This was the worst hotel of our Italy trip. The staff did the best to help.
You enter via a dark entrance, extremely unwelcoming with 3 mismatched old sofas, covered with old torn cushions. Looks like a bad hostel.
Our room had an extremely strong swerage smell. It was so overpowering, it gave me a headache and made us all feel sick. Luca (check in staff) tried to help by adding a very strong chemical solution to the drain as well as air freshners to the room.
We didn't have a chance to change rooms as we were heading out on tour. We came back late at night, the smell was better, masked by the freshners, we noticed dirty coffee cups and there was only 2 and there was three of us.
The room was barely furnished, missing side tables, lights, wall furnishings etc but randomly there was a large mini fridge and a safe for valuables but it was not bolted down so anyone could have just taken off with it. Very strange.
We were checking out early the next morning, the staff only work certain hours so if you are arriving or leaving outside of 10am - 4pm, you are out of luck to see anyone. Your key and details are left at check in.
Unfortunately we had already paid to come back and could not cancel. We arrived at 10.30pm and keys to a different room. Unfortunately, my bed in this room was completely broken. The mattress springs were coming out so I could not even sleep. As it was so late, there was no one to talk to. Terrible. I took lots of photos and videos.

Absolutely amazing location, staff and room. We were welcomed with so much love. Traveled with my 10 year old son and myself so the area was perfectly safe. We had lost luggage and the manager was so quick to give us things he had and offered to run to grab us clothes. Truly can’t say how much we loved this place

We had a wonderful stay at Residenza d'Epoca Basilica. From the moment we arrived, we were welcomed by Lucca, an incredibly attentive and kind host with warm personality. As a Florence local, he took the time to explain the city in detail using a map, showing us main areas and sharing some history of the the city and building. He recommended authentic places to eat which we visited all.
The room itself is was very comfortable and the bathroom was spacious, spotless, everything was clean and well maintained. The breakfast served at the restaurant downstairs was excellent. Superb location, definitely a place I would gladly stay again.

This accommodation is well presented and Luca was very communicative and provided useful information with accompanying map. Being in a very busy area, with vehicle noise, once inside the hotel, it was very quiet. We were in the Caravaggio room which was airy with a very comfortable bed. We did have an issue with the shower, which was resolved very quickly, although the offer of a move to an alternative hotel was offered. There is a roof top terrace with comfortable furniture and large parasol, very good for sitting with some food and a bottle of wine, which Luca showed us where to obtain some wine glasses. The continental breakfast was very good, with fresh fruit, cold meat and various pastries, this was provided in the local restaurant next door. Overall the hotel was very pleasant and in a very good location for all attraction and only a 7-10min walk from the train station. Looking for to visiting again.

If you stay here find the wooden door with the intercom, to the left of the main door with the number 4. Behind the wooden door is the elevator, otherwise you will be humping your bags up 3 flights.
The room was clean, and served us well. But that upstairs view... we will never forget sipping wine up there!

We were forced to keep the windows open the entire time just to breathe, but it was extremely windy and cold, especially at night. There was no heating at all, so we were freezing and very uncomfortable during our stay.
The service was just as bad. The owner told us to call or text him if we needed anything, but when my husband actually tried to reach him multiple times, he never responded. We felt completely ignored with no support.
The worst part happened on our last night. Around midnight, we were woken up by a very loud knock on the door. We were startled and jumped out of bed, only to find a new family who had just arrived. They couldn’t find their room keys and had no way to get in. They also tried contacting the owner with no response. My husband ended up helping them—giving them the WiFi password and even searching for their room key with them. They had young kids and were clearly scared. It was unacceptable that guests were left in this situation with no staff available.
On top of everything, the stairs leading to the room were very creepy and poorly lit, which made it feel unsafe.

The rooms are extremely spacious and quiet. Andrea was was very nice and helpful, with that being said the linens and towels were clean but the furniture was a little dusty. The lighting was dim i wished it could of been brighter in the room. Somehow moskitos kept getting in the room even when all the windows were closed. AC WORKS, BREAKFAST WAS GREAT AND ITS WALKING DISTANCE TO EVERYTHING.

Downsides - the place has an odor! This has been mentioned in other reviews. Our particular room wasn't bad, but the common area near the elevator and reception and presumably the rooms on in that area have a very unpleasant smell.
Another downside, the rooms need a deep clean. They did change out sheets and towels and cleaned the bathroom daily, BUT the duvet that was on our bed (between 2 flat white sheets) was filthy with stains and evidence of past bedbug activity. We didn't see any bedbugs on the mattress, but the brown spots and blood dots all over the maybe never before washed duvet tell a story - gross! Also, chandellier above the bed is caked in dust.
What can you do? The pros outweighed the cons, but with just a deep cleaning and figuring out their odor issue this place could be a real winner. With the location they have, I guess they don't have to put in that extra effort which is too bad.

this was the perfect place! we stayed for a few days and jt was a perfect distance for walking to the city, but also not being in the middle of all the chaos. the people that worked there and checked us in were so lovely. we could definitely stay again!!

This is the perfect location for a stay in Florence. It’s an easy walk from the train station and everything you want to see and do in Florence. The room is comfortable and well appointed. This was a very last minute booking. Luca was very responsive on expedia and assisted with us getting a taxi and giving us a brief history of the building (which is amazing).

