Extremely well located, close to the sights and transport links. Not the cheapest hotel but reasonable for the location.

I didn’t mind the four floors of old Italian stairs one has to ascend to reach the hotel, adds character, though it is a bit of effort.

The room was nicely sized and clean, had everything I could ask for. But, my issue was the “private bathroom”. It was private but not attached to the bedroom, it was a small separate room down the hall way. I wouldn’t have booked here if I’d realised that, I don’t want to have to be getting dressed, walking down hallways and locking and unlocking doors in the middle of the night.

Loved my stay! The hotel consists of a handful of rooms on the fourth floor (so be prepared for a hike!). The room I stayed in was modern and clean, with a nice view of a main shopping street (and slight peak of the duomo). Area is safe and secure and PIN code access is needed for both the door at street level and the hotel floor itself. Had a great stay and would recommend again.

This was a fine, functional, adequate, clean facility, quite walkable from the train station and quite walkable to all of the city-center museums, galleries, etc. Excellent location. Beware, though, there is no elevator and the hotel is up a lot of windy twisty stairs! Do not select this hotel if you have mobility issues. Otherwise, it was a fine option.

Very clean and modern rooms - super close to great restaurants, coffee shops and steps from Cathedral of Santa Maria del Fiore and the train station! We loved our stay here and would definitely stay here again next time we are in Florence! The staff is super friendly, helpful and approachable which was great. Only negative about this hotel is the number of steps - I think my wife counted around 70 to 74 steps to get to the hotel floor. There are no elevators unfortunately - no biggie if you are young like us and pack light but might be tough for older individuals with kids and/or heavy luggage.

BEWARE: you need to climb 78 steps of stairs to get to the hotel. If you have big luggage, take that into consideration. The room is as pictured or maybe slightly better. It comes with a mini fridge, and they even gave me a bottle of water to start my stay. I had a room with a private bathroom, but my private bathroom is a few doors down, so it is not as convenient. You need to pay for city tax in cash as well. Other than that, I have no complaints.

It’s worth the rate and the hotel staff, Cristina was very nice and helpful. I stayed in room 9 which has a very nice view of the Duomo. I like that the room also got a fridge which is quite convenient for summer and that the time I stayed at the hotel.

Amazing location for great price!

Perfect location right next to the Duomo, very close to train station, short walk to see the Uffizi and Accademia galleries. Amazing breakfast 2 minutes away at Cafe 50 Rosso. Note that you will need to climb 2 flights of stairs with no elevator to get to your room, and rooms had private shower but shared toilet in a bathroom down the hall. These weren't issues for me, and all facilities were very clean and worked perfectly (wifi included)! I would choose Hotel Giappone again if I go back to Florence.

Hotel is in a great location, very close to train station and St.Mark's basilica. Mgr/owner is very nice to deal with. Hotel is old but cozy. Hotel is on top floor and must be ready to haul suitcase since there is no elevator.

There may be better rooms and conditions but I was allocated what looked like a staff over-night room.

It was too small to turn round in. The bed was tiny and sloped to the side. There was barely room to put a bag down. No connected bathroom, the toilet and showers were at the far end of the establushment.

It was also at the top of 100 or so stairs which was a little demanding on my knees.

That said, the location was excellent and I really enjoyed the rest of my three days in Florence.

My stay at Hotel Giappone was just what I needed - the location in Florence can’t be beat. Yes, there is no elevator, and it’s not the flashiest of accommodations, but if you’re looking for a clean, budget-friendly place to stay, I recommend. The service was excellent - they waited for my late arrival and came after-hours to help me when I couldn’t open the outside door. Only issue was the WiFi could be a bit spotty.

Owner is very helpful and always available by phone or the buzzer. Room was cleaned daily and everything worked, especially wifi. Extra blankets were useful during the chilly nights. Room looks a little dated but everything was safe and sufficient for us to go out and see the sights!

Up three flights of steep stairs with no lift
Small dingy rooms, window couldn't be opened because of arrangement of furniture so felt even more cramped. One of our rooms opened out onto reception so the phone woke occupants at 7am in the mornings.
No common area or sitting room at all
Very close to the Duomo but still felt overpriced and not really comfortable

NO ELEVATOR. 3rd floor. Steep steps.

There is no elevator and hotel is on 3rd floor. Approximately 75 very steep steps. The room and staff were nice. The location is perfect. I enjoy going out and coming back to hotel for rest several times a day, which was not convenient at this hotel. If you are training for a triathlon the steps may not be a problem. I wish I could recommend this hotel, but I can't. I would never stay here again due to not having an elevator.

It was ok. not bad but not great either. Very convenient right next to train station. Nice pizza restaurant next across the street. Unfortunately bad transportation to Marco Polo airport if you have an early or late flight. Busey to airport start running at 6:30 am and stop running at 10:30 pm. that was the biggest inconvenience.

