Just stating the facts: tiny rooms, only one outlet worked, the mini fridge froze all of our food in turn ruining it, no water pressure, all outside chairs were somewhat broken. In fact, my 70 year old father unknowingly sat in a broken plastic Adirondack chair and fell right through to the ground. Pool wasn’t too bad.

Loved the 3 bedroom suite, was perfect for our family to stay after tubing with SacoBound, which is right across the street. Also had a pool, picnic tables, a playground, fire pits, etc. outside, which was great for the kids. Overall very pleased with our first visit to this motel.

Done Done Done

The biggest issue is the price: much too much for the type of room. I have used this property for decades and have booked rooms for people attending our (dog) events. After this last stay, we have moved our business elsewhere. The room was very small for two beds. There was no place to hang clothes. There was an enormous chest of drawers which took up a lot of space. Tough to find an outlet for something I needed to plug in. Curtains didn't completely cover the window so I had glaring light from the parking lot in my face all night. Even though the room had been sprayed with an air freshener, there was a moldy smell in the bathroom. I can drive ten more minutes to North Conway and get a superior room for 30% less, which is exactly what I will do in the years to come.

When i checked in the owner accused me of lying about how many people are staying in the room. She told me i saw your friend in your car, i know you are lying. I told her my friend dropped me off then she accused me of lying about having a dog, i had no animal with me. Then she told me that check out is 10am and im leaving at 10am. The next morning i needed to renew my stay i called front desk before 10am to renew they apporved that ill be coming down in a few to renew. 30 mins later the owner busts thru my door and says times up get out. At this point i am furious and i go to the front desk to pay for another night and find out that the owner threw away my itinerary and the guy at the fro t desk needed to record all my info again. He told me that the owner threw it away. I also complained to him about the woman who busyed thru my door and he assured me that it was the owner and there is nothing he can do about it. I wouldnt recommend this hotel to anyone

The grounds were nice. However, our room needed a total redo. The first thing that you noticed as you entered the room, was the musty smell. The beds were hard and lumpy, furniture was minimal. One small, older, cushioned chair placed in a corner for a room with 2 double beds. The dresser was also old and had holes on the top of it. Bathroom had rusted spots on the radiator covers and the toilet was so low, it would be perfectly suited for a child. The fan/vent made so much noise, it would disturb anyone sleeping and could not be turned off separately from the light. The carpet was well worn and reminded me of indoor/outdoor carpeting. Most of the woodwork needed painting or repairs. The room rate was one of the positives of the motel. The person who checked us in was also very pleasant.

The room was clean. Neighbors were nosey. The girl at the front desk was rude and asked invasive and personal questions. Front desk called me numerous times on my way there from 4 states away to keep asking when I would be there. Reservation said payment upon arrival. They called back to get payment before we arrived. The room had a weird smell.

Bugs in room. Sheets were stained/dirty. We had to keep swinging at little bugs flying in room. We were so tired we stayed in our clothes and slept on top of bedding. My kids would not get in the sheets because of stains. Definitely needs to b updated. Especially for the price we paid

No phones in room.
No front desk after 8pm
Door shut before I could grab it...my phone, my inhaler and my wallet were locked inside.
Had to call 911 and was an hour or more before someone could come and let me into my room.
Awful experience.

Room was clean.

Staff close to rude on check-in. Would not consider my request for a quieter room away from office though a vacancy sign was up the entire length of my six night stay.
Staff did empty the trash and give me fresh towels. The in room coffee was an inexpensive brand. It quite drinkable …
the bed was comfortable, the room clean but very small. I would have run into the open bathroom door (which could not be completely opened) if I didn’t get out of bed on the far side.
I travel a great deal and this motel was (in my opinion) inferior.

\"I recently stayed at Saco River Lodge and Suites and wanted to share my feedback. While the location had potential, there were some challenges during my stay. Firstly, I encountered a small rodent in my room, which was unexpected and quite concerning. Additionally, I found the manager's attitude a bit disappointing; their demeanor seemed rather rude. Unfortunately, these factors led to us deciding not to stay the night.

Furthermore, we were unable to discuss our concerns in person since the office was closed. This left us feeling somewhat stranded and without a clear channel to address our issues. Regrettably, our experience was such that we couldn't proceed with our stay after a long 3-hour drive.

What was additionally disappointing was the fact that despite the situation, the cost of the room was not refunded. This added to our disappointment as we were hoping for some resolution considering the circumstances.

I understand that circumstances can be challenging and that there might be reasons beyond immediate control, but I did find these aspects of my stay to be less than ideal. A more open line of communication, even after hours, and a proactive approach to addressing unexpected situations would have gone a long way in making our stay more comfortable. I hope this feedback can contribute to improvements for future guests.\"

Good, but not great...

The staff should have been more knowledgeable about the area.. also, interesting placement of the hair dryer.

The room was very small and the beds very uncomfortable. There was no water pressure in the shower and the water took awhile to warm up. The kids enjoyed the playground and the pool. The staff were friendly. They no longer have a Continental breakfast.

I was up this area for a family gathering. After I booked this hotel i heard some not great things about it. But they were incorrect. This motel was clean and the man behind the counter was very friendly and informative.

Kindness counts!

What a nice surprise in finding this place to stay. We loved speaking with Vanessa and she shared many great ideas on our next trip to the area.

Quiet location, service is great! We'll definitely be back!

I was a little hesitant when I read all of the recent, bad reviews but I was surprised when I walked into our 3 bedroom suite with kitchenette! It was clean, the bathroom was spotless and the neighbors could not be heard. I would definitely stay here again with my family.

The rooms are dated and the bathrooms were not very clean. The shower had pink mold and the corners had dirt build up along all the baseboards. The bed was decent, pillows were good, although we brought our own in case. Not sure we would stay there again specifically because the bathroom was in need of a deep clean. Office staff was very nice upon arrival.

Don’t stay here if you value your sleep. Staff was friendly and the room was clean but that’s where it ends for the positives. On my third night (Saturday) a group checked in next to me and was up all night making noise. At 5am another group of 6 checked in on other side of me and almost backed into the motel in front of my door then proceeded to yell, play music, start chainsaws (yes, they had chainsaws), and they were relentlessly loud directly in front of my door until I finally got fed up and left at 8. I got almost no sleep and felt unsafe, and there to NO STAFF or anyone to call until 9am. They called me back at 9 after I was gone and when I explained what happened, the girl just said “oh, sorry”. Also, I left a do not disturb sign on my door the first day because I didn’t want anyone in my room and they took off the sign and cleaned my room anyway. You get what you pay for here, pay and extra $30 to go somewhere that cares about their guests.

My husband and I just went for the night, but the the room was very clean and the bed comfy. The Gentleman running it is very nice (and can tell you a joke). We had no issues and the price was good. We will stay there again if the need arises.
