My wife and I stayed in the Residence Inn (family studio) for three nights in November 2025. We thoroughly enjoyed our stay. The hotel is ideally located, with a tram stop a couple of minutes away (#21), that takes you right into the center in about fifteen minutes. The hotel is close to the center but far enough away to be quiet. I was happy with the underground parking (€20/day) - no need to reserve as there are plenty of spaces. The room itself was spacious, very clean, with a very comfortable bed, and it had everything we needed. The furnishings seemed a bit dated for a Marriott, but we were happy with everything. The free breakfast was delicious, with plenty of choices. All the hotel personnel we met were very helpful and friendly. All in all, it is a great place to stay when visiting Munich.

We stayed at this hotel to attend Oktoberfest and explore attractions in Munich. We really enjoyed our stay here. Our room was comfortable, the breakfast was very good, we took advantage of the always-available hot chocolate, cappuccino and tea. We also really liked how close this location was to public transportation. Our room was quiet, and we got a good night's sleep every night.

Nice room, but it was very hot while we were in Munich. The air conditioning did not work. The front desk acknowledged this and sent up fans. The man who delivered them fiddled with the thermostat and claimed it had been fixed, but it was definitely not.

The temperature in the room did not sink below 84 degrees. We tried opening the window in the early morning hours, but the traffic and train noises made it too loud to sleep. We ended up trying to use wet hand towels to stay cool.

We informed management several times, but they did not offer us any response other than the fans.

Lovely clean and modern hotel in a fabulous location. The staff couldn't have been more helpful. Parking was secure and easy to use. Breakfast was also great. Public transport was available just outside the hotel. The surrounding area was safe and vibrant.

A very pleasant stay!

The hotel is really charming. It's not much to look at from the front, but it backs on to a wonderful neighborhood full of families, playgrounds, parks, and restaurants. I traveled for business, but the location was also convenient for tourism. The breakfast was delicious and the staff was very helpful. I recommend it!

The hotel was very outdated, one of the lights didn't work. Beds were very uncomfortable, my back hurts after the first night. One of the blankets was dirty and has marks on it, we requested for a new one, but didn't get one until the next day.

The kitchenette was incredibly useful, and reasonably well stocked with pots, pans, dishes, and utensils. A very nice way to save some money while traveling. The table, desk, couch, and foot stools were quite good too.

The shower design required a nearly 1 meter climb up into the tub/shower, then back out (while dripping wet). For people with any form of mobility impairment this is a huge problem.

The beds are incredibly stiff and lack much in the way of cushioning, and the pillows are just as unforgiving. Feather bed covers, while common across European, often result in overheating during sleep.

We enjoyed our stay at this hotel, but the shower had black mold, and wasn’t able to use it. We informed the front desk, but unfortunately, it wasn’t taken care of. The food was great and the hotel was very close to the Bahnhof (train station).

The refrigerator in our room was broken and the floor had been sanded down for refinishing but it hadn't been done yet. The shower could have used Tilex to get rid of the mildew. But the overall time spent there was wonderful.

Lots of positives for this location. We travelled with a baby.
The room: spacious and comfortable, clean rooms and a spacious washroom.
Breakfast: Amazing breakfast spread. Lots of hot options and continental. definitely will stay again here for the breakfast.
Staff: Very friendly staff. There was a waitress named Love at the breakfast buffet and she was awesome.
Location: 5-7mins to Ostbahnoff where you can take any trains to anywhere around Munich. Very quiet neighborhood. Some construction, but it not bad. Definitely great if you wanna be close to the center but not too close.
Baby: we travelled with a baby. The hotel set up a crib for her and everything was good for her including food options.
We also had a coffee/,hot chocolate station in the main entrance at the Residence Inn. It had a common fridge and water.
We will definitely stay here again

Stayed for a few nights for the Oktoberfest in Munich. The hotel is easy to reach by U-Bahn from the Munich central station. The East train stating is a walkable distance from the hotel giving you access to the U-Bahn, S-Bahn, and intercity trains. There is also a tram stop nearby that will take you directly to the Oktoberfest grounds and the center of Munich. It's a Marriott so there is a level of expectation, and that expectation was met. The hotel does have laundry machines available for guest use, but be warned that there are only 2 washers and 2 dryers and there can be a bit of a wait with other guests also trying to do their laundry.

We had a great stay. Check in was a little rough as there were a lot of folks checking in, and our guy did not speak very good English, but to be fair, we don’t speak any German and we were in Germany! At check out, we had a wonderful gal who helped us figure it all out. All was good in the end. Convenient location to train, and awesome breakfast. Staff was very friendly!

