We spent 3 nights at the hotel. The staff is phenomenal! Very friendly and welcoming. Can’t beat the location, everything is within walking distance. My issues are with the room (#6). Decor needs updating. Our room was adjacent to the dish washing/kitchen room!!! There is constant traffic. Quite noisy, especially when trying to go to sleep. And the bathroom…the shower floor drained away from the drain. There is no door on the shower causing a flood in the bathroom. We used about 3 towels each time we showered to contain the water!

We wish we spent our whole trip here! It’s absolutely gorgeous. Breakfast and drinks on the patio are unbeatable. Staff was friendly, comforting and accommodating to every one of our needs, including calling a taxi, an early check in when I wasn’t feeling well etc. Excellent stay!

The first room we had we were not impressed. The staff was quick to fix it and the next night we had a much better room. The rooftop was very popular and beautiful to enjoy breakfast on. The location is FANTASTIC.

The hotel is quintessential old world Italy. Walking distance to Rialto bridge and Pitti palace. Great restaurants downstairs.

LOTS of stairs to get up and down to the hotel but there is an elevator.

We really hoped to like Palazzo Guadagni. We booked a two night stay for our honeymoon in Florence based off of a Condé Nast Traveler recommendation. What I will say is that the hotel is in an amazing part of the city and it was so cool to arrive there at night— it felt like stepping back in time. There were lots of great restaurants right downstairs and it was super convenient to lots of things to do in Florence. The room itself felt like a museum. I truly could feel the history and I understand a lot of care was put into preserving this feeling. Unfortunately, my husband and I left after only one night of our stay. First off, the “lively fresco” that was advertised in our room was pretty creepy. It was hard to fall asleep under the 6 spooky devilish faces staring down at us. The room was so big and so old that with the AC turned all the way on it was unable to fill the room and the only way to try to mitigate the heat was to sleep with the window open which let in all the sounds from the bars just below. The shower pressure was pretty bad and the shower kept randomly turning on in the night which added to the spooky factor. The biggest issue for me, however, was cleanliness. My husband and I both woke up in the middle of the night feeling sick from the dust in the room (which visibly fell from the ceiling), excruciatingly hot, and a little skeeved out (I woke to a spider right by my face). With respect to the hardworking staff, this was just not a home run for us.

It was an excellent location. And Petra is amazing. The staff is mostly friendly except for one middle aged man who was a server on the terrace and was rude and embarrassed my 23 year old daughter for sitting on the terrace alone. Anyhow aside from the leak in the air conditioner the accommodations are cute.

Doesn’t worth the money.

This hotel is hard to describe.

People are no rude, they are kind friendly. But also doesn’t do much for the hotel or to help.

You could see in every guest face the shock with the service and return from their money. When you pay 400 euro a night you expect great service with someone helping with your luggage from door to door and I was surprise with a Hotel that almost looks like a Hostel vibe.

The hotel has a famous bar with a view. The problem was that the room is literally together with the Bar. Noise is not an issue in the rooms. But one night I had ask a person to move his chair so I could open my room door. It is a lot of strange people people coming in and out of the bar, which made me uncomfortable and felt uncomfortable unsafe, but nothing happened which was good.

The break fast is also not good.

The room is spacious but kind empty, which made me a bit sad. The hotel could invest little money to make it a bit cozier.

Water coming from the shower is weird, comes with some moments very hot water that almost burns your skin.

At end of the day, I was left with strange feeling. The view is nice, but that is only highlight. The rest I wish knew it before booking, but I was misled by Instagram pictures as the hotel does a good job on social media with good photos.

The hotel area itself and the outside terrace overlooking Santo Spirito square were lovely. Our bedroom ( number 1) was cold( the heating was non functioning), so noisy that we hardly slept ( the noise from the square and in the entrance to the building was truly terrible) and the bathroom was old fashioned and the shower dribbled water at best.

My partner and I had a very nice stay at the Palazzo Guadagni. The staff was amazing and the hotel was spotlessly clean. I want to thank Galia at the front desk and the manager for all of their help with finding our way around and locating good restaurants. Our only issue was with the hot water in one of our rooms but Rita took care of that for us and happily moved us to another room which was equally good. For anyone who has been in business it`s how an issue is resolved that makes all the difference in the world. The housekeeping staff and the breakfast staff were extremely accommodating and sweet. I would absolutely make a return visit the next time I am in Florence.

