morning they prepared us a breakfast the night before and even did our laundry one day as we had more traveling to do after our stay in Florence. 20 minute walk to most attractions and about 17-18 minute to train station. Convenient location!

Homey and lovely. Each room had it’s own en-suite. Shared kitchen area for breakfast of meats, cheeses, boiled eggs, breads, fruits, juice, coffee, tea, milk, cereal, yogurt and sweet jams for toast. Air conditioning was powerful, hot water, lots of storage for clothes and luggage. Staff was welcoming and helpful. I would stay here again.

Staying here is like being allowed to share a family house. It has a lovely homely atmosphere. Its located on a quiet side street inside the old city. When we were there the road was being slowly replaced - but we heard no work and there was no noise.
Brilliant for access to the centre - Duomo is 10 mins walk. The staff were really helpful and friendly. We will definitely stay here when we come again

I loved it here. I thought the people who staffed the place where friendly and helpful. It reminded me of staying in a home instead of a hotel. The building its self was old but so was everything else in Florence. The place its self had character. I picked it because it was very close walking distance to were my niece was living. The bed was hard but I found out during or Italian trip so was every other bed we slept in. The breakfast and cappuccino was wonderful. There are plenty of things to do with in walking distance. I would stay again.

The thing we liked most about this hotel was the location. It was a five minute walk to see the David and a 10 minute walk to the Duomo. The room was small for 3 of us, but very cute and homey. There was a small elevator that I appreciated at the end of walking every day. We also appreciated the honesty bar where you could get a drink or water all hours. The staff was very nice and helpful.the breakfast was a selection of meats, cheeses, croissants, cereal, yogurt in a little room or you could take it back to your room. Overall a nice stay and I would book it again.

I had a wonderful stay at Residenza Johanna during my 4 day visit in Florence! The location is superb - on a quiet street just on the edge of all the tourist action, walking distance to everything, and 15 mins by foot from the train station. Clean, comfortable room with window and private bath. Coffee/tea available 24/7 and sufficient light breakfast. Luca, who greeted me, shared wonderful local recommendations. The only thing I found a little confusing was how to check-in since there weren’t clear instructions when I booked. For those reading here: this BnB is on the first floor of a large white building with a gated courtyard (right across from Hotel Bonifacio). There is no sign since they share the building with other businesses. When you arrive at the gate, buzz for Residenza Johanna on your right. Someone will come down to get you. If they buzz you in instead, go to the left side of the building, through that door, and up to the first floor. Once you’re checked-in, the keys provided make getting in and out very easy. Overall, recommended!

Residenza Johanna is a wonderful place. The property is located near the city center, about a 20 minute walk to the Duomo. The rooms are comfortable. The breakfast is good and plentiful and I thought the coffee was excellent. There are a number of very good restaurants and pubs near the property. One of the best amenities provided is a handheld GPS device (My Handy) in the room. It was useful in finding places away from the main sites. The two hosts, Luca and Rosa, are terrific. Luca's restaurant suggestions were super. We will definitely stay here again.

I really enjoyed my stay here! Luca was so helpful and welcoming! My vegan dining in Firenze would not have been the same without his suggestions.

The property itself is really charming, as well as the staff. Breakfast was great, too.

Each room has a Handy phone which gives you unlimited local and international calls as well as unlimited data. This was tremendously helpful and seriously decreased my mobile expenses. You can even connect your Google account for maps, etc. Lifesaver!

Met by Luca. Great host. Friendly & so informative. Outlined places to visit. Michaelangelo over the bridge fantastic. Not for faint hearted, lots of steps.
Florence is fantastic. Lots to see, to much for only a 4 day visit. My hightlight was seeing David. The food is scrumptious. So many cafes, restuarants to choose from. Wines, beer and spritz.
Walking is the only way to see Florence. The only way to see how beautiful this city is.

We enjoyed the location as it is situated in a quieter part of Florence and yet in close walking distance to all major sights. The whole B&B is extremely clean and well taken Care of. They provided a traditional European breakfast that was good. One morning we had to leave early for a tour so they accomodated us by leaving our breakfast in the fridge.
By far our favourite part of this B&B is the staff. They were all very friendly and helpful. We hope one day to return and will definitely recommend it our friends and family. We enjoyed our stay very much!

