Needs some cosmetic improvement, but my primary concern was the lack of hot water. I tried two different rooms on different floors, yet there was no hot water. It was luke-warm at best, even after letting the water run for 10 minutes. Maybe not important to some guests, but for me, I enjoy a hot shower.

We spent 7 nights here. No complaints. Yes, it is noisy. You would hear people talking in the hall like they are in your room. However, we were swimming and walking all day, and in the evening - so tired that you fall asleep immediately.
We were leaving couple dollars for the cleaning lady and our room was shining everyday. Location is great, lots of places to eat, supermarket right around the corner.

Convenient Hotel in front of Local IMSS Hospital.

The facility is located in front of a General and Emergencies IMSS Hospital. It is very convenient for those like ourselves who had a family member hospitalized there.
The staff needs more training about how to welcome guests and take care of their needs. They barely smile to you. One morning I requested a notepad, and one of the employees at the front desk suggested me to go to the OXXO store down the block to get it. The other employee noticed my surprise to his partner suggestion and gave me two sheets of paper that he counted before he handed out to me.
The place is reasonable clean, but my toilet didn't have a lid.
The included breakfast is limited to eggs with one more ingredient only (ham, bacon..), fried beans, coffee, and a not very nice orange soda. The rooms have A/C and fan ceiling. No issues there.

A lot of value, for your buck!

Right at the center of everything, Soberanis gave me a clean , secure, and economical place to stay. The air conditioning was really nice, but , I've never seen a ceiling fan that put out sooooo much air, that the hotel should've been lifting off its foundation . Awesome place, centrally located.

At reception I was informed that my reservation definitely did not include breakfast. When I used wifi to show my Expedia booking they reluctantly included our breakfasts. They were excellent.

This hotel is half a block to Downtown Cancun. City transportation is right outside the door. There is a convenient store, huge grocery store & money exchange right outside the hotel. The wi-fi works mainly in the lobby.

For the price, this was a good hotel. a bit noisy, but well located if you to go anywhere. the wifi is terrible, but I hope people do not go to cancun for the wifi. the rooms were cleaned and the personel was helpfull even if their english was lacking. there is nothing to do at the hotel, it's really a place to stay/sleep while exploring Cancun.

No airport shuttle

I stayed here for one night after traveling to Merida specifically for the airport shuttle. There is NO airport shuttle. It is a short (10 minute) walk to and from the bus station. You can get a cab from the bus station to the hotel for a couple dollars. The desk clerk will call a cab for you to the airport, for a fare of about $22.00. So, for a night, it's fine, but it's not where I would spend a Cancun vacation.

Nice small hotel in downtown área.

This hotel hosts mostly Mexican tourists. It locates on a side Street near a main blvd. You can take bus to the beach, museum or shopping centers. The cost is only fraction of hotels near the beach, or so called hotel zone. The bus ride is only 20 min. to the beach. I used this hotel as a starting/resting point to further explore near by cities, like Marida, Tulum, and Chichen Itza.

Don't stay for the airport shuttle

I stayed here specifically for the airport shuttle, but there is no airport shuttle! The bus station is nearby, a couple of dollars by taxi. You can take the bus to the airport, or go by taxi for 350 pesos. There was no breakfast included, but for guests, breakfast was discounted, and it was good and quick. The hotel is very basic, but was clean, the bath towels were huge and fluffy, and the WiFi worked well.

The staff wasn't welcome at the time we arrived, room was clean but didn't supply all we need, we need to go downstairs to ask for towels and bathroom supplies, we couldn't even call front desk because there was not a phone available in the room and on top of everything they didn't have elevator so everytime we need something we have to walk 3 floors down and 3 floors up, very disappointed.

Front desk clerk is helpful. But the room is not supplied with towels and the shower pressure is so low that cannot wash off anything.
The neighborhood is in the center of the downtown. It is easy accessible to supermarket, ADO station and buses.It is not a quiet place.

