Lady in charge gave us a room on ground floor because she could see my husband had a bad leg. Room was lovely and clean and warm with a view of pretty garden. It was very peaceful and bed was super comfy. My only complaint would be the very small shower room but at such a great price it shouldnt be that concerning. We will be back!

We had a nice bright room on the ground floor. It was very clean but could benefit from being updated. The toilet/shower room was tiny and the sink was actually in the bedroom. We didn't find it a problem as we were only staying for 2 nights. The only real con for us was the mattress was a bit lumpy.

The main issue was not with the Guest House itself but rather the lack of parking. I was in Hove for a wedding and guests at other hotels had the same experience.

Too many bossy signs!

The room was clean, although the decor is slightly dated and needs some attention. The worst thing was the large number of bossy signs, which gave the place an unwelcoming, institutional feel. If they could take those signs down, the place would feel much more comfortable.

At times the wifi in our room was so slow it was unusable.

The room was clean, although the decor is slightly dated and needs some love. The worst thing was the preponderance of A4 signs ordering you to do things like take steps to avoid Covid or giving instructions on how to use the stairs. Honestly, practically every wall had something pinned to it. It gave the place an unwelcoming, institutional feel - as though you were having orders barked at you from every surface. If they could take those signs down, the place would feel much more welcoming.

At times the wifi in our room was so slow it was unusable.

The guest house was close to the main Hove strip and bus stop into Brighton. There are lots of bars and restaurants near the house. Easy access with entrance code. Tv worked fine.
The room an ok size but not in best state of repair and very dusty. The toilet and shower were tiny making it very uncomfortable to shower.

Booked this accomodation as working away from home. I was in room 2 on top floor (there is no lift in this premises). Room was pleasant, but needed some love and attention in parts. Bed was okay, could have done with some more milk satchets in room. This venue was advertised with free on site parking. There is NONE. Had to go and park in car park (which I don't have a problem with, if I knew in advance).

A seedy down-at-heel seaside boarding house, from the black plastic rubbish bags in “reception”, through the missing light bulbs and the mould in the bathroom to the stained and dirty carpets and mirrors. The location should have been good, but we were kept awake (on a Monday night) by the shouting in the street of young men and women high on drugs or alcohol.
Overall, a depressing experience, never to be repeated.

There was a problem filling the kettle because of the size of the washbasin, and the hot water was not always very hot. It needed another chair in the room for putting clothes on.

Excellent one night stopover

Seafield Guest House is situated in the middle of Hove about 200m from the sea front. Parking is available in the multi storey car park opposite the Town Hall. £7 for 24 hours and a five minute walk away. The guest house is very clean and tidy. I met Frank, the owner/manager, briefly and was very friendly and helpful. My room (Goldstone) was perfectly adequate for my one night stay, with a comfortable bed and an en suite bathroom that was rather compact, but was big enough to have a (short) bath.
Good value for money given the many more expensive options, and I’d not hesitate to stay there again.

Really good value for money. Clean comfortable room. Easy and consistent access to the free WiFi. Comfortable bed. Only strange thing was checking in on the Sunday afternoon when absolutely no staff there! However details re my room, door code to main entrance, details re breakfast, WiFi codes all on my bed plus my room key! Full English breakfast was cooked to order, hot and tasty, selection of teas, cereals, plentiful toast. Manager and person cooking breakfast were very hospitable. If you are willing to stay out of the centre of Brighton, very very reasonably priced. Would recommend and will definitely stay here again

We needed accommodation in Brighton as we were attending a wedding and Seafield served this purpose. It was functional and facilities were ok - nothing terrible, but nothing to rave about. Would recommend if you need practical accommodation but wouldn't recommend if you're looking for nice holiday accommodation.

Guest House not a Hotel

I have said that the Hotel staff were ok, this is because I never saw or spoke to them, so I don't know. I arrived at 9.30 pm and left at 8.30 each day so was given a code to get in. I stayed here for 2 nights because the Guest House is near my son The room was basic, the bed not quite double but comfortable for one person, or maybe two, not very tall, young ones. It was clean, small, had iron/board, hairdryer, coffee and tea facilities and on the second floor. I only slept there, did not have breakfast so can't comment on that. However, I could not step into the bath, which was too high for me and had no 'grab rail' so I could not shower. I left a note for the cleaner explaining and asked for a small step stool so that I could use it. When I returned, the stool was there in the bathroom but was the same height as the bath. so still could not have a shower! But, they did try to be helpful. I will not stay there again as the stairs made my stay uncomfortable, but would recommend it to younger people who wanted to see Brighton.

