Great breakfast included with our suite. Beautiful room on the canal. Weather was cold so windows stayed closed for the most part, but would be great spot to have open and enjoy the sounds of the city during warmer weather. Heat worked great and staff was wonderful. Very convenient location to all things Venice. Everything walkable (a little distance to walk from train station, but we did with no problem). Could take water taxi just a few steps away from hotel if desired.

We stayed at this hotel for two nights and had a wonderful experience. The property was very quiet, comfortable, and spotlessly clean. The staff were extremely friendly and helpful, with a 24/7 front desk always available. Breakfast was amazing, with great quality and variety.
The hotel itself is very comfortable and well equipped, with all amenities provided. The location is excellent — we could easily walk to the city center and shopping areas, and most nearby attractions required no transportation at all. The train station is very close, and the airport bus stop is only about a 10-minute walk away.
I highly recommend this hotel, and if I travel to Venice again, I will definitely stay here.

The room was spacious and clean and very indicative of Venice architecture in the surrounding neighbourhood. We were able to get a room for two with an add-on room for additional guest travelling with us. Some other rooms seemed quite unique as they opened up straight into the lobby sitting area where we have breakfast so little strange but it is Venice. If you get a chance to go here to a great location staff was friendly. Breakfast was good.

Management and staff refused to accept responsibility for their negligence which led to a piece of jewelry falling into a hole in the floor of our room. Staff insisted we must arrange and pay to have the jewelry shipped to us. We suggested a simple solution which management accepted. After five weeks we have not received the jewelry even though management stated it would be mailed to us. Management no longer responds to our emails. We will never stay at this hotel again and recommend that others find another hotel in Venice.

The room and attached bath was very spacious, clean and comfortable. Bath had great water pressure, bed was comfy. Our room overlooked a small canal which could be somewhat noisy during the day and early evening but if the window is closed its pretty quiet. The only complaint we had was the room smelled like perfume and we had to air it out upon arrival. That said we timed our trip during a good temperature week and didn't need heat or air conditioning so can't speak to room temperature. It is in a little quieter of a neighborhood than the other touristy parts of Venice (by the square or bridge) but it's Venice and always somewhat busy. Its about a 5 minute walk to the water taxis including the one to the airport which is a plus. The included breakfast was ok but there are plenty of restaurants in the area too.

Very clean room with big windows to get fresh air looking at the channel… everything smells so good and clean; breakfast was great and abundant. Front desk people were very friendly, helpful and speaks clear English. Shower pressure water was great and everything is walking distances in a magic area!
Walking through the narrow and charming streets and bridges from this charming well maintained hotel was magic. Carry the map paper they will provide you in case your google maps doesn’t work properly.
We fully recommend this place for family and friends.

the room we booked was changed due to toilet issues per there explanation-but went on line and same room was still being offered.
they gave us daily tax relief which amounted to 16.00/day and bottle of wine--we paid approx. 450.00/night with a room with a view of canal and the room we got had a view of a wall
we should have received more compensation.
Expedia, you guys should get us back some dollars!!

This property was in the perfect location. It was a 17 minute walk from the San Marco parking garage or just a short ferry or water taxi ride to the Academia stop. The staff were super friendly with check in, check out and everything between. Breakfast was pretty good and there was a large selection. The coffee was great. The room was large and comfortable and the building was very interesting. Overall, I’d stay in this hotel again in the future. The location was perfect and the staff were just so friendly and helpful.

They advertised a lift/elevator so I did not request it as I wasn’t aware that there was 2 bldgs and even though I asked for the first floor in Italy the first floor you have to walk up stairs to get to the first floor. We had a handicapped person and it was very difficult getting to and from the room. We were not aware that a room for four would be all in one room with a double bed and a pull out sofa. I recently stayed at your hotel, and I would like to bring an unfortunate incident to your attention.

Upon my arrival, I was informed by the staff that I could place my luggage in the elevator, and it would be sent up to the 3rd floors(reception floors). However, while the elevator was ascending, one side of the elevator wall which was covered with cardboard instead of proper glass or solid material caused an issue. Due to this cardboard section, my suitcase got caught between the elevator floor and the wall. As a result, the elevator stopped, and the hand luggage bag was stuck.

When I finally managed to remove the bag, I discovered that all of the things in the bag were cracked, and my eyeglasses were broken inside. These glasses are quite valuable, with an estimated cost of around $1000 USD.

Finally, they told me that this elevator is not meant for people to use. There are no signs indicating that it isn't for public use, and inside the elevator, it says 'Press to go up and down.' There's also broken glass that could hurt someone

I kindly ask the hotel to take responsibility for this incident and either compensate me for the amount of the glasses.

