Friendly and very helpful owner, comfortable and clean room, very close to major sites and shopping. No reception, so be sure to ask the owner for his number to call if you need anything (this is more like staying in a private home, than a hotel). No food on site, but great restaurants very near by and lots of free snacks in the room!

This is a lovely little guest house! Everything was clean and orderly and as described. It’s rather tucked away, so walking to the location from the main transportation hub and finding the address was a bit challenging, but the location was very quiet and peaceful. The hosts were very accommodating and made sure we had everything we needed. Would definitely recommend!

Can not recommend this place enough. When we first walked up to the building my husband was concerned lol But this truly ended up being a hidden gem in Venice.
Location is great because you can walk different directions easily and your not surrounded by hundreds of tourists. This is a very authentic place and rooms, you can feel the history in this building

We had a wonderful stay here! This is a great, quiet little hotel. Excellent walkable location in a quiet part of San Marco — a ten-minute walk away from all the touristy spots but nicely tucked away in a dead end alley, away from the hustle and bustle. There were lots of restaurants in close walking distance. Staff were very friendly and welcoming! They showed us our room, offered us a welcome gift (Venetian cookies) and free water, juice and snacks, which were replenished each day. Room was also very cute with great views of the canal and clock tower. 10/10 would recommend!

This is a great unique hotel. Complementary snacks, near Giglio boat station. So just get on the orange boat from the airport and a short 7 minute walk. Only two small bridges. The staff was very friendly and courteous. It is very close to San Marco's square and the Doge palace (must see in Venice) also the Museo Della Musica.

The property provides such a unique stay. The rooms were beautiful, the canal view made it so special, the proprietors were helpful and considerate. It was conveniently located in the heart of San Marco, easy walks to high end shopping as well as local shops, great restaurants small & large, and less than 10 minutes to Saint Mark's Square.

Ca'Lavezzera Hotel is quaint and clean! It is out of the main tourist-traffic but at a walkable distance to the main square. The welcoming treats were a nice and unexpected touch. We were able to enjoy some local cookies we would not have otherwise.
Brunella and Egidio did an excellent job communicating with us, and guided us as to how to apply for the Access Contribution exception as we were staying in the island and were already paying for the tourist tax.
Check-in and check-out were smooth. Our stay at Ca'Lavezzera Hotel was great!

Simple and comfortable small hotel

Really lovely stay with a friend for a long weekend. It was cozy and comfortable, and we had a canal view in our room. The room had a bathroom with a hairdryer, a large bottle of all purpose shower soap, and hand soap. The room itself had a mini fridge, kettle, tea and coffee, biscuits. The bathroom was newly renovated but the room itself could use a bit of a spruce up. However it was very clean and quiet. The reception is not staffed aside from an hour or so a day, so you will be largely on your own. This was totally fine for our purposes, but just be aware. The location was great; centrally located and near to a piazza with some restaurants and bars for a quick bite.

We stayed at Ca’ Lavezzera Hotel for my partner’s birthday, and it was an unforgettable experience! From the moment we arrived, the staff made us feel incredibly welcome. They kindly accommodated an early check-in and surprised us with a wonderful assortment of treats in the room—biscuits, tea, coffee, sweets, water, and more.

The room itself was beautiful—spotlessly clean, quiet, and full of unique character, with a view over the canal that added a romantic touch to the atmosphere.

As well location is great, close to everything you need.

We can recommend Ca’ Lavezzera Hotel to anyone visiting Venice. It’s a fantastic choice for a memorable stay.

Overall a nice stay in this hotel room. The location is so perfect, tucked away in a corner but very close to some main streets where you can find just about anything.
Word of caution though, the listing says there is air conditioning (a major reason I booked it) but come to find out there’s actually NO air conditioning. Only heat.

So given that the apartment is right next to the water (very pretty) we had to sleep with the windows open and we got MASSACRED by mosquitoes. So unless you can sleep in a hot room overnight, you might be in for a tough time.

Also, at least in the room we were in, the TV provided was near useless. The only thing that worked was YouTube, and that was a drag and the load times were so long I thought the tv was broken multiple times.

Other than the AC and TV, the location, cleanliness, bathroom, and hotel staff were great. Just consider the former before you book. I did feel a little slighted after being told no AC was provided when the listing says otherwise.

