The owner is a welcoming, kind gentleman very accommodating about arrival and departure times. The place gives you a sense of staying in British B&Bs 50 years ago, that is, it’s definitely an older place, with some quirky, mismatched elements that can be charming. The important elements—bed, bedding, and bathroom—were clean and comfortable, and the place was affordable and convenient for driving to the airport early morning. We had to leave too early to be able to enjoy the well-reviewed breakfast. There were some parts of the room that were not particularly clean, especially a hair dryer that was sticky and, as a result, had bits of hair plastered all over it.

Had a lovely time at Spylaw and David was an excellent host. Breakfast was very good and plentyful. Parking was great as was the bus to get into Edinburgh. We stayed in the Robert room and suggest the following need attention to improve our view. The television did not work and apparently not for 30 days according to the error code, dust on the television and cabinet quite thick. Unfortnately the bathroom had black hair on the floor and dust on the shelf behind the toilet cistern. The towels were discoloured and very hard. These are suggestions only.

The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. The property is 18th century and rooms are huge and decor is in tune with building. So close to bus route to city. Bus approx every 15 mins to centre. Buses back all through the nught but less frequent. David was perfect host, explaining how to get to bus stop, given main door key for easy access whatever time you get back. We went to tattoo so were back late. Great sleep, lovely huge bed firm mattress. Coffee and tea in room. Breakfast was excellent, full scottish breakfasr and cereals yogurts, fruit juice, toast and lovely coffee. Highly recommend this place. Not big hotel, nice guest house, perfect. What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay.

The biggest issue was that the host had a cat and dog living in the common areas of the property which was never revealed in the property description and would be a problem for those with animal allergies.

I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.

An amazing, quiet location , a beautiful old house with very good facilties. It made me and my 11 old son feel like in a fairytale, with a great contribution from the house dog and cat. Avoid, there are far better options nearby
On our arrival (couple with child) the front and rear doors were locked, there were no lights on and, looking through the windows, the building appeared to unoccupied and abandoned. We telephoned hotels.com who telephoned the owner who said he was there. We returned and I met the owner who led me through the house which was dark, untidy, dusty, dated, and in poor repair and and smelled of cats or dogs (there were animal food and water bowls). I was shown the room which was looked like it had not been decorated in years. I left and informed hotels.com that the accommodation was totally unacceptable - our child has asthma - and requested a refund and was told that under their terms a refund is at the discretion of the owner who refused. We arranged nearby alternative accommodation which was excellent.

Lovely, elegant old home in a quiet neighborhood. The only problem was that I didn’t do a good job of getting arrival instructions. The bus from the city stops nearby but then, in the dark, it was a little tricky to find. The room and bath were very comfortable and welcoming. I had to leave early but I’m sure breakfast would have been nice. Btw, Uber doesn’t come to your exact location - be sure you figure their location out - again, I was doing that in the dark of early morning. Figure the location issues out before you go and you are sure to have a lovely stay!!

We only stayed one night whilst visiting family but would definitely go back. David was lovely, so friendly and helpful. The room we had was huge and the bed very comfy. Quiet room and not too hot. There was an additional heater and loads of blankets though if you were cold. I don't like a warm room.

Our stay at Spylaw Bank House was our first night in UK. David our host was so keen to please and help us. We arrived late in the day and he booked us into a local restaurant for dinner, showed us to our room, explained everything we needed to know. We woke to the fresh and fragrant smell of the flora/trees outside our window. Our home cooked full breakfast was really good and fresh pressed coffee. Spylaw Bank House was easy to find, close the village, quiet and restful. Loved our stay.

Having forgotten about this reservation (made over a year ago in anticipation of the Tattoo), I would have missed it completely but for a call with a query from the host, David. I managed re rearrange my plans and I'm so glad I did. David is a charming host and made me feel so welcome. It was clear at breakfast that everyone shared this feeling. David took a genuine interest to ensure his guests had a positive trip to Edinburgh. Breakfast, whilst I'm on the subject was delicious with excellent proper coffee.
My room was the master bedroom and didn't disappoint. The Superking bed was comfortable but the highlight was the exquisite bed linen. Similarly, the curtains which I drew at night, were heavy and lined; just beautiful.

There was also a little fridge which would be handy for a longer stay for water, snacks or just to keep the champagne chilled. These little touches elevated the experience.

This property is a 1790 home converted for lodging with updated plumbing, electricity, and wifi. Breakfast was delicious and huge! The owner/host is the BEST. David is helpful and friendly for all the places to see in Edinburgh and how to get around. A bus stop is very close by for transportation down to the Royal Mile and back. A really nice pub is close with delicious fish and chips. The property has no lift, so you do have to carry your bags. It's also home to a delightful pup named Figgy and a gorgeous cat named Starry, so if you have animal allergies, this is not the place for you. But we LOVED it here and would absolutely stay again.

It’s was definitely a warm homely feeling. Very comfortable and inviting. The gentleman who owns the place was friendly and polite… and also not too chatty, which is perfect. An old Georgian mansion which has been updated with all of the most modern facilities. My room was thoroughly equipped with everything I could need - no reason at all to go to the bother of asking for anything at all. The breakfast was well prepared and offered a large variety - even for those picky vegan and vegetarian types. Very close by bus stops for transport either for town or back and forth from the airport. I also met friendly travelers from all over Europe at the breakfast table.

Absolutely loved this place and would stay again if in the area. David did everything he could to be accommodating when I turned up earlier than expected.