A Nice B&B in Florence

Residence Joanna is a wonderful B&B located in a quiet neighborhood less than 30 minutes from the train station on foot. The staff are friendly and work hard to provide guests with a comfortable place away from home. It offers free coffee, tea, crackers, cake and a computer to search and print tickets to attractions. Breakfast is thoughtful and delicious. Room is clean and bed comfortable. We slept for 12 hour straight the first night. Highly recommend this place if you travel to Florence.

This place is inside an apartment complex. It was very difficult to find the location. There were no signs on the outside of the apartment that showed the name of the place.

With the AC turned on all night, it was still a bit hot. The breakfast that was served was decent.

I had a very good experience. The residence is a historic house. The room was good and comfortable. The surrounding area was quiet with good restaurants just a block or two away. The manager was friendly and very helpful. The breakfast was adequate though a better selection of food may have helped.

The staff that met me was very nice and very helpful with a lot of recommendations. The area is quite convenient. Not too far (walkable distance 15-20mins) from the center and close to the train station. There is a small carrefour (supermarket) a block over on Via delle Ruote. The room I had was dated. It had a balcony but there are a lot of mosquitoes in Italy during the time I was there (late May) so use the air conditioner. Breakfast was bare minimum. Not many options. They did have a section in the hallway with complimentary cakes/tea/water etc.

Disappointing hotel consists of one floor within a multistory building obviously rented out by other companies, appears deserted no directions how get to hotel bit or couldn't understand due to lack of language. Signs directing at ground floor level would have been helpful. Bedroom good but tiny bathroom, smallest ever had in a hotel. Breakfast adequate but small room crowed out had to wait get in. Honesty bar good & free tea or coffee n cake. Reception staff friendly but only on duty till 7 pm so if plane had been delayed from UK would have had to phone tell them and pay extra 15 Euros for callout. Location OK but would not stay again

Beautiful property close to the SMN railway station and on the main trunk road that takes you to all tourist attraction so in the city.

The staff is very cordial, very good system of paid self service “honesty bar” and the new handset guide that comes with every room is a gem. Breakfast is rather average and remains same everyday. Choices are limited.

The rooms are clean and good buy decor is average. Not like the one that appears in the photo.

It was amazing stay with this hotel. The room are very good and it's close to all visiting places in Florence. There are multiple bus stops which are 5 minutes walk from the hotel.. we requested an early breakfast as we had a trip to visit Pisa and they arranged it by 6:00 AM. When we came back in evening they arranged all things properly in our room.. Also you can place u r luggage after check out until 7 pm on the same day. Thank you to the staff..

I had a very nice stay at Residenza Johanna. One of the things I liked most is how they were fast at replying back to the messages. I had no problem communicating with them whenever I needed to ask questions regarding my stay.
The place is located in a walkable distance from Duomo (takes around 15 min) and about an half hour to Ponte Vecchio. You may say it it not centre located, but I liked it because it was in a very safe location.
Regards to my room, it was very clean and comfortable. Its decoration was cute as well.
I highly recommend this B&B very much. Would definitely come back if I ever needed to stay in Firenze.

Tuscan Delight

Brilliant trip from start to finish! Checking into the hotel was simple and was only a short walk from the main town centre and tourist sites. We were greeted with a smile and information on the local area that was invaluable. From places to visit, how to get there and the best places to eat Tuscan cuisine. Will we go back? absolutely! Will we stay in the same place? You better believe it!!!

You must stay here when in Firenze!

Rosa and Luca and all of the wonderful staff made our stay a great one! The hotel is beautiful, and they kindly upgraded our room to make us more comfortable. They knew everything about the city and showed us where to find the best places on a map.

Amazing staff and quiet B&B

The B&B is a bit away from the noisy and busy city center but still a walking distance. The place is very clean and above all Luca was the best. He gave us all the right places and locations to visit. I wish every place we stayed in had Luca.
We would definitely recommend.

Quaint stay

The office staff (Luca)was very nice and informative about the city. Gave great recommendations. Cleaning staff was also nice and breakfast was enjoyable. The only complaint would be to put irons and ironing boards in each room.

Great place to stay, very comfortable like being at home. Quiet and warm. Staff were helpful and friendly. Will stay again.
