This place must have been really nice… three decades ago. Now, it feels dated. The style was always gordy, but now it almost feels like being in a movie from the 1960s. Everything looks and feels old, despite the grandeur of the past and the continued signs of wealth (including three covered Rolls Royces in the underground parking). In the end, it is more of a great attraction than a great accommodation, also because it is inconveniently located — given that the distance to downtown Lugano isn’t that big, but the road is incredibly hilly and steep. Only stay there if you want to be at that place (for whatever reason), but not because you need accommodation for you visit to Lugano.

Staff was very helpful. The rooms were clean and the pool was great. Park Hotel Principe is a sister hotel to the much more elegant Park Hotel Leopold across the street. You should definitely walk over there and enjoy the view from the bar. Bar / Bistro is still very expensive but the view is awesome.

This is a self service hotel and it took me 20 minutes to find my room. There is absolutely NO signage.
The room was large, slightly tatty and reasonably comfortable. The breakfast was nice and the staff were polite.
I can't believe they don't leave a map to show where rooms are.

The room itself was excellent, very spacious. Bathroom was outdated and couch was old. Hotel is a bit dated as well. Parking was not well defined, but was in attached garage. Main issue was lack of onsite front desk personnel. We only saw someone there when we checked in, and then no one for 3-days, including at check out. Assistance was a phone at front desk. This is a satellite to luxury hotel across street.

This hotel might used to be in the 4 star rating category, but that was at the time I went through potty training. The price is not justified at all, no parking spaces available, self-checkin, heater broken, balcony a joke, bathroom not clean at all. Very disappointing and I will be looking into a full refund.

Gorgeous, hidden gem in Lugano!

Smaller, boutique hotel with all of the amenities for a lovely stay. The staff was unbelievably helpful and over the top accommodating! They have full Spa services and the masseuse was a complete doll with great hands! I would love to stay there again and highly recommend to all!!

The room that we stayed can easily qualify as a suite, with a separate living room and a walk-in wardrobe. The interior furnishing were recently reupholstered though the lift lobby and corridor may need some upgrading. Overall, we had a comfortable stay.

Amazing and quite hotel located in the mountain above Lugano, just 4 minutes away. It has the most amazing views of Lake Lugano and a fantastic restaurant. I have stayed here no less than 8 times. Huge rooms, suited luke. Fully recommended.

this is the sister hotel of the Leonardo, which is next door.
The residence gives you a slightly bigger room+bigger and is better for a family, while the Leonardo has the views of the lake and is more for a couple. Either way the restaurant in the Leonardo and the bar are amongst the best in Lugano.

Nice hotel but not easy to find

The road system in Lugano with its lanes , one way systems and traffic volumes makes the hotel rather difficult to find and even difficult to relocate after driving into the town. My advice is look for signs to Leopoldo Hotel which is the hotel next door.
When you find it you will find a lovely hotel with friendly staff . Our room was a split level affair overlooking the swimming pool.
The breakfast was a bit , style over substance ' though.

Nice Hotel but far from town

Hotel was nice and had lots of amenities. Turns out that there is a hotel part (where we booked) and a villa part (where all the nice pictures show). Regardless the room was huge and comfortable. Downside is that they make you pay to watch tv. Another huge downside us they are extremely far from the town center via bus and walking. They were kind enough to drive us down to the city square and the train station by request.

Very attentive staff, lovely rooms, some with breathtaking views of Lugano, the lake and surrounding mountains, which is also enjoyed from the breakfast terrace and Michelin starred restaurant. If you book it as a bargain deal on expedia, pack some understated elegance to match the surroundings and ambiente. Convenient shuttle to downtown Lugano.

Great hotel with a fantastic staff!We had a really good time thought it was a very short stay. Do not forget to go across the road to their villas section. The restaurant there has a fantastic view of the valley, especially at night.

The only down side is that it is on a small hill and we were a little confused about the road leading up to the hotel as it is a really narrow road. But as I soon realized, that is the standard size for the roads in some of these hilly residential areas in Switzerland!

Beatiful views of Lake Lugano.

It is a very tranquil area, up in a mountain top, with a wonderful view of Lake Lugano. You can use the shuttle service to get the 7 minutes ride to the enchanting town of Lugano or is better if you rent your own car. I have this hotel as a base to travel to other cities and areas in southern part of Switzerland. Foxtown outlets are only 10 minutes drive. It is excellent for relaxation and quiet ess, huge and comfortable rooms, which all are in reality mini-suites and a rimantic restaurant. Highly recommended.

Based on the pictures on the website, we were expecting a room with some sort of view. The pictures were taken from the terrace, which there are no rooms from that level. Other than that, the rooms were very spacious, comfortable, clean. The service was always prompt and courteous, friendly staff. It's a bit secluded and you needed to take the free shuttle into town.

The Installations are in a good shape. The pool has nice surroundings, but was to warm! The rooms are very spacious and clean. The breakfast is far to expensive and not as good as especeted at this Price! The scrambled eggs looked not very good and we considered almost abusif the extra charge for freshly prepared eggs.