Check in was a little disappointing , but everything else was perfect. Well, except the shower head. I didn't like the way the front desk was trying to size me up, so I reminded her that I booked through travelocity. Then she tried to get over on me with the exchange rate. Good experience, but paid $8.00 over what was quoted( no other fees are tacked on).

Started out somewhat fine during checkin. However there was something strange about woman at the reception desk. No smile, no greeting basically looking at you as \"Do you have business here\" I guess when you walk up with luggage and a backpack to a hotel reception area there is still a question to the nature of your business. I asked this person to whats your name. She asked me why, I said never mind I saw where it was heading so anyway she must of been having a bad day.
She gave me room way in back of hotel on the 2nd floor. No wifi available in the room or in the Halls she claims it's my iPad and my iphone 6. I request a room change
She said she can not based on my devices not picking up the wifi. Her phone picks good reception. I said yes that correct the only good place is near the reception and upper floors near reception.

Anyway I changed rooms next day with a great guy Abner he was very helpful and should be Manging the place.

Overall experience was somewhat good very convenient hotel inexpensive and clean. Noises due to bus stop if you are at the rooms facing street during the day cable reception fades in and out. For INM business, tours and just local experience this is a decent choice would not come back though only if Abner was running the desk.

Friendly Basic Downtown Hotel

This was our 3rd stay here. We love the \"next door\" access to the heart of downtown Cancun, all in walking distance. Always immaculate, friendly staff, dining room is not fancy, but food is reliably good.
Plentiful hot water for showers, limited TV, very quiet air conditioning works great. No phone, no dresser, only electrical outlet in the bathroom so no alarm or radio at the bedside. Beds very hard. If your plan is just a room for at night and a cool siesta, this is great. If you want to live in your room, go somewhere else. We stay here whenever we don't want pay for expensive extra weeks at our timeshare on the beach.

Hotel was decent, clean, good location. Included breakfast was really poor, we were offered a choice between a small bowl of cornflakes n milk or a glass of juice and 2 tiny pastries, plus coffee. On check-in we were offered a king bed instead of two doubles, we said yes and were given a room with a single double bed.

The staff was nice; we didn't have any issues. Only a couple of staff members spoke English, but we could usually convey what we needed. The rooms have AC which was glorious. We didn't mind the noise, but it was definitely loud. Our only minor complaint was that the beds were hard and quite uncomfortable. But overall, we got a great price and the location was very nice.

I booked this hotel as an overnight stop before flying out from Cancun. The airport shuttle advertised DOES NOT exist (which is the reason that I booked the hotel initially)--do not be misled. The continental breakfast consists of coffee or juice and two pieces of bread-very spartan. The room had the dank moldy smell common on the peninsula, but not overwhelming. Wifi works okay and it is next door to a supermarket. All in all, next time I will stay at the place we stayed last time which had a shuttle to the airport, a decent continental breakfast, and smelled less like mold. Essentially a wash price wise (as the transport was about 300 pesos more which would have been the difference between this hotel and the other hotel that actually had the amenities advertised).

Advertised with in room safe, but room didn't have one. They switched me to another room with safe, no lock, which they replaced.
Reservation was for two, two nights. I came in first, wrote both names on reservation. No problem first night, but second night they made me come to lobby to get my friend admitted.
Great location for downtown, but would only use again if other bargain hotels are full.

I enjoyed my stay there. I liked the location. I liked the people who worked there. The manager I forget his name was very nice. I also liked the lady who works afternoons. And Abner was excellent. The cleaning staff made my room spotless every day. The cleaning lady Susy was very nice. The restraunt was excellent. Really you must try the food there. For you who like to drink the beers are very cheap. The continental breakfast was good. If you like a light breakfast. I usually for a few dollars more bought a breakfast. The waitress at the restraunt also was excellent. They don't speak much English. But they can understand most things.

not that happy when I get a room with out a window.. Internet in the room really sucked. Maids only did the bed and sometimes changed the towels. TV only had 8 channels. Talk to front desk about storing luggage for a few days but when it came time not a chance. Breakfast was dry pastry and coffee only went in 2 times. I have had better hotels at the same price and I cancelled my next week stay here.

