If staying in Florence, you HAVE TO stay here! So convenient to the sites, yet just off the beaten path so it’s quiet. The T2 tram stop is right out front of the hotel. Takes you to SMN train station in 5 minutes for your day trips and takes 20 min to get directly to the airport.
The staff is amazingly friendly and helpful. Dimitri was so kind and helpful during our entire stay. He’s a gem!
Breakfast in the lobby starts the day out just right.
Lastly, if you’re lucky, Maggie the golden retriever might be laying in the lobby. So sweet and gentle. Gives the place a homey feel.
Can’t say enough great things about this hotel!

I recently stayed at this hotel, and unfortunately, my experience was far from satisfactory.

Upon arrival, I was greeted by two dogs at the entrance, which gave a poor first impression. The lobby and entrance area were noticeably dirty and unkempt.

The condition of my room was equally disappointing. It was very outdated, with worn-out furniture and decor that seemed decades old. The cleanliness of the room was questionable, adding to my discomfort. Additionally, the shower door would only close halfway, causing water to spill out onto the bathroom floor, which was both inconvenient and hazardous.

Overall, I was very dissatisfied with my stay, especially considering the price we paid. I would not recommend this hotel to others unless significant improvements are made.

My only complain for the hotel is that it smells weird inside. Because it is such an old building more attention should be given to its maintenance. The breakfast however was spectacular.

Good size, but not great value for money

Lovely big room but very old heating. Radiator dripped all night, as the area is silent it woke me up at 2am and it was so annoying it was impossible to get back to sleep. Breakfast wasn't out on time and was pretty substandard when it was (powder/packet eggs and only one other hot food item, tinned fruit). Overall not worth the €100 or so for a king room - stay closer to town in a boutique place for a better experience.

Check in was easy. Service was very good. The room was clean. The free breakfast was good and plentiful. The room I stayed in was very small and it could use remodeling. My daughter and I were traveling together and the distance between the bottom of the bed and the wall with the tv was so small we couldn’t pass at the same time. The room would have been fine for one person on a short stay. I think they may be remodeling some rooms. The morning that we left the room next to ours was being renovated.

Great Hotel with a very boutique feel. Classic structure (some Victorian and Classic Euro architecture that has been restored. Service is great - 4/5. The Condition isn't like what you would find in Downton London or NYC, but for the price point, I am certainly not complaining. The only caveat to this is that its certainly a walk to the center of Florence (so beware if you have knee problems or walking problems). However, it was fine with me as I considered that extra exercise. If I return to florence, I am 100% certain that I will stay here.

Location is close to everything and easy to get to by public transportation. Carla was amazing she was friendly and kind to us. The next day we has an early train at 7am to pisa so we would have to miss breakfast when we returned the door was still open amd cookies were out we thought we could help ourselves to being screamed at by one of the staff in front of other guest. Later that night i asked a Russian lady for advice and she was too aggressive and seemed like she didn't want to bother helping us. Even till our check out carla and the night man was our best experience in customer service. Overall the room was beautiful best in Italy so far from our tour of italy and best breakfast selection. The other staff were pleseant and one man that works during the breakfast I'm not sure if he is phillipino but he was very hard working and kind. Overall great place to stay.

Stayed here during what I would call a heatwave in Florence.
Walking distance to a few good recommended restaurants.
Also, 10mins from the Accademia. The hotel also helps with booking tours if you're interested.
Breakfast available - only went once and I stayed here for four days.
Showers are more like wet rooms and not actual showers/bathrooms

The shower had no power and would not stay in position once turned on. No full length mirror in room a huge mirror above the bed which was too high to see anything in. Hair dryer not working. Lift only fit for 2 people with cases and pretty antiquated. Wardrobe rail going wrong way so most of wardrobe space was not useable. Some staff not very friendly and quite sullen. The 2 dogs there were lovely.

Stayed here for 1 night on our way to the south of Italy from GB. Beware of parking costs if driving; much more than I expected. Concierge recommended and booked a nice restaurant near-by. Very good location for sight-seeing. 5mins walk to the Duomo. Room was spacious, clean and comfortable. We would definitely stay here again.