Convenient location for Brighton Sea Front

On a very run down street in Brighton but very accessible to all amenities. Welcome was good from the Hotel Manager. The management are obviously trying very hard but the hotel is quite shabby. Certainly wouldn't have used the bath! Breakfast was included but the smell of frying food wafting up to our room put us off straight away, the smell lingered all day, until the next days fry up. Parking is also something to be aware of as the road is parking permits only which can be bought from the hotel at £5.00 per day, which maybe should be made clear on booking.

Unwelcoming guesthouse needing urgent maintenance.

This is a Guesthouse not a Hotel as your website infers.
On arrival we gave our details over the intercom but were left waiting on the doorstep- we had to repeat the process 5 minutes later to gain access.
The sink in the bathroom was not properly secure and did not drain. The toilet seat in the minuscule bathroom was broken and the shower cubicle had mould.
Street parking in the adjacent area was nigh on impossible.

The guest House is in a Road of Parking Permit Holders only or 2 hour limit on stay. Took more than 15 minutes on arrival to get a parking spot which has an 11 hour maximum and you have to pay over the phone with your credit card
Also you must make sure you have a copy of your booking as you will need key password to get through front door and its says room you are in. No one there at 4.30pm on arrival but we did have an email to that effect. If you were driving and had no access to emails not sure what you could do so make sure you have there phone number on your contacts.
Breakfast reasonable. Only small double bed and very small toilet, but did have a fridge and safe and left you cans of coke and tea/coffee etc.

In the right place

Good hotel,multi carpark not far away, free parking from 8pm to 8am. Then you had to dash to put a ticket on. Breakfast was really good and made to order. Staff were good . Very handy for shops, food and snacks etc. Will stay again.
Would also say the rates were very good and with a good breakfast.

Great weekend away. Although not on the doorstep of the main town, it is only a 20min walk with plenty of other shops on route.
Parking was available on a first come first serve basis and at just £5 p/n, very good value.
Breakfast was plentiful and nice.

Wanted cheap accommodation for a three-day break

Plus points:
Staff were pleasant, room was warm, off-peak cost was low, perfect walking distance for Big Tesco + shops, beach and Hove town, breakfast was good and plentiful.

Negatives:
Generally a bit dated and shabby, hooks missing, bulbs gone, towels shredded and needed replacing, shower gel/conditioner containers broken and had not been filled up in a while. Would NOT have been happy at un-discounted rate but it did the job.

I was pleasantly surprised with this accommodation, central and close to shops and resturants. Clean and tidy and I must say I would be tempted to stay in this type of accommodation when staying in Brighton. Breakfast yummy, friendly staff and no hassle check- in, if there a issue it would be parking!!! But overall give it a go

hotel was clean and comfortable. we stayed in a room on the second floor which made it a bit hot and stuffy as the weather was hot (not complaining) , an electric fan was provided. Enjoyed being able to use a fridge to keep drinks cool. it didn't make a noise. breakfast was very good and staff were friendly. i liked that we were only about a 30 minute walk from the centre of Brighton. Didn't discover much in Hove, however there is a nice pub at the end of the street if you don't wantgp too far, they serve good food

Good location and a resident seagull!

We booked a small double room and it was decidedly cosy, especially the toilet/shower room! Perfectly adequate however, and the advantage of having a window facing the back garden was being entertained by the resident seagull ( we named him Sid) who steadfastly loitered by the back door waiting for his breakfast, every day. Parking was on the street, and the manager quickly sorted us out with the necessary permits (£5 a day) to cover us for the time we would be staying. As previously reported, the room was small, but was fine for the 2 days we needed it. Who goes to Brighton at the height of the holiday season to sit in a room? Mattress wasn't particularly comfortable, but we slept fairly well. Breakfast was good, as Sid the seagull would agree! The hotel is located in Hove which is about a 15/20 minute walk from Brighton. It has it's own charm and we were a minute or two away from the seafront.

Totally spoilt by bad management.Accommodation pretty average. Arrived 3pm Sat faced with wallpanel and NO response from the reception button.Discovered later that access instructions sent to Gloucester @3-40pm. Not having a smart phone with me I rang the landline number at least 5 times (no reply)By waiting outside I was eventually let in by another guest at around 6-30 pm

We really enjoyed our stay at Seafield House - well-placed for all the amenities we needed - shops, restaurants and cafes, and very close to the seafront. The hotel itself was very comfortable and the breakfasts were substantial and delicious. Although we were in a room at the front, it was still very quiet. The staff were were very friendly, hospitable and welcoming. We would recommend a stay here.