Very nice small 5 room building. Really more of a bed and breakfast without the breakfast. No 24 hour desk BUT you ring the doorbell and they answer and give you the code. On the table is your name on an envelope with keys and instructions. Room very clean. Very quiet location. Windows open for freshness. There was an AC but didn’t need to try it because in October it was cool and an open window did the trick. Two twin beds that were close together and comfortable. Narrow European twins but if you are on the larger size you might not be comfortable with the twins. Slippers given. Bathroom large and very nice. Shower with great water pressure. Very nice man there in the mornings to answer your questions or check you in if arrive during the time frame he is there. Even if not there when he is check in is easy peasy. Water bus to SM Gligio station 9.5€. Do your research to see if a multi day water bus ticket is worth it to you. If you walk without difficulty I would say no and just walk in the beautiful city full of cobblestones and bridges. All food, beverages and even a bottle of Prosecco was complimentary with my reservation. Highly recommend! Enjoy Venice!

Great stay!! Easy to book, and we arrived after check-in was over and had to call last-minute to let them know. They were very friendly and gave us the info we needed to check in on our own. When we arrived, we were shocked at how beautiful and unique the room was! It was incredible. They had also left some toiletries, snacks, and slippers to make our stay more comfortable. The only thing that was strange was that when we first arrived, there was a horrible smell coming from the bathroom, but we ran the water for a minute and opened the door onto the balcony, and it cleared out within minutes. In the meantime, the staff quickly responded to the issue and allowed us to view other rooms in case we wanted to move that night. Excellent service, beautiful building, nice shower and bathroom, everything was comfortable. The bed could have been more comfortable, but is suitable for most. A great value for the price, and a unique place to stay in Venice!

We had much higher expectations of this place based on the very good reviews and photos. Unfortunately we were disappointed based on a number of things:

- this is not really a hotel, so not sure why it is on Expedia, especially VIP access. It's more like a bed and breakfast, but there is no breakfast. So this is just a bed... room to sleep in, but otherwise no other amenities other than housekeeping.
- reception is only available for a few hours per day. When we arrived at 6pm, a fairly normal time to arrive, there was no one there just a key in an envelope.
- since there is no reception, and the doors are very old with keys, it did not feel overly secure/safe.
- canal view is not a canal view. It is a view of the street, and if you go out onto the little patio and turn 90 degrees you see a canal. Should say \"partial canal view\" or something.
- perhaps the most concerning was the floor was visbily sagging and sloping, extremely creaky, and actually bounced a bit when standing in the middle. Very much in need of new flooring, and not sure if this is structurally safe.
- safe did not work.

The place has great potential to be a cool/antique hotel, but try adding breakfast, more reception hours, and renovating.

Overall, I think the standard for Venice is different than the rest of Europe.

Maybe for Venice, for a price of $200-$300, this is a good hotel. I guess for a room that is the quality of the rest of Europe, you need to pay $500-$600 per night.

The location is great.

My husband and I loved our stay! The staff was super friendly and helpful and gave us clear directions on how to get there and let us drop off our bags early. We loved the location of hotel, there is the great gelato shop on the corner we went to twice a day. The room was beautiful! Just like the pictures, very clean and more spacious than we thought. And the staff had a lot of goodies ready for us in the room. I can’t say enough good things. If we come back to Venice we will gladly stay here again!

We enjoyed our stay! The hotel was very centrally located and that made it super easy to navigate around Venice. It was strange not being greeted by anyone. Check in was easy and we had no issues. Our room was comfortable with a small view of the canal. Our breakfast hostess was very sweet and helpful. It was a typical European breakfast with lots of pastries and little protein.

Great location, so easy to get to everywhere you would want to visit quickly. Places to eat nearby and a great bar/cafe just around the corner for breakfast, lunch and a drink. Check-in was quick and simple. We had an early arrival and advised the hotel of this to see if we could leave our luggage before the room was ready but fortunately our room was ready and were able to have access which was great.
Overall can't recommend this hotel highly enough!

I read a review that describes the property as a little gem. It was accurate and yes the staff were very nice and helpful. The location was 5mins from S.M Giglio waterbus stop, less than 10 mins from Teatro La Fenice and St Marks Square. It was easy to find using the directions given. The communications from Brunella re our arrival started a week before and during our subsequent late arrival due to a delayed flight could not be faulted.The nearby bakery, cafes and restaurants do serve delicious local cuisine at very reasonable prices. My room was spotless and and roomy. The room pictures are what you get.
Highly recommend a stay here.

