1. Poor service in breakfast in which a waitress keeps saying you can't do this and that (can't take an extra bread, no can't swap this sausage). And then says time of breakfast is up - leave.
2. In the room, the carpet is very dirty. Can't walk barefoot.

But Curtains in the bedroom were very hard to open and shut without pulling them down as couldn’t reach the top to close them. There were no safety handles on the bath to help you in and out of the shower. Room was cold in the evening with no heating on but then in the middle of the night when we were in bed the heating was on when it wasn’t needed.

We could not figure out shower curtain, climbing stairs with heavy luggage was tough for seniors- we asked for help (per sign) and was told there was none. The place has a restaurant and bar and I asked if I could buy a bottle of water and was told I could cross the street and go for a walk to a place for water. It should be pointed out that there are steep stairs and no lift. Person at reception had no compassion whatsoever. Would not return. The servers at breakfast were nice and the breakfast was very good.

We had one of the rooms in the extension which was lovely and clean and warm.
Easy 20 min walk to Guildhall for our gig and plenty of pubs and eateries en route and a huge variety.

The room was very clean and has everything you need, offered hair dryers. Staff was very helpful and patient with a lot of cruise passengers and luggage arrangements, which they have an area to hold for you. Staff arranged taxi service. Dinner options were great and resonable.

This property is nice, the staff was excellent and the breakfast yummy. The reason for my low rating was the room we had was terrible. Do not accept room number 25. It’s a double twin. It is the size of a dorm room with an accessible bathroom- we did not request an accessible room. It needs to painted, it needs new carpet and the carpet isn’t properly placed. The beds are a bit lumpy and the pillows are flat. We were only staying one night so we didn’t request a change in room but I would not stay in that room again.

Checkin was smooth and the hotel was nice and clean although it was dated. There was no elevator in the hotel! Guests have to carry their own luggage up and down the stairs. Or you can take what you need to your room and leave your luggage at the front desk to be stored.

I stayed one night pre-cruise, and I couldn't hsve asked for a better experience. In the months proor to ny arrival, they answered my questions and accomodated my requests. They reached out ahead of time to schedule dinner reservations too. Upon arrival the staff was super friendly and helpful. They took care of everything, breakfast was scheduled, a taxi was scheduled, and the room was on the ground floor as requested, I loved jt and will stay there again if I am ever back in Southampton.

Everything was absolutely amazing. Shout out to Ashley who took the time to make us feel welcome and had great suggestions on local points of interest. The Seacity Museum was awesome! Jaime the manager even loaned us his personal umbrella when it started to rain. The rooms are beautiful, cozy and comfortable. They also have a wonderful restaurant and the food is delicious.

First and foremost are the staff who were so helpful & friendly nothing was too much trouble! Really good night's sleep in excellent beds. We stayed for a few days (unusual as most were cruise 1 night stays) as a base for day trips and enjoyed a nightcap in the little garden after a long day. Would recommend as a base for trips to New Forest, Stonehenge or cruise stay & park.

Stayed for 1 night before a cruise. Checked in late, around 11:30pm. They had sent a message that reception closes at 10pm, and a porter is around until 11:30pm, who checked me. But after that, there's no one manning the reception desk for anythin. That should be clearly notified.
The property has no elevator, so carrying 5 bags up the flight of stairs was not fun.
The rooms don't have any air conditioner, had to use a fan in the room to get some breeze going.
Location was good, staff was attentive. But I wouldn't stay here again unless I had no other option.

Friendly and helpful staff. Clean large room with big bay window. A room fan was supplied which was a necessity as the weather was very warm when we stayed and the room was very hot. There was no room service durung our three night stay but this didn’t bother us particularly. There was not enough tea coffee and milk etc in our room but reception staff wers always on hand to provide some. Breakfast was a typical full English and this was adapted to meet my gluten free diet as I am Coeliac. A 'continental breakfast' was also available which consisted of pastries fruit and yogurt. Room had a shower over the bath but we personally would have preferred a stand alone shower cubicle.

On arrival we received assistance from the receptionist with regard to parking our car. Checking in, we were given room 24 immediately next door to the reception desk in the main entrance area. On opening the door to the room, we had to negotiate three steps to get into the room, which was challenging with lifting 4 heavy suitcases from the doorway before we could enter the room properly. The room itself was a good size, and clean, however, the room decoration was dark and depressing no bright colours as shown in the hotel online marketing. It was a warm humid evening when we arrived, as there was no air conditioning we had no other option than to open the window to freshen up the room. Not only did cool air enter the room but so did the smell of chip fat oil from the kitchen below. We could hear staff conversations and constant kitchen noise which did not allow for an immediate restful time after a 3.5 hours journey to Southampton. In addition we could clearly hear other guest conversations in the reception area and the other side of the bedroom door. When we checked-out the following morning, we did mention the above issues to the receptionist when she asked if we had enjoyed our stay and we received a “sorry about that” and from another member of staff “that the kitchen closed at 10.00 pm!” as though the noise and smell should have been acceptable to us up until 10.00 pm. Very poor quality stay at this hotel and definitely the worse one we've had.

We were looking forward to staying in this hotel and booked a Superior room as we saw the pictures and looked lovely. Unfortunately upon our arrival, we were given a room that was not a superior. Bed was double, not king. Bathroom only had a bath not shower. Mattress was old and super firm, you could feel the slings and metal on the bottom. Overall was very dissapointed we were not given what we paid for. I called reception and they said that it was a Superior room and a king size. My husband and I are on the bigger side, we know what a king size bed is. Will not come back and pictures are misleading and they did not.compensate at all.

Staff were lovely. Property could do with a makeover, dated and lack of finishing touches. Inside of chest of drawers had broken plywood placed inside, bit weird. Could provide water in room, some cushions and throws as seen in pictures on website, as bit sparse and basic. Bar area downstairs was tiny and was closed on our second night.
