We had an amazing stay here! The building was adorable and well kept. The front desk staff were so pleasant and helpful (lucky for me with my beginner Spanish most of them spoke basic English so we could work through it together). The beds were really comfortable, they only have a sheet for sleeping under while were there but it's so warm out you don't need more. The ac worked like a charm, the shower had the hottest water we got in all of this side of Mexico. The pools are soooo refreshing (hubby said cold but I thought it was a nice break from the heat) and the bar upstairs makes delicious drinks. With booking here you also get access to a bunch of other rooftop patios that Kavia owns, just ask for a wristband and go exploring! I definitely recommend this hotel to other people, especially those looking to experience playa del carmen and still enjoy a nice quiet sleep (it's a short walk to the main strip but it's a lovely walk) and on your way back, do yourself a favour and stop and grab tacos or tortas from the food carts on the block just before the hotel.

We started off our stay with no air-conditioning. Got moved to another room, with no hot water for two days. The free cocktail is not a free cocktail on arrival. We asked for an extra towel and an extra pillow, both were denied. We ate at the restaurant, the first two items who ordered they did not have.
The pictures that are posted online did not match our room. The cleaning staff did an excellent job.
They were not clear on the drink specials for happy hour, so our two drinks at happy hour was $30. We picked up some street food to taste, was told that the restaurant would not supply a plate or fork for us to eat because no outside food is allowed on the roof.
On the upside, the location is excellent. It is near our favorite restaurant. We will not stay here again.

This is an old-fashioned motel with the doors to your room opening outside, although there is a security fence. There’s not even a security chain on the door. Although the area didn’t feel unsafe, a bit more security in Mexico would’ve been appreciated.
There is no breakfast served.
Overall, not a great experience.

Thoroughly enjoyed the stay here. Was exactly as described. Staff was very courteous and helpful (the hotel as well as the coffee shop). Location is great ...15 min or so walk to the beach, but close to alot of restaurants on 10th, 5th, etc. Great for solo travelers and couples.

The place is clean and seems safe. Short walk to 5th Avenue, convenient.
One of the showers did not work, but they fixed right away.
We stayed 1 week, on the third day they forgot to clean our room, next morning I mentioned it, we were out all day, when we came back room was still not clean. They did it the next day.
Overall, the hotel is clean.
We liked the food at the restaurant , good food, good prices.

5 stars for the shower alone! Immediate hot water and unbelievable water pressure. Very comfortable king size bed, great internet connection, and nice tv. Very basic set up. I ate upstairs but didn't get a chance to checkout the rooftop but it did look like fun. The locks on the door are very rinkadink and questionable. Also, you can easily hear people in other rooms. There is no fridge for food and cold drinks which for me personally, is a deal breaker. Otherwise, a great stay.

This hotel had excellent wifi and was in the heart of the city. It took 15 minutes to walk to the beach and the Walmart was 2 blocks away. Aesthetically it’s quite brutalist but the staff are lovely.

The hotel staff was excellant! The housekeepers were exceptional! All you need is within walking distence including an ATM. The resturant and bar pictured is exactly how it looks, along with a great pool table. The staff in the resturant was very friendly and the food was very good. The maintenence man was always busy working to keep the place in great condition, impressive! I would return and not even look at another property!

No fridge in the room. Have to ask for hair dryer. Toilet has a locking door but shower is not in a closed room so depending on who you are travelling with this may pose a problem.

The staff were amazing, friendly and helpful. The rooftop area was nice to relax, the swimming pool is just to dip in and cool off.
The actual rooms were a 2 out of 10. I would relate them to being like a run down Motel 6 or Super 8 in comparison. The room was dark, not clean, nothing other than a bed and toilet. There is no fridge, microwave, or coffee maker or anything. It is bare, bare bones. There was only a push button lock, so if you are travelling by yourself, I did not feel very safe. I booked for 16 days but left after 9 as I just could not tolerate sleeping with one eye open and a chair against my door. It felt like living in a jail cell. I asked for a portion of my money back with no luck. If you are looking for bare bones, this is the place for you. If you are looking for any kind of amenities look elsewhere.

