Oh, I did so much searching! I wanted to be walking distance to mostly everything. We were greeted and given our instructions for entry and what nots, then it was off to races. Room is elegant, clean, spacious, bed comfy, spacious bathroom with hot water and good pressure, ac and heat, breakfast brought to the room every morning (you choose what time), tho after the 3rd day you could really have a different choice but none the less, great. The units and alley are actually pretty quiet. We took a water taxi from the airport straight to the alley. Google maps works great, just go to navigation and \"avoid ferry\". They even arranged a lil something for our anniversary (lil extra) and reserved a nice dinner for my husband and I. Def worth staying here. Def recommend

The manager of the property was great and very friendly. Room was cleaned everyday and always left in a neat condition. We felt very safe when staying at the property. It was like a 5* place with impeccable interiors. Was initially weary when we saw some of the reviews but it was well beyond our expectations and would definitely recommend to anyone looking to stay here!

Amazing experience a different type of hotel, very personalized attention, Staff was amazing, Davide was very helpful in how you can move in the city and how to get to the airport in the early morning. Very close to St Mark square and very secure. We can return in our next trip to Venice.

We were given a surprise upgrade from a luxury room to a suite which was fantastic. The instructions given to find the property and to access it were easy to follow etc and nothing was too much trouble. The breakfast was amazing and we would definitely recommend staying here.

This was our second stay at San Maurizio and the room was Absolutely Fabulous. Communication with the host was excellent and we were greeted and shown to our room on arrival. The breakfast in our room was Great annd served to us by very friendly staff, and exactly how we remembered it. The smart TV allowed us to watch our current favourite on Netflix. We had access to free WiFi .
The area was Our favourite and within easy walking distance of the some of the main highlights of Venice.
We shall definitely be booking again.

Amazing stay in Venice!
We loved our stay in San Maurizio Luxury suites - it was a massive room and very high quality spec - in a fab location less than a 10min walk to St Marks Square. The breakfast brought to the room was an extra nice touch. Plus the staff very friendly and helpful, and even collected us from the boat dock at the end of the street when we first arrived! Highly recommend.

We had a wonderful stay at San Maurizio Luxury suites last weekend. The staff were so helpful in advance, helping us find the location. The room was stunning, even nicer than the photos. The room was spotless, bed very comfy and we loved the addition of robes and slippers. We were surprised to see there was a huge jacuzzi bath which was the perfect way to unwind after a day of walking around.
Having breakfast delivered every morning by Gala was a lovely touch.
The area and building felt safe and it was very quiet at night.
We had an incredible stay and would recommend to our friends and family.
Location wise, there is a water bus stop 2 minutes away and Accademia is just on the doorstep.

This bed and breakfast is in a great location, close to everything, yet quiet. The room had all the necessities, and was very clean. The staff is helpful and attentive, and the breakfast exceeded our expectations. It would be nice if the room had some storage space to unpack suitcase, but it worked out without.

It's more like a B&B than a hotel, as it's basically a Venetian flat that's been split into rooms - there's no reception but the owners organised for someone to meet us at the property. The breakfast is delivered to your room each morning and is very substantial. The area is quiet but an easy walk to all the main areas.
An issue that can easily be fixed - there is no storage whatsoever, which is a huge miss when the room is so large! There was a thing coming down from the ceiling to hang clothes but that was out in the open and looked a bit stupid. A small wardrobe could easily fit in the corner of the room, or change the sidetables to ones with drawers, or add a dressing table. We had to live out of our suitcase/bag, which made the room quite messy.
The worst issue we had was that air conditioning didn't go lower than 20 degrees and it was very warm in the room - the screen said the indoor temperature was 24.5 degrees and it only went down to 23! (we travelled when it was over 30 degrees outside) I told the owner about this and asked if they had a fan we could use, the response was no and that the air conditioning had always been enough. I was so disappointed in this, if a customer tells you of an issue, it should be taken seriously. We struggled to sleep because it was so warm and I expected better service than this for how much we paid for this property! For this reason, I wouldn't stay here again.

It is more like a BnB than a hotel, nice breakfast delivered to the room in the morning. The room was clean and spacious. The shower is behind the bed, which we liked because it was quirky and different (but may be awkward if you prefer privacy in the shower).

Service is exceptional. Thanks to David came to meet us at the water bus station which saved so much time to navigate through the complex streets of Venice. He was so helpful with our questions and provide additional information of attractions and dinning. Breakfast was outstanding. The property was extremely close to all major squares and landmarks that Venice has to offer. But it also had small quiet alley ways which was perfect to get away from the hustle and bustle. We got engaged just next to the apartments near the canal. Beautiful dock at the end of alley and amazing service by everyone we met at the apartments. Will definitely be returning in the future. Great hotel, the lady that runs it was fantastic - nothing was too much for her. Great location for all the sights - water taxi just 30 seconds away on the canal. Breakfast a complete bonus as well, better than expected and delivered to your room each morning. The room was styled really well and a good size for Venice.

Check in was extremely easy. We arrived to the hotel which was about a 5 minute walk from the nearest water bus station. Very convenient if you pack heavy. Great stay in a deluxe room. Bed really comfy and the area is quiet. No view from the room but it wasn’t important as we were out all day and most of the evening! Continental breakfast served in our room each morning with a great selection of foods to set us up for a day of exploring or foot. Mosquito repellant plug- in noticed beside the safe in the cupboard and wish we had used it. Wee Mossi had a feed on our last night and died when it was caught in the morning. Beware of the pickpockets in Venice. Take note I was a victim on the first night having my phone stolen from my bag. Otherwise it was a great city break.