Good Hotel but....

Overall, I found this hotel to be a great value with a good location. It is clean and safe. The rooms are large and they always had hot water. The only problem that I had was that when I turned in the key when I went out, they lost the keys. To get in the room I had to pay a $200 peso replacement fee. They would not give me a receipt for the \"lost key replacement\". This made me wonder if this has happened to other guests. DO NOT RETURN the key until you check out. I would stay at this hotel again.

I liked the hotel very much I had expected it to be very dirty the people not nice and it being loud like the comments I had read but it was the complete opposite. The staff were a bit noisy but other than that it was nice. They had awesome air conditioning and the water was super hot which I loved. I would go back to soberanis my next trip to mexico.

pros: it is very good located, very close to the bus station, there is a supermarket 1min away. 20min with bus from the best beach in Cancun.
the price wasn't bad
cons: breakfast is not continental! you only get 1 coffee, 1 orange juice and 2 cookies.

Every time we wanted to take a shower, we had to ask for towels. they took our dirty towels every day and didn't give new ones. we had to discuss with them to get new towels every day.

Noisy and dusty room

The hotel exterior actually looks quite decent. The location is quite alright too given that it's just beside the main road in Cancun. Unfortunately, being near the road means that you can hear the lorries/cars/sirens clearly. Somehow the hotel walls are very thin, we can hear both outside and inside noises (when people walk along the corridor beside our room). The room is spacious but the floor has a dusty feel. Breakfast is basic, few pieces of pastry with coffee/tea. Staff speaks very little english and are not very helpful.

A good hotel for budgets - don't expect a resort

Soberanis was very clean and the staff was reliable. For us, the beds were comfortable and the hot showers were nice. The hotel does not have a pool and the community room is not big, so socializing with others might be tricky. The hotel is on two frequent bus routes to the main hotel zone, so getting to the beach, restaurants, and other resorts is easy and cheap. Beware: Soberanis can be a bit noisy from the streets and also from the echoey hallways. Also, the window shade lets light in so you might be awake at dawn. Otherwise, very happy we stayed there for five nights!

The hotel is located on a downtown street just off the main road (Ave Tulum). The lobby and registration desk open right out to the street where lots of buses stop and so these areas were very noisy.

The newly remodeled rooms were clean and had comfortable beds and new furniture. The bathroom was very small, but clean. The air conditioning and water pressure were great.

Consistent with the moderate price of the rooms, several expected amenities were absent. For example there were no washcloths, hand towels, or bathmats. No hangers in the closet. There were no glasses or cups. A bar of soap, 2 bath towels, and 2 small bottles of drinking water were provided.

A continental breakfast was provided in the restaurant off the lobby. Coffee, juice, and breads. Reasonably priced meals were available there too.

Hotel stuff do not speak English, but the check in and checkout are manageable with a sign language. The room was clean and spacious. When checked in there were no towels in the room but that was quickly corrected by calling the service desk. If you have a car the parking is on the backside of the hotel which was challenging to find the route to it. Overall the stay was pleasant,

A clean, reasonable place to stay in Cancun

This hotel is situated in the middle of all bus routes in Cancun. It is a simple hotel and some significant changes have taken place which require updating in Expedia, some of which were of consequence for me and my needs. But my room was totally clean and the hotel staff were excellent, caring individuals definitely worthy of noting. If my situation calls for it this hotel is worth consideration.

Small hotel, half close to the ADO bus station.

We arrived at 2 AM after a long day of flying to Mexico. When we arrived there we found that the hotel was under renovations. The drilling and hammering noises were heard all through the night. We had a room in the 3rd floor and still heard the sounds of the workers. By the way, the hotel has no elevators which that the guy from the front desk had to carry our bags all the way up in the middle of the night...
Expedia should inform the customers about such extensive and disruptive renovations.

