Great property and location. Downside is they don’t clearly state daily room cleaning is $400 mxn every time you want your room cleaned and fresh towels. Rooms with large window views get really warm during the day and the AC mini split only really keeps the bedroom area cool.

Overall it was a nice spot and would recommend staying here, just need to be aware of the quirks.

If you're looking for a clean hotel at a good price, ULIV Hotel is a good choice. The location is convenient, with restaurants and convenience stores nearby.

However, there were a few things I didn't like. The bedroom and living room are separated, but only the bedroom has air conditioning. As a result, the bedroom gets very cold while the living room stays hot because the cool air doesn't reach it.

Housekeeping is only provided if you request it or after you check out. There is also no phone in the room to contact the front desk, which can be inconvenient. In addition, the bed sheets did not seem very clean.

Overall, it's a good value for the price, especially if you're looking for an affordable place in a convenient location.

We paid for 2 rooms for 3 nights, but left after the first night. The noise of cars honking in the street and constant ambulances until 4 or 5am didn't let anyone sleep. They should invest in double paned pvc windows to keep the noise out. The living room was a little bit quieter, but no air conditioning there, so also impossible to sleep.

I tried to communicate with ULIV the day before, but the phone number they list had nobody answering. I tried 10 times. When we got there, and saw how it wouldn't work for us, I asked the man at the front desk to see if they had availability in other rooms or other buildings they manage nearby. He said he would get back to me, but never did.

We asked to be refunded for the 2 nights we didn't stay, but they never responded to us.

Room and property weren’t up to my personal cleanliness standards. Rooms were not clean and a bit run down. We had only one wash cloth, and one nespresso pod for a suite for two people. The rooftop bar was not open or available despite being advertised. Location was great and check in and out was very easy.

Stayed here with my partner for a week. The hotel was in a great location in Roma Norte. Most places we visited were a quick 10-15 walk or drive. We stayed in the panoramic apartment and although the view was nice, the room needed some maintenance. The walls were scuffed and dirty. The floor board near the windows seemed to be water damaged and lifting. The kitchen came equipped but we were left with a dirty sponge to clean dishes. The couch was small and stained. The shower tiles were cracked, the caulking around the shower was very yellow/brown and the glass doors had hard water stains. The dispensers in the shower were all full. We had to ask for a hairdryer, iron, new towels (which were a bit rough and off-white) and extra trash bags. Housekeeping is done at an extra charge (25usd). The bed and pillows were comfy but the bedding was scratchy. The balcony was small and warm because of it being enclosed with windows (assuming for safety) all except for a medium sized rectangular opening. If staying in any room with lots of windows keep in mind that during the day the sun comes in and makes it very warm even with the ac. Beware, it can be very loud at night! Obviously they have no control over that, and with some earplugs it was fine.

For the price and location, the stay was okay. If you’re looking for a luxury experience this may not be the place to stay. That being said I have nothing but good things to say about the staff! They were very nice, approachable, and helpful.

I’ve traveled to Mexico several times, and this was by far the best stay my wife, son, and I have experienced. The location in Roma Norte was perfect, with Álvaro Obregón just steps away, offering excellent restaurants, shops, cafés, and plenty to explore.

The neighborhood felt very safe both day and night, making it easy to walk around and enjoy the area. At the same time, it was quiet enough to provide a great night’s sleep after a full day of sightseeing.

Uber pickups on Colima Street were quick and convenient, making it easy to get anywhere in Mexico City.

We stayed for five days and thoroughly enjoyed every moment. I would highly recommend this location to anyone visiting Mexico City and would gladly stay here again. ⭐⭐⭐⭐⭐

I recently stayed at this hotel and overall had a very good experience. The property was clean, well-maintained, and offered a comfortable atmosphere from the moment I arrived. Check-in was smooth and the staff were professional and friendly, making me feel welcome right away.
The room itself was comfortable bedding and all the basic amenities I needed. The location was also very convenient, with easy access to nearby attractions and dining options.
There were just a couple of small areas that could be improved. A few minor details in the room could use some updating. However, these didn’t take away too much from the overall experience.
Overall, I would rate this hotel 4 out of 5 stars. It’s a great option for a comfortable stay, and I would definitely consider coming back in the future.

This was my fifth time staying at this property, and it absolutely never disappoints. The location is perfect—unbeatably walkable to fantastic local coffee shops, amazing restaurants, and incredibly convenient public transportation. The apartment itself functions brilliantly, and having laundry services available makes a longer stay so much easier. What really sets this place apart, though, is the staff. They are consistently polite, welcoming, and attentive. I absolutely love staying here and will definitely be back for a sixth visit. Highly recommended!

The room was accommodating - lots of space. We didn’t have the best view from our corner room (construction site). Check-in was quick and easy. We liked that the doors used codes to open the door instead of key cards because we typically misplace them. The rooftop was beautiful - full panoramic view of Mexico City. Only downside was the shower. The drain was super clogged and you’d be standing in crud from the drain.

The location is awesome! You’re walking distance to so many fantastic restaurants in Roma Norte and La Condesa. We walked everywhere! The room was nice and spacious, but the bed was definitely not a standard queen… maybe a full bed. The main negative is that the hotel is at a busy intersection with constant honking! We were on the 8th floor and even had a noise machine for sleeping at night.

