Bed was HORRIBLE. Possibly the most uncomfortable bed I have ever slept on. No sound proofing. If you are facing the park, you will hear the music until 4am. No fridge. They dont allow you to drink alcohol on property, not even in tour room. The room keys had to be reprogrammed every single day, staff couldnt be bothered to program them properly.

Absolutely Terrible – Do Not Stay Here

My husband and I booked this hotel for two nights but ended up leaving after just one—it was that bad.

Check-in was painfully slow, and on top of that, we were charged 300 pesos as a deposit just for towels. When we were finally given our key, we headed to our room on the second floor (no elevator, by the way), only to find that the key didn’t work. Back down we went to get a new one. Once inside, we realized that the TV and A/C remotes belonged to another room and didn’t work either. My husband had to go back again to the front desk to get the right ones.

As we started settling in, we noticed the room was incredibly noisy. The windows facing the street didn’t seal shut, and the noise from traffic, buses, bars, and loud music made it feel like we were inside one of the clubs. We asked to change rooms, hoping for a quieter one, but the second room had the same problem.

To make matters worse, the mattress was extremely uncomfortable—you could feel every single spring. I barely slept and woke up sore and exhausted.

We didn’t even bother staying for the second night and immediately switched to another hotel.

I would never recommend this place. It might seem like a budget option, but as the saying goes: cheap ends up being expensive. Avoid it at all costs.

The heart of real Cancun

The hotel has been around for awhile but still in good shape and a very nice location. Excellent staff. I regularly stay here when coming to Cancun for dental work -- at least the first night because it's in easy walking distance to the ADO bus station

Muy mala experiencia nada que ver con las fotografías que muestran algunas cosas que aparecen allí no están, por las noches hay demasiado ruido, se siente mucha inseguridad, nunca volvería, no hay microondas, cafetera, plancha, etc. Si tu plan es pasar unas bellas vacaciones y quieres tomar algún cóctel o servecita este no es lugar, si metes alcohol te cobrarán unas multa sin previo aviso, never again. Sin mensionar que las puertas están muy inseguras y viejas.. Terrible, the are not microwave, coffeemaker, refrigerator etc, the service is really bad , smells really bad, noisy all night, also if you planning to have fun and relax drink alcohol in your room after a long day this is not the place the will ask you for to pay a penalty with out previos notice,

Staff at the front desk were knowledgeable and friendly. Guests were noisy and did not consider that other guests were there too. From outside building looked good but inside, room was not greatest. Sink taps were old and leaking, no sprinkle system, Air conditioner was old and noisy,, did not feel safe to be there. We were there for 3 nights, saw police two times. It does not look like, building meets standard code for housing..

The location is really great!!! That’s all what we like. No body soup, no shampoo and conditioner, no hair dryer. Broken tap and shower head. Very noisy music singing laughing talking in night time until 2am with other guests from India. If you don’t mind these things and your priorities are only location and price, we recommend this hotel.

The room was lacking a ceiling fan and missing toiletries for the 1st night.

The cleanliness of the room was consistent, with daily housekeeping ensuring fresh linens and a tidy space. Plus, the reliable availability of warm water in the shower was a comforting touch.

Um. It’s not a good look. It looks as though there is a massive group of families 10-15 -living there with young children. Why do I assume that? Only at him would I put my naked foot on a coffee table in the lobby. Actually I wouldn’t even do that because I have too much respect for my home.

Would I stay there again? Only if I was on a super budget.
Why?
-Lobby and hotel filled with residents (loud)
-Bed mattress non existent because you could feel the board slats.
-Kavia amenities?
-Had to leave a $10 US OR ID for remote control and key

-It was SUPER CLEAN. Kudos to the housekeeping who work super hard. How they keep them working there with all those families to clean up after - I dunno.

- The tv had streaming
- internet during the day was unpredictable

I traveled alone for my birthday and I wanted something affordable and close to Parque de Las Palapas. My room was comfortable and the a/c was cold. The ladies at the front desk were really sweet. I only know basic Spanish and I was able to communicate pretty well. The only bad thing that I can say is that there's no fridge in the room, but there's an Oxxo, food stalls, bars, and restaurants right outside and around the corner as well.

Good points are it's good value, clean and in a good location. Bad points are: there is no room safe, even though the listing says there is; it was noisy at night. There's a kitchenette counter in the room and, whilst sitting by it, i cut my knee on the underside edge of the counter. This edge is rather sharp so be careful.

Beds so soft and old as to give me a bad back!

1.Hot water failed (was fixed).
2. Wifi weak in room (was attended to).
3. Room Electronic key card kept failing (was attended to several times)
4. Super old super noisy AC units are like jet planes taking off and can’t be turned down only off or on!
5. Taps and toilet seats bolts literally have rust on them.
6 Very noisy at night next to ‘party hostel’ next door; was woken up on 3 consecutive nights.

