Great location in Alfama. Be prepared to walk the hilly streets. There is dining, shopping and attractions close by. Easy to find and communication was met with a quick response. The property is spacious for Alfama and we really enjoyed the view from the top floor.

Great Location and Friendly Staff, but Misleading

The hotel was very well located, with restaurants just a few steps away, definitely a plus. The staff was also very welcoming, however, getting there was a bit confusing. We first had to go to a different location in the city center, which wasn’t clearly explained in the booking instructions.
We were also quite disappointed with the accommodation itself. The photos showed a very modern apartment, but in reality, it was rather old-fashioned, with a noticeable musty smell typical of older buildings. That said, the rooms were very clean, and the beds were comfortable.

In summary: a good stay overall, despite the misleading presentation online.

We got this property from HOrigem after staying a couple of nights at another of their properties and deciding to stay an extra night in Lisbon. It was just a couple of blocks away from the first one and equally great. The view was less desirable than the first one which looked down at the street where the cable cars run by, but other than that, it was a great stay. We can't say anything but great things about the staff and their friendliness and helpfulness, Diogo even help carry my wife's baggage up the steep streets from the first property to this one. Highly recommended.

The only good thing I can say is it was conveniently located. It was not very clean. Floors were dirty. Mold in shower. Shower fixtures were broken. Air conditioner kept making a buzzing sound every 20 - 30 seconds. Ran out of hot water. When I called to let them know was told there was only one boiler for whole building. Later found out that wasn't the case. The dial on the water tank in the bathroom had been turned to off.

Don’t stay here! We did not see the comment left by other guest earlier this year. There’re bed bugs and ever since the day we stayed there, we got bed bug bites every nights. They even left with us in our luggage so moving to other hotel not going to save the problem.

The apartment we stayed in was full of bedbugs. I thought I had just been bitten by mosquitoes but the bites continued to get worse and more bites showed up in subsequent nights. On the third day of our stay, we found multiple bedbugs in the sheets when we woke.

Communication with the owners was not great. They told us that they would change/wash the sheets which they did. But there were still bugs in the room when we got back that evening.

We had to move to a new hotel at additional expense to us and the property have not been helpful in even covering the additional costs for a new place to stay.

Cannot recommend the room we stayed in. Location however is excellent (though not much of a consolation)

Poor communication and management did not appear to care about making the customer comfortable... On the first night of my stay, i asked for a sheet for the pullout couch...i just wanted it because there was not one already provided....the lady said she was busy and would call me back....she did not and when i called her back over an hour later, she sent it to voice mail not once but twice and responded.
That morning, ants (lots of ants) started coming up through the hard wood floors, they were on the countertops too....i was told that housekeeping would handle it around 1pm. This was at 9am when i reported it.
Housekeeping is the only reason i am giving this place an ok...they were wonderful...they handled the ants and made the fold out bed comfortable for my second night.
Management also did not address the broken air conditioner...in fact when we ask her about it, she rushed out the flat saying she did not know how to use it. It was October, but because we were on the 3rd floor and due to the heavy rain could not keep the windows open...it was a little stuffy.
I cannot in good faith recommend this place because managements response to simple requests were treated as if i were bothering them,
and i was only asking for basic items... this is my first negative reveiw and i traveled very often and for many years with Expedia.

Cosy room in a convenient area

The place was very cosy and had everything that we needed. Supermarket nearby was very handy and also the view from the area was great. Travelers should be aware that the slopes could be quite steep carrying luggage.

The flats have been recently refurbished so it was all done up to a high standard.
It was centrally located but it was on the top of a steep hill.
The only downside was that the walls are very thin so you can hear every sound. We were on the 2nd floor and we could hear the people above us clearly.

The apartment is amazing! Very clean, well decorated, amazing size, made me want to live there! The only thing I have to complain about is that the address shown on Expedia is the apartment address and not the reception address. I went all the way up on the hill with a very heavy luggage to realize there was not reception over there, but I sign on the door showing the address to where I should go to check in. Had to go all the way down the hill again to another place, check in and all the way up again to finally be able to get into the place. Not fun when you have a 25kg luggage with you and the apt is the very last one up on the hill.

Great base for Old Lisbon

Great apartment in Alfama, clean, modern, just loved it. No lift, but you'll have had loads of practice on all the hills! Very Bohemian feel to the whole area, great little cafe within 200 yards for breakfast etc., loads of other eateries within a reasonable distance. Very quiet street, but road closed at one end for maintenance work on the castle Sao Jorge above, so might be busier when road open. Apartment and Lisbon both excellent.

Very nice property. Up four flights of stairs, and the street it's on is closed to construction due to traffic. That corner is the tram stop but the tram can be crowded during the day. So plan on arriving by taxi or Uber, and walking in town. The castle is close in one direction, the Graca district with great overlookss of the city and some reasonable restaurants uphill in another direction. Rita greeted us on arrival and is accessible at the nearby Dalma Suites hotel. Would highly recommend this apartment for those willing and able to climb the steps and walk the beautiful hills.