Gorgeous hotel, impeccable Swiss service. Incredible 475 sq foot room. Lovely restaurant with excellent food and service. There is nothing negative to say other than it being in Switzerland means that despite a great room rate from Hotels.com, everything is very expensive - 35 Swiss Francs for breakfast!

I had a 2 weeks vacation with my wife in Switzerland and Italy, i do not stay in cheap hotels so my review lacks the price sensitivity. This is a great hotel to stay while you are in Lugano. The rooms are incredibly spacious and comfortable and the staff were very helpful. however, the hotel is situated on a hill which makes it almost impossible to walk to the city center, but if you have a car then you should seriously consider this hotel.

The hotel was very clean and well maintained. The staff was friendly and eager to please. However, it was a bit secluded and more formal than we expected. With a 2 1/2 year old, we found the TV channels and hotel menus not child-friendly. When our child ended up with a fever it was a $60 cab ride to town and back for flu medicine. So, with children, my suggestion would be to stay in town for convenience options for dining. The food at the hotel was excellent, but the menu was very limited. Keep in mind for longer stays.

Infrastructure:
The building is old and not reneovated. Due to that you notice that some stuff is really old. But beside that you are really near to the city by car. They also offer you free parkingspace.
For sporty people they offer for free tennis rackets where you can play tennis.

Food:
The breakfast is very good. They offer great and delicious bread/fruits/Cheese.

Service:
The reception is opened just few hours. Otherwise you have online check-in or calling sbd. People are friendly and helpful.

Overall we had a great stay.

Das Hotel ist in den 70er, 80er Jahren stehen geblieben! Eingangstür undicht, Gummidichtung hängt runter. Parkettboden wäre schön, wenn er mal abgeschliffen würde. Abklebband von den letzten Malerarbeiten, wahrscheinlich vor 10 Jahren hängt noch. Lampenschirm vergilbt. Bad von den 70 Jahren und es kracht fast alles ab. Zahnputzbecher billigster Plastikbecher den es gibt! Teppichböden igitt, uralt! Und es mieft im Zimmer.
Ist mir unerklärlich, wie man für eine Bruchbude soviel zahlen muss. Kein Wunder gehen die Schweizer ins Ausland.
Essensauswahl naja. Das mediterrane Buffet für 75.- Fr. ist ein Witz sondergleichen!!! Das Frühstück war gut.

The only observation is that many areas and furniture look very old, and like they are on their last days of usability. I imagine soon they will need to go under big renovations

De staat van het hotel is slecht, vooral de algemene ruimtes als lobby, gangen en liften en restaurant. Het hotel is zeer zwaar verouderd, vloerbedekking in algemene ruimtes zitten vol vlekken en zijn versleten. Vermoedelijk dertig jaar geleden een mooi hotel, nu volledig vergane glorie. Nog geen twee sterren accommodatie. Veel te weinig personeel, geen bediening bij zwembad. En ook niet overdag in het restaurant. De kamers zijn zeer ruim, redelijk schoon maar zwaar verouderd. ‘Vergane glorie’ in elk opzicht. Zeker geen aanrader om te verblijven. Ontbijtbuffet was redelijk maar absoluut beneden peil. Jammer van onze tijd!

Das Hotel lebt von alten, guten Zeiten. Die Lage, der Park, die Ruhe wunderbar.
Jedoch alles etwas veraltet, abgenutzt, zusammengewürfelt, lieblos, was sehr schade ist. Auf die Sauberkeit, Details sollte zwingend mehr Wert gelegt werden.
Für mich sind 4 Sterne nicht gerechtfertigt.
Das Frühstückbuffet hat ne schöne Auswahl, frisch. Da sollte die Präsentation nicht wie in einer Mensa sein, praktisch und lieblos.

War einmal wunderbar. Es braucht dringend einen Invstitionsschub. Lage hervorragend, das - zu - wenige Personal freundlich und hilfreich. Dia Sauberkeit könnte besser sein. Der Teppichboden ist abgenutz und teilweise nur geflickt, im Badzimmer fühlt mach sich in den 80ziger Jahren, ohne von den elektrischen Installationen zu reden. Ich rate zu einer totalen Renovation denn es wäre schade um dieses ehemalige Prunkstück.

Ein grosses Problem war, dass wir Halbpension gebucht hatten, diese aber nicht erhalten haben, sonder noch separat bezahlen mussten. Zudem wurde offenbar die zusätzliche Information, dass 1Person glutenfrei essen muss nicht an das Hotel übermittelt, was zu Unstimmigkeiten führte.

Wir hatten leider ein Zimmer im Nebengebäude. Das Hotel ist bereits in die Jahre gekommen und unser Zimmer war sehr kalt, die Heizung hat leider nicht ausreichend funktioniert und die Einrichtung wirkte auf uns lieblos zusammengestellt. Das Frühstück war OK.
