The manager and staff were all excellent—very friendly and helpful in many ways, and they were the highlight of our stay. However, I felt the overall management could be improved. The hotel did not offer coffee in the rooms or in the lobby, and there was no microwave available for guests to use. The shampoo and body wash also seemed to be of poor quality; they didn’t lather at all, no matter how much we used. Honestly, the only reason I might consider returning to this hotel is because of the wonderful staff.

The staff was friendly, but overall the experience could’ve been better. The hotel wasn’t very clean — while the sheets were clean, the walls, floor, and bathroom were not. The balcony door handle was broken and just taped over, which didn’t feel secure at all. The main door also didn’t seem very safe. The pool was out of service during our stay, and the breakfast was limited to just chilaquiles and eggs. The TV never worked, and the Wi-Fi signal was very weak. Definitely not what I expected.

1 night stay ahead of our next day flight, room was big with a minibar that was convenient, staff friendly, but amenities and cleanliness was not there. Only 2 bath towels in room, no hand towels or washclothes. Cleanliness was ok-ish, loads of crusted in grime and garbage bin was all rusty, giving super sketch vibes tbh. For one night was ok, good restos around, walked to a steakhouse that was delish and is acctoss the street from Costc0 if you fancy snopping into one.

I would say \"Ok\", you sometimes (just) get what you pay for. The room looked much better on the website. Some cracks in wall and paint. Room was pretty hot going in and took 15 minutes to cool down. We booked last minute because our flight got cancelled and so booked in late. Had to wait 10 minutes outside the hotel while we repeatedly called ... because person at front desk was not (at the front desk). Bed was comfortable. Good place to sleep, but don't expect much else.

Service was great. Property not so much! Pictures are not accurate in my opinion from the point of the rooms. The posting mention sounds proof rooms which is completely not true. Also elevator is not the best and you have to press the up button to go down and vice versa. Breakfast was solid. Also one of the most odd things was that even though I had two people in my party we were only able to get one room key. Very inconvenient in situations where you wanted or need to separate from your party. The place was decent but not as describe in the listing. Roof top is decent but pool was dirty and not cleaned during my 6 night stay, so I did not use. They also do not service the roof top and there were many umbrellas at the tables broken. I probably wouldn't stay again. But again, staff was the saving grace and considering I could not get money back as it was pre paid helped us tough it out. But not what we expected.

Little hidden gem in Cancun!

This was my 4th time staying at Kabah Hotel. It's in a great area and near some amazing restaurants. The staff is very friendly. Was upsetting to see travelers be rude to the staff because they don't speak anything but spanish and some english. Hello! You're in Mexico, least you can do is try to speak spanish and be respectful to the locals. Or go to the hotel zone where they all cater to spoiled travelers.

If you want a comfortable and safe hotel that's not overrun by tourists then Kabah is the best. Beds are comfortable, the hotel is very clean, very quiet at night (I didn't mind traffic noise), and the best part is the breakfast that is included. Actually one of the best breakfasts I've had in cancun (Juevos Ruveltos).

I will return later this year for another amazing stay!

Great value stop over during our Mexican vacation.

This is a good hotel. Fairly new and kept pretty clean. The gym is small but functional. Loved the location being across from a big city park and the local Costco. Breakfast was good and included in the cost. Major thoroughfare nearby is noisy at certain times. I wake up every two hours anyway, so it was fun to see this city at night.

Not quite how it shows in the pictures. It’s a 3 star hotel at best, aside from being in the middle of a construction site that starts drilling at 8 AM. Elevator is very dirty, hot and smelly. The rooms also have a smell (like sewer) and walls have lots if stains and holes. The rooftop is not functional, nor kept clean. The staff is very friendly and will try to make your stay pleasant.

We checked in and then went up to our room and it was still not cleaned. We waited in the hall way while they cleaned. The hotel building was very hot and humid when you walk in. The only good thing is this hotel is near a-lot of restaurants and places.

Extremely happy with my stay at Kabah Boutique Hotel! The hotel and room were clean and staff was always friendly and personable. They also accommodated an extra night booked in the same room. The hotel and area felt safe. Hotel offers free breakfast and has a restaurant as well. There are also a few food options within walking distance from the hotel. I liked that’s it’s only a few minutes away from Cancun hotel zone, so it’s quiet. Free onsite parking with guard. I highly recommend this hotel! I would definitely stay here again.