A very pleasant,comfortable and homely hotel,a wonderful find! The rooms are quite small but are perfectly formed with modern and clean decoration and equipped with everything that you would find in the larger boring hotels. It was quiet and peaceful despite being close to the main streets. Parking wasn't a problem, permits are available in the hotel at £5 a day. The breakfast is served in the basement in a small dining room that has a very modern layout and is freshly made for you, nothing is cooked until you arrive. Very impressed and will use this hotel every time we are down in Brighton from now on. So glad we found it. Thank you for a wonderful stay.

Stayed before Brighton marathon. Really worked for us as the race passes by top of road twice and bottom of road twice. Frank was very helpful and communication before stay was excellent. Breakfast was first class. Car parking could be an issue but if you can arrange for space opposite with Frank. It is walking distance to Brighton pier especially on a nice day. Would happily stay again if I was mad enough to do marathon again !

Week end get a way

This was a week end get a way over the Easter period. The guest house was situated in a nice quiet street. The staff were friendly and approachable. I had a room at the back of the building which was very comfortable. The only suggestion that I can make is that the room could do with redecorating as the paint was chipped and the side chairs were in need of upholstering. Apart from this the room was clean, bright and the location was perfect for sight seeing.

We were visiting family who live locally. The staff were very friendly.On our first nights stay the room was cold since radiator off. Luckily there was a spare blanket provided.We were by the front door but in the main other residents were considerate when returning to the establishment. The shower/toilet facility was small but adequate. Breakfasts excellent and provided gluten free toast when requested.We will use them again.

Our room on the top floor was a bit tired looking, including the bathroom.On the first morning we had to wait nearly 15 mins sitting on the stairs to get a table at breakfast as apparently all the guests had arrived at a similar time!! Staff were friendly and the breakfast was ok. There's no one on reception after 6pm. The Xmas tree in the hallway was an excuse for one...sparsely decorated with most of the branches out of position! However for a budget guest house it served its purpose.

The hotel is only a few minutes from the beach and is close by to many shops in Hove, including a large Tesco. We booked it to stay for Labour Party Conference, which was about a 25 minute walk along the seafront to the Brighton Centre.

The staff were very friendly - allowing us to check in earlier than the advertised time. We only had the breakfast once but it was good, with lots of options (cooked breakfast, cereals, fruit, pastries).

Would recommend for a base from which to explore Brighton/Hove.

Not really for me.......

Got there a little late so no-one to greet us and only a note left stuck to a door in the reception stating where the room was and how to get onto the wifi. Had to carry bags up 2 flights of stairs, not easy for pensioners. Room clean, however the bathrobes were miniscule, making them nothing more than something to hang on the back of the door. Bath towels too small. No mirror on the dressing table for putting on make up. The only place to plug in the hair drier, near to a mirror made it impossible to use the mirror and the hair drier at the same time as the chord from the hair drier was so short that you could not lift your arms high enough to dry your hair unless you were sitting on the bed - and then it was impossible to see in the mirror. When we arrived, we could not get onto the wifi as there is an issue with Apple products. There are no telephones in the room and so I telephoned the hotel number from my mobile and asked for someone to call me back to help with my query - it just went to answerphone and was not even listened to until the next day. On a positive note, breakfast very good and waiting staff very friendly. The manager did help us out to our cab with our bags and said that we should have telephoned him to help us down the stairs with them. (Remember no phones in the room) There appears to be no-one on duty on the premises at all after 6pm and one wonders what would happen in the event of a fire. Quite a scary prospect really.

This is our fourth stay at Seafield and as usual it was superb. The hotel is well run and our room was a good size and really quiet. The breakfast was also excellent and plentiful (we had to walk it off each morning!). Parking was very convenient. This our hotel of choice when we visit Brighton and Hove and we very much look forward to our next visit. Worth travelling from Nottingham for!

Hotel is just outside Hove centre for shops bars and restaurants ,parking is a nigntmare to find anywhere ,Brighton is a 2 mile walk ,Keyless entrance to Hotel via a pincode that you get via a tekst message and your room allocation as well, WIFI is quite weak room was small but clean and the breakfast was lovely and included in the price
Ideal place for a short stay but not really suited to business trips as there was no desk to do any work

Very comfortable bed and quite room. Bathroom a bit cramped. Delicious breakfast. Walking distance to a number of shops, pubs and restaurants and a cheap bus ride to the centre of Brighton.

Reasonably priced and very acceptable guest house

Our room at Seafield House was clean with plenty of drawer space and an excellent new HD TV, but we found some old out-of-date half-eaten food in the little fridge when we arrived, and the ensuite was too cramped for comfort, making it hard to use the bath and shower. It was also very difficult to park anywhere nearby, as most of the bays in the road were for residents' permit holders only. A big plus for Seafield House, though, was the straightforward but excellent breakfast service. Hot offerings such as the full English breakfast and the kipper on toast contained good quality ingredients that were cooked just right. The guest house had an attractive front door and steps, and was conveniently located for Hove and Brighton, with the beach and plenty of restaurants close at hand.