7. Old wooden pool lounger literally snapped in half - staff didn’t notice ?

The price is cheap but see above. And the pool in central courtyard is pleasant.

There was no parking available even though parking is listed in the amenities so we ended up having to park far away. The hotel blamed Expedia for listing the wrong information… The beds were extremely hard and uncomfortable preventing us from getting any rest. We checked out after 1 night because our stay was horrible. Prior to checking out 2 day early, we contacted Expedia letting them know the circumstances and they told us they’d contact the hotel to see if we could get refunded for the second night but then they said that since no one at the front desk spoke English that a Spanish speaking rep would be contacting the hotel. Upon checking out, we told the person at the front desk about our bad experience and that Expedia would be contacting them to enquire about a refund and she told us that it would not be a problem. A few days later, Expedia emails me to say the hotel refuses to refund… Do not stay at this hotel if you have a rental car and if you’re in need of a comfortable bed.

Estuvimos una Noche y realmente nos gusto mucho por la cercanía al Parque de las Palapas. La persona que nos atendió en recepción fue muy amable y servicial. El cuarto bastante amplio y limpio. Solamente el colchón de las camas un poco desgastado pero por el precio yo no esperaba algo mas. Definitivamente mi familia y yo volveríamos a hospedarnos sin ningún problema.

This was a very good experience. Great location for us and easy to park. The reception was very friendly and check in was fast. The room was quite decent and clean. I loved the refreshing swim in the pool at 10:00 pm. Very quiet in the night. Only a short walk to Plaza Las Palapas which is one of my favorite places in the evening.

My first out of the country experience for me and my children. Really appreciated the staff was great, had absolutely no problem requesting towels or pillows. Also location was conveniences, one block away from the bus stop. Theres a carnival in front of the hotel, and all the stands for food open at 8am. They close at 11 p.m..

We enjoyed staying here, mainly because of the great location of the hotel. The hotel itself is okay - it is generally fairly basic but relatively comfortable, clean and affordable. But the location is great. There are lots of great local restaurants around and the area is abuzz with both locals and tourists. The hotel is directly opposite a park where there is a fair/market every night with lots of entertainment, music, food and a great atmosphere. The only down side of this is that it can make the hotel fairly noisy and difficult to find parking.

I stayed two days over Christmas. The hotel is right across from a small square where there were vendors every night and some trampolines and other small rides for kids. But the room was quiet. Everything worked and it was clean. There is a kitchen sink and small counter, which was nice. There was some noise from the central area when guest came and left, but not too bad.

The hotel was a bit of a distance from the airport, but not a huge issue. I was surprised to see armed guards outside because the are looked safe. The next morning, I realized that there was some sort of convention in the area and there were about 50 police officers staying at the hotel. I felt very safe.

The room was clean and it was a short walk to the ADO bus station. On the way to the station, there were places to grab some authentic food.

this hotel is just ok, central to the park and lots of small restaurants. Safe, very safe, probably the safest hotel in all of Cancun. The Federales are stationed there, There is always Federales around. They are friendly and the hotel is clean. It is very inexpensive. Beds are not comfortable.The shower is always the same \"warm\" temp. Limited towels without having to ask for another one. No wash cloths at all. Certainly no waste of any product like the bigger fancy high dollar hotels in the hotel zone. The very best part of staying there is the park across the little one-way street. Live music every night and children playing riding little-controlled cars having fun with moms and dads. The thing I respected most was the family time. Don't see that much in United States.

Hotel is ok, about a 20 minute bus ride to beaches

We actually enjoyed our stay here. They didn't offer any amenities but that was ok. Located in central Cancun in front of parque Palapas, a place that is a must if you are in Cancun. It's about a 20 minute bus ride to hotel zone where all the beaches are located. We were really glad that we stayed here and interact with the locals and not in the hotel zone. Food in this area was great and very affordable. I would definitely stay here again

Budget Hotel Near Bus Station and The Action

This hotel is totally fine if you are looking for a downtown economy hotel right near the central square and bus station. Also within walking distance of some really good restaurants. The hotel and room was clean and we stayed in the back so we did not hear any street noise. Cons: The AC was a wall unit and very loud, the pillows were like large rocks, and the room only had one towel for 2 people. Apparently the only way to get a 2nd towel is to ask a maid.

Travelling through Cancun

If you only need to be in Cancun for one or two nights, this bargain hotel is perfect. Located only a few blocks away from the bus station, it is perfect for a good night's sleep between the airport and other accomodations.

Big room, adequate bathroom. For a budget hotel, it exceeded my expectations.

The beds are quite hard, which I happen to like, but my travel companion did not enjoy her sleep as much as I did.