Viva La Kabah!

Kabah Boutique is a decent hotel. We couldn’t go wrong with the price per night between $40-$70. Of course those were my prices through my Hotels.com app. It’s about a 20 min ride to/from the Airport. Check-in and check-out was very easy. We had got there a few hours before the check-in time but the receptionist and staff had our ready and allowed us to unwind early. Thank goodness. It’s also close to a Supermarket, restaurants and gas station. They’re quite good. The room and balcony were nice. The bed was very comfortable, nice little fridge and shower was rejuvenating. Also the rooftop was very nice and the pool was small but refreshing if you had it to yourself as my girlfriend and I did. WiFi was excellent however once you leave your room its connection is lost. Breakfast was okay as the wait was a little too long because there’s only one waiter serving all the other guest. At least we had something to hold us down until we got to a restaurant outside the Hotel. Most of the beaches are a good 15 min ride away but it’s always good to see the local scenery. I liked Kabah Boutique. I would stay there again and recommend it. I’d give it a 3 out of 5 overall.

Hotel was fine for the price we paid. I would say it looks a lot nicer in the photos. Overall staff were friendly and place was clean. The tv was in Spanish (inc netflix) and couldn’t figure out how to change it. The toilet didn’t flush very well and the aircon wasn’t working and it was SO HOT.

Great stay at this hotel. Wifi in rooms is the best i have ever experienced. Smart TVs means that you can connect your ipad to the tv and watch programmes / listen to music through the tv! Bottles of water replenished everyday, sun most of the day on balcony. Gym small but useful.

I liked the property it was really nice... only problem I had was the water would only get hot for 2 mins and then I had to tell the front desk like 4 or 5 times that the water wasn’t hot and after they told me it was I tried again it still wasn’t so idk if they turn the hot water off or what but that’s the only problem... they have nice TVs rooms are nice you can watch Netflix if you have an account everything. I wanted to give it a 5 but it gets a 4 due to the hot water issue other than that it’s good to go ;)

Hotel Kabah is the best kept secret in Cancun. We were blown away by the hospitality of the staff, and we left feeling like we were saying goodbye to aunts and uncles! The staff really goes out of their way to take care of the guests. The room was beautiful and spacious. The hotel has two restaurants, a bar and a gym. It's located next to three of the best restaurants in the city. If you're not into the drunken hotel zone scene and want a more peaceful sophisticated experience, this is the place.

If you are going to Cancun and don;t want to stay in the hotel zone, this place is the place to be. The staff are super friendly, especially Alex the security guard. The staff made us feel very comfortable and would engage in conversation. We were celebrating our 5 Year Anniversary (which they didn't know) and they randomly took two towels and made two birds kissing and left it on our bed. We thought that it was super sweet. Breakfast is included which made one less meal that I had to worry about. If I am ever in the Cancun area, I will be staying there. The only tricky thing is parking but after that, there are no problems.

Una muy mala experiencia la primer noche la habitación con cortinas rotas y manchadas con las puertas de los balcones sin seguro, en el baño un agujero en el techo al día siguiente solicité nos cambiaran de cuarto mejoró un poco pero decidimos irnos un día antes de la fecha de salida pues no te sientes seguro ni en un lugar limpio desde el elevador hasta las instalaciones generales están súper descuidados y de muy mal aspecto este hotel no debería de estar funcionando ya muy viejo y malo.

First off...our stay was great! We found Kabah to be a great find. Very well located for our needs of Dr appointments in Cancun. Easy access to Uber. Room was spacious and very clean and comfortable. Breakfast was good, served fresh and hot...not a self serve buffet. Didn't particularly like the coffee but adequate. Fresh OJ was great along with my omelet. Everyone was friendly and polite from start to finish! Thank you...will definitely stay again!

I would not call this a “boutique” hotel—it’s more like a motel located right next to a very busy, noisy highway. The windows didn’t close properly, so you could hear every car and truck passing by as if they were in the room with you - all night. After a 20-hour travel journey, you might want to rest and relax, but unfortunately, this was not the right place for that. If peace and quiet are what you’re looking for, I would recommend considering other options. Also there was a constant smell of mold in the room and on the hallway.
Although the staff working at the reception was very nice! You can park your car very safe here with a security guard.
