Very disappointing. I tried to contact this hotel several times in the week before I traveled. Both expedia and I emailed, whatsapp msg and phoned repeatedly but never heard back. I noticed that google said it was temporarily closed & 3 online booking companies no longer book this property so was worried that they might not be open. Because they never answered we ended up booking a different hotel. They finally answered at 5pm on the day we arrived in Mexico and sadly they refused to give us a refund because we were waiting to hear back from them and missed the cancellation window.

This place is right next door to a open air concert hall, which make it impossible to sleep on a friday saturday or sunday night. During a 7 night stay, i only had running water on 2 days between two rooms i was moved to. They also tried to give me a downgraded room, and offered no compenstaion. Avoid like the plague

Disappointing Stay – Nothing Like the Pictures
I had a very unpleasant experience at Hotel Seven Boutique. As soon as I walked into my room, there was a strong, moldy scent, and the bathroom reeked like a sewer. Everything looked and felt unsanitary, nothing like the photos online. It was clear that cleanliness and maintenance were not a priority.

To make things worse, the water in my room completely stopped running, and it took them 40 minutes to fix it. The WiFi was also incredibly slow, making it frustrating to get anything done. Overall, I did not enjoy my stay and would not recommend this hotel to anyone looking for a comfortable, clean, and reliable place to stay. Definitely not worth the money.

Just stayed for one night before moving on to Holbox, because one of our party landed late at night. Very smooth and positive experience, we landed very early and they stored our bags all day before check in. Quiet, clean room with good aircon. Simple checkout the next morning.

Across from the Bull Ring - Loud Music

The hotel is centrically located in town and is very clean and modern. However, we came for business and the hotel is across from the old bull ring and the techno music kept us up until 4 a.m. Next day we told the manager we had to leave because of the noise. We had to get up every day at 7 a.m. to work and it was impossible. Management was very accommodating.

This property is falsly, advertised. It is a complete dump. Stains in the chairs, a/c didnt work in the 1st room, and extremely hot in the other room. You cant throw your tissue in the toilet or the room would get flooded. I had to leave this place and go find another hotel at the last minute, which cost me to spend extra money for the accommodations this facility was suppose to provide.
I will not recommend tis place to anyone. Its filthy. The pictures are so deceiving. Expedia should not allow this facility to be listed on their website.

Very nice property and amenities. We felt very safe with around the clock front desk concierge. The only thing is that it’s across from a club that plays super loud music until 5am. Enforcing quiet hours for the guests when the club isn’t open (which is only Monday and Tuesday) would be good. It would be nice if a few basic necessities were provided like salt, pepper, coffee maker, paper towels, extra bathroom tissue, etc.

It’s important to note that this property is Not a hotel as advertised. There’s nothing luxurious about this facility. The pictures on the listings are old and misrepresent the actual state of this place. They offer rental apartments which is highly misleading and do not offer the same services as a hotel. This info is not shared until time of check-in. No routine cleaning or linen change unless you pay a fee. The apartments are poorly maintained, water overflows from shower, you must place towels on the floor to soak the excess. During certain times of the day, we had no running water. When we ask for linen changes they never had enough for all their guests. The sheets we received were stained.
The hotel is also close to a club that would play loud music all night from 8pm-5am, at least 5 days out of the week, making it difficult to sleep at night.
I DO NOT recommend this place at all.

If you don't mind getting much sleep, this is for you...because VERY LOUD music being played early evening to early in morning, from a pub, which is almost next to Seven Boutique (Thursday-Sunday usually). Also across street there is a club, plus restaurants which also have loud music.
Also, they give you the minimum of supplies in suite, we had to ask for few items that should have been in suite.
They are under new management, so hopefully they get some problems resolved.
Personally, I would NEVER stay there again, mainly because of the noisy neighbours!

Upon checkin the property seems ok. Then you go to the room and find that pillows are gross, there is literally no blanket on either bed (just a “top sheet”), the raincan shower head is broken and sprays out the side and all over the bathroom. The primary bedroom window is broken and there is no safety lock on the door!! Oh and at 11:15 at night it was so noisy no one in the unit could even think of sleeping. We actually sent the front desk a message asking the people in the courtyard/pool area to please lower it down. Oh and all of loud motorcycles racing up and down the street all night, that i do realize is out of their control but its still a HUGE negative.

We were greeted by Ramiro Garcia when we arrived. He was an absolute gem. He spoke English and explained all we needed to know about Seven Boutique and that we had a complimentary cleaning service since we were staying for 7 days. His friendly demeanor was much appreciated after a 5 1/2 hour flight. Since we were traveling with our two kids he offered suggestions of activities. There was also another two desk employees that were super helpful with calling us taxis and providing detailed instructions on locations we wanted to see. The location is also prime being two blocks away from a huge mall with a grocery store in it. Just a short bus ride to the beach!

