Great hotel in a great location right on the water. The hotel’s restaurant is also very good with a great oyster selection and view. Absolutely would come back!

The staff was incredibly helpful and accommodating— especially when it came to navigating parking in the busy lot!

Only one small comment: the air conditioner in room 3 sounds like a jet engine, but it did keep the room nice and cold!!

Overall it’s a beautiful property, however there are few little things that could be improved.
1) mirrors in the rooms - there was only one mirror in the bathroom. The room needs a full length mirror or at least another mirror in the actual room.
2) outlets - the rooms had very limited outlets and the outlets that were there were already occupied by lamps/tv/fridge. When you needed an outlet to charge your phone or iron you needed to unplug the lamp and then it was dark.
3) stairs - something I could have missed when booking but the wharf rooms have a flight of stairs. We stayed on the second floor so needed to carry all the luggage up two flights of stairs, this was an inconvenience.

I loved the location and the staff was excellent. Continental breakfast was good and we ate at their restaurant the first night and that was very good. Staff were wonderful throughout the whole stay. We were celebrating my birthday and cookies and bottle of wine waiting in my room, which was a nice surprise. Property is older but very clean and well kept up.

The room was nice. Pillows could be updated. (staying in the 400s) Staff was friendly. Like most hotels/motels these days, the more you look the more you see could use a touch up with maintenance. Example is paint around the moldings, caulk holes, etc. Breakfast was mediocre. Bagels, english muffins, cereal, milk, oj, cheap coffee, small danishes. Nothing out of this world fantastic. Gets the morning going. Lobby of main building's bathroom had a stench problem. Like someone took a massive dump on the floor. Which was slightly comical yet unimpressive.

We stayed here 2 nights. I wish the staff when reservations are made ask if we had a senior citizen with us. We were on the 3rd floor and with no elevator (which we didn't know) and a 88 year old lady, it was hard for her to come and go. The stairs are narrow and steep.

Nice....but not full service hotel

Nice...but buyer beware....the suite we order Rm 400 was nice, but it was detached from the main building, with a front desk that leaves at 4pm. None of this is related in the hotels.com site. We luckily arrived at 3:45pm but the front desk person was packing up to leave. If we would have arrived at 4:30 we would have gone to the \"sister\" hotel 2 miles done the road to check in. No hotel services....if you need an extra amenity after 4pm...no luck.

Nice, but not quiet

They put us in the part of the hotel that is across the bridge, so if you’re in the main building, this may not apply to you. The room was big and clean. But it was so noisy! You could hear and feel every time the ship below opened and closed the door. You could also hear every conversation held by people walking by. The parking lot is right there, so late at night you could hear cars with loud radios. And, we were lucky enough to be there on trash day, so we were woken up at 6 am by the loud and idling garbage truck.

I would imagine that you can avoid all of these problems if you are in the main part of the inn.

Last minute stop in kennebunkport in Nov! So needless to say few restaurants were open. Only thing was a super minimal continental breakfast. Beautiful views from everywhere and Kristine at the front desk was amazing. She made checking in so easy. Thank you! We’re hoping to return soon!

Rooms were a bit small but clean and well appointed. Bathrooms were great with nice towels and plush robes. Service in the hotel.amd restaurant was excellent and everyone was helpful and friendly. The toilet paper was like sandpaper which was a surprise for such a nice property. Not a place to skimp per the ladies in my family.

Breakfast was a huge disappointment for the room price paid. It was something you would expect from a Comfort Inn that doesnt have a kitchen to prep basic breakfast items in. A simple waffle maker would upgrade the breakfast alot.

This was our first time at The Boathouse, we loved the convenient location and being able to walk everywhere. We parked upon arrival and didn’t use our vehicle until we were headed home. There are several dining options around but the restaurant on premise was by far our favorite in terms of atmosphere and food.

