We had a late check-in, and the guy behind the desk was somewhat uncooperative, making us wait outside the locked front lobby door for a minute or two talking with him over the phone while he figured out why we were standing there with luggage. Once he let us in, he just handed me a key card and never actually checked us in. Told me to come back in the morning, and when I did, the day shift employee said he hadn’t even put me in the system or done any thing to indicate that I had checked in at all. As far as the room goes, the door jamb was broken, so there was a makeshift anti-pry plate on our door, and there was no seal around the door, so from a certain angle inside the room I could see out into the hallway. The tub was blocked up and water wouldn’t go down. Some of the towels had faint stains on them. There were a couple of seedy guests loitering in the parking lot like homeless people and smoking weed. I asked the front desk where the ice machine was and was told it wasn’t even working. I asked for the breakfast mentioned in the listing, and was told that it hadn’t been delivered for the first day, but it was available the second day. It consisted of prepackaged muffins and Nutri-Grain bars. But there was coffee each morning, so that was a plus.

On the 2nd floor there is a trash room. It will stink up the hallways ans rooms very bad. Plus, the bottom lip of the door has a crack beneath big enough for someone to fit their phone through or run a hidden camera to do some peeping or open the door. Does not feel comfortable or safe.

Horrible Service. Called front desk repeatedly, no one ever answered. Arrived at hotel around 3AM, to find out, the hotel doesnt allow check-ins after 12AM. Never talked to anyone. Had to book another stay somewhere else for the weekend.

The first night the hotel room flooded at 3 a.m., due to a broken pipe. We moved to another room. Our books were drenched. Some of our clothing was also drenched. One night would be refunded, but only if we claimed it from Hotels.com. The AC did not keep the main area cool. After reporting it the AC never got better.

There were granola crumbs behind the bathroom door. There were also crumbs between the sheets of one bed! So, we slept on top of the beds, not under the sheets.

There were no sink stoppers. Bathroom sink was crammed with either tissues or a lump of soap. The phone did not work. The light switches were beyond grimy. And the absolute worst was the 4-gang outlet next to the head of a bed, which was missing the outlet cover. And there were cords plugged in. What if these had gotten wet, or what if a child stuck their fingers in the outlet and got burned? Safety should be a primary concern. It was not.

When leaving at 4:30 am, there was no one to check us out so after waiting 10 minutes, we left a note and went on our way.

We are reasonable people, but this experience was beyond the pale. Wish we could add all photos here. We will have many more visits to Phoenix in the next 4 years. I can guarantee you that we won’t be staying at this facility.

The room has terrible soundproofing. The amenities in the room are really old and dirty. There isn't even a hair dryer. When I asked the front desk, they didn't have enough for guests to use either. The fridge in the room is really noisy.

Room seemed a bit run down and smelled damp. AC faceplate was broken. The provided office chair looked like someone relieved themselves in it multiple times. Only one entrance allowed for exit/entry. This especially sucked since I was in a farther back room. Provided breakfast sucked.

For the good: The staff was courteous. The bed was comfy and so was the pullout couch. I liked having the kitchenette area with large fridge.

Make things simple. I had a Valentine’s Day event on Saturday. Me and Wife check in around 4 pm. Left to the event and came back to our room at 1 am on Sunday. When I wanted to shower, the shower was only dispensing Extremely Hot Water. The valve was not adjusting temperature. So I went to the front desk go assistance. The gentleman only said, couldn’t help and I need it to wait for maintenance guy in the morning. I ask for another room and he said the place was fully booked and that there nothing he can’t do for me. So I call Hotels.com for an alternative. They also couldn’t help. I decide to leave the room and I went to the Holiday inn across the street for a room with a functional shower. As for now I am waiting for the manager to call me back and provide me with a refund. Adding to that the room couch was nasty stain that I refused to seat and the hallway were dirty like there is no maintenance at all.

