Crap not with the stay

Booking was for 2 adults 1 child.
Also messaged to say would be bringing dog
On arrival nice looking hotel but clearly needed a good deep clean.
Got checked in to find was put in a room with a single and a double.
Get a phone call 2 min later saying had extra charges to pay.
1 for the dog totally get that
2 extra charges for room to be told that the room they had given me wasn't what I had booked and I had to pay extra.
So I make a booking for the correct amount of people get given a room but have to pay extra for the privilege in a hotel that is clearly not fully at all.
Evening meal.
£25 for a small piece of steak with 2shrivelled mushrooms and 3 small tomatoes.
Nachos chucked on a plate with conjealed cheese
Crispy chicken burger way pay crispy and left in the fryer way too long.
Breakfast.
What a joke
Sour milk left out for cereal.
No glasses for juice.
Fruit basket was 5satumas.
Bread for toast stale
Bacon fried on a hob then reheated in hob.
Sausages are they even for real.
My dog wouldn't even eat them.
Beans over microwaved and old
Hash browns had more grease than the fryer
Poached eggs not even poached.
The same meet of staff that checked us in that took evening meal then took breakfast clearly run off her feet but to be honest there wasn't much going on in between the shoulders when challenged about the breakfast a meager apology was given.

The road accessing this was blocked , which the hotel could have emailed about prior so more time for travel could have been allowed. Check in was delayed as no reception staff present , a post with a mobile number was left which when range went to voicemail - not helpful! The place generally appears run down and needs refresh. Beds and pillow were awful and the carpets did have loads of hair on it hence had to keep my trainers on as would not dare walk barefoot. We didn’t book breakfast so can’t comment on that. Wouldn’t book here again !

Appalling hotel, needs closing down

Where to start, my room was tired and dingy, window was broken, didn’t shut. Mattress was about 80 years old and springs were all gone, couldn’t sleep a wink. Telephone with broken cable on the table, tv remote wouldn’t switch tv on and off, had to switch off at the wall each time. Fan in the bathroom sounds like an aeroplane landing, bathroom door only opens about 8 inches and then hits toilet. Carpets filthy, room dusty, stains on the wall, holes in the walls where pictures had once hung. The whole hotel was a mess. PAT test labels from 2017 on electrical equipment

Stayed here the night before a hospital visit at a Birmingham hospital. The hotel is sad, rundown, bad service, you have to go & find a member of staff to serve you at the bar as we waited 15 mins & nobody came, the hotel receptionist came to serve us after we found her, she seemed to be doing every job in the hotel, she was lovely but stretched to here limiters. The rooms dated & sad as is the rest of the hotel. It’s a wedding venu & I would hate to get married there

Room was a bit tatty and unloved. Comfy chair was broken and needed to be replaced. Large stain on the carpet. Several lights didn’t work. Drawer broken. Terrible noise form pipes when someone in another room used the shower. However it was clean and bed was comfortable. WiFi was really good speed. At the need of the day it did what was needed but expected a better standard when paying about £100 per night.

This was our second stay at Brook Marston Farm Hotel. The peaceful surroundings makes your stay relaxing. Staff are friendly, very helpful and go the extra mile for you. Rooms are comfortable, spacious and clean. Dining in is a must, meals are excellent, especially the Lamb dinner. Will definitely be booking again soon.

We checked in for a four night stay and were assigned room 11. It’s very very ‘tired’. Shower had no water pressure and was as good as inoperable since we had to wrap our hands in towels to grip and turn the mechanism. Cold water tap in the sink was missing its top. The TV did not work and the back was missing to the remote with corroded batteries inside. The bed was not the most comfortable! We asked to have a new room and were assigned room 8. The bathroom had been updated although we didn’t always get a bath mat which made stepping in and out of the bathtub shower slippery and a little dangerous on the tile floor. The TV did work. Sadly, the bed mattress was as good as flat with zero support and the tips of springs and coils poking through. We nicknamed this the ‘horsehair’ mattress. Overall: The staff were helpful and accommodating. Parking is easy and plentiful. The hotel is down a long lane with not-the-best signage. This could be a BEAUTIFUL property since it’s secluded and the building and grounds are lovely. However, the rooms we were assigned had a very tired feel to them. It’s a property that could be amazing with a little investment and if the old and tired rooms were updated and not assigned to guests.

We liked the rural location for the quiet, but it was only a few mins from the M42 so convenient for driving around Midlands. Staff were very friendly and helpful. Half Board Dining was very nice for breakfast and evening meal, with a good food selection.
We didn't like the stairway to rooms 20-25 as this was quite steep and the stairs narrow; not good if you have mobility issues or if you have large suitcases. Courtyard with steps a bit tricky and uneven entrance to restaurant could be a trip hazard. We would go again, but with ground floor accommodation.

