The room was presentable, clean. The courtyard is lovely, the pool area is small, as is the pool, but great for sunbathin, relaxing, and a calm swim. Excellent privacy. There's a city park steps away, which becomes lively, every evening. Main street steps away as well, and both directions you walk, have plenty of restaurants, cafes, grocery store, tourism guide, pharmacy, banks, atm, etc. You get a real feel for the daily lives, and people, in Cancun. Also, plenty of parking spots available, if you rent, or own a vehicle.

The only downside is, the city park can habe loud music, past midnight. I usually have a hard time fallen a sleep to the slightest noise. But when you are on vacation, it's less stressful.

The only positive that can be said about this property is the location. The taxi dropped us off on the main highway and then carried our suitcases over the grass & sidewalks as he was unable to drive to the front of the hotel.

The room and courtyard did not match the pictures on the website. It felt as though I was in a dungeon. The two other rooms I checked out were equally disgusting, one smelled musty and the other was as old and run down as the first one.

It was difficult to manuever to the door of my room because of an abundance of patio furniture around the \"fountain\". The fountain appeared in disrepair although water was flowing. Many tiles were broken and the fountain was only half full.

The internet DID NOT work. The television worked but the resolution of the picture was very poor. There was hot water in the shower, but took about 4 minutes to come out. The 2 bath towels provided were old and well used. I asked the front desk for some glasses but they didn't have any.

The one positive was the room was extremely quiet and we did sleep well.

Is this a 3 stars hotel? Unfortunately this hotel needs to spend some money and upgrade its infrastructure. NO HOT WATER available. After multiple complaints and let it run enough as I was told to do, the water just stopped running so NO WATER AT ALL. Internet drops a lot with limited capacity. Barely they supply soap and just two body towels, no hand or wash towels. The smell of the toilet cleaner it was so strong the door needs to be closed. YOU WILL HEAR LOUD MUSIC ALL NIGHT LONG as it is located next to a bar. WE JUST ABANDONED THE STAY to another hotel.

Property was decent for the money, but it desperately needs some maintenance in many areas. Staff was very friendly and room was kept clean. Excellent water pressure and good working AC unit, unfortunately no fridge in the rooms. Bar across the street turns up the music very loud and is noticeable till 3 or 4am ….. definitely bring some earplugs 😂

The bed was not a real bed but a concrete slab with a mattress on it. The mattress was o.k The water pressure was non existent, hot water run out, the breakfast that they advertise in the room is a restaurant 2 blocks away, but what is offered in the room is not what you get when you go to the restaurant.

Not bad for the price, near the bus station which is good if you take the bus to downtown from the airport and only have carryon it’s an easy walk. Clubs with loud music on either side but didn’t affect my sleep. Needs some minor renovations but all around decent for a cheap hotel in cancun.

Convenient location, way too noisy

Hotel is conveniently located near main ADO bus terminal. However, condition of room was fair and wifi was slow. Biggest issue was non-stop noise from club across the street until 3am (on a Sunday night). Staff was unwilling to move us to a room further from street. Don't stay here. There are better, quieter hotels which are also close to the bus terminal in the same price range.

Decent hotel close to ADO bus station in downtown area. Room was small, but relatively clean. A fair amount of noise, however, from nightlife at surrounding places. Probably not the kind of place that you'd long to return to, but a nice hotel for the money if you need to spend a night or two in downtown Cancun.

It was fine for the price, decent central location and an easy pickup for buses to the beach or walking. Just beware it's on a blocked off avenue which is why it is on tulipanes x tulum. You can easily get taxis on tulum, but the taxi cannot take you to the hotel door. The Avenida was always well lit and felt safe. The palapas park was like a mini carnival, which was cool and close by restaurants were convenient. There was hot water, which was also nice. The internet signal was sometimes strong and at times barely there. The password is taped to your door card.

When I got there my room didn't have toilet paper, which was odd. I never could figure out the light for the fan and the fan sounded like an airplane even at level one. Luckily there was ac that worked nicely. I wish they had a do not disturb sign because I didn't need daily maid services, and even though I hung up my towel to reuse I got new ones daily. Also, it says to bring your room controls on checkout, but the receptionist looked at me like I was crazy when I did.

My card kept deactivating, and the desk clerk said maybe from a cell phone, but that really annoyed me to go up three flights of stairs and have to get my card reset. Weirdly, it didn't happen after the secOnd time when I complained and asked why it was happening. Also, the lock, there was nothing, just the card to get in and close the door click. I did not like that although I didn't feel unsafe where I was, I do like a secondary lock.

The pics are nothing like the real thing. You walk in it smells horrible and the room is old and dingy walls. Sheets and blankets are like a hundred years old. I was very disappointed and not only that the garden they have with the turtles in dirty water and old trees that have insects that crawl into your room and I got bit all night by gnats, insects and no telling what else. I also slipped slightly in front door entrance. It rained and I was soak and wet and no mats or anything but a waxed shiny floor. OMG Please save for a better place.

Wifi kept dropping, it was very limited when it did work. No hand towels or wash clothes. Only shampoo was in a dispenser mounted in shower, and it didn’t smell good. No room for more than 1 luggage, walls and top bed blankets were dirty. The mattress was hard. Good got a one night stay but any longer it was not comfortable. Checked out early.

Front desk was not as friendly as Mexican people usually is! There was a bad smell in the room. I told front desk about the smell and the lack of body wash and they didn’t do anything about it. I stayed only for one night and what I liked was that there’s plenty of places to eat and it’s close to the ADO buses. Definitely not a place for a family stay. Solo for 1 night may be ok for the price.

Clean rooms great wifi and tv. Hotel has a small pool but I didn’t use it. No elevator so we had to carry luggage up 3 flights of stairs. The breakfast that they offered at the restaurant across the street was not good only ate there once. Friendly staff.
Convenient location for public transportation but not a lot of restaurants in the area.
