The room was very neglected, the photos look nice but very deceiving. The room smelt like a dirty mop, the linen had an odor and the pillows were so thin. I had an item disappear and I notified the nice gentleman at the front desk. My item was never returned.

The rooms are extremely spacious and quiet. Andrea was was very nice and helpful, with that being said the linens and towels were clean but the furniture was a little dusty. The lighting was dim i wished it could of been brighter in the room. Somehow moskitos kept getting in the room even when all the windows were closed. AC WORKS, BREAKFAST WAS GREAT AND ITS WALKING DISTANCE TO EVERYTHING.

Location, location, location! This place is in between the Duomo and Santa Maria Novella and is literally next door to the Medici Chapel and Casa Martelli. Location can't be beat!

Downsides - the place has an odor! This has been mentioned in other reviews. Our particular room wasn't bad, but the common area near the elevator and reception and presumably the rooms on in that area have a very unpleasant smell.
Another downside, the rooms need a deep clean. They did change out sheets and towels and cleaned the bathroom daily, BUT the duvet that was on our bed (between 2 flat white sheets) was filthy with stains and evidence of past bedbug activity. We didn't see any bedbugs on the mattress, but the brown spots and blood dots all over the maybe never before washed duvet tell a story - gross! Also, chandellier above the bed is caked in dust.
What can you do? The pros outweighed the cons, but with just a deep cleaning and figuring out their odor issue this place could be a real winner. With the location they have, I guess they don't have to put in that extra effort which is too bad.

this was the perfect place! we stayed for a few days and jt was a perfect distance for walking to the city, but also not being in the middle of all the chaos. the people that worked there and checked us in were so lovely. we could definitely stay again!!

Warning that there is a sewer/sulfur smell coming from drainage -after doing some research, this seems typical in some older neighborhoods in Florence. We kept the bathroom fan on all night and bathroom door closed as the smell is pretty strong.

This is the perfect location for a stay in Florence. It’s an easy walk from the train station and everything you want to see and do in Florence. The room is comfortable and well appointed. The staff is delightful. Make a point to get to know Luca. You won’t be disappointed. There is a lift for luggage. We did not experience any smell on our stay. Lovely all the way around

This was a very last minute booking. Luca was very responsive on expedia and assisted with us getting a taxi and giving us a brief history of the building (which is amazing).

This property was horrible, falling apart no maintenance, no proper access to the reception area , we had to bang at a door that looked like the medieval times , no one answered . I had to call and let them know you’re trying to get to check in and finally opened the door. The hairdryer looks like a CPAP machine, no toilet paper , no one at the reception , It was one night ( thank God) .. if you book this place book it at your own risk , I don’t understand how Expedia offers this place .. the pictures on web are false advertising…,

The property was really well located 2 minutes walk from the Duomo. Really nice breakfast included in a restaurant next door. There is a small front desk however when we were there there was no one there. We received clear instructions on how to get there and get in. There was a foul odor of drainage during our stay it appears it was a general problem in downtown Florence. Our room smelled also, we contacted the administration and we were moved to a nearby property.

Great location. It’s close the the Firenze SM Novello station & the Duomo with many dining options. But keep in mind it’s on the 3rd floor. Unfortunately check-in instructions were not clear to point that out. After checking in, you can ask for access to use their elevator which was great for me.

The not so good…at first the room seem to be okay, but after settling in we quickly realized it’s not very functional. There was no luggage rack to lay out our luggage. The closet hanger rack was made for a basketball player. You’ll need to be at least 6’, maybe 6’2”, to reach the hanger rack in the closet. The mini fridge in the closet do not cool anymore. The standup shower is really small. There is very little counter space to put your toiletries. There is a strong unpleasant smell in the room; perhaps it’s the cleaning agent the cleaners use to clean the room. It appear to have faded gradually during our stay but it was still somewhat noticeable.
Overall I would give it a 3.5/5. Went with 4 cuz of Adriano.

It’s was an adventure to find it for sure, but if you call them they give great directions and after it is a very nice location close to everything in Florence. What a great place to stay so much charm and history, our room was perfect , modern and very clean, good AC and a very nice roof terrace was perfect one of the best location in Florence 8 minute walk from the train station and 5 to 10 minutes walk to everything you want to see. Breakfast was next door at a partner restaurant was really good best cappuccino we had . When we arrived Mr Luca greeted us with open arms and full of positive energy , showed us around the hotel and made us a map of everything to visit and recommend the best restaurants that we were blown away best food we had in Italy half the price of Venice . Can’t thank him enough for one of the best experience. We are truly grateful.