This is not one of the fancy resort hotels in Cancun. I think that I was the only gringo in the entire place. The rest were Mexican citizens on holiday.The room was fine, the food was good, and the A/C can be turned up to 11. However, there is a scent to their cleaning supplies that irritated my sinuses.

This hotel staff was not fluent in English lost our reservation and did not inform us about the continental breakfast or give us a remote to the television. The hotel has a bar/restaurant downstairs and all of the music and patron conversations travel up through the hotel. This was loud and lasted till 1 am nightly.

Basic rooms. Clean but A/C was ancient and died in one room. Then after being changed to another room the next day the second A/C was blowing and wheezing trying to keep working. Room was kept very clean and its a great location downtown. Be sure to ask for a room in back away from the street noise as the buses run until late at night.

An adequate place to stay for a day or 2. The breakfast was coffee, orange drink, and some kind of dry roll without butter or anything else to put on it. Booking thru expedia was easy but caused a little confusion for a few minutes at the front desk . It afforded a very good room rate through Expedia but you cannot cancel without loosing the payment.

Good room for the price

A good hotel for the money. I would stay there again, however the location was convenient for incidental needs, e.g, shops & market nearby however it was far away from center of tourist attractions and beaches. This was resolved by using bus or taxis but something one should know ahead to plan ones stay based on whether being close to attractions was more important or saving money on hotel fees. The rooms were very basic and reminded me of a college dorm. Our air conditioner did not work however it was not the hottest time of the year.

It's a very inexpensive hotel. It was clean, the staff were excellent and friendly and loved being next to the Chedraui super store for cheap and lots of groceries and goods.

also, they didn't use tons of synthetic scent floor cleaner and fabric softener like lots of Mexican hotels. That was a great relief after getting headaches in other hotels from the fumes.

Their continental breakfast is really disappointing. It is not all-you-can-eat. You can only have white bread and milk for free. If you take other things like meat and black beans, they will charge you. The worst part is that they did not tell me in advance. When the waitress came to me and asked me to pay as she saw me having a meatball, I was totally confused. In addition, their breakfast is available only within a specific period. (7-10 am)
Although they claim the wireless internet is available, it is not true for every room. The availability depends on the location of the room. They do provide free wireless internet in the lobby. Thus if you find your laptop can connect to the internet in the room, you are lucky. Otherwise, I am sorry but you have to sit in the lobby using the Internet.

No flat panel TV or in room wifi. When I asked the hotel reception about the wifi in room, she said no, it only works in the lobby and showed me the password. I asked to change rooms closer to the lobby and she said no. The wifi only works in the lobby. The safe was not big enough to fit my laptop as advertised also no lock on the safe. On the upside the location is perfect, rus R1 and R2 to Zona Hotel is steps away, close to Walmart and other fantastic resturants and El Centro night clubs.

Two types of water. Warm and Warmer

We only stayed a day but the AC was so loud I couldn't sleep all night. No elevator which made a hasle to bring your stuff upstairs. Hard, hard hard did I mentioned hard beds? continental breakfast was just bread, cereal and coffee, had to upgrade for 5dlls to chilaquiles, beans and eggs, it was ok. stay here only if you are traveling in a really thight budget.

Soberanus, a hotel in Cancun's downtown area

I arrived at the Soberanus hotel and stayed there one night. After this I rushed to the bus station and got out of Cancun. Soberanus is fine if you don't want to spend much and need a place to stay before hopping on a bus.

Just for one night

We spent our vacations in playa del Carmen and we needed a place to stay the night before catching our flight. The area was a little sketchy and towels were old and gray. Cheap but will not stay in again

Okay for a short stay

This hotel was located right in the heart of downtown Cancun. The hotel service was pretty good, but overall there wasn't much that set this hotel apart from other hotels.

The hotel did provide air conditioning, but had two settings: off or super-cold. After asking at the front desk, we were able to get a lock and key for our in-room safe, which was a nice feature. The hotel was clean and overall in good shape.

