Perfect location to visit Florence. Nice staff. Safe and very convenient to all key sites. Great places to eat nearby.

There are two #3’s on same street. The right one will feel like you are walking in the middle of an outdoor restaurant. You will enjoy being in the middle of everything.

When you see the word \"nightmare\" in other reviews about checking in, believe it. If you dont arrive when staff happens to be there, you will have to hope another tenant will open the outside door for you so you can acces the room keys. I tried for days to get the check in details; even Expedia could not get them on the phone during their supposed staff hours. I nearly cancelled but didn't want to arrive in Florence without a reservation. Pamela yelled at me when I finally got her on the phone about instructions. She claimed she had been there and sent them when she wasn't and hadn't. It was a very negative experience and ruined my morning. In addition, there is a sewage smell in the bathroom, the staff accesses your room even if you put up the do not disturb sign, and the bathroom floor is dirty.

Other than that, the location could not be more central to Florence.

We had a wonderful time staying here! The space is huge and we loved the quaint furniture. There was so much space, the kids had their own space and there was a couch available to relax in after a full day walking in Florence. We loved the view of the Piazza out the window and people watching. We even got to hear a concert out our window. Simone was such a wonderful and caring host. She was super helpful and even called to get our taxi in the morning ready for our tours.
We wish we had stayed longer!

Check-in was horrendous. we arrived to the front door and rang the bell multiple times without any answer whatsoever. Luckily somebody from the inside was coming out so we were able to access the stairway leading up to the B&B. We arrived at the front door of the B&B rang the bell, again without any answer. We had to call the international number directly. Finally someone answered. we were told an email had been sent and we should follow the directions. I found no such email. The Host said that she would be there to open the door for us so we waited. Email found in junk mail. Spent 10 to 15 minutes in the hallway and no one showing up, found the code to get in, the host would not give us the code over the phone. we got into our room which was extremely warm and tried to turn the air conditioning down and found out that it was auto controlled by the Host. During the day it was set to 80°F and at night you would have to contact the Host to ask them to turn the air down, which only went down to 77°F. What a miserable night sleep and they would not change it at all. bed-and-breakfast is an absolute joke. It was a tray full of cookies, crackers, corn flakes, and bread, fridge was at room temp which contained milk for cereal. 4 coffee pods per day strictly doled out, we were denied more without extra charge. Bed was horrible, room extremely dirty, hosts were extremely unresponsive to any emails or texts.

The location was amazing we were a one minute walk to the Uffizi Gallery where we had booked a tour. Our hostess was friendly and helpful. Something to note : the elevator only starts on the second floor and there are quite a few stairs to get to it. A challenge for those of us with mobility issues.

Great location. Within walking distance of everything in Florence! The staff were very nice and sweet to us.
Our room smelled horribly of sewage, opening the window did not help. Also, cannot control the temperature of your own room because of eco friendliness, doesn’t seem to be fair.
When we reported the sewage smell they blamed it on the old building, yet the breakfast area and the lobby smelled fine. Would not stay here again!!!!

Almost perfect!!!

Decorated very lovely. My only issue is that it has elevator however you have about 25 steep stairs to get to (not disability friendly).
The entrance is in a courtyard adjacent to Musée Vecchi which in the evening there is a free opera music! I’m not a fan of the Opera however this.was. Beautiful.!
The Ufizzi is around the corner and plenty of shopping for leather and plenty of dining opportunities !!

Very nice room with a wonderfull view.

The service level was terrible:
- The air conditioner does not work - The control panels show that there must be 23 degrees in the room - it is maybe 18 - 19 degrees and the two different systems were not running on the days we were there!
- Never add breakfast at this place. It consists of dry bread in vacuum-packed bags - no cheese, eggs or bacon! Boring coffee from a bag machine.
- Probably the world's smallest TV :)

The area is Fabulous,lots of cafes, restaurants.
I had prepaid a deposit on the booking site and I was told it never went through, had to pay in full plus a hotel fee. Now I need to fight with the c/c company. A/C did not work, no english stations on TV. No one there after 1PM. All breakfast materials in room, pretty much make your own? Prepackaged pastry, bread, cereal. ALSO 30 steps up to elevator!

Great location, could get noisy due to being at the square, a bit too stuffy, the common area should be at a temperature lower than 80 degrees Fahrenheit, tricky to get too. Overall, it was a pleasant stay. Friendly staff, kitchen was supplied nicely, breakfast is lacking protein; I guess milk has protein, but that's about it.

