Hotel manager and some staff were rude & extremely unpleasant to the point of boorish. Room way up in the 5th floor attic, with no elevator and ceilings so low we couldn’t stand up straight. Kept hitting our heads on ceiling beams (and we are both petite women! - can’t imagine for a man). Bathroom was miniscule and our last 2 days of 3 we had NO hot water at all. Never got any room service, ever. Cleanliness was an issue with stains on bedding, headboard, walls and crud on the carpet. Found old contact lenses on the floor and paint cans in the corners. Lighting was very poor. Would NEVER stay here again. Suggest you stay away, plenty of other better accommodations in Venice.

Excellent location and convenient to Rialto Ferry stop. Clean functional rooms but with stairs to climb. In a quiet side plaza with a supermarket 40mtrs away over a small canal bridge. Near the hustle and bustle but away from the crowd. Rooms have the things you need but hotel has no other facilities but you don’t need anything given how close it is to walk to what you might want.

Loved my stay at the Palazzo San Luca! The hotel is a short easy walk from the Rialto stop, within walking distance of almost everything, and the staff was extremely pleasant and helpful. The room was clean and spacious and the bed was comfortable. There was only one slight downside... I was in the Brown room and in the landing outside the door it was often very loud with chatter and doors slamming shut. This is the reason I give it 4 instead of 5 stars. There is not much soundproofing so I heard everything from the nearby rooms, especially in the mornings when I would have preferred to sleep in. However, most of the noise didn't start until around 9am, which is a reasonable hour to make noise (just not ideal for us late sleepers), and it was very quiet at night. Overall I enjoyed my stay and I highly recommend this hotel.

We had a wonderful stay here. We stayed in the premier apartment which was perfect for a family. Kitchen very workable. Grocery store, coffee shops, restaurants close by. St Marc’s square a 10 min walk. Close to water transportation. Staff provided great service.

The hotel appearance is 2 stars. This property is misrepresented in the pictures and is underwhelming in person due to high expectations from marketing materials. The main entrance is a side door in an alley. The reception is an improvised space with an office desk by the stairs. The rooms are quite small and dated so take into consideration when looking at pictures.

Bathrooms are good. Cleanliness is fine and location is good relative to landmarks. I would recommend this hotel only after adjusting expectations and taking that into account on the rate paid. This is not a high end property just a well located one.

My personal experience, I left because it was not what I expected due to misleadings marketing materials.

The location was fantastic. Very short walk to Piazza San Marco, Ponte Di Rialto, water bus stop, and less than 1 min walk to a very nice supermercato Despar.

The staff was very friendly. Walked us to our room because it was away from the main office and was available by text if we needed anything (which we didn’t).

The place we stayed in was very spacious. Separate large room with a queen bed and a small balcony which may not have had a view but was nice for some fresh air. The main room/living room had what appeared to be a fold out queen bed which our teenage boys had no complaints about.

Wow! This B&B is located in the middle of everything! Shopping, restaurants, activities are literally just 5 steps away!

We were greeted by Cosmin, concierge/bar tender. Checked us in and offered complimentary drinks of our choice. We appreciated that! We chatted with Cosmin a little bit. He’s very knowledgeable of the area, culture, food, and very polite. We felt very comfortable :)

The only time we saw Cosmin or any of the staff was during our check in. But, that’s expected at any B&B, unless you need something else. We didn't, so we are good!

Our room is large. There’s a small veranda where guests who smoke can use/go to smoke. No elevator, but that’s expected given that this property is very old and has a lot of history. We loved the old vibe!

There’s a lot more to see and do! We wished we could stayed longer!

I would definitely recommend staying at Palazzo San Luca in Venice!

Stay away from this hotel. We spent 90 euro water taxi just to get to Palazzo San Luca. When we get there at night which is 6-7pm they said they had been contacting us. Since we had a bad signal, we decided to go to that place where it says on Expedia. When we got there they said it was sold out. They sent us to the other place which is located to the train station. We ended up spending 90 euro to get to the place and 100 euro to go to the different place. We could've save that 190 euro if they told us from the beginning. They should've told us from the beginning when we booked it. They changed it the last minute which is the same day. Not good! It sucks carrying all our luggage. We were out in a 10 day cruise... we have plenty of luggage's. Not worth it! There's too many hotel or stays in Venice! Stay away from this one! My loss is your gain!