As others mentioned, you can sometimes hear doors opening and closing out in the hallway but it was nothing that disrupted our sleep. We will absolutely be booking this hotel again in the future!

First of all, the booking ad said room service, and there was none. Not only that, but we were put into a separate building from the main hotel/restaurant. Not a nice surprise.

The restaurant was highly rated, yet the food was mediocre at best. Our lobster was severely overcooked and rubbery.

At 5:00am a garbage truck backed into the parking lot directly below our window and left the backup beeper going for about a half hour, so no sleeping in here!

Clean room, but noisy and mediocre food at best.

In an attic like setting. Although clean and functional I never expected a room like this. The views were of the roof and it was noisy due to the shops below. Beware when booking this hotel

We got there very late the first night so really didnt get to experience much that night. There is no real front desk at this facility but the keys were left as stated and we had no problem getting into the room. The first night we were in the the Wharfside building but its rights across a footbridge. The rooms have coffee machines but they also have a carafe at a hallway station with both regular and decaf as well as an electric kettle. Their actual breakfast in the main building doesnt start till 8:15 but the coffee carafes were there by around 7am. Room was fine.
The next two nights we were at the main Boathouse building. The rooms were definitely \"fancier\". Nice sized shower too. The building also has a nice rooftop deck with a nice view of the marina. Continental breafast was good. We never actually ate at their restaurant but the building is in town and everything is walkable. We loved the included bike \"rentals\". you have to pick them up at the kennebunkport Inn, but its a very short walk. The pool is also offsite but looked fine.

Valet greeted us and moved a car for us to park for our two night stay.

Romeo made sure to let us know when he would be there to check us in.

Elevator was a plus with luggage and the restaurant was able to accommodate large parties for guests, even though they were super busy for the Thanksgiving, Black Friday weekend.


Even a personal greeting, welcome home, after shopping at the many wonderful shops.

Continental breakfast was a plus.

NO ELEVATOR - OLD

The website said they had an elevator. I had 2 rooms and we got put in the VERY old building. My sisters could not carry their suitcases up the two flights of very steep stairs. The hotel did not smell clean. Booking process was very misleading. WE DID NOT STAY THE NIGHT in your hotel. I drove in to Portland and stayed somewhere else.

The Boathouse Hotel sits in a perfect location in Kennebunkport, Maine. It's steps away from great food and shopping and is a wonderful starting point for a walk along Ocean Avenue. The staff was very helpful and friendly, and parking was great. Now the disappointing part. We stayed two nights in a Wharf House Queen room (in a building not connected to the main hotel). The room was VERY small and certainly did not look like the picture on Orbitz. The pictures show that there is room for two chairs by the bed - there was just enough room for one chair in the room. The closet door, which was off the track, was barely accessible due to it's unbelievable proximity to the night stand next to the bed - we could not get the door open. Wall paper was peeling, the ceiling was cracked along with water stains on the ceiling. I have seen better rooms on the outskirts of Albuquerque. The \"continental breakfast\" in the main hotel building was sub-par for the price they charge to stay at the hotel. I have had a better \"continental breakfast\" at the Best Western in Beaverton, OR. Not sure what the rooms are like in the main hotel building but staying in the annex building is not worth the price. We saw the Yachtsman Hotel just down the road and we will definitely stay there next time.

Way over priced. Tiny room. AC on wall with peeling paint. Dormers consume a lot of room space. Torn wallpaper. Small closet. Small bathroom. No housekeeping service. Impersonal. Horrible view overlooking the parking lot and what looks like a drainage ditch. No elevator up two flights of steep and narrow stairs. Not sure what the resort fee was for. Other than 2 bottle of water and a few coffee pods there were no amenities. The saving grace was the restaurant which had excellent food and service. Don’t say here, you’ll be over charged and underwhelmed.

But what is not clear is that the wharf rooms are above stores, the rooms face a parking lot and the noise from trash pick up at 6am and evening is not what we were looking for.