A great choice for our first night in Florence. The rooftop terrace bar was outstanding as was the breakfast service. Rooms were large and comfortable and the location is easily walkable to all the sites in Florence. Just be advised that check in is at the 3rd floor while your room may be on the 1st.

The hotel is historic and beautiful. Breakfast on the loggia was lovely and special. The staff were always helpful with recommendations, getting taxis, giving directions, etc.
The only negative about the hotel was that the rooms do not have shower stalls, only tubs that were quite deep. My elderly mother was unable to step in and out of it. So that is something to keep in mind if a guest needs a walk-in option.
Overall, our stay was absolutely wonderful.

I stayed in the hotel while attending a course at the school on the floor below. The room I had was gorgeous with a comfortable bed, furniture in keeping with the historic building, and a view of the square and Florence that could be a painting! The staff were all very friendly and the location convenient for seeing the city.

I had the best stay at Hotel Palazzso Guadagni! This hotel is the best in Florence. It is charming, quiet, grand, but not pretentious, and the atmosphere is beautiful. The outdoor terrace, or loggia, has breathtaking views over the city, and is beautiful all year round. The staff and owners, are so gracious, polite, and it seems like a wonderful place to work. I highly recommend this hotel and will be staying here again each time I come to Florence!

The location is really nice--it is not in the city center, but it's within a quick walk, and we saw parts of Florence we might not have seen otherwise. The building itself is really special, and we were entranced with our room and our view. The hotel is also dog-friendly, which is a necessity for us. We found out about a 20% surcharge for the dogs after our first night here, so others may want to be aware of this when they book (I think it's a flat rate...). The buffet breakfast is elegant and there's a bit of variety for everyone, including fresh fruit, good coffee, and a variety of yogurt, pastries and cereals. If you are vegan, you might want to bring some veggie milk for your coffee (I did). The staff seemed to warm up to us. We look forward to staying here again!

We really loved the location which is a really buzzy plaza with lots of locals eating and drinking late into the evening (no noise when we went to sleep if you are worried about this). The area is great, hotel is great and the view from the bar/breakfast is sublime. thank you

The hotel and location were wonderful! The room was elegant and very clean, but the best part was the rooftop seating. They serve drinks and bruschetta in the evening and you can sit and relax, enjoying the view away from the Florence crowds. If you’re hungry, do check on whether the kitchen is open as there seems to be some confusion among the servers. We’d certainly come back!

Loved the location on Piazza Santo Spirito. The hotel was lovely and the room we were in was spacious, quiet, and comfortable with a great view over the Florence roof tops. The loggia was spectacular for a sunset cocktail and a view of the piazza. The staff were very helpful and handled our questions professionally.

Be ready to climb some stairs if you're located on the upper floors.

Please read Expedia notes the following; \"There is no front desk at this property. To make arrangements for check-in please contact the property ahead of time using the information on the booking confirmation\". This is incorrect!! The hotel does have a reception. The hotel is a bit difficult to find though, you have to pass the front gate, climb a flight of stairs (or take the tiny elevator). Once you make it up to the 4th floor you find a unique and cozy hotel. It is very close to all the attractions in the historic areas. We stayed for 3 nights. Hotel is clean and the breakfast was nice. Parking is available but offsite it cost $28 euro per day (cost depends on the size of your car). Would stay here again.

Horrible experience. We booked this hotel 4 months before the trip, we received a confirmation email from Travelocity with a very nice room photo included. When we arrived, they said we reserved an apartment which was not the same as the picture shown in the reservation confirmation. The apartment had 2 rooms, air conditioning only in one but was not working. It was very warm (34ºC, 93ºF) and very humid with a strong humidity smell in the air.
I requested to repair the air conditioning or replace it (it was portable) but when we came back a few hours later, we had 3 fans in the rooms, period. The apartment was very dark, only one window for all rooms. We opened it for a few minutes to get fresh air at 9pm but it was in front of a Bar's terrace full of people drinking and smoking so we had to close it again. We were traveling with our 2 kids so at 10PM we had to start looking for a different hotel for that night that cost us a fortune since the city was pretty packed of tourists. We were charged 28€ for the parking and arrived at 12am to the new hotel after packing everything again and our kids and us were exhausted and frustrated.
Nightmare in Florence i would say. See the photos of what was promised versus reality.