After check in, we went up to the room and tried to connect our phones to the smart TV, as there were instructions on the screen how to do so. After maybe 15 minutes we gave up, and left for the day to tour. It was rainy so we came back to the hotel after dinner. Entering our room, the AC still hadn't cooled it down so we wanted to take showers. Unfortunately, there was no body wash left in the canister. When we tried to call down to the lobby for service we found out the phone doesn't work. At reception they told us phones were down and the smart TV instructions no longer worked. It was a rainy evening and so we decided to try to watch some English channels on the cable TV. Unfortunately only 3 worked the other Englisch channels were scrambled. This hotel left a lot to be desired in comparison to a different residence inn we stayed at maybe 5 minutes away. The staff tried to make up for the hotels lacking however, by offering free drinks and parking. But it was not an up to standard stay.

Very good stay

Overall very good. Roadside room may be found noisy from trains, trams and traffic. Good choice buffet breakfast but, as is generally common in most buffets, hot food wasn't. Very convenient for transport to airport, old town and full transport system. Superb food at 'locals' bavarian restaurant within 5 minutes walk.

I have stayed here previously and it is really good. This time however I was a little dsappointed that the remote door access wasn't working meaning a long walk to the Marriott reception every day. The hotel was under renovations and it will look great in the near future. There were no disturbances at all during our stay that would interfere with us. Furniture moved around, workers on-site, expected for a renovation of that caliber. The rest of the amenities including the room did not get affect us.

We stayed for a few days around New Years. The heating was not working and we changed room twice. Every time we asked the staff to confirm that the heating in the new room was working. And every time they said that it was, but the heating was not working.
The hotel manager told my partner that we will get a refund for the stay and we never got our money back!

The heating in the room was inoperable and all the hotel offered was a space heater that was missing a wheel which could have been a safety hazard for our two small children. The shower in the room also had mildew and when we brought it up to the hotel they said no one was available to look at it. Needless to say no one ever showed up to look at the shower or at least clean it. Room always had a bad smell to it like bad plumbing something was overwhelming.

The rooms are much smaller than advertised. Photos are very misleading. I thought I paid for a suite and it was a normal, below average room.
My heat was not not working. The gront desk said they would send a technician who never came. The solution was giving me a small space heater. Paid $260 for this terrible place!!!

The only negative is that the standard internet should be much, much faster. It is only 630KB/s or 5 Mbit/s. (I am spoiled: I have 1 Gbit/s at my home in America.)

Our stay was great. There are a few things I would've changed from the room. The bathtub/shower was too high, it was difficult to get in and out of. The shower door leaked from the bottom, we had to put a towel in between the ledge of the tub and the shower door, to prevent it from getting the entire bathroom floor wet, the bathtub also had mold. The room didn't have air conditioning, although this was listed as a feature. We had our room serviced twice and both times, they only made the beds and replaced the towels. The floors and bathroom weren't cleaned at all. At one point, we had run out of toilet paper, we went to ask the housekeepers, as they were just outside our room, cleaning other rooms and they looked at us and ignored us. The breakfast needed more variety...there's only so much bread and eggs we can eat. Check out process, you physically have to go to the front desk and hand them the cards, you cannot leave the room cards in the room. You need an extra card to turn on the lights and our cards had to be reprogrammed various times, as they didn't work to open the door. Be aware of the smoking, the smell will waft up to your room, if you leave the window open.
Positives: great location from public transportation (you seriously don't need to rent a vehicle, if you are going to be within bus/train/trolley distance.
Lots of eating places to choose from.

We’ll stay there again but the cleanness of bathrooms can be improve! The location was great for us as it was near a main train station and away from city centre! However a short bus or train will get to city centre but we didn’t mind the 30 minutes walks! The hotel was good the staff were very friendly, very happy with the breakfast but perhaps they can pay a bit more attention to cleaning the bathrooms as we were Greeted by hairs from previous guests on the floor of the showers! They were nice enough to send some one to clean it right after we called.

Scrambled eggs were very good. On Wednesdays they have a happy hour with local beers and wines and a nice cheese and meet platter. Silke was most helpful. Close to train station and public trans. We walked with our luggage. Safe. Wash clothes must not be a thing in Europe.

This hotel was perfect in every way, the location , so close to the train station, easy even with suitcases as only a short walk. We used the train everywhere we went, front desk was very helpful for any of your travel information. Breakfast ...great, drinks after a long day of sightseeing. ..great, air conditioned room was welcoming as it was very hot. Comfortable bed and pillows. We stayed hete twice and would stay again. Hotel in a great location, both for the airport and public transport. Tram stop very near the hotel. Short walk to trains.
Breakfast was very good with a great choice.
Our comfort room was lovely. Having a kitchenette was a deciding factor in choosing this hotel. My husband is a coeliac so we were able to make rolls for him every day before we went out. It was lovely to come back after a long day and have tea or make a coffee . Having a standard fridge was good too. Air con was set just right. Even though our room faced the front and a busy road, noise didn’t affect us at all. Our room was cleaned twice during our 5 day stay and we got to choose those 2 days.