We had a brilliant time in Venice and staying here was one of the main reasons.
The location is fantastic - you're right behind a small square with a lovely gelato place, and very close to another square with restaurants. It's also so close to San Marco Basilica so you're never far away from all the action. At night it's also perfectly safe and lots of people around whole still being incredibly quiet.
Brunella was fantastic leading up to our trip and helped a lot in preparation. Her colleague (apologies I don't know his name) was so nice when we got there and was always on hand. I proposed to my girlfriend on this trip and they were both super generous providing us with the nice canal view room and a bottle of prosecco.
The room itself was perfectly sized and gave you a real sense for the city. The cleaning lady was very friendly and always left our place fresh and clean every morning.
Can't rate this place higher, definitely the right way to do Venice!

The place was great and central to a lot of places we wanted to visit. The “canal view” listing for the room We stayed in is a little misleading, since the room is actually over a street, but there’s a canal that starts off to the right. You can see it if you can fit through doors on the small balcony. But it was very nice!

Positives:
The staff were very friendly and very warm and helpful and the location was convenient.

Negatives:
The room was advertised as a double, and yet the beds were two single beds on two different bed frames so moved apart if you moved at all whilst sleeping. Further, the toilet paper was quite cheap and wasn't replaced. This meant we literally used up to the very last square on the last day. We felt too awkward contact the staff as it was New Years Day. Whilst there were good things about this stay, definitely didn't warrant the 550 price tag.

We enjoyed our stay. We were out and about each day but were able to enjoy the breakfast of croissants, cappuccino or American coffee, jams and jellies, cereal, etc. The server was very friendly and accommodating. We were a little confused in finding the place from the S.M. Giglio vaporretto stop but that was our issue not the directions. I felt a little uncomfortable with the entrance down an alleyway beyond and arch off the square but that's just my New York attitude. The shower was a little tight if you are a large person. We were on the first floor which I would recommend. Be aware there is no AC in the off season which begins October but with the windows and cool nights there was no issue. I would recommend the roof safe be bolted in place but again that's my NY attitude. The young lady that runs the hotel saved us because there was a vaporetto strike that she told us about and help us with alternative transport to the train station. She arranged for a water taxi versus walking. The hotel is a convenient walk to St Mark's Square and the Rialto Bridge as well as vaporetto stops. Heck if you don't want to walk then don't go to Venice. The Wi-fi was excellent.

Liked our room. Disliked that there was NO FRUIT of any kind available at breakfast. They communicated well about check-in and directions to the property from the vaporetto stop. But when they prompted us to pay the room taxes before our departure, they insisted on cash, and then the guy disappeared to go get coffee for 20 minutes, thereby seriously incoveniencing us, as we needed to leave. Delaying our departure like that was not good.

We had a lovely stay in Venice. Me and my friends booked two rooms here with canal views. I thought the location was great and we enjoyed the updated bathrooms and traditional décor in the room. Air conditioning was definitely a must during our stay and the room was nice and cool for us. The breakfast is basic but we were all satisfied, and I thought the selections and options were pretty standard to American style hotel breakfasts. What a nice surprise it was to have American style brewed coffee as an option. Brunella was so easy to work with on our check in and very helpful on helping me figure out how to get to the airport early in the morning since Venice was our last stop in Italy. I would recommend this hotel and definitely would stay in this area again since it was tucked away from the hustle and bustle but very close to everything.

Hotel is not easy to get to. You take a water taxi then have to walk with your luggage for about 10 minutes. Luckily we had a man with a cart that took our luggage and showed us the way for 30 euro. It was money well spent as it would have been hard taking our luggage over 8 bridges and finding the hotel. The bed and breakfast has 5 rooms, 2 on ground floor, 3 on the 2nd floor and no lift. Staff friendly and helpful but only there in the mornings and evenings.

Aliguana stop for airport transfer is close as well (same pier as the water bus stop).
Clean rooms.
Breakfast was ok - not a fan of the family table style where you eat with other guests.

Brunilda gave us excellent directions that got us there in 5 mins from the vaparetto. Perfect location and walking distance to st marks square. Prior to our arrival the response from the property was good. We ran into a transportation issue and the property would not assist us in resolving our way back to the Airport. Which was actually a blessing in disguise because they obviously use a taxi service where they get a referral commission. This service would have cost us 140 Euros. We ended up getting a service for 3 people for 45 Euros. Instead of them suggesting this way to get to the airport, they told us to find our own way. Had a small refrigerator, which was fine, but it did not cool drinks. They were as when originally put in. Breakfast is minimal. There was no one to greet us when we arrived to give any explanations. If you're visiting Venice, do yourself a favor and reserve a better hotel and pay the extra money. Because having a problem in Italy is not easy to resolve. Finally, when I tried to write the hotel upon our return, my email was REJECTED. Wow.