This inn was in the perfect location, absolutely perfect. I can’t call it a B’nB because breakfast wasn’t prepared for us. The owner offered breakfast items for a charge.

The check in was a nightmare and nearly resulted in us leaving and finding another hotel at 8:00 pm.

I planned ahead and contacted hotels.com AND this property to let them know we would be arriving after the 8-1 check in time. I spent over an hour going over this with hotels.com, they said they’d contact the property. I also emailed the property twice the week before arrival. I never heard back with ANY check in instructions. I called the jit the morning of our arrival since I knew I’d be in route. No answer. I used the number straight from hotels.com.

We arrived via taxi and were deposited in the very busy ( and lovely) piazza. The driver told us to go to door number three. Problem, there are TWO door #3s.

It was just a door situated between two busy restaurants. There is a small plaque that shows the property’s name, and a typical buzzer system that you’d find in an apartment building.

I saw “check in” and buzzed. We entered the building, zero signs, just stairs. All we could do was walk. About 1/2 way up we encountered two women. I asked if they knew of a B’nB in the building. Turns out there were staying there too. They called the owner, they told us where yo go, they gave us an access code needed, they checked us in.

Emailed directions would have improved this process.

What a stunning gem! To be able to experience staying in such an historic building will be unforgettable. The place is just as pictured with the main room being just magical. All the windows open up to the Rio canal and create a nice cool breeze making it very comfortable even not having air conditioning. Open the front door also for a nice draft. We enjoyed hanging out at the window balconies and people watching. It was very close to some nice eateries as well. There are a couple gondoliers right below if you want to ride the canal. The early morning delivery boats and trash pick up are a bit noisy but would not defer me from staying. Host was charming and informative with a walk through and even gave some food recommendations.

They advertised AC, but had the thermostat locked so we could not make the room comfortable. They had it locked at 25.7C which is way too hot for us!! The location is amazing. They advertised an elevator but you had to go up 2 flights of stairs to reach the elevator. We forfeited our money and moved to another hotel where we could sleep comfortably.

Amazing location and character

Spacious, comfortable hotel in an unbeatable location (3 Piazza della Signoria)! The common sitting/dining area and large rooms feel very Florentine. Staff speaks limited English but are very friendly and helpful. Just keep an eye on the slightly convoluted check-in procedures (don't ignore your emails the day of arrival).

The bed is extremely uncomfortable. They say twin beds but they are together and not comfortable.

The entry to the hotel is difficult because one has to climb a steep staircase of 30 steps before getting to the elevator. Not easy with heavy bags. Room is clean and services are basic. Breakfast items are kept in the room to be consumed anytime - limited choice

The windows had to be open b/c no air conditioning but our room backed up to the back of a couple of restaurants so early am bottles were being slammed around recycle bins, trash being taken out and loud projects being worked on. We also left with bug bites from head to toe- still not sure if they are bedbugs or not.
The staff was very nice and the room spacious. It was also very difficult to find and could have used more information to locate. It's located in the heart of food and shopping.

During these times - Covid- I understand that places require extra cleaning and Italian businesses are struggling so I paid. Owner indicated that it is written in Expedia about the service fee but I didn't use Expedia I used hotels.com

This is a very old building right next to the Uffizi Gallery and it’s front door opens right into a huge piazza. It’s a fantastic location and the room was quiet. You feel like an invited guest in a friend’s home. Lovely antique furnishings but clean modern bathroom and comfortable beds. Our room, the green room, was very spacious. We enjoyed our stay here and would highly recommend it. FYI there is a large staircase you must climb to get to the elevator.

Location, location, location was perfect. The staff is extremely knowledgable and helpful.
Our room was spacious and comfortable. Shower was nice and powerful.
There are a few flights of stairs to the rooms, be warned.

Breakfast was a bit disappointing. It would have been nice to have either fresh bread, a few meats, or a few cheese, or fruit. The only fruit offered were hard, sour kiwi fruit.

I was able to walk everywhere, even as you get out of the door, you’re already staring at certain art masterpieces. It is a very touristy spot so be prepared for the hustle and bustle outside. But inside is nice and quiet, like staying at someone’s private home. A historic one at least. The furnitures look like they belong in a museum. Highly suggest it here!so much to do around this neighborhood too, some really good gelato and sandwich places. So much to discover.

The room was a good size and very clean. Check in was easy, the staff were friendly, knowledgeable, and they were very accommodating with luggage even after we had checked out. The only issues were that we faced a small courtyard that was VERY loud (everything echoed through it) and the beds were pretty hard. However, being right in the middle of Florence made up for that.