The staff was the best part of the experience. They were very knowledgable and went out of their way to make our visit to Florence memorable. If you are not familiar with Florence then I would consult them before you make any reservations for museums. We made reservations for places that we did not need to and ended up paying more money. Also, they can make any reservations for you day of. They made a reservation for the Uffizi museum for us a few hours before and advised us what other places to see in the city. The location is perfect! It is an eight minute walk to Accademia Gallery, ten minute walk to the Duomo and Central Market and another five minutes to Uffizi museum. The rooms are great for the price with nice vaulted ceilings so they don't make you feel as crammed as many other hotels in Italy. The breakfast was not that good, but no hotels in Italy have good breakfasts in my opinion... Also there is an adorable dog that greets you when you walk in! I would recommend to anyone!

Hotel was modern, breakfast was great. Parking was off site and you have to drive into the \"zone\" to get there. A bit intimidating but they assured us we would not get a ticket in 6 months. If I had understood the parking, I would have stayed closer to the old city.

This was a beautiful large room with a wonderful location, the staff were friendly and everything was clean. Down the road was duomo and the academia and we were just far enough away to be out of earshot from the noise of the centre. My boyfriend and I would definitely recommend this hotel.

I am a tough guy to disappoint. Alas, we stayed in a room that was located between the smokey maintenance room (and thus our room) and the security office .. access via an always closed side door near the lobby. There were nondescript shipping boxes piled outside of our room in the maintenance hallway waiting to be taken elsewhere. It was like living with Vernon and Petunia under the stairs at 4 Privet drive. Use of the non enclosed shower would soak the entire bathroom floor .. whereupon we used the cloth napkins hung in the bathroom to mop it and prevent injury. Breakfast was included.

Booking a hotel by photo and not sure of where you are going to be is difficult. This is a nice comfortable hotel, staff very helpful. Decor nice and kettle in room (Kettle important to me). Electrics to the hairdryer in bathroom a bit suspect. No plug near a mirror to use hot brush or tongs. Air conditioning is controlled from the front desk so you have to ask for it to be put on. Not a problem if you are out all day, just need to ask.

Nice breakfast. Close to amenities, ten minutes walk to duomo. Restaurants down side streets are good
and a bit cheaper than in the middle of town, would recommend for families..

Hotel a short walk from all major attractions

Only issue with hotel was that our safe was broke and once reported wasnt fixed which made me bit uncomfortable regarding money and passports. Hotel offered to keep for us then proceeded to put in dock where room keys were kept. Apart from that had beautiful view from our balcony at top of hotel. Bed extremely comfortable could have taken home with me. Room had tea and coffee facilities which were replenished every day, as were clean towels. Breakfast lovely

So we booked this hotel while en route from Rome. Loved the location and glean enough rooms. Beautiful balcony with amazing view and overall loved the stay... But worst part was that we were there in summer... The room was sweltering, but no ac. We kept balcony doors open for air, but still soooooo hot and Mosquitos came in sworms so the sleep was poor. Still the experience outweighed discomfort and ok hotel for the price

The hotel was in a good location about a 10-15 minute walk to the Duomo. The breakfast was quite good. Staff were friendly and helpful. I did not hear any street noise as my room faced a courtyard; however, I could clearly hear the elevator doors slam open and close as my room was right nest to the elevator. The water pressure and temperature was terrible in the shower. It slowly came out and did not maintain a warm temperature. The rooms could be updated as they looked a bit dingy and I could feel the springs in the bed.

Goood choice steps away from the congestion

We liked being away from the congestion of the tourist area - but still close to the sights. Good restaurants nearby that are not filled with tourists. #17 bus stops right in front and it comes from the train station. The front desk staff is very helpful. The breakfast is a little sparse - but adequate. Safe and clean. They had a safe deposit box in the room. It's in an old building - once a family home so don't expect the rooms to be all the same. It was a good choice for us.

Really enjoyed my stay. The only complaint is that breakfast was until 9:30 and by 8:30 there was no fruit or bread and a very sad looking buffet. The location was good, a quick walk down the street and I was in the centre. I'll definately be back!