Air conditioner was broken, it was over 100 degrees in our room. Hotel did nothing about it and we had to book another hotel. There was no staff on site from 5pm-10:30 am, very disappointing.

Pros: Location, location, location! 10 minute walk from train station. 5 minute walk to the duomo, shopping, and alot of good restaurants. 1 minute walk three doors down to one of the best restaurants, which happens to be the provider of the included breakfast, with friendly service, a fantastic breakfast buffet, and excellent coffee! Beds were comfy, linens were clean and replaced daily, room was old, but clean and quiet.
Cons: Initial reception was confusing. Roof top patio could be a great ammenity if it was better furnished and lit properly at night. Cool view of neighbor dome though.
Definitely call ahead to set up your arrival. There is no reception desk inside the front door. Just an empty corridor and a musty old stairway leading up to the reception desk on the third floor that has limited in-person reception hours. Our receptionist was very friendly, helpful, and spoke fluent English. Call ahead for an access code for the elevator. It is a tiny, two person elevator accessed by a door on the street, two doors to the left of the main entry door.

Definitely call ahead to set up your arrival. There is no reception desk inside the front door. Just an empty corridor and a musty old stairway leading up to the reception desk on the third floor that has limited in-person reception hours. Our receptionist was very friendly, helpful, and spoke fluent English. Call ahead for an access code for the elevator. It is a tiny, two person elevator accessed by a door on the street, two doors to the left of the main entry door.

Perfect location, super walkable. I traveled with other 2 adults, the beds were comfortable, super quiet, we never crossed paths with other guests. Breakfast was really good, we really liked it. I think they can improve cleaning, you could easily tell the floors had a heavy build up, the shower had some drain smell, although housekeeping tried their best to concealed. Please improve the appearance of the entrance. I almost regretted when we first arrive. Would I stay there again? Definitely.

Our room had a vile smell of sewage the entire four nights we stayed. We would come back to our room and the the odor was so bad it made all of us nauseous. We made them aware of the situation after the first night and asked to be compensated for the major discomfort. They did not offer to change the room it is likely the hotel was full. We are certain the management rented us the room, fully knowing the problem. My teenage children did not want to stay in the room and complained the entire four days. We all dreaded going back to the room fearful of the wall of offense odor as soon as we would open the door. There is a recent review of the same hotel about a month ago from a traveller, Andrea Capaciolli on Feb. 2025 who stayed in the same room called the Massacio and had the same major sewage issue and they did nothing for him either. We came home to Vancouver and our luggage and clothes still wreaked of sewage...Shame on this establishment for renting this room. It is an unacceptable business practice. We were able to go into the room next to us and it did not have the same issue so it is is specific to the room. Also the morning we were leaving we saw a plumbing truck parked right out front of the hotel...We were advised by Andrea (the caretaker) that the owner would call us after the trip. Crickets... Don't let the rating fool you or you may be stuck with a horrible smelling room and a hotel that does not care.

The hallway going to the elevator can use some interior designing to make it more presentable, but I liked that once you get out of the elevator, the rooms are renovated and clean. We loved it! The staff is super nice! The rooms are really pretty and clean, ours specifically was pretty big. The location is amazing, we walked everywhere easily and the valet parking took our car when we arrived and brought it back when we left. The breakfast is also really really good.

Difficult to find since there are 2 hotels with the same address #6. Breakfast is excellent in the next door restaurant with breakfast vouchers. Charming 600 yr old monastery turned into this 7 unit hotel on the 3rd floor. Staff very enthusiastic and helpful at check-in. Guest relation not on property 24/7, but accessible by phone…not sure how prompt since we did not need emergency services. Good bed, good A/C, good bathroom. Cleanliness rated low because of spider webs on the ceiling and visible dust on ceiling light fixture. We slept well because of the quiet room and the comfortable bed.

I liked the hotel, but it is not for everyone.
The rooms newly remodeled and in a hundreds of years old mansion, a very easy walk from the train station and the main tourist attractions in Florence. Since the bathrooms even at museums are not so great, it was a super convenient location. The staff gave us a map and tips on which places we should be sure to visit, making a positive impact on our visit. It was the only Italian hotel we stayed at that gave us shampoo, and it had all of the amenities including blow drier, towel warmer, bidet, etc. The breakfast was good. There is a roof deck!