The location is fantastic! Right in the middle of everything that is wonderful about Florence. Staying for five days in a ninth-century tower was magical. The hosts (owner Pamela and manager Simona) made us feel right at home, like we were friends visiting from afar. The common room with large table and kitchen was a great place to unwind after a long day. We were surprised the breakfast included in our rate was pre-packaged cereal, cookies, croissants and boxed juice and milk left in our room on a trolley, but this was fine, as we preferred to get fresh cappuccino and croissants at the local cafe and took the breakfast as snacks for our travels throughout the day. This place is a true gem.

It has pretty good location, close to main locations of interest in Florence. But notice that what you book in expedia as \"city view\" is actually a view to the roofs of other properties. Also, the pictures of the room are not necessarily the ones of the room that will be assigned to you. Breakfast is included, but is not a hot breakfast but some juices and cookies left at your room every day.

Pros: Service was pleasant, and the location is fabulous, steps from the Uffizi Gallery. Large room.
Cons: Stairs to get to elevator on 2nd floor. Dusty room. Breakfast is sub-par, better to buy it elsewhere. Don't sleep with the windows open because the Florentine Mosquitoes will eat you alive.

Fantastic location but poor breakfast i ever had. Nice employees but still dont know why i had to pay extra charges for linens.
First day they were about to coran our room but we asked no need to clean and we never asked anything but when we checked out they asked something fee. It was not city taxes anyway everything was good but if you have many your stuffs it will be hell cause you have to left yourself until you reach to lift. Good luck

Great location!

This is a perfect location! We had trouble finding it because the sign is so small and it’s on the wall of the building behind the outdoor seating section between two restaurants. We tried to get direction help from the desk associate but she wasn’t able to help us much. It would help if the sign for the B&B was bigger. We were running around trying to find it before 1pm, check-in time because we were afraid it would be too difficult to get in without the desk person there. Additionally, the shower was small and it was tricky to squeeze in and out of the accordion shower door. Aside from that, the room had plenty of snacks/breakfast croissants and cookies for two people. There were some drinks in the fridge. We couldn’t have asked for a better location. The room was nice and clean.

This was a great stay for a few days. The room was very spacious and so a great spot to retreat to after a day of sightseeing. It's location is great, it is right above Piazza Signorina and near many great sites, and yet it is situated not on the plaza side of the building and so it is not loud at all. The wifi was decent, not great, but it did reach into the rooms. The use of a main computer printer in the communal breakfast area was great as we needed to print off tickets for some tours.

However, getting into the hotel is a little complicated and would have been tough if we had to do it ourselves per their check-in policy (if you arrive before 1 pm it is self check-in). But the location is perfect! Right in between two pizzerias in the middle of the main square in Florence, very close to the Duomo and to the train station and water.

I stayed in room Blue 2. It is an enormous room for any hotel anywhere. It was very comfortable. This is a room in the middle of the city overlooking the courtyard/alley area of the restaurants out front, as nearly as I could tell. So from 22:00 to 23:00 the restaurants are cleaning up and it’s quite noisy. The morning deliveries to the restaurants can also be noisy, but are less so.

I loved the arrangement. You have a key to the building and a code to the space with the rooms. It’s like a self-service B&B. It’s unlike any arrangement I’ve ever had, but worked very well. The managers/staff are there from about 8:00 to 13:00 each day.

I would stay here again and recommend it to friends, with the one caveat about noise in the room I stayed in. But it’s a city and noise is expected in one of the busiest plazas in Florence.

Hard to find and hard to access, but the location is excellent. Right in the heart of Florence. Room is a very nice size and very nicely layed out. The free breakfast is all packaged ( u can skip it) lots of restaurants right on your front door. Would I stay again yes for location.

Pulled up a picture on line and then was found easily. There is an elevator or many steps. Says it is on 2nd floor but more like 3rd or 4th if comparing to US, lol. Breakfast is included but is all packaged items. Many restaurants just outside of main door. Would diffinetly stay here again and recommend to others.

Beautiful little BnB-style hotel

We arrived a day early in Florence, and we booked this hotel last-minute for just one night. I wish we could have stayed there our entire vacation! Pamela is an attentive, helpful host. The location is perfect, right on the Piazza Signoria (sp?). The room was spotlessly clean and beautifully painted. The espresso machine was treat to use in the morning, too! I would stay here again, gladly!