Lovely young lady checked me in and let me into the room early. The room was freezing cold there was only a tiny old fashioned heater in completely the wrong place. Bed was freezing too, I used the towels as extra blankets. The hot water tap in the bathroom sink did not work…not even a dribble. I could not use the shower in bath as I am slightly disabled. I boiled a kettle of water to fill the sink to wash. I did not complain as I was just there for one night. Did not eat there as the rest of the building was cold also. A pretty courtyard is there and the place might be acceptable in the summer, but in the cold months avoid like the plague.

Unfortunately my stay wasn't the best. Checking in was no issue. Friendly nice staff. But that's the best part over. The room smelt fusty, facility in room poor, comfort no existent, bathroom door broken, shower was a trickle so unpleasant. I understand the hotel was an old building but it was just tired. The room was that clean and there was even a toe nail clipping on the floor.

Food wasn't any better. Had an even meal in the hotel and if you like frozen food it's perfect otherwise not so good.

The place gave me the impression it was very tired and in need of investment...
Corridors very cold...bar unattended....over priced meal...poor quality breakfast ...room dated .....walls dirty and marked....bathroom smelt badly of urine... toilet bowl broken and repaired with mastick....taps constantly dripping ....threadbare lampshade ....sleep broken due to constant drone of traffic on nearby M42.....general smell of damp throughout masked with airfreshner...would say i wont be back but by the looks of it ....the place is tettering on closure ...shame really as staff did appear to care and the grounds were generally in good order....a typical example of a little effort and investment would go a long long way

This was a nice place, but the rooms are quite old and the beds are not that comfortable. It's simple if you stay for a night or two, but I would not recommend more than 3 days. I do think the place can have some fixer upper with some areas like the wall paper in some bedrooms. However, again- it is simply cozy for a few nights and that will do.

An absolute dive, I must have the knack of picking the most grubby run down hotels in the area, bed was sagging, room was dated and dirty, location is miles from anywhere, I complained and was given a slightly better room I was so disappointed I'd booked 2 nights, it was an awful experience, breakfast was decent but tiny and nobody to issue a receipt the on the day of departure, despite being told this would be the case

I would avoid this place at all costs, and its a wedding venue? seriously its a dump, I's be ashamed to offer to contractors let alone business people, and charging full rates for terrible accomodation

Quiet and inexpensive

Set in a rural area away from the hustle and bustle of urban living, Brook Marston Farm Hotel provides a tranquil setting that's great for relaxation.
However, there are a couple of things that could be improved -- the \"fruit juice\" provided at breakfast time was actually \"fruit juice drink\" which has a lot of added sweeteners; the room included a \"Do not disturb\" sign but there was no means of hanging it on the door.
Parking was free and there were plenty of places to park, mostly under shady trees -- a real bonus in summer.
Overall the, the place has an old-fashioned, comfortable feel to it, but it's only about 20 minutes away from Birmingham.

If owners read this. Please invest in the hotel

Sadly the hotel is very very dated.
The owners need to invest in the hotel rather than let it stay run down. The beds are so so so old and uncomfortable they should have been replaced years ago. Our smelt so damp and the damp in bathroom was so engrained in no cleaning would get rid of it. From carpets to cutlery to curtains everything is old and need of a revamp. The hotel holds so much potential as the grounds are situated with lovely surrounding areas but I wouldn’t stay here again or recommend it to people. The only saving grace for the hotel is the staff who were very pleasant and if the state of the hotel is anything to go by are in need of a pay increase too! Given the price of the stay is comparable to a premier inn a few miles away the owners should think hard about given the hotel an injection of cash it so clearly needs and deserves.

I wish I’d taken more photos of the hotel to showcase better the issues but here’s a photo of the bar fridge….
The hotel room didn’t have any bottled water on arrival or a mini bar… so I went to the bar to get a couple of bottles of water and a bottled soft drink…. This was all the fridge had stocked… kinda sums it up I guess

Reading some of the reviews, you’d think people were expecting this to be a 5* luxury spa hotel. It’s definitely dated and a bit shabby but for the price, really good value. Really friendly and helpful staff, a nice breakfast and efficient check in and check out. Our room was clean and comfortable and we’d have no hesitation staying here again.

Overall nice hotel. Very friendly staff. Dog friendly - they could go anywhere as long as well behaved. Food good. From distance hotel looked good, but on closer inspection needs a big overhaul. However this did not detract from the stay. We found the bed in the room to be uncomfortable in places, as you moved you heard springs ‘twanging’! Surrounding area beautiful.