Other than the location my stay here was pretty bad. They had construction going on in the parking lot that started at 6:30 am there was no warning before reserving a room. There was a dog next door that barked for 5 hours straight from 4 am until 9am until I checked out. It’s a little sketchy so bring proper protection for your safety.

Shower—too hot. When adjusting to a slightly cooler temperature, it shut off shower altogether. Fridge—not cold enough. At coldest setting and main fridge wasn’t cold and freezer not cold enough to freeze medical ice packs. I was lucky I could board my flight w/out them frozen. No chairs to sit at table provided. Only one way in—main entrance. All other doors were exit only. Most likely due to area for safety reasons but wasn’t ideal for my room location. Definitely not the worst I’ve ever stayed but the shower temp and freezer not working was a let down.

The room was gross. There was either black dirt or mold under the sink. The microwave was disgusting. They did include a second microwave, but it didn’t take away from the nastiness of the first one. There was a line of rust in the bathtub. The bathroom sink backed up and we couldn’t get it to go down. They also put us in a room where I had to walk an extremely long way (for me) despite requesting an accessible room. Very disappointing. Will not stay here again.

Room was in need of a new microwave. I was afraid to use the one in the room as it was peeling all over on the inside and had obviously had a fire in it. The countertops had not been cleaned well and had several sticky spots of something. The floors are gray so they don't show dirt, however I spilled some water and used a paper napkin to clean it and the amount of dirt that came up was unacceptable in my opinion. This was on my first day so I had not been walking around with dirty shoes. Lastly, better pillows would be great. All three pillows were flat as pancakes.

Room was clean. Staff was mostly friendly. The toilet (with a cigarette burn on the seat) made an awful loud rumble sound for about 5 minutes every time it was flushed. The shower is weird to stand in. The surface wasn't flat but rounded? It would have been nice upon arrival if the person checking us in notified us we needed to get any extra amenities from him. Sheets and blanket for pull out couch, coffee maker, any dishes or cookware that come with the partial kitchen. In the morning breakfast was muffins and breakfast bars and that's fine if you put out enough for everyone. We didn't even get coffee with no chance they would make more well before breakfast was over. Also expect to walk far. Almost all doors are fire alarm. I was told by a patron outside that they have issues with people sneaking in.. creepy.. seems they have lots of issues with theft too. For us traveling we did appreciate to have a bed, refrigerator,(for our cooler food) and a shower. Did I ever feel completely safe or comfortable? No. Would we stay again? No

After the first night our toilet stopped up. I reported it to Mgr Lakesha at around 5:30 am when I left with my family for the day. I informed her that we would be gone for the day along with our pet. She informed me that the maintenance staff member would address it while we were away. He/she did not. We returned with a broken toilet, forced to share a public restroom located in the other side of the building in the lobby. I followed up that night with the front desk female attendant. She offered me a plunger to plunge it myself, I accepted, and advised her that I tried that in the morning too; I used it again and it didn’t help. I asked for the speak with the mgr. A mgr was not in. I requested a new room, the facility was booked and an alternative room wasn’t avail auto accommodate my family and pet. She said that the maintenance staff member had left for the day and she would ask that they attend to it first thing in the morning. The next morning I checked out around 5:30 am and spoke with a male front desk representative. I asked for the Mgr Lammesha. A mgr was not in. I reported the issue to him and asked for a credit back to my card I. File booked through Expedia. He stated that he would inform mgr. I have not received a credit back for any portion of the cost to stay there for two. Fights. It was uncomfortable to use a public restroom, and the stench was concerning. Please address this matter. Everything was AWFUL. Don’t ever go here! They were supposed to have coffee every morning from 6-9 am but there was none. Another customer said they hadn’t had any for 2 weeks. They were supposed to have coffee makers available for your room but they didn’t have any left. The microwave in my room didn’t work. I took a shower and there was 4 inches of water still standing in the tub the next morning so I let them know and they said they would fix it. This went on for 6 days and they never came to drain it. What a piece of garbage this place is. I left 5 days before my paid for stay but can’t get any refund. You stay here you’re dumber than me

The exterior of the building appeared clean, and the staff were friendly and pleasant. Unfortunately, that’s where the positives mostly end.

