The web site is very misleading for this property. There is no terrace, or dinning, this was listed as a luxury suite room that was far from it. All of the pictures on the web site are referring to an apartment on the top floor we were told by the staff. The room was dusty on the shelves and not very clean, the mattress was hard as a rock, and there is no staff onsite after 8pm. This is entirely overpriced with no luxury experience, we cannot recommend this location.

The Signature Apartment is a beautiful apartment in a perfect location. It’s clean and spacious with a rooftop view. It’s only a 3 minute walk from st. Mark’s square, but it is in a secluded, quiet area in a vibrant neighborhood. Highly recommend! It is up many flights of stairs, so not great for anyone with mobility issues…but great for active families.

The location is the best thing about this property. You had to climb 4 flights of switchback stairs to get to the top floor for this apartment. Most of the lights did not work. Dining chairs in disrepair. Views were good from the windows. Lots of space - but would not choose to stay here again

The apartment is not at San Marco, as listed by the Hotel. I got the address 2 days before arriving, a 12-minute walk from the train station, but it is in a quieter neighbourhood, which was good.

There is no reception on site at any time, though their info says there is one in the morning. Once, I had a hard time getting the burner to work. I followed their email instructions and contacted them via WhatsApp. I was asked to send a video of the issue. You need to be app affluent to get help, and do not expect to see any staff in person.

The kitchen is equipped with the bare minimum, no microwave, no toaster. The washroom is also bare minimum: no table, no towel hanger. The shower space is pretty constrained; if you weigh 180 lbs or more, you'll have a hard time turning around. The shower water worked fine.

Air conditioning worked, one on the main floor, one on the 2nd floor; however, it is not enough to give you a good sleep. There were so many mosquitoes in one of the 2nd-floor bedrooms that we killed at least 10 of them.

This apartment is livable, but uncomfortable.

We stayed in an annex building San Marco 4149 which is approximately 1-2 mins from the hotel. We only went to the hotel to return the keycard and leave our luggage on our departure day but the staff were lovely and very accommodating. The hotel organised our airport transfer from Venice Treviso as we had never been to Venice before and were arriving late evening. The taxi driver was not at the airport when we arrived so we sent a WhatsApp to the hotel, thinking we would be unlucky to receive a response as reception closes at 8 pm and it was after this time; we received an immediate response which helped us resolve the situation quickly. We were sent advice on how to navigate to the accommodation once dropped off by the water taxi and how to gain access - all worked like clockwork. Location is fabulous - approx 5 min walk to St Mark's Square. The apartment was spacious, very clean, quite dated (which we would expect given it was Venice) but very functional. Bathroom was modern. Kitchen had oven/hob, fridge, kettle, coffee machine. Wine was in the apartment for purchase. Beds comfortable. You can hear people outside but it isn't located near a busy bar so was sporadic. No AC although we didn't really need it as vist was early June with outside temperature mid-20s. Communication from the hotel staff was excellent. I feel we picked an expensive option due to being Venice novices, although am very happy with the choice and again, the location is excellent.

When I booked online I was not informed that the double room is on the fourth floor with no elevator (lift). So we had to carry our luggage using a very narrowed small stairs. Room was not as I expected , low ceilings, it’s actually an attic converted to room, good probably for teenagers. Therefore, I complained and the staff were helpful enough to move me to a different room on the second floor with some additional charge for one night, then they told I could stay the second night for an additional fee.

This hotel is a hidden gem is Venice. The staff reached out prior to our arrival to assist us with navigating how to arrive in Venice and which water bus to take to the hotel The hotel is located a few blocks from the Rialto bridge, so it is close to many attractions but on a quiet square that allows you get away from the crowds.

We booked a 6 guest apartment in the San Polo area that was supposed to be part of the Palazzo San Lucas. Extremely overpriced, ($600 per night). Poor maintenance, zero amenities, the TV remote was missing and no one came from the hotel to provide one once reported, It was a cold night and the heater did not work. It was not clean enough, although the bathrooms were clean, there were spider webs hanging from the ceiling at the living room and kitchen area.
The painting on the wall was peeling off, the finishes were poor, the curtains old and not very well put together, the bed sheets provided were not thick and fluffed,
It was also noisy, you could hear the neighbors flushing the toilette and walking.

… everything about this place looked cheap. Not the experience we were expecting in Venice whatsoever.

We trusted the wonderful reviews from Expedia, but in this case they were not accurate. So please pay attention to the room you’re booking, apparently they are not all at the same level and not in the same area. The images posted don’t match what we found at the hotel.

This option was extremely disappointing and over priced. I wish we could get some type of compensation / refund, we felt completely scammed by the hotel. I don’t recommend, stay away from it.

The staff communicated effectively in English and were able to assist with basic questions, which made the stay easier overall. While we did not intend to spend much time in the room, the accommodations did not match the photos presented at the time of booking, which was disappointing.

Access to our assigned “orange” room required climbing 62 steps, which may be a consideration for some guests. Additionally, air conditioning was not available due to local seasonal regulations, and the room became uncomfortable at times—particularly with mosquitoes present each evening. There were also no fans provided.

The room itself was minimally equipped, with very limited luggage storage, no desk, and no microwave. Lastly, while the property does offer complimentary activities or options, these were not communicated unless specifically requested.

Overall, while the staff was courteous, there are several areas where clearer communication and improved room conditions would significantly enhance the guest experience.

We had a very nice stay. The staff was very friendly and accommodating. Room was very comfortable and very clean - which are my two top requirements. Listing said it had a balcony but it was just two windows that opened to the courtyard. It was very peaceful and one of the most quiet rooms we’ve had on our travels. The location was also great. It was slightly away from the busy bustle of Rialto but only a very short walk from the Alilaguna station. We would recommend this hotel to any of our friends. Thank you for the wonderful stay in Venice!