Historic hotel located in the lively San Spirito neighborhood. Large room with large, clean bathroom (great water pressure) and high ceilings. The bed was not comfortable, but the view more than made up for it. Air conditioning worked great. The breakfast was a basic hotel breakfast. The staff was very friendly. I would definitely stay here again.

I liked the location. It was a 15-20 minute walk from train station with rolling bag. 10 minutes from most of the sites in Florence but away from the real touristy parts. The building is old (400 or more years old ?) so it had lots of charm and details but also narrow stairs up to some of the rooms. The breakfast was good. The only negative is all the smokers on the outside balcony bar made it impossible to enjoy. Good if you are a smoker but iintolerable if you are not.

What a wonderful experience! This 15 room hotel is above the most amazing market during the day that turns into a social gathering in the evening. It is very unique and charming. Each room is different. Our room had a patio and 20 foot ceilings. Both the bathroom and room were VERY spacious and extremely clean. The service was fantastic. Everyone was very helpful and friendly. The hotel patio is spectacular! My husband and I would go back and stay longer!

we Highly recommend this hotel for Florence. The location is great, there’s a market in the square everyday, the hotel is really cool old castle. We had a room on the front of building overlooking the palazzo. It’s worth the money for one of these rooms. The location is nice on the other side of the Arno river away from the crowds by the Duomo and museums however it’s an easy walk to the Ponte Vecchio and the museums. The staff was so accommodating and friendly. If you are unsure of where to stay give this hotel a look...

Beautiful palazzo hotel in my favourite part of FZ

I love this hotel, have stayed many times. My only complaint actually goes across the board for many Florentine hotels at where I have stayed: it's very cold in the winter. But maybe that is just how Italians do it. Still, it would be great to have the option to make it warmer than it could get in that room. The heating unit was right up at the ceiling (about 20 foot ceilings) so although it was probably very warm up there where the thermostat was, where I was sleeping, much lower down, it was very cold.
Nonetheless, I will stay here again. I love this hotel, it's gorgeous terrace, it's friendly staff, and it's perfect location far from the over-touristic maddening crowd.

This place is a gem. Located in the laid back and charming Piazza Santo Spirito, Hotel Palazzo Guadagni was a perfect respite from the throngs of Florence tourists. The historic building is beautiful. The rooms are overly spacious with high ceilings and romantic, floor to ceiling windows. Beautiful views from hotel lobby. All of the staff we encountered were friendly and helpful. Breakfast was nice. Excellent pizza place around the corner. I would definitely stay there again if ever I'm in Florence again.

Beautiful Old Charm Italian Hotel

We checked in early and since our room was cleaned thy let us in early which was such a good thing! Very accommodating staff. We got a upgrade large room that can actually fit 4 adults one master bedroom and there was a smaller bedroom w two twin beds. And a restroom shared. It was a blue room w high ceilings and hand painted. Because it's a old decor and antiques furnishing it made the stay really nice. If you want modern this is not the hotel for you. The location is nice because restaurants right outside the entry. There an elevator which is nice bc it was on 3 floor. Breakfast was yummy and included in our stay.

Beds were firm and air conditioning was cold. White sheets are nice n clean and pressed. Refrigerator and extra pillows and blankets in closet. Restroom is old but clean which is all that matters. Stayed Sept 1,2017

Great location and an awesome rooftop to enjoy a morning coffee or an evening glass of wine. The room was a bit dated and dark. The bathroom was very small. To no fault of the hotel, there was a very loud guest who kept us up 2 of the 3 nights. Overall, we enjoyed our stay due to the location.

Noisy pricy studio flat with pungent damp smell

I originally booked the one bedroom flat for our family of 4 for four nights in May. My husband and I fortunately managed to check out after one sleepless night despite being overcharged for the children who were not with us. There was no separate bed room but a flimsy curtain dividing 2 areas of the room. The room was under the stairs on the ground floor. Despite double glazed windows all the noise from the square drifted in that did not fall quiet until past 2 am in the morning . The furnishings and fittings were tired and everything including the linen had a musty smell. There was an pungent smell of damp in the room and no way to relieve it due to all the windows being sealed shut. The bathroom, was in semi darkness as half the lighting was not functioning. It also smelt very damp. At least after we checked out we relocated to a fantastic newly refurbished flat minutes from the Duomo for a lower rate so we had a great holiday and after prolonged negotiation with the hotel they finally refunded the overcharge for the children.