Good size flat in old Town

The flat was on the top floor of the building and as we are an elderly couple the climb was not easy.
The flat was clean and modern and the king size bed was comfortable.
The management were very helpful.
It lacked laundry facilities and was without a fire escape although there was a fire blanket.
A tea towel would have been a good addition.
The road outside was closed close by which stopped traffic noise but when it is inevitably reopened this may change.
Some good facilities nearby and walking down into the commercial and shopping district was OK but the traffic and the trams needed watching.
If you're not used to walking up steep hills the taxi fare back to the flat was around 5 euros.
The trams were always full and pickpockets apparently are rife

Steep road up to the apartment (as in many places in Lisbon) but once up there great view and a delightful well organised apartment. Extremely comfortable and everything you could need.
Checking in was easy a short distance round the corner from the accommodation. Staff were extremely helpful when we had a difficulty booking tickets for a boat trip on line. Had a great few days would definitely recommend it.

I like staying in the older parts of Lisbon and hearing and seeing the trams and minibuses trundle up the steep hill. You can walk down from here to the fort, the Catedral, St Antonio's Church (very nice and a crypt as well). then you can get the public transport up the hill to home.

Very cute, modern apartment in old Lisbon

I didn't stay at the hotel but in a tiny, very nice apartment nearby. I was surprised by the details and the fact that, although the place was very small, they had everything you may need and more, all arranged with taste and combining old style and modern staff harmoniously. The location couldn't be better, in the center of the old town and close to everything you want to see in this beautiful city. The members of the staff (especially the one who was on duty when I was there for Christmas) were extremely nice and helpful. I have only good words about Dalma's Flats.

Basic Studio room Close to downtown

The location is close to downtown by walking, which is a huge plus. The room itself is tiny. We had to keep our toiletries on the kitchen counter since the bathroom had very limited space. We also had to move the extra chairs and room divider to one side so we had space to walk across the room without tripping. The walls were very thin so we heard people stomping upstairs all night and whenever someone next door was talking.
The positives outweighed the minor inconveniences. The room was very clean and modern. The location was excellent. The road in front of the apartment is private and so outside is generally quiet at night (except for the above apartment heavy stomper). Our area was safe and it was easy access with a security pad on our door. We did have to call a few times before arriving in order to reach someone to make arrangements to get access to the room before we were scheduled to arrive. Expedia says you need to call at least 24 hours in advance and we did 2 days before without success. We tried the next day and reached them. I suggest asking for their email as it ensures if your phone can't call out in Lisbon then you can find a WiFi spot and email them if you need to. They answered emails immediately. They were very friendly and helpful when we arrived. Be prepared to walk up and down hills all day as that is just the nature of the area. Great view of the city from just outside the apartment.

Noisy, dark, disappointing

I stayed in the studio flat on the ground floor which is small but nicely decorated. I had the views from the other apartments in my head at check in, so was disappointed to find that the only windows were onto the street and covered by shutters which do not open. little natural light comes in, but plenty of noise does throughout the night. There was a family with young children in the flat who I could hear thundering around from 0630hrs. The management were less than helpful, saying it was 'obvious' the studio opened onto the street and therefore would be dark and noisy. Whilst it may have been possible to move to a different flat in the building, he refused to let me have this at less than the full price. He did offer to speak to he family above me about the noise, who knows if he did, but it made no difference. Booking this studio was a huge mistake.

Nice flat in the old part of Lisbon

Charming old area of Lisbon, flat is renovated, nice, clean, bed is comfortable. It had everything one might need even washing machine.
No complains, we loved the flat and the area.
Word of caution: This area is not for people who has difficulties going up and down as it's on the hill and the area itself is hilly and you will be going up and down a lot.

Good location, clean and comfortable

Very central location close to Plaza del Sol and many restaurants as well as a metro station. Easy check in through their automated system, great idea for small hotels that cannot afford having a 24 hour receptionist. One complaint, the air conditioner was not working and if you open the windows there is a lot of noise coming from the bars and restaurants that are located next to the hotel.

Good location and lots of room

Enjoyed the location and amenities of Dalma Flats. Werenable to do some laundry as facilities provided. Walking distance to most sites or the Trams. Two suggestions: only coffee for one day was left and we stayed three; and we were advised to turn left to find restaurants and shops but when we departed we found a cafe and small market just 2 doors away.

I had trouble first, with the apartment then with Expedia for not giving solid information about check in and hotel confirmation. Apartment is nice for the area, bed and bedroom is good, but living room furnitures are old. There aren't that much in the kitchen, you have to get everything you need. Overall ok!

Un séjour parfait !

Nous avons séjourné 10 nuits dans l'appartement du 3ème étage. Appartement grand, spacieux, chambre séparée, cuisine équipée, 2 climatisations. Propreté impeccable. Appartement très calme, car situé dans une rue à sens unique fermée à toute circulation à compter de 20h00. Magnifique vue sur la ville. Je recommande vivement !