LOVED it! Clean and a feeling of home. The owner was so sweet despite language barrier, and helped me adjust my reservation very quickly and easily. The place was always cleans. My room was so comfortable (single/shared bathroom but with a sink in the room) that sometimes I was tempted to not leave! Up 4 flights of steps in a typical Florentine building, Super close to stores and eating places of all types, and the train station where you can go anywhere by train, bus or tram. I highly recommend and would definitely stay here again!

We got a room with a private shower which was worth it to us. The hotel is very close to all of the attractions and a 7 minute walk to the main train station. Of course the area is going to be busy since it is near the Duomo. The doors opened and closed pretty loud at night, we think oiling them would be best. You need to climb up 3 flights of stairs to get there with luggage, so people who can make the trip it is fine. We were greeted very nicely and the main lady in the hotel is VERY nice. ☺ The place is clean and a great price for the area, so if you can do stairs and don't mind hearing doors open and close at night then it is a good place to stay.

The hotel is in great location, 3mins walk distance from piazza deal duomo. the host is very friendly! She answered all my questions nicely! My booking is a room with shared bathroom, it's pretty small...but I saw other rooms are bigger than mine, so I won't judge the space...btw, there is no lift for the hotel.. Heavy, big luggage? Not recommended

Good Location but you have to be fit to get to it.

Hotel room was very pleasing, nice and clean and comfortable but, not having your own bathroom is a pain.
Had shower in room which was the side of the window and wardrobe a bit odd really, shared toilet along the landing,
but not in a good condition considering everyone had to share it. Shower on wall next to it so when another guest had used it, toilet, floor and surrounding area gets soaked.
Biggest downfall though is the climb to the 3rd floor to reach the hotel. Spiral stone staircase which unless your
fit I think you would say is a killer, well was for me.
Having no lift and having to go that far up the building was not fun.
Would recommend this hotel but with warnings.

Afordable at a prime location.

Before I booked this hotel I read some of the reviews and most of them are true about this hotel so no surprises here. I'm not disapointed, I was informed about the deficiencies of this hotel but I just needed a place to sleep that is near all the attractions. Just a word of advice if you are contemplating booking this hotel, bring your own towel as the ones the hotel provides look more dirty, stiff(they can stand on their own) and disgusting.

My wife and I booked this last minute. We needed something close enough to the train station and the downtown space of the city and got both. Staff was friendly and helpful. There were a couple of mosquitos in the room, but was given a repellant to plug into the wall and took care of it right away.

5th floor walk-up!

The hotel is located in a prime area - about a 5 minute walk from the Firenze SMN station and 3 minutes from the Duomo. Unfortunately, the hotel itself is on the equivalent of a 5th floor walk-up (with somewhat winding stairs) and no lift. I wouldn't recommend this hotel for those planning to carry big or heavy luggage. The walk up without luggage wasn't so bad, and I considered it as my cardio for the day. The hotel room we were offered was VERY large and spacious, with a double bed, 2 twin beds, and a private bathroom. The bathroom was smaller than other hotels I have stayed in in Europe. There was no shower stall - only an open floor plan with a curtain that abutted the toilet. That meant that if I wanted to use the restroom after my s.o used the shower, my pants would get all wet. The location, however, is its main selling point. It was in the middle of pretty much everything; if you don't mind walking up 5 flights of stairs, it might be the perfect location!

Stayed 6 nights and by the end I was enjoying the lovely stone four flights of stairs to the hotel. Very small room but comfortable. Though hardest bed I've ever come across I slept very well. Noisy but I had no problem getting to sleep. You are in the centre of the city with the Duomo only 2000mtrs away so not surprising. Staff friendly. Shared bathroom never a problem as only 9 room hotel with some having their own facilities. Very enjoyable stay.

There is no toilet in the room. Only 1 toilet shared between 4-5 rooms so if you are in despair, try to train your bladder. There's no lift and have to climb up 4th floor with suitcase. Wifi at night doesn't work as internet is switched of. Its difficult to find hotel as there is no signposting at all.

Shower installations too small, water takes 5 - 7 minutes to heat up, towels extremely rough to the touch - think sandpaper. But, room was neat, very clean, air con worked well. Nice and quiet. Owner was not particularly engaging perhaps because her English is minimal but definitely no warm ambience about the place/it's owner. A hassle to go up the many steps to the hotel each time but all reviews did indicate there were steps - just be aware there are MANY. Location great - close to central market, Santa Maria Novella Station, shopping and great restaurants. Loved Florence (my first trip there) so much, decided to extend my stay but changed hotels. Wouldn't stay here again.

What can i say, its italian!