Pictures nicer than reality, but fabulous location

We were disappointed in the room accommodations (the apartment was not as nice as the pictures alluded to). The staff understood our concerns and did their best to accommodate. We were also given the option to not stay the second night which was fair of them to offer. In the end you don't spend much time in the room, city availability was low, so we made the best of it. We moved the teenagers to the sofa beds (think futon mattresses) and they put the twins together for us. Not fabulous but worked better than the adults on the sofa beds as was originally set up. It was nice to have a microwave, small fridge, & washing machine given 2 wk vacation. The bathroom was updated, just needed a shower curtain. I would rate the location and staff a 5 but the apartment a 2 and breakfast a 3. It's hard to find hotels that accommodate 4 in one room in Europe. We don't recall specifically booking the apartment but did book accommodations that would hold all four of us so possible we did it without realizing there was a difference in accommodation comfort. We were advised to book the family rooms if we returned as they're nicer. Please don't get us wrong, there are definite pluses with this hotel, the apartment was as nice as the ratings implied. If you booked one of the other rooms, you'd probably be pleased. The piazza attracted a lively young group but we didn't experience any noise issues and the apartments outside wall faced the piazza. We felt safe walking at all hours

Loved the room! Bathroom was nice. Staff was pleasant anf helpful. Location awesome. Loved the terrace, enjoyng wine and local foods purchased in the market square below and local shops! Would love to stay thee again!!!!

Old World Charm Hotel in Heart of Florence

The Hotel was on a piazza where there was a local market each day and several local restaurants. It was easy walking distance to where main tourist areas and shopping. To access the hotel you had to use an elevator or walk five flights of stairs. Once at top of elevator you still had a flight of stairs which made moving luggage difficult. My room was then up two more flights of stairs and again no elevator. My room was clearly an over flow room and not nearly the same as the pictures on there web site. I know this as someone else in our party did get one of the nicer rooms that was pictured on there web site but we both paid same price. Our bed was as hard as a rock which I like really firm but this was firm to the max.

The hotel has a beautiful veranda that overlooks the piazza which was beautiful. We enjoyed sitting out each night enjoying drinks with our party.

Palatial experience for a decent price!

The rooms and the hotel were exactly how the pictures on expedia look like. There was no misleading information or impressions. The hotel gives you a good experience of staying in old palatial style building with high ceiling rooms. Our room was very spacious and neatly decorated with modern amenities mixed with rustic decor. I also liked the patio area where one could sit and enjoy the view peaceful while sipping on their wine or coffee; although it was too cold to linger outside the time of the year I was there. I would definitely recommend this hotel to other travelers. I also loved the fact that it was not very far from Piazzale Michelangelo, where we enjoyed an awesome sunset soon after checking into the hotel. There are many options to eat just outside the hotel.The only con is its distance from the railway station; although there's a direct bus that leaves 2 mins from the hotel. It takes about 20 mins of bus ride to get from the hotel to the station.

Beautiful historical palace in lively square

Then hotel is in a palace built in 1535 and has beautiful views over the rooftops of old Florence. Ask for permission to visit the Eurocentre school downstairs during the day, where they have the most amazing medieval ceilings.

The square outside is buzzing with bars and restaurants for young Florentines as well as touristas - a perfect centre for exploring Florence

I was only here 1 night, but wish I could have extended my stay. Beautiful hotel, friendly staff and the terrace overlooking city was amazing. My room was large with AC and even had a bathtub in the washroom! I will stay here again when I return.

Great location near the center of Florence

Stayed here two nights with my fiancee over a lovely weekend in July. The hotel is not especially modern but makes up for it with fantastic charm and character. Our room had amazing high ceilings with fantastic Renaissance decor. The room was large and spacious though not very comfortable. The bathroom was fine though I felt it could have been a bit more up-to-date without sacrificing the character of the room. The bed was fine but not particularly plush and we found the sheets a bit itchy. The location of the hotel was great as pretty much everything you want to see in Florence is not much more than 20-30 minutes away by foot. The included breakfast was nice, but nothing particularly special.

A critical thing to note is that this room (and I suppose several of the rooms in this hotel) faces the Piazza Santo Spirito which is a lovely plaza during the day and on weekends when a small market sets up. However, many of the cafes and bars on the plaza remain open quite late and depending how festive people are it can get quite loud even if you have the windows and shutters closed. The first night sleeping was difficult with noise coming from the plaza till 2 in the morning. Second night was much better.