Location was great. Property was spacious and had a wonderful view of the town. Staff were really helpful. I gave three star to cleaning since corners of the shower was completely moldy. Also, room was noisy since it faced a busy street. As a matter of fact, all the rooms were faced busy streets.
First, we were assigned a room with a toilet issue. The issue was that the toilet was completely attached to the shower door. Therefore, you have to sit on the toilet with a 45 degree angle with your butt stuck to the shower door.

The room was nice but you can hear all the outside noise. Its on a main street so there's constant traffic, honking and sirens. I would suggest getting ear plugs and eye mask because the shade doesnt block out all the light from coming in. The only mirror is in the bathroom so it was hard getting ready if you're sharing the bathroom.

The location was convenient, but unfortunately the cleanliness of the property was very disappointing. The room was not properly cleaned upon arrival. The restroom was dirty, there was dust throughout the room, water stains all over the sink, and the base of the toilet was visibly dirty. After I complained, housekeeping returned but only did a quick mop and did not address the other cleanliness issues. The overall condition of the room made the stay uncomfortable and did not meet basic expectations for cleanliness. The location was the only positive aspect of this property. I would not stay here again unless significant improvements are made to housekeeping and room maintenance. Another major issue was the noise. Between the traffic outside and noise around the property, it was difficult to get any rest. It was loud enough that I had to sleep with headphones on every night.

We didn’t have any hot water all day , maintainance only fixed it 30 min before our checkout. We had tried to make the water run for 15 min to wait for it to get warm but with no luck. It was freezing cold.

When we told them, they later messaged us and told us that we should’ve let the water run because it takes time for it to get hot. We already did that. Wouldn’t have chosen this if I knew it didn’t come with hot water.

This was my 3rd trip to Mexico City, and this was not a great stay. The room was very dirty and worn out. Our feet were stained black from the dirt on the floor, and the shower was moldy and smelled sour. While there was a nicely stocked kitchen, the room walls were scuffed, the floors were loose, and the sheets/towels were stained. I am used to street noise in Mexico, but this was terrible. Our door code also had to be reset 3 times over the course of a 4 day stay. Pick another property- I thought the good reviews were enough, but that was not the case. It was ok enough for our trip, but the cleanliness was not acceptable for the price.

The location was excellent — easy to get around and close to everything we wanted to see. The room and the property itself were genuinely nice and well-appointed.

That said, two things kept this from being a five-star stay. First, the room never got cold enough; the cooling just could not keep up the way we wanted. Second, daily cleaning was not included in the rate we paid, and nothing was restocked automatically. We had to specifically request new towels, and anything we used up in the room had to be asked for rather than replenished on a daily basis.

The space and the location were great, but those two issues — the cooling and the lack of included housekeeping and restocking — brought what could have been a five-star experience down to four.

The front desk staff was very polite and the room did look exactly like the pictures. The room is not soundproof so you hear every car horn and beep from traffic outside (which is all day every day). I knew this going in as it seems very common amongst hotels in the area. The room has great views however the windows are your enemy. My first day I left the windows as is to let natural sunlight in the room but the room was immensely hot. Even with the AC blaring and the fact that I'm usually very cold. The windows turn the room into an uncomfortable oven so you have to use the shades to block out the sun. The view was a good feature of the unit so not having it was annoying.

There is a charge for housekeeping. I know some places do housekeeping every few days but charging (per night) to switch bedsheets is absurd.

There is a mirror in the closet but it's in a very inconvenient space right before the bathroom door. The iron seemed broken and didn't fully work. Due to the sounds from the streets and how hot the room gets I've removed a star. Really this is 2.5/5. I do not regret but I do not recommend and would not stay here again. Great area and 24/7 staff.

Enjoyed my stay at ULIV overall. The room layout was spacious, thoughtfully designed, and felt more like an apartment than a hotel. The fully stocked kitchen was a big plus, and both the rooftop and gym were standout amenities. The location is also hard to beat, with easy access to restaurants, cafes, and key parts of the city.
That said, a couple of issues held it back from a full five stars. The bathroom wasn’t up to the same standard as the rest of the unit. Towels had noticeable black spots and the shower grout was covered in mold. Also, the rooftop was closed for a private event on Saturday, which was disappointing since it’s one of their main highlights.
Overall, a great stay with strong fundamentals, but a few maintenance and management decisions kept it from being exceptional.

The location is very good for exploring Roma and Condesa. But, the streets around the hotel are busy and there is quite a bit of noise that could be heard at night. The room had the basics but the extra touches (decorative) that you see in the photos don’t exist. The walls were scuffed in many places. The bed is very firm and the sheets are in need of replacement. Enjoyed the rooftop patio at night. Air conditioning was very effective and quiet.

I was very surprised to walk into my room and see dirty floors. Look like the floors had. It been swept or mopped. The walls in the room had marks almost like someone drew on them. Also be very careful if you have small kids because there are no mesh screens on windows. I was on the 11th floor and when I opened the window you could literally fall out.

I experienced the following during my recent stay:
Water leaking under the sink into the drawer we were supposed to use during our stay
Shower hot water only lasted about 5 minutes
Blinds stuck in down position
Towels very dingy and had a couple holes
Hole in wall
Marks/stains on walls
Rough bed linen
Stained upholstery on sofa

Maybe this would be acceptable for a hostel or similar stay but it is not what I expected for how the property was advertised. When I shared the items with the manager - who was only accessible via email - we were offered new sheets or a room change but by the time the manager returned the message we had one night left and just dealt with it up.

My suggestion is to lower your expectations.

Very well situated to have an enjoyable time in Mexico City. The room was nice, clean and quiet, just a bit small.