Where do I start, expidia they claimed over booked them so we had (2) sigle suites instead of a double with 3 kids. They didn't have one of our rooms ready unitl 5 pm. We were there for 2 nights never received towels for one room (they were out) and never received blankets for the same room. Also out, was going to grab some from vacant room but never did. There is a bar across the road on Friday and Saturdays you will not be able to sleep because the music is so load in the paper thin walls until 4 am when they shut down.

There were no blankets and they charged us for a sheet to cover the futon. The toilet broke and flooded the room the first night. They didn’t fix it properly after multiple tries, so we ended up using the toilets by the pool for the rest of our stay. The pool was down 4 flights of stairs.

This is a cool spot near a big shopping mall and super market. Very walkable to restaurants that are priced for locals and not gringos like the tourist zone. Also very safe around here as I’ve stayed in the area many times.

I highly recommend it for value travelers. There is a concert venue across the street, so it’s possible to get loud. I used ear plugs 3 of 15 nights. Ask for a unit in the back if you want it quieter.

Across the street is a live music venue and clubs and they went from 11pm till 5:30 in the morning! It was so loud we couldn’t sleep. We noticed this on both Friday and Saturday nights. Nice enough hotel but the noise level was terrible.

I was part of a group of 5 and had reserved a double bedroom suite for one night. When we arrived, through the broken sliding main door, I was first informed that they did not have any room for us and that Expedia had overbooked the hotel. After some frustrating email verification, magically, two rooms became available and we were able to check in (first red flag). Second red flag was that neither room had room key cards available, so we'd need to go down to reception everytime we needed access.

3rd red flag: The rooms themselves are ok except for the fact that one did not have a functioning toilet and the other had no hot water. When we informed management about the issues, the security guard came to check the toilet – there wasn't any effort to get a qualified plumber, we were promptly reprimanded for throwing a few squares of toilet paper in the toilet when the issue was that the reservoir wouldn't fill. Ultimately, neither problem was fixed, under the general excuse that it would be dealt with tomorrow (after we had checked out).

The 4th red flag was the room access. Both rooms’ doors open directly into a rusty metal stairwell with no roof or walls which turned into a slippery nightmare waterfall when it rained. Miraculously, none of us fell whilst carrying down our luggage.

The 5th red flag was the hotel access during a rainstorm. When we were checking out, we were almost stranded by the fact that the rain, which was by no means extreme, flooded the entire entrance.

The only good thing this property has is the front desk staff Mario and the daytime security guard. They were extremely helpful and friendly.
Cons: NO HOT WATER in the shower, toilet took 30 minutes to fill back up after flushing, coffee mugs still had residue stuck. When asked the rude night guard for extra toilet paper, he questioned me as to why we needed more. REALLY?!
The room I reserved sleeps 5, however my reservation was for 4. When I checked in, I said a 5th person will join us for one night only, even added the 5th person's name on the check-in form. In the evening, we requested an extra pillow for the 5th person (the room comes with limited pillows). The night security guard is awful, his attitude is horrible. He messaged everyone and their mother that we snuck in a 5th person, when we notified them at check-in. So, at check-out we were charged $35 for that.
Never again will stay here. Please avoid this place, the price is cheap for a reason.

A little Oasis in the city

I had a small issue of no running water in the bathroom the day I arrived but, I was immediately moved to an upgraded room! Small other little things, nothing that would actually ruin a trip or that were serious but everything was always quickly rectified and the staff went out of their way to make sure issues were solved immediately. Always very clean, modern, and well-equipped. The pool is clean and there are always fresh beach towels available. The staff is incredibly gracious, professional, and courteous. There isn't daily housekeeping which I love because if I want to sleep in or not have to rush to have my shower or breakfast for fear of housekeeping coming in, I can. Although if you do want housekeeping you can request it for a fee. This is not my first time and it won't be my last. Always a pleasure to stay here.

This place seemed great and very clean in the pictures. Once there you could see that cleaning was needed everywhere. The room seemed nice until roaches started coming out. Towels were clean but stained. We were were 5 people and the room had 4 towels, when I went to ask for the 5th towel they said they didn't have any because they were being washed and would not have them until the next day. When I asked for extra covers and sheets for the 5th person that would sleep on the couch they said they only had sheets. The room also just had 1 hand towel, 1 small towel for the shower and just 1 small bottle of shampoo and conditioner and one small soap. Some days it rained and all the water that accumulated on the stairs and pathways would be there for days, you could easily slip and fall. I had to stay there for a week since they did not let me get a refund for the room so I could go elsewhere. I honestly expected more from this property considering what they charged for it.

Overall nice place and service, front desk was very great at communicating before and throughout our stay, only complaint is on the room. The bathrooms seemed dirty and the sheets had holes in them, we also had problems with the toilet, they wouldn’t flush.