Be prepared for sleepless nights

The room we had at this hotel was the most beautiful I've even been in. Hotel was situated in a great spot and was easily about to walk to all parts of Florence. The only downside was the evening festivities in the square. We only stayed here one night, as this was the last stop of the trip and we had to leave the hotel the next morning at 5:30 am for our flight back to the US from Rome. Upon returning to our room after dinner, a band was playing in the square around 10 pm. We thought, ok, they will stop soon so we can get a few hours of sleep. However, they did not stop until about 3 am!! :( It was horrible! We tried to use our ear buds and white noise apps, but the bass literally had the bed thumping. This was a Friday night, so not sure if this is like this during the week.

Fit for a Queen!

Good location overlooking shabby chic square

Situated within easy walking distance of all the major attractions overlooking a square popular with students and locals as well as tourists with plenty of places to eat and drink .Although the square does get very busy at night we had no problem with noise . Look out for early evening offers at most bars 7 euros for any drink including cocktails and a help yourself buffet, very good value. Staff at the hotel all spoke good English and were very helpful ,the breakfast was adequate could possibly do with a little more choice. Lovely logia that you can relax on overlooking the square .
Very hot when we visited in June but the buildings are even better when illuminated at night and it's a lot cooler for walking a round .

Florence in a Flurry

We had just three short days in Florence..Being high season our planning had to be spot on to avoid wasting too much time in queues etc. Part of our planning was our stay at Palazzo Guadagni. We had a superior room on the second level which had views to the Duomo, which we found just spectacular. The shared balcony area was perfect for drinks before and after dinner and provided a great vantage point for the piazza below.

The nearby Pitti Palace and its gardens we enjoyed most..a chance to get away from the crowds and the heat and enjoy this spectacular space. Please note it is closed on Mondays..

The hotel staff provided us with some perfect dinner recommendations.

Like other reviewers we did have trouble with the Wifi. I resorted to sitting directly by the router to overcome this. The hotel are trying to get this rectified. It was not a big issue in the end...Just a tad inconvenient.

The breakfast is pretty average, but with great lunches and dinners to contend with in the environs, this also was not an issue.

A thoroughly enjoyable place to stay.

Lovely property in a historic palazzo.

Helpful staff. Lovely loggia overlooking the historic square. Excellent property except some rooms including ours require carting luggage up 2-3 flights of stairs with no assistance available. Staff assured us English language TV was available but it was not. They could only promise repairman was coming but there was no change. No tissues provided. No mat for bath/shower which was slippery. Would love to recommend this property but these shortcomings make it impossible to recommend in good conscience.

Florence charmer

A lovely 3 night stay. An eclectic hotel, full of surprises. Gorgeous room, felt like we were royalty with 20 feet high painted ceiling with huge french doors opening onto a balcony facing the square. Lots of activity there, farmers market stalls, 3 restaurants, and music on Saturday night. A bit noisy sure, but
we thoroughly enjoyed all of the sites and sounds. Best part was the open air terrace on the top floor for breakfast and afternoon drinks. Birds eye view of the city and mountains and the multitude of church bells. Odd entrance set up....behind huge wooden doors and up many steps for our room. Top floor rooms could take an elevator for anyone who may have trouble with stairs. Our stay here was our favorite memory of Florence.

We had a great stay. Loved the location. The square had a farmer's market each day. The hotel staff was very friendly and our room was very comfortable. We love to stay at smaller, more personal hotels. Would definitely recommend to others that like the same.

Great location in up coming hip area. beautiful palazzo. Incredible loggia to lounge on with great view. Huge room. We had superior room. Hard wobbly bed as per usual Italian hotel. Great wifi. Horrible American style coffee that we couldn't drink. Asked for cuppucino. But when we asked for second cup we were charged 2.50. All you can eat breakfast but limit of two coffees was a little strange. So be aware. Don't waste one sampling the Buffett coffee!! In all nice find for the price. Parking nearby at €26.

The Palazzo is the real thing, been updated without losing the charm and grace of a centuries old building. The Top floor is a rare a perfect setting. Breakfast is served there. It's worth getting out of bed early to enjoy coffee on the covered terrace with a view of Florence and the hills beyond \"breath taking\". Staying in a real Palazzo made me feel part of Florence. The painted ceilings, the wood work and moldings are kept up. AND the location on Plaze Santo Spirito with Santo Spirito church with the Giotto's ! What more could you ask for? Maybe a bell hope!! Loved our stay! THX