Our room overlooked a square, which was having a street market that night. It didn't go too late, but if we had been looking for an early night we would have been kept awake. Also the court-yard seemed to amplify sound. Luckily there weren't many people staying there the night we did so it wasn't too bad, but I imagine if it was fully booked it may have been quite noisy.

There are no elevators, so anyone with mobility issues should get a room on the first floor.

The hotel is simple, nothing special, very old building. No breakfast, no restaurant in premises, staff speak basic english. there are vending machines. It seems to be very popular with young locals (Mexicans) as many tour buses were parked in front of the hotel and young people hanging out. The room is large, two double beds. Its old but clean, the tv (no flat screen) has no remote. The mattress is hard. The AC is noisy...The location was good because its in front of the \"praca de las Palapas\" which is an area full of street vendors and locals. Every night there's music or show until late. There are street vendors of artisanal local stuff. At the Palapas you will experience local food vendors, the food was good and cheap. There are many restaurants at walking distance too. Anyways, if you don't mind a basic hotel you'll definitely enjoy the local experience.

Not so nice!

When I pay close to $100 I expect a blow dryer in the room. The deadbolt on the door didn't work, made me feel unsafe. There was a religious festival outside of our room that went on till about 3am, the lights from the police cars,that cruised by every 10 minutes made us feel like we were in some B movie. Would I stay there again??

My Experience

The hotel is located with some of its poorly insulated windows placed towards a public park and streets. The room was BARE. One towel only. No remote for the TV. No control dial for the air condition unit. Sheets were too small for the bed size and were loosely placed on the mattress. Noise from the street and park is a problem if you plan to sleep. Staff is 'there' but not overly welcoming or Happy To See You attitude. Maybe more like a \"by the hour' hotel. Grossly overpriced for anything else.

A Decent Price at a Cost

I stayed at Suites Cancun Center from 12/19/12 to 12/23/12. The rooms are a great value compared to the hotel rooms in the Hotel Zone in Cancun but, as you can guess, it comes at a price.

First, if you've never stayed somewhere that has old/archaic plumbing, this will be an unwelcomed surprise to you: you can't flush ANYTHING in the toilets at the Suites Cancun Center. Yes, this means all toilet tissue has to go in the trash next to the toilet. The maids will empty your trash daily but I'm sure it will be a deal-breaker for a lot of travelers.

Second, this hotel is nowhere near the Hotel Zone. It is centrally located in downtown Cancun, near the cross streets of Tulum and Coba. There's plenty of shopping, bars and restaurants. If you're planning on going to the beach or party at the clubs in the Hotel Zone, you might want to consider staying there. HOWEVER, there's the R1 line of bus that runs about as frequent as any bus I've ever seen in any part of the world. The buses in Cancun are like taxis... you see one and you hail it down and it will STOP FOR YOU! It was the craziest things I've ever seen in a bus! A cab will cost you approximately $10-15 (depending on you haggling skills) vs the bus only costs 85 CENTS!

Third, it's better to book this hotel in advanced as the prices on the wall were $85 the time of my trip. Also, If you're going to stay here, the quality is only a little better than a hostel. If you can find a private room at a hostel, I'd go there.

If you want to stay in a good location in the heart of Cancun down town, this is a good choice beside Palapas Park. Many restaurants and shops, some night spots close by. For a few nights stay only though.
There is no restaurant and no breakfast available at the hotel. For European standard would be 2 stars (out of five).

Las habitaciones huelen mal , sin agua caliente , las sabanas sucias , instalaciones muy viejas y lo peor ,es Que tienen chinches (bed bugs).
Realmente 0 recomendado , no arriesguen su salud ,solo por ahorrarse unos pesos .

It is not the same as the pictures, which makes it looks more nice than it is.
The main reason for booking this was tjat it was near ADO terminal in Cancun and the pictures did look nice.
It is very old, almost every thing feels like falling apart, but funny part is that you sign when arrive that if you break something, the hotel will charge you. It is already falling apart. E.g. Shower doors normally slides without any problem this you need to lift at push no sliding.
A lot of noice get inside.
Anither fun thing was you deposit 300 mxn, but when leaving they just give it back without controlling the room. Then why take the deposit at first place. Just makes a bad customer experience.

La puerta del baño no cerraba bien, a la ventana le faltaba un cristal, el drenaje del baño olía muy mal y no tenía coladera, solo un plástico tipo tapadera.

El señor de seguridad nos atendió muy bien y fue muy amable. Nos ayudó a subir las maletas y a bajarlas incluso en la madrugada que tuvimos que dejar el hotel.

Buena experiencia, llegué antes de la hora, y me permitieron guardar mis pertenencias, muy seguro. La ubicación está muy cerca del ADO y de los transportes hacia la zona hotelera, también hay un Chedraui. Me encantó lo recomiendo, el Hotel está lindo.