The apartment was great for the 4 of us. Very spacious and the rooftop deck overlooking the city was breathtaking. The water heater had shut down and we couldn’t fix it and there was a staff member on-site within the hour to help us after hours. So helpful and nice!! Would definitely stay here again!

Check in was confusing. When we finally got inside the place was so hot!! We turned off the heat and opened the windows, but it still continued to be too warm all night. The kitchen had coffee and tea, eating and cooking utensils, but no kitchen towels on cleaning supplies. No dinner napkins or paper towels. No directions on how to use HVAC. Would not stay in future.

Hotel manager and some staff were rude & extremely unpleasant to the point of boorish. Room way up in the 5th floor attic, with no elevator and ceilings so low we couldn’t stand up straight. Kept hitting our heads on ceiling beams (and we are both petite women! - can’t imagine for a man). Bathroom was miniscule and our last 2 days of 3 we had NO hot water at all. Never got any room service, ever. Cleanliness was an issue with stains on bedding, headboard, walls and crud on the carpet. Found old contact lenses on the floor and paint cans in the corners. Lighting was very poor. Would NEVER stay here again. Suggest you stay away, plenty of other better accommodations in Venice.

Excellent location and convenient to Rialto Ferry stop. Clean functional rooms but with stairs to climb. In a quiet side plaza with a supermarket 40mtrs away over a small canal bridge. Near the hustle and bustle but away from the crowd. Rooms have the things you need but hotel has no other facilities but you don’t need anything given how close it is to walk to what you might want.

Loved my stay at the Palazzo San Luca! The hotel is a short easy walk from the Rialto stop, within walking distance of almost everything, and the staff was extremely pleasant and helpful. The room was clean and spacious and the bed was comfortable. There was only one slight downside... I was in the Brown room and in the landing outside the door it was often very loud with chatter and doors slamming shut. This is the reason I give it 4 instead of 5 stars. There is not much soundproofing so I heard everything from the nearby rooms, especially in the mornings when I would have preferred to sleep in. However, most of the noise didn't start until around 9am, which is a reasonable hour to make noise (just not ideal for us late sleepers), and it was very quiet at night. Overall I enjoyed my stay and I highly recommend this hotel.

The hotel appearance is 2 stars. This property is misrepresented in the pictures and is underwhelming in person due to high expectations from marketing materials. The main entrance is a side door in an alley. The reception is an improvised space with an office desk by the stairs. The rooms are quite small and dated so take into consideration when looking at pictures.

Bathrooms are good. Cleanliness is fine and location is good relative to landmarks. I would recommend this hotel only after adjusting expectations and taking that into account on the rate paid. This is not a high end property just a well located one.

My personal experience, I left because it was not what I expected due to misleadings marketing materials.

The location was fantastic. Very short walk to Piazza San Marco, Ponte Di Rialto, water bus stop, and less than 1 min walk to a very nice supermercato Despar.

The staff was very friendly. Walked us to our room because it was away from the main office and was available by text if we needed anything (which we didn’t).

The place we stayed in was very spacious. Separate large room with a queen bed and a small balcony which may not have had a view but was nice for some fresh air. The main room/living room had what appeared to be a fold out queen bed which our teenage boys had no complaints about.

Wow! This B&B is located in the middle of everything! Shopping, restaurants, activities are literally just 5 steps away!

We were greeted by Cosmin, concierge/bar tender. Checked us in and offered complimentary drinks of our choice. We appreciated that! We chatted with Cosmin a little bit. He’s very knowledgeable of the area, culture, food, and very polite. We felt very comfortable :)

The only time we saw Cosmin or any of the staff was during our check in. But, that’s expected at any B&B, unless you need something else. We didn't, so we are good!

Our room is large. There’s a small veranda where guests who smoke can use/go to smoke. No elevator, but that’s expected given that this property is very old and has a lot of history. We loved the old vibe!

There’s a lot more to see and do! We wished we could stayed longer!

I would definitely recommend staying at Palazzo San Luca in Venice!

Stay away from this hotel. We spent 90 euro water taxi just to get to Palazzo San Luca. When we get there at night which is 6-7pm they said they had been contacting us. Since we had a bad signal, we decided to go to that place where it says on Expedia. When we got there they said it was sold out. They sent us to the other place which is located to the train station. We ended up spending 90 euro to get to the place and 100 euro to go to the different place. We could've save that 190 euro if they told us from the beginning. They should've told us from the beginning when we booked it. They changed it the last minute which is the same day. Not good! It sucks carrying all our luggage. We were out in a 10 day cruise... we have plenty of luggage's. Not worth it! There's too many hotel or stays in Venice! Stay away from this one! My loss is your gain!

Great location. Hotel is in very quiet street. 5 minute walk from the Rialto bridge and 7 minute walk from San Marco plaza. We stayed four nights in 2 bedrooms suit. Hotel manager Swami was extremely helpful. She also arranged private viewing of glass factory in murano island at no additional cost. We will definitely stay again and also recommend other family members to book it here on their trip to Venice.

Great that we were able to drop bags early to explore the city.

Spacious living area and bedroom, kitchen area compact but works, although local shops did not have extra nespresso capsules so take some with you if you like more than 1!

Best things are the great location and roof terrace overlooking a canal. Beautiful.

There is another bedroom on the mezzanine next to roof terrace, felt a more comfortable bed however the steep stairs down were too risky for middle of the night trips

The staff was excellent and very professional and friendly. It is very convenient to the sights and streets of Venice. The hidden gem!!!
The only thing I would warn people of is that there is no elevator and we were on the very top, which we enjoyed because it had a terrace to enjoy outside. But, if anyone could not do stairs, narrow stairs, be careful.
We loved it, thank you:)