Probably the worst hotel we’ve stayed in

This is comfortably the worst hotel we’ve stayed in. The room didn’t look like it’d been cleaned at all and the staff seemed somewhat put out to actually be working.

We tried to discuss our issues around cleanliness with the staff but they were very dismissive and they made us feel very uncomfortable.

The staff were very welcoming and friendly when we arrived, however, the hotel itself is tired and needs attention.
Our room was clean and the sheets smelt nicely laundered, however, their was a slightly musty smell - perhaps the old carpet?
There was a wedding during our stay so we were telephoned a few days before arrival to inform us that there was no breakfast or evening meal available.
We found a beautiful canal to walk along (running alongside the hotel grounds) but it was spoilt with litter.
We only stayed one night.

Slow Decline Into Obscurity

A stop over on our way home from a holiday up north. We had both used the hotel previously when attending courses years ago. The hotel is desperately in need of a complete overall. It needs an injection of money to bring it up to a decent level of accommodation for the type of customers it should be attracting. This could be a gold mine if invested in. The public rooms are tired looking, the bedrooms need total revamping and the bathrooms need modernizing. The in house staff were excellent and very friendly but they're battling against the odds.

Waited in reception for 30mins for anyone to turn up to check me in. Checked in then was told the restaurant and bars were closed. Only place I could go was the room due to a private function. Room was cold and the window view was blocked by an over grown tree. Returned to reception and checked out.

The receptionist was great and very helpful but she seemed to have to do everything. Mind you there could only have been 4 rooms occupied on a Saturday night. Food was OK but it was cheap quality but well cooked & presented.
Room bed linen & towels were good but the room was grubby, handles missing from drawers, bathroom ceiling was stained from previous flooding from above. The bath you could only take a shower as there was no connection to fill the bath. No glasses in the room to take a drink of water. Electric Room heater only had two settings on or off. Walls could do with painting as many filled holes, scratches/scores or marks. Room needs a deep clean to remove dust and grime from carpet especially between the skirting and the carpet. Bathroom flooring needs deep clean or replacement. Dinning rooms very dated and could do with updating. Many differences in floor height between reception and the room, would be difficult for a less able person to negotiate. The photographs do not give a true reflection of the facility as the place needs serious amounts of capital spent to bring it up to a reasonable standard. Would not recommend as the cost of a double room would be cheaper and better at a Premier or Holiday Inn.

1night stay close to where we was attending a family function, was very surprised when arriving at hotel beautiful country side hotel, even in horrible weather very picturesque, very large room, spotless, tea & coffee facilities, lovely bar (open fire) & restaurant breakfast was included and good selection of continental items and full English breakfast was amazing, 5 minute walk to dog & doublet pub along the canal toepath
Only one small issue TV didn't work but not the to watch TV.
Will definitely return again ⭐⭐⭐⭐⭐

Great Stay

We had an amazing weekend getaway with our family. Our family room was big enough for all four of us, and my twin 3 year olds slept through the night on the folding beds provided by the hotel.
The service was super friendly and helpful by all the staff.
The place could do with some TLC but it was clean and comfortable which is most important.
This is a great place to stay if you are planning a trip to Drayton Manor as it is only a 7 minute drive away.
We will be returning next year for sure.

Disappointed visit

We were very disappointed with our visit to Brook Marston Farm. The lights in the room were odd as the central light came on and also the lights over the mirror came on at the same time and we couldn't just put the mirror lights on, the switches at one side of the bed didn't work and the other had two switches but only one worked.
The bedding was clean but had a tear in the duvet cover.
The food was terrible I had a chicken curry, the curry was look warm and hardly any chicken in, the rice was dry, lumpy and hard, it was a lump that I could stand my fork in. My husband had fish chips and peas the chips were underdone and hard the peas were also dry and inedible. We did try the breakfast the next morning but it was just so disappointing.
We complained to the management and the waitress the food was taken off the bill. Our complaints were dealt with promptly and satisfactory.
While we were waiting for our meal some men were in the dining room and one ordered a chocolate brownie the other men laughed and asked him if he'd brought his hammer and chisel to break it up.
The wedding marquee was rather too near the accommodation block.
We will not be visiting the hotel again.

Friendly staff but very very disappointing

I booked a king size four poster room and was looking forward to 24hour room service as this was a special occasion. Unfortunately there was only one member of staff from what we could see on all night. She was amazing but had to move around the hotel from check-in and bar and waitress therefore room service was not available.

The room we were given was a double, not a king four poster as described on here when booked. The mattress was incredibly uncomfortable and every time you moved a different spring would ping and dig in your back or side or bum.