Really nice rooms. Everything is new and fresh. Staff was extremely polite, flexible and helpful. Location is great. Near to Venice's 5th avenue (of course that doesn't exist, but you will find Louis Vuitton, Dior, DG, Ferragamo, and the best restaurants in the city nearby). It is a few minutes away from Piazza San Marco, or Rialto bridge, and there are plenty of Vaporeto (water bus) nearby.
It is of course not the easiest place to get in if you are caring large bags. Actually, nothing that is not nearby the train station (Santa Lucia) will be. However, I would choose this place over and over again. Get a Vaporeto to Santa Maria del Giglio station and then walk 2 blocks. That is it.

Beware!!! I recently stayed at your hotel and unfortunately, I had a very disappointing experience. I was extremely upset to find that my room had been left unlocked with the key in the door, which is a serious security risk. Additionally, I had placed the \"Do Not Disturb\" sign on the door of my second room, yet the cleaning staff still entered the room without my permission.
I had left a recording in my room to see if the staff would continue to enter and she entered on 4 separate occasions!
I attempted to reach out to the manager to address these concerns, but not only did he ignore me he denied everything even though I had proof.
As a paying guest, I expect a certain level of service and accountability from your hotel. Highly recommended! Beautiful room, great location, bed was very comfortable. The bathroom is gorgeous with floor-to-ceiling marble, the shower is awesome with a rain shower head (the shower is in the main room with no privacy so keep that in mind of you have kids). The included breakfast was delicious and very generous, including a warm hard-boiled egg, croissant, cereal, milk, yogurt, bread and toast, jams, Nutella, orange juice, coffee and more. We toured all over Italy and this was the nicest place we stayed. You'll love it.

I took a chance on this becaue I wsasn't sure if i'd like the setup. It was lovely but the room was like a basement room - couldn't see the sky, no light coming in via the windows. Thought it might work for me as I am always out - just somewhere to sleep and I thought how amazing to be in a drammatic room during carnavale. However - there are no tea or coffee making facilities. There's a basic mini bar but no glasses to drink from. There's no storage - not even on the side tables so you are living out of your suitecase - except for what you hand up.There is only one luggage rack so if there are 2 of you one of you would be scrabbling on the floor. TV only really has Italian channels if that's a factor for you. Breakfast comes from 8am so if you want a coffee before that you'd have to go out for it. And it was cold - the heating works but its an air blowing heat (ie the air con unit) it works well but its noisy and dries you out). And the pipes are very noisy. So I had to switch it off during the night - and when I asked for a blanket (as I like weight on me to sleep) I was told I could turn the heating up. I dont know if the other rooms have better light/windows - they may do. But I can't consider anything luxury if I can't get a glass of water easily and coffee/tea. Location was great tho - I'd stay if the locale but somewhere different. and I assume a dark cold room is much more condiucive to the summer!

Perfect Couple's Stay in Venice
Wow... where do i start... The San Maurizio Luxury Suites have got to be the best place to stay at while in Venice. It is steps away from a lot of the main attractions in Venice. This location is right off of the grand canal where you can get an excellent view of the gondolas and water busses and taxis going by. The room was clean and the excellent spread of breakfast items served to you by Gala every morning is impeccable. You tell her you want it at 8am... at 7:59 she is knocking on your door carrying this giant tray of food.
The room is such a couple's room with no privacy for bathroom or shower. Very romantic with see through walls. The room was always cleaned.
There is nothing i can complain about this stay. It does have a/c... except they cannot turn them on after a certain date in October. But with so many windows you could leave open, it didn't really matter.

This property location was away from the crowds yet very close to all the sites you want to see while in Venice. This property is not for anyone who has difficulty going up and down stairs as there is an elevator but it does not stop on the second floor but a level up or down which still requires carry your luggage up stairs. You also have to go over two bridges with steps from the Vaporetto water bus drop off. The breakfast was OK but we wish we could have chosen what we wanted for breakfast to avoid wasting food which we did not want to eat. The rooms were spacious with a great bathroom with a large shower and tub.

Beautiful room and staff was so friendly!! They brought breakfast to our room each morning and it was wonderful. Our luggage got lost on our way to Venice and they helped us coordinate drop-off to ensure we had it the following morning. We would absolutely stay here again!! My only critique would be lighting in the hallway leading up to the property, but I think that is a “shared” space and it may be outside their control.

When we arrived at the address mentioned in my reservation, we were quite surprised (disappointed) to find a dark entrance to a building that seemed like an old apartment building. Let me be clear, this is not a hotel, it is much more like an AirB&B, with only four rooms on the first floor of the building (no elevator to the apartments). There is one person working there from 8AM to 2PM, cleaning the rooms and serving breakfast, but the rest of the time the guests will be alone in their rooms.
That said, the rooms are really great (just like the pictures posted show) and you get great value for your money. It would be difficult to find something similar (large king-size bed, great bathroom) at a similar price in a regular hotel. In addition, the location is actually quite good, with major tourist attractions all located within walking distance (less than 10 min away).
So, while we were a little disappointed at first, I must say that we quickly changed our minds and we now wholeheartedly recommend this place. If I ever return to Venice, I will most likely return to this property.