This really is a lovely little boutique hotel in a quiet area and yet very close to key attractions St Mark's Square and Rialto Bridge. Lovely restaurants and cafe's close by. The staff were excellent and very helpful. I would highly recommend.

It should be promoted as a B and B not a hotel. No reception and care taker only there infrequently. Only 3 rooms. We were the only guests and stayed in the house by ourselves one night, owner was away. It was quite scary as we were three females. There is no fire alarm or smoke detectors in the house and the breakfast is literally sitting in small dinning room. Good location but quiet part of town. Rooms were clean and comfortable just felt unsafe due to lack of safety facilities and briefing and people.

Bitten by bed bugs during our stay

We received unusual bites after 2 nights at this establishment. After the 3rd night we noticed we had more bites. Initially we thought they were mosquitos because despite the heat the owner wouldn’t turn on the AC for us because it was the fall season, so we opened the windows. We did not get any new bites after leaving the hotel but the bites continued to bother us so we contacted the hotel suspecting it could be bed bugs. Initially they were responsive and said they’d have inspections done and asked us to provide copies of our medical documentation for their insurance (as I’d asked if they’d refund a portion of our stay due to the fees we’d need to pay to sanitize our items and have an inspection done ourselves.) I followed up to ask about the result of the inspections and whether they’d found any bed bugs and didn’t receive a response. My husband, whose bites were the worst visited a doctor who confirmed the bites were from bed bugs. No bugs were found on our belongings nor in our home, fortunately. The pest control inspector advised us that they likely stayed in the hotel if we didn’t continue to have bites after that and because no bugs were found on our belongings. We contacted the hotel again to notify them of this and ask where to send the documentation from the doctor and they did not respond, nor did they make any effort to right the situation. This was our honeymoon so we are very disappointed that this happened and that it was handled this way.

This is a wonderful small hotel and the staff was super-friendly! I would definitely stay here again and recommend it to others. We did experience some difficulty getting into the hotel upon arrival, since there is no staff on duty, and there was no communication prior to arrival with instructions on how to get in. I did send 2 e-mails prior to our arrival but received no response. However, once we gained access, the experience was great. I would recommend communicating with customers prior to arrival on how to access the hotel to alleviate this problem in the future.

We loved our stay. Room was large and clean. Air conditioning had been turned off for the season, but it was cool enough with the windows open. The host was helpful, and the breakfast attendant was great. Nice breakfast to start the day.

The hotel is difficult to find because it doesn’t have any information and it’s a located in a very small alley. It’s a house not a hotel. It’s not desaible or pushchair friendly. The breakfast is very poor and it’s in a very small room with only a dinner table with 6 chairs, very uncomfortable. The room doesn’t have a beautiful view to the canal, you have to get out in the balcony if you want to see a small peace of canal horrible so it doesn’t worth paying for the view. It’s very close to a church so the bells ring from 6am it’s like to have the bells are in your room, my daughter awake at 6am every day for the strong sound. The room was clean and the bathroom as well but it doesn’t have security box.The young lady how is only in the morning is very nice and helpful and the owners are polite and considered. It’s not children friendly it’s more for couple.

Highly Recommended!

Great small hotel that exceeded our expectations as US travelers. AC worked great, the room was clean and well lit and the bed was very comfortable (seems basic, but can't take these for granted in Italy). Venice can be expensive and it offers all of these at a reasonable price. The owner/manager speaks great English and was extremely helpful explaining sites around the hotel, how to get to the airport, etc.

This place was clean and nice enough for my husband and I. The owner seemed to be nice and accommodating. I would have given 5 stars if the check in went more smoothly. I had previously informed the hotel that I wasn’t sure what time I would be arriving until I buy my train ticket to Milan the day before reservation. I emailed the hotel as soon as I got my ticket but never heard back again. When I arrived to the hotel, I rang the bell but there was no answer. I had ti contact hotels.com to have them contact the hotel because we couldn’t make a phone call. I just wish the owner was more responsive. Other than that, our stay was great!

Shop Around

Getting the directions from brunella was hugely important and necessary. As two women traveling alone I realize I need a 24 hr presence which this did not have or a porter or a lift. I did find comparable and even lower prices at better places so I recommend shopping around. The location was good... but is there a bad location in Venice?!

We stayed 6 nights. The room was very clean and comfortable. Breakfast included. The staff was wonderful. The hotel is very close to Vaporetto(S.M. Giglio boat station) and minutes away from Plaza San Marco. Price is good compared to other hotels in the area.The hotel does not have front desk so make sure you contact the property before arrival for instructions.