Im 22 and me and my friend stayed in Florence two nights here as part of a travel round Italy. What can i say, its Italian! Got exactly what i expected. Lady was on the phone when i arrived, asked my name, walked me to my door and flung the key at me. No welcome or directions or anything, and went back to her conversation. The hotel is on top of a few other hotels and no lift so very long way to carry suitcase, unless you find a nice gentleman!However, its in great central location, literally 5 mins from everything, free wifi, air conditioning. Hotel was clean enough, safe enough and we would definitely come back for short stay.

This hotel has an excellent location, walking distance to major sites and main train station.
But it was quite noisy (street noise from outside) even with the windows closed.
I had an in-room shower, sink, tv & kettle. Toilet was shared but there was only one, which can be inconvenient if you're in a hurry.

Great location but you get what you pay for

The hotel has 4 fairly narrow flights of stairs with no elevator - and the room had a see-through/frosted tiny shower in the middle of the room (which was weird travelling with a friend), and no bathroom. Bathroom is shared, and also has a shower in it, which is odd - so you have to wear shoes to go to the bathroom in case someone has just showered. Many rooms share the same bathroom - we usually got lucky but if the hotel was crowded I can't imagine that scenario. They changed the sheets and it was more or less cleanish - nothing terrible, but I would say the least clean of all the places we stayed at. Also the person behind the desk was difficult to communicate with and you couldn't always find her when you needed her. A good price and a great location, but I would try to find somewhere else next time.

Nice hotel close to the Duomo

I had a great experience at Hotel Giappone. The owner was helpful (let me store my bag until my afternoon train). The location is perfect. No more than a 10 minute walk to any of the major sites in Florence. There's even a great little outdoor/indoor market I stumbled upon just a few minutes from the hotel! Would definitely stay here again.

Be Ready to Climb Stairs

The hotel is located about 10 minutes from Florence's Santa Maria Novella train station. It is located right in the heart of the city. Three big drawbacks: a 5 story climb to the check-in desk (no lift), a shared toilet down the hall, and no breakfast served. The room we had was very tiny (we've come to expect this throughout Europe), a bit cramped, a bit noisy starting around 7 am since our room overlooked a busy sidestreet running into a main thoroughfare. Our room was blessed with plenty of tea, sugar, and a working tea kettle (be sure to take a converter). The towels were a bit rough, but large. The proprietess was very accommodating and even contacted our hotel in Rome and re-confirmed reservations without charging us for the LD phone call. She warms up to you once you try to converse with her a bit. You also can't argue with the hotel rates as this was the most inexpensive hotel that we stayed in during our entire 2 week sojourn throughout Italy ----- all in major cities. And, again, the location was absolutely first-rate.

Budget hotel close to train station and sights

We chose this facility based on price and location. It has a good location within walking distance of Florence's sights and is close to the SMN train station.
There is no elevation in this building and this hotel is a small 1 level hotel on the 3rd floor (4th floor for North Americans).
Having stayed in similar hotels this one did not disappoint as we did not have high expectations.
Our room did not have a toilet but we had a sink and shower stall.
The A/C works quite well.
There is no breakfast available but there are nearby coffee shops and a McDonald's about 2 blocks away at the train station

Great value and location!

I recommend it. The hotel is only a 6 minute walk from the train station and 2 blocks away from the Cathedral. We had a great view from our window. The only things that were a bit inconvenient was the small shower which was hard to move around when you are inside of it. There is no elevator and you have to climb 3 stories to get to the hotel.The staff was friendly and very helpful.

Nightmare with luggage

Do not book this hotel unless you do not mind carrying your luggage three stories through the stairs. The hotel is nothing but an apartment converted into a hotel. The rooms are small. My room, a single room, is the smallest you can imagine. The linen was clean. There was arrangement for Tea/Coffee in the room. There is nobody in the reception. The bathroom was dirty. The worst was of course that it is on the 4th Floor with no elevator / lift. Carrying the suitcase was extremely painful. The location is good, as the railway station and most of the attractions are within walking distance.

Very nice: great location, perfect for short stay

I reiterate many comments posted here already, essentially that the room was small, the furnishings a bit quaint (and not to mention up four flights of stairs), but all in all those factors lend to the charm of the hotel. You’re in a neighborhood that’s been there for hundreds of years, so the hotel blends in perfectly. It was just off the main street, very close to train station and very close to all the historical locations. I slept with the window closed (A/C worked fine, on a remote), and the room was quiet.

Mind you, I still give the hotel an overall score of 4. That’s because most of the 5s involved the surrounding neighborhood. I nonetheless was quite pleased with the hotel. The room was spotless. I opted for the private bath, which was very clean, although I point out that the shared public bath just outside my room also was spotless. Occasionally the wifi was a bit spotty, but the front desk lady gave me full run of the on/off switch of the router whenever it needed to be reset.