The hallways and room were very dirty and did not appear to be thoroughly cleaned beyond replacing basic amenities such as towels and sheets. The floors throughout the room including the bathroom, kitchen, and sleeping area were heavily soiled, with visible dirt and small pieces of trash. The shower walls were also unclean. The bathroom door would not close fully, and the shower curtain did not extend far enough into the tub, which caused water to spill onto the floor. We were glad we brought extra shoes, as we wore them anytime we walked around the room or went to the bathroom.

The pool was also quite dirty, so we chose not to use it. The advertised “free breakfast” consisted of a small oatmeal bar set up on a shelf in the lobby and was described as a grab-and-go option.

On the positive side, the heater and air conditioning worked well. The bed was reasonably comfortable, though it creaked throughout the night.

Overall, the main benefit of this property was its proximity to where we needed to be the next morning, and the price was about $20–$30 lower than nearby alternatives.

We stayed six nights at Extended Stay America Midtown Phoenix and were extremely disappointed. The room did not match the advertised king suite with full kitchen, renovations were undisclosed, amenities were incomplete, and the property was noisy and poorly maintained. Nikki at the front desk was outstanding, but despite her efforts, the experience was not worth the cost, and we requested a full refund.

booked 2 double bed room for 3 nights. first night only had a bed and a pull out love seat. phone didnt work, refrigerator looked like it was thrown down stairs, handle missing, piss all over pull out. Niki tried to help. second night fixed to 2 bed room, still no phone. Third night they had locked us out because they only rebooked us for one night instead of two. had to drive 20 miles out ot the way. Weekend manager came in late and left early, so unable to resolve there at hotel. Hotel is under remodel only third floor available. Has many destitute people staying there, very uncomfortable and smell of drugs. Place is best suited for homless and destitute. I want a full refund.

The room was not clean at all; it was smelly. The ironing board was very nasty, and the couch in the room was very old and damaged. The chairs were dirty and extremely unpleasant. The bathroom was not working properly—the shower water was barely coming out, and the drainage was not working. The TV did not have any online streaming services like YouTube or Netflix, only cable channels. Breakfast should not even be considered breakfast; it was just some coffee and cereal. The area around the hotel had a lot of homeless people. There were two air conditioners, and one of them was not working.

We got to the room and room smelled like urine. The cabinets were missing. Walked right out. Asked to change rooms and the person said she would try to change it without charging us more. Moved to another room. Tried to check out in am and no one at reception desk. Waited for 10-15 minutes and left. Called an hour to check out. There were people walking around the place. People in the entrance. I had my son and it was just a sketchy place.

The front desk lady was nice at check-in. That was the only good experience. 3 major issues with the room. First, was the fact the door was rigged to stay opened. Someone had put duck tape over the latch hole! I did not notice it until I tried to lock the deadbolt and it wasn’t working. I never put the deadbolt lock on when I stay at a hotel, but I felt prompted to do it and I’m grateful that I did! Second was the smell! It was hard to breathe in the room because of the odor. Third: the room was disgusting. I had only got the room to sleep for a couple of hours before a business meeting in town, so I didn’t want to waist time getting a new room nor finding a new hotel nearby. I’ve honestly stayed at a highway motel that was in a better condition.

Sucks. We booked/paid for room the day of the stay. Drove 5 hrs from SoCal, arrived 12:30am. Got to Hotel, the person at the desk said he could not check us in as we were late, they designated us as no show. Then he said couldn't check us in because the system was down. They denied our refund request. Went across the street a got a room at Holiday Inn Express no problem. Disgusting, very poor business practice Extended Stay. Put yourselves in our shoes, what would you have done. Strand a family at late after 5 hr drive, stay was paid, employee was available, literally there at the desk as we were talking to each other through your phone, not provide a refund. Check your booking/paid records, cameras, and time.
Anyways, worked out well for us, Holiday Inn Express across the street is new, clean, reasonable rates, and accommodating. They have an awesome complementary breakfast.
Choose a hotel to stay that puts people before money.

