The hotel is in a very good location with ample free parking. The room and bathroom were large and clean with fresh towels and complimentary toiletries. The staff were friendly, welcoming and informative. The hotel is somewhat dated and does look like it could benefit from some renovations but i believe it is under new ownership and so hopefully this will be done. I would not hesitate to stay here again.

I'm actually happy to give the Preston Park Hotel a 5 star rating. I found absolutely nothing negative in my stay. There is ample parking on site. Staff were all amazingly friendly and helpful, and the room was a decent size. More than big enough for myself and my Girlfriend to be comfortable. I'm guessing the bed had a good quality memory foam mattress, because the bed was wonderfully comfortable. The complimentary Tea/Coffee provision in our room was extremely generous, and the Breakfast was very nice, with a decent selection available. Some would call the Preston Park Hotel basic, but as a base location for an evening out in Brighton city centre, it was perfect for our personal needs.

Absolutely no gripes here. 👍

Had to wait around for 10/15 minutes to get checked in - as there was only one member of staff running the bar and reception (?).

The carpark is much improved with free parking (and more space than there used to be).

Reception was friendly and efficient. Corridor was a bit dowdy. I'd booked a single room but was delighted to find a well appointed room with a double bed and a bath. There was a fair selection of teas, coffees and toiletries plus 2 bottles of water. Everything worked as it should.

Breakfast was great if you like a full English. Quality sausage and bacon, scrambled egg etc. The breakfast waiter was very helpful and friendly. There was a very limited selection of fruit.

Minor negatives - a cobweb or 2 high in my room, paint stains on the corridor carpets and battered internal doors.

Overall - great value.

The room was ok, the bath had a crack in it, the sink plug was detached, the carpet was very thin and you could feel everything under your feet, it was very noisy with the traffic, the breakfast was ok, but the evening meal was excellent, fresh fish and chips.

We booked here because it’s close to Preston Park where we were going for a 2 day Thai festival. It’s reasonable priced too. It’s under new management and being renovated. We are more than pleased with the service we received. All staff were happy and helpful. The parking is in the hotel grounds and safe. The bar is relaxed and comfortable with good quality draft beer and drinks. The breakfast/restaurant area is well lit and layout is good. The free breakfast is very good quality,freshly cooked and kept well stocked with fresh food throughout breakfast. Part waiter served and part buffet self serve works very well. We had one meal in the restaurant which was good, wine list could be improved. Overall this is a nice place for a short break with good bus service into the town and a good park nearby. The hotel will only get better, and we will return.

Cold water pressure was so low that toilet took ages to refill, and shower only delivered hot water so could not be used at all. This was the case in the first room we were put in, but just as bad in the second room after we complained. Suggest you ask the staff to demonstrate plumbing works before accepting a room! Overall, the hotel is very tired, with a suspicious stain on the chair in our room. Breakfast was just about acceptable. Staff friendly but resigned to their surroundings

A good, value for money hotel

The hotel is clearly a work in progress in terms of refurbishment with many fixtures and aspects of decoration looking tired. However, the bedroom was spotlessly clean, as was the bathroom, and there was nothing lacking in terms of facilities. The staff were pleasant and helpful, and the breakfast was very good. this hotel is ideally placed for public transport and free parking is an added bonus. I'd have no hesitation in staying here again.

On arrival I waited 15 minutes before anybody arrived at reception. Room wasn't very clean, the water pressure in the shower was non existent so showered under a trickle ( at best ) of water & the bed was very uncomfortable.

Free parking is a selling point!

This was a very last minute booking and was a reasonable price with free parking and only a few minutes walk to Preston Park where I was attending an event. I would stay here again if I was going to another event. This is the kind of hotel you just book for a place to stay as you’re out all day. The staff were friendly. The hotel it’s self is dated and needs TLC.

I picked this hotel as it was near to who i was visiting. The staff were welcoming and helpful. The beds were comfortable. Good breakfast. Sadly the road noise was very loud and our room was too hot with the window closed. I'm sure rooms at the back would be quieter. The view from our window was a large overflowing skip which was unsightly.

Stayed for one night, but wish I hadn't.
The staff where friendly, polite and mostly helpful (although after about 40 minutes they eventually let me know that they couldn't find a ironing board that I could use).

I book 3 rooms for me and my family.

None of the rooms were pleasant:
- curtains hanging off rails, with holes in them, and not able to fully shut
- the shower pressure was non-existent, making it almost impossible to use
- needed to run the hot water tap for 5 minutes before it turned hot enough
- one of the windows wouldn't shut properly
- poor (but clean) bedding, so ended up sleeping in jumpers
- in desperate need of redecoration, pealing paintwork, cobwebs, some signs of damp, etc.

Fit for demolition!

This hotel is not fit for purpose, it is run down, dark, dingy and smelly (musty). It is in desperate need of full refurb or demolition. It is obvious that the property has not been decorated or refreshed in decades. The photos on the website are clearly many years old and do not represent the hotel’s condition.

I raised a complaint with Hotels.com as they should not be selling accommodation here, they have passed the buck. I was told that the property would respond to my complaint. I have heard nothing.

I have added photo’s to give an impression, sadly I cannot upload the videos I took, which is a shame as the pictures don’t give the degradation the credit it deserves.