This property was horrible, falling apart no maintenance, no proper access to the reception area , we had to bang at a door that looked like the medieval times , no one answered . I had to call and let them know you’re trying to get to check in and finally opened the door. The hairdryer looks like a CPAP machine, no toilet paper , no one at the reception , It was one night ( thank God) .. if you book this place book it at your own risk , I don’t understand how Expedia offers this place .. the pictures on web are false advertising…,

The property was really well located 2 minutes walk from the Duomo. Really nice breakfast included in a restaurant next door. There is a small front desk however when we were there there was no one there. We received clear instructions on how to get there and get in. There was a foul odor of drainage during our stay it appears it was a general problem in downtown Florence. Our room smelled also, we contacted the administration and we were moved to a nearby property.

Great location. It’s close the the Firenze SM Novello station & the Duomo with many dining options. But keep in mind it’s on the 3rd floor. Unfortunately check-in instructions were not clear to point that out. After checking in, you can ask for access to use their elevator which was great for me.

The closet hanger rack was made for a basketball player. You’ll need to be at least 6’, maybe 6’2”, to reach the hanger rack in the closet. The mini fridge in the closet do not cool anymore. The standup shower is really small. There is very little counter space to put your toiletries. There is a strong unpleasant smell in the room; perhaps it’s the cleaning agent the cleaners use to clean the room. It appear to have faded gradually during our stay but it was still somewhat noticeable.
Overall I would give it a 3.5/5. Went with 4 cuz of Adriano.

It’s was an adventure to find it for sure, but if you call them they give great directions and after it is a very nice location close to everything in Florence. What a great place to stay so much charm and history, our room was perfect , modern and very clean, good AC and a very nice roof terrace was perfect one of the best location in Florence 8 minute walk from the train station and 5 to 10 minutes walk to everything you want to see. Breakfast was next door at a partner restaurant was really good best cappuccino we had . When we arrived Mr Luca greeted us with open arms and full of positive energy , showed us around the hotel and made us a map of everything to visit and recommend the best restaurants that we were blown away best food we had in Italy half the price of Venice . Can’t thank him enough for one of the best experience. We are truly grateful.

Pros: Location, location, location! 10 minute walk from train station. 5 minute walk to the duomo, shopping, and alot of good restaurants. 1 minute walk three doors down to one of the best restaurants, which happens to be the provider of the included breakfast, with friendly service, a fantastic breakfast buffet, and excellent coffee! Beds were comfy, linens were clean and replaced daily, room was old, but clean and quiet.

Perfect location, super walkable. I traveled with other 2 adults, the beds were comfortable, super quiet, we never crossed paths with other guests. Breakfast was really good, we really liked it. I think they can improve cleaning, you could easily tell the floors had a heavy build up, the shower had some drain smell, although housekeeping tried their best to concealed. Please improve the appearance of the entrance. I almost regretted when we first arrive. Would I stay there again? Definitely.

Our room had a vile smell of sewage the entire four nights we stayed. We would come back to our room and the the odor was so bad it made all of us nauseous. We made them aware of the situation after the first night and asked to be compensated for the major discomfort. They did not offer to change the room it is likely the hotel was full. We are certain the management rented us the room, fully knowing the problem. My teenage children did not want to stay in the room and complained the entire four days. We all dreaded going back to the room fearful of the wall of offense odor as soon as we would open the door. There is a recent review of the same hotel about a month ago from a traveller, Andrea Capaciolli on Feb. 2025 who stayed in the same room called the Massacio and had the same major sewage issue and they did nothing for him either. We came home to Vancouver and our luggage and clothes still wreaked of sewage...Shame on this establishment for renting this room. It is an unacceptable business practice. We were able to go into the room next to us and it did not have the same issue so it is is specific to the room. Also the morning we were leaving we saw a plumbing truck parked right out front of the hotel...We were advised by Andrea (the caretaker) that the owner would call us after the trip. Crickets... Don't let the rating fool you or you may be stuck with a horrible smelling room and a hotel that does not care.

The hallway going to the elevator can use some interior designing to make it more presentable, but I liked that once you get out of the elevator, the rooms are renovated and clean. Difficult to find since there are 2 hotels with the same address #6. Breakfast is excellent in the next door restaurant with breakfast vouchers. Charming 600 yr old monastery turned into this 7 unit hotel on the 3rd floor. Staff very enthusiastic and helpful at check-in. Guest relation not on property 24/7, but accessible by phone…not sure how prompt since we did not need emergency services. Good bed, good A/C, good bathroom. Cleanliness rated low because of spider webs on the ceiling and visible dust on ceiling light fixture. We slept well because of the quiet room and the comfortable bed.

I liked the hotel, but it is not for everyone.
The rooms newly remodeled and in a hundreds of years old mansion, a very easy walk from the train station and the main tourist attractions in Florence. Since the bathrooms even at museums are not so great, it was a super convenient location. The staff gave us a map and tips on which places we should be sure to visit, making a positive impact on our visit. It was the only Italian hotel we stayed at that gave us shampoo, and it had all of the amenities including blow drier, towel warmer, bidet, etc. The breakfast was good. There is a roof deck!

They gave us something that plugs into the wall that maybe would have gotten rid of these pests, but I don't know what it does or if it is healthy so we didn't use it. There is an elevator, but the first day we didn't have the code to access it, it is tiny, and did not work for one day because they couldn't get it fixed on a Sunday.