The hotels is very descent, clean, well maintained. The rooms are very clean. The breakfast is not lavish, but is OK. The only issue is that the hotel is not really in the heart of the city center: it is about 10 min walk from Piazza San Marco, and accordingly about 20-25 min walk from Duomo. But the bus stop is right next to the hotel. So all is all-- this is one of the best hotels I have stayed in Florence for a reasonable price. I would stay here again.

The location is good; it's in the historic center. Other than that, I have little to say that's favorable about the hotel. A/C didn't work. When I went down to the receptionist (an older man), he messed around on his computer and assured me that it was now working. He went through this little skit on two occasions. The A/C never actually came on. A side note: I told him that I had another question one time, and he actually loudly sighed just to make sure that I was a bother. I assure you that I'm not someone with a lot of expectations. Also, despite the fact that this website and the hotel's literature mentions free bicycle use, when I asked to use one, the receptionist wanted to charge me. So, I cancelled. This is, I'd say, a two star hotel with surly receptionists.

Disappointing

Several maintenance issues, which did not get fixed during our stay. Pedantic and uninterested staff. Surprising as apparently this is a family run business, yet it was clear they do not enjoy their work. Big long faces and not looking into ones face when approached or spoken to.
We were two separate families in two rooms. In ours the door would not lock and during the whole week I had to take the handle off the door when leaving room. The supposed Wi-fi never worked and was given some made up excuse. Our friends suffered a great deal more with no air conditioning and when finally moved, after much complaining, they were given another room also with no air conditioning,(Florence was 37 degrees during the day the whole week).
We both mistakenly booked 1 day short of our stay for which we had to re-book the last night at a higher cost. Rather than graciously helping us sort out the issue, we were reprimanded and scolded by the owner.
Disappointing as the actual premises and location would make a great hotel if the right people managed it.

Close to sights but a real disappointment

The hotel is close to most sights but that is the only benefit. We were very disappointed with the lack of cleanliness in our room. There was accumulated dust under the bed, in the cupboard and around the furniture-it was evident that the room had not been properly cleaned for some time. The furnishings were old and some were broken. The TV and kettle didn't work and we needed to ask for assistance for this on several occasions. The cleaner left half used toilet paper from other rooms in our bathroom after the first night and we had to complain. The staff are very friendly and helpful but it would have been nice to not have those problems at all.

Quaint hotel. Great location. Straight path to the \"Centro\" (15 minute walk). You can see the Duomo from the front of the Hotel.

Centrally located in a quiet area

We knew we had to park in a garage nearby, but the hotel was difficult to find in a series of one-way streets. As it turned out, we called and were informed we could arrive and unload our things and someone would come to collect our car and take it to a garage. The hotel was nice, but the elevator was out of service and we had a 78 step climb to our room on the third floor. Luckily the room had A/C. Breakfast was good. Upon check-out, our car was brought back and payment should have been 24 euros per day. Were charged 30 euros per day because we had a larger car (Chrysler mini-van). The garage attendant said \"it's more because we didn't drive a Panda\". I thought that was wrong and he said he wasn't the boss to cahnge it. Overall OK stay, but we will not go back.

OK but nothing worked fine

The rooms was clean and fine but many facilities in the hotel didin`t function : the \"nearbay parking\" is parking very difficult to get and very expensive ( 20 Euro ) and far. the shower didn`t work well and was very upsetting , the WIfi worthes nothing and signal was very week. Location is 20-25 minutes walk from historic centel which is too much.

Cleanliness not up to scratch

Hotel was very unclean. Room floor was disgusting, my partner and I both had to wear shoes around our room just to keep our feet clean. The free breakfast was also dissapointing. Hotel was in walking distance of most attractions.

The bed was comfy and it was only 10 minutes walk from the main shopping centre. The decor was very dated and the staff were no more than OK. The breakfast was dreadful. My advice is that if your not too proud and are getting it for a bargain then it's not a bad hotel, if you're paying full wack then go elsewhere.