No amenities, such as mini-fridge, vending machine, etc. but that was no problem. You can find anything you need just down on the street. Anyway, you’re not spending time in your hotel in Florence, you’re spending it seeing the sights. It pretty much was just for a nap and my night’s sleep. My choices came down to two hotels, based on the prices and ratings, but the other one didn’t have a private bath. Hence, my choice. No complaints at all. Enjoy!

Pleasant little place. 3-story walk-up to get to the reception desk (the hotel only occupies the third floor of the building). There isn't always someone at the desk. I had to wait about 15 minutes for someone to check me in (I arrived around noon). Small, but very clean room with well-working air conditioner (!!!). Toilet/bath down the hall - also clean, although the toilet seat was cracked (probably from the shower water constantly raining down on it). Steps to the Duomo and other sights! Walking distance to train station. Free Wifi in the room.

Veery good for the price

Very centrally located. Very clean. Decent small single room more than enough for a solo traveller. Cheap. Cons: 3rd floor and no lift, no breakfast included, I think no option for breakfast, shared bathroom, shower in the same room as toilet. I usually go to hostels, for a little bit more you can enjoy your own room and own privacy. My score is based on the price and category of the hotel. For a more expensive one I would have been more demanding.

Very no-frills but in a perfect location and you can't beat the price! Wonderful woman working at the front desk; very nice and accommodating. Would definitely stay there again if on a tight budget.

I hope you like stairs

The hotel listing did say \"shower in Room\" and \"shared bathroom\", but we did not expect that there was no bath in the bathroom, only shower and toilet facilities.
I had hoped for an elevator, but it only had 3 steep flights of stairs.
In the 35° C heat and considering our age (early 60s) it was a bit of a marathon at the end of each day, sometimes two or 3 times during the day.

Excellent location within 500m of the Rail Terminal (or 10 Euro by Taxi). Walking distance to every attraction in Florence as well as a good selection of bars and restaurants.

No hair dryer in the room was another failing.

Great for Price

Overall the hotel was good. You have to expect to get for what you pay for. The hotel is nicer than a hostel but also not a typical hotel. We shared a bathroom but it was clean and we almost never had to wait on another guest. The one complaint I have is that the front desk was almost never attended to except for a few hours during the day. The woman who runs the hotel is very nice when she's there, but if you ever need something later in the day or at night, forget about it.

Right in the heart of Florence

The hotel was very clean & the desk service excellent. My room was rather small, & there was a general shared bathroom, but as I was out & about & only spent the night at the hotel, the room size didn't really matter, & I never had to queue for the bathroom. The location is superb, within 150 yards of the Duomo, but as there's not a lot of traffic on the surrounding streets it was surprisingly quiet. The 78 steps up to the hotel may be a problem (it's on the third floor) but I was happy to scale the heights for the location.

This hotel is a good value. Clean. Staff speaks a little English. The climb, howe er, is about 75 steps,but most of us need the exercise. Located just down the street from the Duomo. Wireless worked most of the time. Small bar across the street with great caffe latte, etc.

Probably the best value for money in Florence!

The hotel is very central located (2 minute walking distance to il Duomo), on the third floor of a well maintained building. The lack of a lift might be a problem for some people (but it wasn't for me)! I had a single room, with shower. Everything was very clean; the room had even a small LED TV monitor. The central heating was on during the night and of course, you can use the air conditioning during the hot days!
The lady at the reception was very kind and helpful (with map, information I needed)!
I really enjoyed my stay there and I would recommend the hotel to the people with a tight budget who still want to have a bit of comfort!

Cheap & Cheerful!

This is a lovely little hotel, positioned right in the heart of Florence. Everything provided is very basic and simple, but the staff are very welcoming and friendly. For anyone who is travelling on a budget, I would definitely recommend this place! My room was very clean, comfortable, and great for relaxing after a long day sightseeing.

I would advise paying the extra 5 euros for the private shower in your room, as it is much more conveinient. There is ofcourse always a shared bathroom available to use in the hallway, I guess I just like my creature comforts! :)

Overall, great hotel and service for the amount you pay. I would definitely stay here again next time I visit Florence!

The hotel was exactly as advertised on the website. We had a room with a shower and a shared bathroom. It was clean. Because it is old, we didn't feel like the cleanest people (didn't want to lay on top of the bedspread nor walk on the floors with bare feet; however, we are particular people). The owner/lady was super nice. She didn't speak much English but enough to get us checked in, etc. Our bed was made daily. Excellent location. Took American Express for payment (and other credit cards but American Express is not as common). Lots of stairs and no elevator to get to the hotel. Close to the train station. Room had A/C. All in all, we are content with this hotel as it was exactly as described.

This is a fabulous, simple clean (with air con) and best of all very reasonable place to stay. Easy walk from the station, close to the Duomo/Centre of town and walking distance to all galleries.
The only draw back is the 75 step climb to the hotel. Was a bit daunting with the luggage, but wouldnt put me off returning. Very friendly place and easy for the solo traveller.