This property did not have any elevators, and we had to lug our luggage up several flights of stairs. The room was rather tiny, but the air-conditioning did work. For the price I think it was a good hotel in a good location for us. It was odd that the registration desk was on the 3rd floor of one building, and we had to go to a different building for our room. Really enjoyed our stay as a family of four at this hotel. The location was just what we needed and the area is much cheaper to eat at than San Marco and Rialto. So much to see and do. The breakfast was basic but adequate for us. Beautiful bedroom and kept clean and water replaced daily. With a little fridge. Netflix on TV and view was great over the canal. The lift a little small and slow if needed. Friendly staff and can leave luggage if needed after check out . Very happy thank you

We absolutely loved our room, Accademia. It was fantastic with our two young kids—enough room for everyone. Gorgeous canal views. Great location. So nice to have breakfast included, and bag storage so we could explore before our evening departure. Would absolutely love to stay in the same room again someday.

Lovely property to stay at in Venice, right on the canal in a safe area. Spacious room. Air con that works. A little tricky to find, use their map and look for the little gold plaque with their name on it on the door down this tiny alley. Check in is on the third floor so leave your bags in the entry on the first floor, check in and then they may take you to the next building for your room. You may have to take bags up stairs so recommend not having heavy suitcases.

The hotel looks like an apartment building converted to a hotel . The bathroom was very uncomfortable to take a shower too small and I’m 5’7” and 165lbs so imagine what the looks like. Breakfast was good . The second apt on other side of building has no elevator so travel very lightly if you go there. The elevator on main building is tiny barely fit a person with luggage. No picture because it wasn’t what I expected from what I saw on Expedia site. Pictures are deceiving 2 stars place

Loved Palazzo Guardi

We absolutely loved our stay at Palazzo Guardi. Our room with Terrace was spacious and comfortable and our perfect home away from home during our stay in Venice. The staff were amazing and Valentina was responsive, charming and so very helpful throughout. The location is absolutely perfect and loved the charm of walking a Venetian alley to get to Hotel. The elevator was quirky but worked so well to get our luggage up to third floor. Breakfast was varied, delicious and had everything you needed to fortify for a day out and about in beautiful Venice. I have stayed at this hotel several times and have found it to be consistently well managed and clean. The staff is very professional, prompt and attentive. The hotel is well placed near the main tourist spots but far enough away so that one can find some quiet and discover a more neighborhood like atmosphere. Exceptional hotel, decor beautiful, breakfast excellent and the breakfast room overlooking a canal. Bathroom delightful, Murano glass chandeliers in our suite. Walking distance to Vaparato, water bus, which is great to get around. Gondolier rides at Academia bridge recommended, near to hotel. Only consideration is the lift, 3 feet square max, hand operated. No problem with small suitcases or 1 person at a time with case going up to 3rd floor. Would definitely come back here. Valentina and her staff are welcoming and attentive.

It was a great medium priced hotel with normal good amenities. The shower was much bigger than a lot of European hotels so that was a highlight. The room was pretty large and well decorated.
We were on the second floor right up against the street and the noise from lots of people walking around and yelling late into the night, kept us from keeping the windows open while sleeping.
Not sure if the air-conditioning was working, but it maintained a slightly warm temperature never cooling off nicely.

We stayed 2 nights and we both had bites from the first night. When we woke up ln the second night we found bed bugs crawling on us and the bed. I left the hotel a message to contact me to resolve the matter and have not heard from them so I can only assume they won’t be taking care of the problem.

We had great help from the reception staff with 3 separate items in which we needed help (not issues or problems) regarding luggage, food and recommendations. Housekeeping and breakfast staff were very responsive and helpful too. All very friendly and thoughtful!! It is on the 3rd floor of a building overlooking a canal. And yes it has an elevator/lift. We had something shipped here for us and they were super accommodating in receiving it and holding it for us. Thank you very much!!

Breakfast included a variety of choices for food and drink. All fresh and tasty in a nice open area. Very attentive to requests.

It’s a small hotel with spacious rooms and excellent service. Grazie mille Valentina per il vostro servizio!!

A sweet part of Venice

Excellent location for walking around Venice. Staff were very friendly and breakfast although simple was perfect. The room was very clean and spacious for a family of four. The air con wasn’t working that well and the windows had to remain closed as the street has a few bars which were noisy for children trying to sleep but it wouldn’t bother adults. The noise doesn’t go on too late and it was quiet for the rest of the night. We would highly recommend this hotel.

View is not the same as pictures as you are on the third floor: Elevator access is more like a true lift/dumbwaiter. Would be difficult for a claustrophobic person to ride up. Can be hard if you have lots of luggage. Venice is just hard to get around and this is midway along either vaporetto route.