The hotel also seemed to be a base for a dog event as there was a lot of barking from other rooms and the courtyard.

Fixtures and fittings in the bathroom we're old (would not have suprised me if they were bakelite!) And the shower was warm but not very powerful.

The menu online for the restraunt wasn't anywhere near as nice as the one presented so we went out for the evening meal.

Breakfast was nice though. Full English (although sparse! One mushroom cut in half for example) but they very good with my gluten free request.

The two members of staff we encountered were very polite and helpful. But we expected more from the description of what we booked and for the price we paid.

Was a nice evening anyway to celebrate but wouldn't return at that cost! Especially after paying extra for a four poster and room service that we didn't get. Other hotels would have been £100 cheaper.

Was on my way with 3 friends when I received a phone call telling me that the rooms were contaminated with sewage and they were cancelling my booking with no alternative offered
1 hours notice 😡
2 1/2 weeks on still no refund after calling twice and promises made.
Make what you want of it,but a terrible example of customer service
Will now try to get my money back via credit card

A very nice hotel handily situated for The Belfry Golf resort. Very good service. Accommodation was entirely satisfactory but could maybe do with a bit of updating here & there. Food in the Restaurant for Dinner & Breakfast was very good & staff very helpful.

Not suitable for wheelchairs or mobility impaired

Hotel accepted our booking knowing that we required wheelchair accessible room. Could not even get into hotel. Also several steps with no ramps to get to a room they called accessible which certainly wasn't. Had to find another hotel. Should not be advertised as accessible.

This is definitely NOT a 4 star hotel as advertised - hotel was under staffed - same lady on reception, bar & restaurant duty ( at the same time) - staff worked very hard to try to look after a full house but we’re woefully out numbered - our room was clean & comfortable but the whole hotel was very tired - others were not so lucky with their allocated room

Such a disappointment. pictures look great, but when you get there its a disappointment. The room was tired and dirty. Wallpaper with pieces missing. no remote control for TV. Carpet smelt and was worn. Beds very uncomfortable, probably the worse nights sleep i've had ever. bathroom basic, shower with no water pressure, bath panel broken. Old small kettle with two cups which were stuff with the tea, coffee, milk sugar etc. Service in the restaurtant was poor. Food was ok once it arrived. Bar shut at 10.30 even for residents. Breakfast menu very basic, ordered the full english which when it arrived looked like it had been thrown onto the plate. pre buttered toast, who does that these days. Cups on the table were dirty, with covid i wouldve expected everything to have been spotless.
It's such a shame, because if they spent some money on it to update everything, it could be a smahing hotel. As it is i wouldnt recommend it to my worse emeny.

This place is extortionate in price for the quality. We booked a family room with two single beds and one double but turned up and they said that room was taken so we got one single, one double and a z-bed. The room is dated, the furniture is scuffed and marked, we had a tree right up to the window, there is no mechanical extraction in the bathroom, it's dated, breakfast choices limited and staff were surly. This may hit a four stay rating due to accessibility but it is in reality a two star hotel. They told me that rooms would have been empty for 72 hours before new check-ins but the cleaner laughed when we asked this question. No hand towels, fingerprints on all the glass doors which didn't look like they had been cleaned for weeks, the name of the hotel is wrong on the gate and there are no sign posts! I would absolutely not recommend, it was like Fawlty Towers without the laughter!

Nice setting and from the outside it looked like a nice property with lots of character.

Was attending a friend's wedding - nice welcome from the manager.

Bit of an issue checking in to the room, room was ok, clean and basic.

Room where the wedding was held was very nice too.

Disappointing
Vegan meal was basic - small bowl of fruit for dessert, same fruit used as the starter.
A couple of vegan sausages for the bbq in the evening.

Breakfast was ok but luckily had taken my own spread and oat milk. They'd ran out of cereals too so perhaps a stock check earlier in the week would have sufficed.
Table service was fine, we were served well by a young lady. Very attentive

However the other staff could smile more, having worked in hospitality for years a smile goes a long way.

Definitely need to think about how to improve the vegan offerings when required

Great location shabby 3 star room

Unfortunately this wasn't a 4 star hotel experience. The staff were excellent but the room really let the experience down. Could be that family rooms aren't a priority so could have been cleaner, no hand towels provided, no decaf, no extractor fan or window in the bathroom and a camp bed for the 4th bed in a hotel that wasn't full.

Staff friendly but room was extremely basic and old. Was freezing cold as the electric heater was not capable of heating the room. Bed was rock solid.
The so called breakfast was a freezing cold sausage bap and that was it, very disappointed. All other hotels I have used recently have supplied a decent bag of items for breakfast.