A very strange entrance. Just a worn out wooden door with a piece of paper telling you to press the code to enter. Once inside it's a hallway filled with old dilapidated furniture. The lift brought us to a desk with an envelope containing my name and the room keys. No instructions on how to locate the room in this old medieval building. Not a very good first impression! The one good thing was the restaurant next door which seems to be affiliated with the hotel and the extremely close location to the Duomo.

Set on the top floor of a very old Florentine merchant's house, lovely old rooms and very comfortable. Afflicted with mosquitoes (both of us bitten overnight). Lighting in the room so low, it was impossible to read a book except in the bathroom and no public spaces for reading.Breakfast in next door restaurant by arrangement with hotel was OK but also in dim lighting... so dreary. On arrival no lift available and three floors up with bags... when he finally arrived, the receptionist gave us the key code for the tiny, ancient lift. Expensive for what it was.

The walls were very dirty, bathroom too. The linens were not great and it did not have any protective linens. It was only a one night stay so I tried not paying attention. Would not go again.

We had a fabulous stay here. The rooms were so private, comfortable and quiet, spotless and great aircon for the hot Florence summer. Our host was so helpful with any advice or information we needed. Great breakfast included daily at the restaurant next door. Ideally positioned right in the centre of the Duomo area - quick walk to everything and the tram stop from the airport. There’s a lovely rooftop terrace where you can relax and listen the sound of the city and church bells…highly recommend this residence. We’ll be back!

Our stay was excellent. We had difficulty finding the property so I called the phone number. Andrei answered the call and literally guided us to the door. Room was very clean. Our room faced the courtyard and was very quiet. Toiletries were provided. We were given coupons for breakfast at the restaurant beside the property. It was a great start to the day. We had to check out early our last day. Andrei arranged for us to pick up a bagged breakfast the night before. The location of this property is excellent! Right around the corner from the Duomo. You can see the Medici chapel from the rooftop deck. Andrei was also very helpful in providing a map and identifying places we may want to see. We highly recommend this property!

The hotel was a very close walk from the train station, which was fantastic as Florence is not very easy to get around by vehicle. We arrived early and found the directions provided by staff to be very accurate and easy to follow. The hotel was well marked. We were able to leave our luggage at the hotel, and toured around Florence for a bit, but were able to check in early (around noon) as our room was ready. Andrea checked us in and was a wealth of knowledge. Provided lots of great recommendations as well as a map of the city. As with many “airbnb” style accommodations, staff was only present during the day, but was very clear in when they’d be on site and how to reach them after hours (which we didn’t need to do). We stayed in a double room, it had everything we needed, was very clean (and cleaned daily by staff while we were out), and spacious. Although it is in a very old building the room was up to date and comfortable. I had read a review prior to coming about there being bugs in some rooms, or in the beds, but we checked our bed thoroughly and the mattress was immaculate. Windows have no screens (as in all of the places we stayed in Italy), so I could see that bugs may be able to access the room that way by chance.

We were woken in the night by our children whose sofa bed was infested with bed bugs that had not made an appearance until they went to sleep. The children were bitten and after killing as many as we could we had to put the sheets in the shower and block the door there were so many. Below is a picture of their pillow. Four of us then had to share a double bed until the morning. In the morning no one answered the emergency line and I had to ask the cleaner via google translate to call someone urgently. They didn't inspect the room, we insisted on being moved and they moved us to their sister hotel. I have requested the first night be refunded by the hotel but they have refused to answer any correspondence. Terrible service from a hotel that does not care about this issue or it's guests.

The reception at this accommodation is very friendly and the location is great! The only scary thing was that we found bed bugs on the sofa bed! ! ! ! So we didn't sleep on that bed. When I informed the accommodation, he only said that he had checked and found no insects. Because pests do exist, I hope this review will encourage the hotel to implement pest control measures to prevent future guests from being harmed.

Hidden gem in the middle of everything! Luca @ reception was a plethora of Firenze information-history, where to go for cultural events-dinning, museums etc…very, very, helpful, personable, friendly & accommodating. Train station less than 10 min walk!!! Recommended if you are visiting 2-3 days. Scenery, furniture, access to hotel brings one back to the life of 14-16th century…loved it! Btw, restaurant below/next to hotel-buffet breakfast-good assortment!