Bedroom on ground floor with the thinnest door, feels like people chatting in the street are in the room.
I had to pay for another hotel and they refused to refund me.
Second night was okay because they moved me to an appartment upstairs and felt perfectly safe.
Please beware of the room you’re getting if you’re on ground floor.

到着する前にチェックインの方法について案内が無かったので、玄関に着いてから電話をしました。スタッフはホテル内にいたのですぐに対応してもらえました。
ホテルは坂の上にあるので、大きな荷物を持っていく場合にはタクシーなどの利用がお勧めです。私は重いスーツケースを持って、急で長い階段の道を登り大変苦労しました。途中で親切な男性がスーツケースを運んでくれて本当に助かりました。
ホテルは1階と２階に一部屋ずつ。エレベーターはありません。私の荷物はホテルのスタッフ女性が運んでくれました。感じの良いフレンドリーなスタッフでした。
建物は古いですが、ローカルな雰囲気で良かったです。室内はリノベーションされているので快適でした。ポルトガルのワインと水のボトルがプレゼントされていて嬉しかったです。
キッチンの備品も、コーヒーメーカーもあり十分でした。ただフライパンが無かったのが少し不便でした。
給湯設備も問題なく、熱いシャワーも利用できました。
サン・ジョルジェ城近くで観光に便利です。ホテル玄関を出て左側を進むとエレベーターがあり大変良い景色が見られ、またそれを利用するとフィゲイラ広場などにも簡単にアクセスできます。エレベーター地上階にはスーパーマーケットがあるので大変便利でした。

La seul déception que j’ai eu est avec Expédia car le lien pour rejoindre l’hôtel ne fonctionnait pas et le numéro donner n’était pas un numéro attribuable. Alors il a fallu que j’arrive à parler à quelqu’un qui a pu m’aider oui, mais c’est tressant de vivre ça avant de partir.

Otima localização, bem equipado e limpo.

O flat é otimo, muito bem equipado e o anfitrião é muito simpático e nos atendeu rapidamente todas as vezes que precisamos. O apartamento é no térreo e, portanto, ouvimos um pouco de barulho durante a noite no final de semana. Ele tb tem uma excelente localizacao mas precisa subir ladeira para acesso a ele.

Superbe vue sur une vaste partie de la ville historique, lit très confortable, appartement agréable, mais un peu sous équipé pour la cuisine. Bien insonorisé. Prévoir l’arrivée en taxi pour éviter de traîner ses valises 5-10 minutes sur les pavés dans une pente abrupte. S’assurer d’avoir toutes les instructions d’accès avant l’arrivée, car pas de réception.

Le séjour c'est bien déroulé dans l'ensemble. Le personnel était assez réactif à mes demandes. Tout d'abord, le manque d'articles de toilettes, problème de ménage et un souci de connexion.
Le personnel dans l'ensemble est assez aimable malheureusement, il ne donne aucune instruction à l'arrivée, c'est bien dommage. Ce serait bien de rectifier leur annonce puisque certains services et équipements ne sont pas disponibles. Indiquer les jours de ménage. Au moins, mettre à disposition un kit de nettoyage si c'est au client de prendre en charge cette prestation. Par ailleurs, l'accès est très compliqué et c'est vraiment très bruyant. Pour être une habituée de cette destination, ce n'était vraiment pas le top cette fois. Raison pour laquelle, je prendrai beaucoup de précautions pour mes prochaines réservations. Je donne cette note uniquement pour la disponibilité du personnel.

정말 최악의 호텔이었다. 3인 가족여행을 간 지라 1명은 쇼파베드에서 자야했는데 이 쇼파베드는 앉기만해도 베드가 접히면서 주저앉아 접혀버렸다. 결국 이 쇼파베드에서는 잠을 잘 수 없어 퀸 사이즈 침대에서 성인 3명이 2박을 할 수 밖에 없었다. 게다가 위치는 정말 산꼭대기나 다름없는 곳이었고, 캐리어를 가지고 트램이나 버스를 이용할 수 없어 택시를 이용해야하는 상황이었지만 그 정도인 줄 모르고 찾아갔다가 바닥까지 울퉁불퉁한 길을 오랫동안 걸어가야했다. 아파트 내부는 너무 습했고 카페트는 더러웠으며 개미는 득실거렸다. 저녁 8시쯤 개미를 발견하고는 리셉션에 개미를 제거해달라고 했지만 이미 퇴근해서 어쩔 수 없다는 답변이었다. 샤워할 때는 온수가 잘 나오지 않아 차가운 물로 샤워를 해야하는 상황이었고, 리셉션은 아파트와 별개의 건물에 있어 문제가 생겼을 때 바로바로 조치할 수 없는 환경이었다. 또한 리셉션 직원은 사무적이고 불친절했다.