Great location. Hotel is in very quiet street. 5 minute walk from the Rialto bridge and 7 minute walk from San Marco plaza. We stayed four nights in 2 bedrooms suit. Hotel manager Swami was extremely helpful. She also arranged private viewing of glass factory in murano island at no additional cost. We will definitely stay again and also recommend other family members to book it here on their trip to Venice.

Spacious living area and bedroom, kitchen area compact but works, although local shops did not have extra nespresso capsules so take some with you if you like more than 1!

Best things are the great location and roof terrace overlooking a canal. Beautiful.

There is another bedroom on the mezzanine next to roof terrace, felt a more comfortable bed however the steep stairs down were too risky for middle of the night trips

The only thing I would warn people of is that there is no elevator and we were on the very top, which we enjoyed because it had a terrace to enjoy outside. But, if anyone could not do stairs, narrow stairs, be careful.

Our stay at Palazzo San Luca was disappointing and the room we booked advertised as a deluxe en-suite (Mansardia) was in reality an Attic. It should never be listed as “deluxe”. We were shocked upon arrival. The stairs were very steep, and although the front desk staff kindly helped us with our suitcases, the climb was exhausting. Once inside the room we were speechless the room literally was in the Attic. My girlfriend could not stand up straight, there was almost no usable space, and the so called “balcony”offered nothing but the view of rooftops. The coffee maker and kettle was placed on the floor, adding to the sense that this was not a properly prepared guest space. We paid $773 for two nights to sleep in an attic-completely unacceptable. The staff was wonderful and did their best, but that does not excuse the misleading advertising. Expedia should carefully reassess this property before allowing it to be promoted as Deluxe accommodation.

Just one caveat. At about 12:30 AM one night someone next door started practicing the piano and didn't stop for nearly two hours. Couldn't sleep! Tried earplugs and put a pillow over my head - but could still hear the piano. Lost some much needed sleep.

My mom, aunts, and I extended our European vacation and spent four nights at Palazzo San Luca — and we’re so glad we did! Cosmin was absolutely amazing. He picked us up from the airport via water taxi and personally escorted us to the apartment. That alone was such a relief, especially with three elderly women and all their suitcases navigating the winding streets of Venice.

We felt bad that he had to carry all our luggage up to the third-floor walk-up — the only minor downside of our stay — but he did so with incredible patience and kindness, which we truly appreciated. The staff was equally accommodating, responding quickly and with warmth whenever we needed anything.

The apartment itself was clean, spacious, and very comfortable — perfect for a relaxing stay. If I return to Venice (and I hope I do), I would definitely stay at Palazzo San Luca again!

Highly Recommend!

What a wonderful hotel! Staff allowed us to store our luggage and provided us with refreshements while we waited for our room since we arrived early. We were upgraded to an apartment with a balcony. The apartment was spacious, clean, and had everything we needed. Great location too, near Rialto, supermarket, and shops. Definitely recommend and would stay there again!

Small hotel with a super friendly staff, clean and great location. There is a vaporetto stop really close, so moving our suitcases wasn't difficult. Everything is 10-15 min. walk or less. Quiet area, there are many restaurants very close and a supermarket around the block. A/C very important during the summer months.

Highly reccomend the Premier apt in the annex at Palazzo San Luca. Lovely 2 bedroom with 4 beds, two terraces, kitchen and living area- all gorgeously furnished and well maintained. Location is perfect: Close to airport and train station and walkable to eveything. Cosmi at checkin was a delight and gave us great service and excellent meal ideas. Area was safe and charming. Apt is on second floor but they will assist with luggage if needed. Ac worked well and their instructions for checkin and transfers were perfect. Would absolutely stay again! Recvd a fantastic bottle of wine as a VIP expedia member and they stired luggage for us before and after checkin.

We traveled with three families; two stayed at the hotel nearby. Our annex panoramic apartment was a 15-minute walk from them and had several issues. Access required climbing seven steep flights of stairs, which we weren’t expecting. The shower was tiny and had little to no hot water for our group of four. The main bed was uncomfortable, with worn-out springs and poor-quality bedding. The loft had a skylight with no cover, making sleep difficult. While the rooftop patio was a nice feature, we ended up leaving after the first night despite booking three.