Our biggest complaint about the hotel was the lack of breakfast. The choices for the free breakfast cannot be expected to fill you up, nor provide any real sustenance.

Good value overnight stay

We booked this as an overnight stay because of some problems with transit and other bookings. The hotel was fine, the bar and restaurant downstairs was good value. Overall for the money we paid for the room this hotel was very good value.

This is a \"hostal\" and not a \"hotel\".

This is a hostal and not a hotel. It is clean, but there is the typical problem that exists in a hostal, i.e., clientele that do not understand that one should not scream messages to friends down the hallway at any hour of the day or night. Also, the walls are thin so you can expect to hear the telephone and perhaps other exotic noises from your neighbors' rooms. In any case, this hotel is good for a stopover, but staying any longer than a day or two is not recommended. Ask for a room at the back of the hotel or expect to suffer the traffic noise. Additionally, the parking for the hotel consists of a trash-strewn lot behind the hotel. They promise 8PM-6AM security, but I could not help but check out the window throughout the night to be certain the rental car was OK.

Great location, nice stay in budget hotel

Nice stay in a budget hotel, great location, next to a supermarket and close to all buses which go to the Hotel Zone. Also walking distance to the ADO bus station. Pleasant room with 2 double beds.AC worked well, yes they are old wall units but they work and the room got cold enough to turn it off now and then. TV worked well, with a few english channels. Overall a good hotel for the price. Breakfast was ok, cereal, juice, toast, pastries - the hot buffet is and extra $5 USD (this INCLUDES the fruit - which we found out the hard way)

Good: Location is central in downtown Cancun and hotel offers reasonable value for money.

Not so good: Staff were not very friendly, and at times rude and there seemed to be a lack of towels for whatever reason....?

Pros:
Location -- a minute walk from ADO bus station and the 5 avienda.

Cons:
The towells looks like rags
The room had bad smell.

Great stay at Soberanis.

Fantastic location. Fantastic breakfast. Very friendly and helpful staff. Right on the main beach front and in the middle of all the action. But on Saturday night, there's a very loud discotheek a block away which is fantastic if you want to party all night but not so great when not at the partying age. Great restaurants and shopping all around the hotel. Definately recommend staying here. Excellent value for money.

Soberanis in Cancun - we will come back!

Soberanis was a great and price worthy hotel, we had a nice stay there. The only thing we can complain about is that the whole breakfast (not only \"the continental part\" of it) could be included in the price.

Cancun Soberanis staff special, great location

It was the best decision I even made for holidaying to stay at Soberanis in Cancun. It was next to a large supermarket, local and national buses, wonderful restaurants. But the best thing was the staff at the hotel. They went out of their way to provide information, advice, greetings, services. I will be going back there again this year.

comfortable and convenient

We used our room as a staging area for our daily expeditions. For that part it was comfortable. No microwave, hair dryer, refrig or carpet. Beds were hard and took a night to get used to. Air conditioner requiered a key to operate and had no dials to adjust. We had a 3rd floor which was numbered as second. Was on backside and quiet. Room kept clean and provided with 2 bottle waters daily. Large grocery store with cafeteria steps from hotel. Bus stops in front of door. Walmart within walking distance. Only problem, was that one night after returning door left unlocked by maid. Doors do not lock automatically. Felt safe walking home after meal @ 10:00pm. Several disco about 2 blocks away. One convenience enjoyed laundromat service in back.

The hotel was clean, and I loved the neighborhood because it allowed me to assimilate into the culture of Mexico more so than if I would have stayed at a nice hotel in the primary hotel district. This area was full of locals, with great street food. The hotel however, disappointed me with the continental breakfast which was included. There was a great spread including meats, fruits, cereal, breads, coffee, and orange juice. However, in order to get meat or fruit you had to pay an astonomical extra cost.

Can't beat it for the price

Hotel is close to everything. Excellent little restaurant and bar attached. I spent two nights here going in and out of Cancun. Will be staying here again in the future.