Ok here is my review of yhe property only and does not include the bar as it is a separate company operating it.
Check in was simple, location is perfect! Everything is walkable. 2 min to 2 grocery stores, bank, restaurant, and taco street vendors everywhere. 5th ave (main boardwalk) is about 10 min easy walk, the beach is about 14 min walk, walmart is 5 min walk. Location was quiet, safe and comfortable. The roof top patio is excellent. We had it to ourselves most of the time, not aure why? With 2 pools and loungers it is the ideal place to sunbathe, have a cigar and drink and grab a bite. So why 4 atars and not 5? What would have made my stay more convenient is if there was a mini fridge in the room so I could have purchased some food to keep in it plus the mandatory beer! We overcame the beer problem by purchasing a cooler bag and filing it with ice but didnt trust leaving yoghurt and such in it. The clean sheets had stains on them and the towels were so worn out that there were aee thru holes in them. I would stay at this location again now that I am prepared and understand what is in the area..

We got a twin bed and a full size bed to be shared by 3 adults for 2 nights. It is walking distance to the Walmart where we bought souvenirs. It is walking distance to the ADO bus station that can take you back to the Cancun Airport or vice versa. The hotel is also walking distance to many restaurants or places to eat. It was very clean and they have an elevator that works well. I was sharing the room with my parents so the shower issue was not a big deal. The shower was between the room and the bathroom and although it had a door it was see through and family can watch you shower if they walk down the tiny hall to use the bathroom.
We arrived early so they allowed our luggage to stay in a room they have for that. We ate at their top floor patio area and the foods was good. However, the salmon was a bit raw still and they did not give us a discount. There were signs all over saying that guest get a discount and we failed to say anything and they didn't ask us anything either. It was a very hot day and before we paid we realized they had indoor searing, we would have preferred that so next time we will.
The Hotel is further from the ADO turista station; however the Playa de Los Fundadores is a must if going to Playa Del Carmen. Our trip primarily was to visit Xcaret. To my surprise the ADO bus took us to Xcaret from the ADO turistica. It was a great trip and I can see mysef staying at this place in the near future.

Great location and very quiet. The rooftop patio/restaurant is a great place to start your morning. During my 5 day stay I had breakfast and lunch there and both meals were fantastic. The staff were very friendly and helpful. The A/C in my room stopped working one night and I was quickly relocated to a different room for the night. Next time I'm in playa I will certainly stay here again.

An absolutely the most horrible hotel experience I've ever had. This is really the nastiest Hotel I've ever been in.

Flooring:
Covered with unfinished tile. Chalk showing everywhere. Cracks showing all over.

Shower:
I was just not about to get in the shower. The handles were nasty, untouchable. The flooring had scratch marks all over. Just looked filty.

Hallway:
Tile coming out of the wall.

Great stay. Would stay here again. Not close to the beach but within walking distance and quiet. Close to walmart and grocery stores. Very nice room, great shower. The view was of a wall but that didnt bother me. The restaurant had nice food at an affordable price.

We decided to spent our last night in Playa del Carmen at 12 Bees hotel after reading reviews and checking photos of it.

Photos are deceiving. The place is old and dirty and it is a motel at best.

Lack of cleaning - specially toilet and shower (hair). Except bedsheets everything looked they never cleaned the room.

The only positive about this motel is that Mega - Grocery shop- and ADO terminal station are 1 and 2 blocks away respectively.

De la moisissure à gauche et à droite. La piscine sur le rooftop est loin d’être accueillante et même le mobilier sur le resto en haut dehors a beaucoup de trace de moisissure. La chambre était propre malgré tout. Service de chambre bien fait . La télévision ne marchait pas , en voyage dans le sud c’est pas très important mais ça montre un hôtel désuet. Lair clim fonctionnait à merveille tellement que j’ai du la baisser. le staff est gentil, à part la réception qui est peu plus froid. 12 minute de marche environ de la 5e . Chambre vraiment petite. Un hôtel 3 étoile bas de gamme . Déjeuner okay. Rien d’extraordinaire, j’ai eu un autre hôtel à la fin du séjour 3 étoiles de loin supérieur. À moins d’un prix ridiculement bas, je ne conseille pas. Et même , je tenterais ma chance ailleurs même à un prix dérisoire .
Wifi fiable et douche très fonctionnelle. Bref il y a pire et il a y a mieux. Piscine rooftop tres bof .

Primer habitación olía a humedad, piso desgastado , se pidió que me dieran otra habitación a lo cual solo me pudieron ofrecer una donde no llegaba el internet ni en la tele ni en en ningún lado, al no oler ta to a humedad la acepte, pero estaba sucia, papel de baño sucio, almohadas y sábanas olía a mugre de que no las cambiaron , la verdad mala experiencia