I had a hard time sleeping the first night. It is pet friendly and a dog across our room barked constantly and woke me up at 4 am. People slam doors all night, our a/c made too much noise when turning on. And, even when the floor has been remodeled, the door filters too much light and three sudes. The room was very clean.

This place is a complete disgrace and should not be allowed to operate as a hotel.

an absolute nightmare. The entrance and garden areas were overrun with homeless people, It felt completely unsafe, like a neglected shelter, not a hotel.
The smell was awful a mix of mold, sewage, and who knows what else. The room was filthy, stained sheets, dirt everywhere, and a bathroom that looked like it hadn’t been touched in weeks… the managers response? Pay extra $10 if you want it clean…
To make it worse, there was no running water. I couldn’t even shower. When I complained, the manager was rude and clearly didn’t care at all. No apology, no solution just attitude.
This place is disgusting, unsafe, and managed by people who shouldn't be in business. Stay far away. I wouldn’t stay here again if it were free. I checked out hours after I checked in with no refund.

Poor and unsafe stay

It didn’t feel safe. Had to leave after one night. Fire code violations, stuff ripped out of the wall and just wires. Poor repair, towel rail broken and ripped out of wall. Loud arguments and screaming from neighbouring room. I left after one night, they said at the desk they’d reimburse into my account in 4-5 days, its now been almost a fortnight and heard nothing.

Signs say they're remodeling, and I hope it turns out well. Service was good, sheets were clean, and some of the furniture looked new. But I don't think they should have booked anyone in the room I was in. The room smelled rancid, and a leak under the kitchen sink left a pool of water in the cabinet. Room 148.

We came and they said they were sold out. After a few minutes said they did have our room. It was the wrong room but it was 10pm and we have a child so just needed somewhere to stay. It was supposed to be 2 beds and it was one full size bed plus couch with pull out mattress. When we get to room it was dirty and unsafe in areas. Mattress squeaked to the slightest touch, making it hard to sleep. Noise from the refrigerator kept us up at well because it was making loud noises. Woke up, no breakfast, and vending machines didn’t even work. Have a video of what the mattress sounded like.

The room was filthy! There were animal urine stains, carpet stains, the room smelled like cigarettes, and it was absolutely impossible for us to feel even slightly okay to put our luggage in the room, just to name a few of the inconveniences. We asked for an immediate refund. The staff was very responsive and helpful in accommodating our request.

Was being remodeled upstairs. Room was so old with shelves falling off the walls, lamps did not work, damage in bathroom walls, fire alarm went off at 6pm and had to go outside for awhile with my grandchild. The next morning no breakfast to go bags were available as stated in reservation. Police were outside arresting someone at the front door. Will NEVER book this hotel again.

I had one of the worst hotel experiences of my life at this Extended Stay. I arrived expecting a confirmed reservation, only to be told I could not check in because the property was conducting an audit. This was never communicated in advance, and there was no warning that my reservation might not actually guarantee me a room.

The staff offered no solutions and left me stranded after traveling, with no place to stay. What makes this even worse is that Extended Stay hides this policy — they do not tell you that during certain times (like audits) check-in may be denied. Imagine booking a hotel, showing up, and then being turned away with no explanation other than “audit.”

This is completely unacceptable for any hospitality business. Guests should be informed of these policies clearly before booking. The fact that they take your reservation, hold your payment information, and then refuse to honor it without warning is dishonest and unprofessional.

Bottom line: Do not stay here. Check-in is NOT guaranteed, no matter what your confirmation says. Save yourself the frustration and book somewhere else where reservations are actually respected.