For balance, the receptionist was absolutely lovely, very friendly and welcoming. Additionally, whilst the property is knackered and smelly, the room seemed to be clean.

Somewhat sub-par, but may fit your budget.

Well to start with it's basically one of the more budget options in the Brighton area that has parking so you can't expect too much, however even booking a few months in advance it was still £100+ a night.

The customer service from front desk was actually very good and friendly. After checking in I asked for a fan and the lady got me one promptly.

Parking is off road and easy access, just need to put your reg in on the tablet at the front desk.

There is a bar and pool table, didn't try the food.

The room was pretty antiqued and although the sheets and general surfaces were clean there was still a lot to be desired in the cleanliness department. The bath plug hole was full of hair which would make your stomach churn. The toilets waste pipe that ran horizontal was covered in thick dust. More attention to detail is needed in this department.

Location was good for Brighton especially eith on site parking off site can be expensive. The hotel offers a continental breakfast, but this has to be booked by 21.00 the previous evening. We arrived late, due to traffic at 21.40 and were told that it was too late to book the breakfast. Not great. The room was hot and without no air-conditioning or a fan was stifling snd eith the window open quite a lot of traffic noise.

Very convenient location and free parking but...

I really appreciated the free parking and the convenient bus stop just in front of the hotel for easy access to central Brighton...but all the rest was pretty average I'm afraid. I don't like to give bad reviews usually, but the room and the hotel are in real need of TLC, the room is dated, details make you think that management doesn't really care (kettle, tea and milk but no bottle of water, 1light out of 3 switches on, the state of certain elements...), nothing to put your toiletry bag on in the bathroom so I felt like camping putting it on top of the WC... My room had view on the street and it was a hot day so I had to open the window. it was really noisy as it is on the main road. It was ok for one night and also because I had chosen it really for the free parking and the bus, but I will probably not stay there again. Even if it is a reasonable price in Brighton, it is still overpriced for what it is. It's a shame really because it is so conveniently located... It could be worth its price if it was updated a little bit.

Avoid, horrible beds,dirty room,strong damp smell

It was awful, the whole place stunk of damp, the bed was so uncomfortable and hard that my back hurts after only 1 night, I’ve never had back problems, there were used toiletries in the bath so it probably hadn’t been cleaned it didn’t look cleaned. Everything was broken and old looking, no staff around ever probably so you cant complain.

The staff were friendly and welcoming. The room facilities were clean and in working order, but some elements of the hotel were dated and shabby.
Beware......the website boasts a restaurant with an extensive menu. This facility was, apparently, withdrawn some years ago and on ly a continental breakfast is now available.
The availability of dinner was a key reason for booking into the hotel, so we were disappointed and placed at a severe inconvenience upon arrival.

There was a wooden door l- basically they book out family adjoining rooms to two sets of complete strangers meaning you can hear everything going in and you don’t necessarily feel safe. They should show this in the first place but you don’t find out until you’ve arrived in the city.
The shower was lacking power.
Should be clear these adjoining rooms are for two groups in the same family (not compete strangers) as they had no spare rooms available.
Cheap and nasty- friendly staff but poorly trained and obs impervious and of limited help!

We arrived late but there was a lovely lady on duty yo welcome us.
The room was large and was very clean but the bed was lumpy.
The room looked like it had been recently painted,plenty of tea and coffee.
the bathroom very dated but it was clean and had a large iron bath. Plenty of hot water.
They advertised a continental breakfast was available but we didn’t dine in the hotel as we were to go yo a funeral and so we stayed in the room as later as possible and went to Costa Coffee about 50yards away for something to eat and coffee.

I’ve stayed in past at Preston Park Hotel was really nice clean place, this time was in really poor condition & is in need of a good Refurb
& redecorating, I struggled up the stairs to then be confronted with a key that was not a snug fit to the lock, took a couple of minutes to get into my room, The English female member of staff that checked me in wasn’t particularly joyful but miserable to be honest,
The Ukrainian lady member of staff,
was more joyful friendly & talkative on the late shift,

Didn't read reviews before booking in a hurry because it was in a convenient location. Experienced some of the poor conditions that others have shared but as I was staying for one night only and the room was clean and bed comfy the rest of the place didn't feature prominently.
It is ramshackle, eccentric and needs a good refurbishment. Wouldn't stay there again.

I was continually advised by the staff that the water had *just* been fixed by plumbers. At no point (other than boiling a kettle) was the hot water warm enough to bath a baby.

2 members of staff seemed annoyed that 1 we needed a new remote and later I'd forgotten my key! we only stayed for the parking. Shame that they haven't kept it nice.

Very disappointed for 1 night @ £120.00

Firsty the room was cold & had a dampness pressence within the room.

The ceiling in the bathroom was leaking & a puddle occurred near the bathroom sink.

The room had a ln electric heater which had no guards ob the sides, meaning the heating elements were exposed. If children were to insert there hands into the heater, they would have severe injuries.

Finally, when asking for a \"couple\" of pillows when finally checking in at 18.00pm, the reaction was very abrupt & not in a friendly manner! QUOTE: How many do you actually want.

Upon checking out at approx 10.35am wasnt even asked how me & my sons stay was. If i had bern asked i would of relayed this back to them - Infact I would of requested a full refund..