Good value guest house in Hove

We had five nights in Hove to be near my daughter. We have stayed at Seafield before and found it excellent. It is still very good and excellent value for money but we found the breakfast understaffed on a couple of occasions and our room once looked as though someone had been called away and not come back - bin on table with no lining in it. I will stay there again, these are just little blips in what I still regard as a very good guest house.

Pleasant place, well located, easy access to Brighton and sea front. Close to a range of places to eat. Very convenient. Carpets a little tired as was the breakfast room but perfectly satisfactory for the price paid.

Brighton and Hove. A great place to spend a few days. After viewing a couple of 4* hotels in brighton we were very glad we chose the seafield house b&b .

No warning of hotel reception hours

We arrived to check in just after 6 and there was no-one there, no-one to open the door, though eventually someone did by ansaphone. When we were inside we didn't know where to go. The email which we were told had been sent to me to tell me which room and how to get in etc was only sent at 17.27 on the evening of our arrival. We left home in London at 3.00!

Very nice B&B we enjoyed our stay there lovely gester to leave a small bottle of wine choc's & peanuts on bed also bottles of water & cans of coke very much appreciated

Nice hotel, friendly staff, close to beach

Stayed with my 4 year old, and we shared a double room on the ground floor, which was fine for our one night midweek stay. Staff were friendly and helpful, relaxed atmosphere. Room was quiet. Breakfast was good. Hotel has the advantage of parking if requested in advance, which is £5 (really helpful if you're in and out as we were, otherwise its metred parking).

The only downside with our room was the tiny toilet/shower. I'm 5'11\" and I barely fitted in. It was a converted cupboard really. The sink was outside the shower/toilet which wasn't an issue.

That said, it hasn't put me off and we're staying again next week.

Nice friendly small family hotel close to Brighton

Booked 2 nights at Seafield House for the first time, and it turned out ot be ok over-all. Nice clean room overlooking back garden, so it war very quiet in that respect. However, quite a lot of noise trickled through as we were just opposite the main entrance and reception area. Bed comfortable and the breakfast was very nice too. The only snag was the shower/toilet \"room\" - this was too small to be comfortable, and my husband didn't like the fact that the wash basin was situated outside (in the room) either. Walking distance to Brighton and close to the beach promenade that connects Hove and Brighton.

Very good value for the money spent, so if you're not exepcting 4-5* accommodation, I'd recommend this hotel.

Friendly welcome. Room comfy clean.
Downside; bed not made up next morning, tea bags, loo rolls not replenished. Breakfast not great quality, ran out of sausage, bacon on second morning. Not good as breakfast part of B B experience. Would not go back.

Lovely place!

Couple who stayed one night in February 2015. Nothing to complain about. The room was lovely, complementary drinks and biscuits, and a tasty breakfast the morning after. Everything was clean. Very central in Hove with the shopping streets a few mins away and 40 mins walk into Brighton.
Would come back!

I stayed at Seafield House for 4 nights while I took a course in Brighton. The room was comfortable enough, though the bathroom was a little tight on space. The breakfasts were tasty and cooked how I like them. Although I didn't see any of the hotel staff while I was there as I left early and got back late, I had no problems checking in or out. Overall I would recommend for a cheap easy place to stay, it's not luxury but it's comfortable.

Overall good hotel needs attention to detail

A nice hotel in a great location for Brighton and seafront. Additional benefit of parking at a reasonable fee. Would benefit from some attention to detail.
I have stayed here twice and cancelled my third visit after the same problems occurred.
On the first occasion my room was not made up on the last night. Now while I can make my own bed and go without a cup of tea, I have paid for this service. My real issue was that when I put this on the feedback form I did not receive an apology.
Reception is only there between 9 and 6 maximum-often not this late, so without it being an emergency there is no one to inform.
On both occasions shower gel and soap were empty on my arrival. These were filled the following day on my request,but again no apology for a very basic mistake.
First occasion I had a top floor room which was good size and quiet.
Second time my room was at the bottom of the stairs, the hotel was quiet and I was not disturbed but I would be concerned at this room if the hotel was busy with people coming in late. This room was a good size but had a very small shower-OK for me but not if you are on the larger side. A badly scratched dresser and (in my opinion) out of place gold curtains let it down slightly, but the room itself is a good size.
Breakfast starts at 8, which is late if you are there for business but the lovely lady is very happy to serve you from 7.30 and does a great poached egg!
On both occasions I had great nights sleep - overall I stayed for 6 nights.
