The a/c was making a horribly loud noise. I reported it to the front desk and was told someone would be there and to give them time. One hour later and no one came. I asked again and was told maintenance was called and would be coming. I waited another 45 minutes and politely asked to move rooms or be allowed a refund and check out. The front desk told me they thought I was sleeping, that’s why maintenance didn’t come. This made no sense because I mentioned the noise was so loud you couldn’t sleep and when I first reported it, it was ~5:30 pm. A younger girl appeared and came to check it out. She was awesome! I should’ve got her name.
She agreed it was loud as we walked across the parking lot, you could hear it that far away! She proceeded to take it apart and call the owners/manager. They came to the room and immediately offered me a different room so they could work on the broken A/C. This was great and quite acceptable. My complaint is, I wasted nearly 2 hours of my stay waiting to have this solved. It seems as though the first staff member was not addressing the problem and hoping I wouldn’t press the issue. It was too hot to not have the a/c. I was more than happy to check out with a refund. She did not want me to do this and that’s when I finally got help from the great next staff member. Too much time wasted for a problem that should’ve been solved immediately. I wish the second staff member was available at first!

The room was great size with a hot tub and all the amenities, however the floors were a little dirty, but over all I really liked my stay, the Wi-Fi was also ok but kept going down and was a little hard to get connected, I would definitely stay at this place again and recommend couples who want a relaxing night stay in the white mountains.

We spent 2 nights here. Bed was very comfortable. Room had a nice chaise for seating, a desk, fridge, microwave, coffee, a closet with hangers, small but adequate bathroom. It was quiet. Breakfast had a nice selection with eggs, sausage, waffles, muffins, danish, breads & bagels for toast, cereals, yogurt, fruit, juices, coffee, tea, hot chocolate. The location was great for getting around the area.

Picked this spot close to the highway to get to the Mt Washington auto drive Value for money, pretty good breakfast spread but when its packed it feels like a tight space. Great staff very friendly and helpful. Rooms are nice, clean and the beds are good level of comfort. Great parking , if your looking to be closer to the restaurants your 10min away although there is a dunking donuts really close by. If your interested get in early at Peaches, Sunrise Shack breakfasts there are really good. lunch/dinner Indian food at Haveli and flatbread company, great spots and great prices. 15 min away is the Kancamagus / MH Rt 112 drive worth it on a sunny day we went on a damp and drizzly day and still enjoyed it. NH we will back!!!

My wife and I stayed Mothers Day weekend and was surprized how nice the property was. We have always driven by staying at numerous locations around the North Conway area and alway wanted to check it out. Our unit had a balconey facing the mountains, Not a large balcony but big enough to sit outside abd get some afternoon sun. The only draw back is our balcony is joined with 2 other rooms which we had to make sure the drapes were closed when we wanted privacy. Although never had anyone walk by.

Hot tub room was ok. Hot tub was an older model and was not very comfortable to sit in. We barely used it. Also we should have realized that it would make the room stink of chlorine. We had to sleep with the windows open. The bathroom also didn’t have a tub only a shower stall. I was not a fan of that especially since there was no warning of that in any of the photos on the website. Large room comfy bed otherwise. Decent breakfast and friendly staff. Great location. Don’t bother getting the hot tub room though.

Very cozy , private, awesome room ! The staff were friendly & courteous ! Breakfast was fullfilling & had good variety ! The hot tub in room worked properly ! Got there hour early room wasn't ready -- that's ok. But when returned @ 3:00 check in @ 3:15; was told it would take 1/2 hour to hour for the hot tub to heat up to temperature. Clean overall ; except lid to ice bucket was pretty dirty - we didn't use. When we wiped up the floor though, from dripping bathing suits ; in the bathroom ; their white towels turned black. Price was UNBEATABLE for this wonderful spot ! Having an outdoor heated pool ( opening end of month / May ), & a room w / beautiful fireplace & private hot tub is usually crazy $$$$ - here was NOT ! In traveling though this is the only spot that in the rec room ; the pool table , washer, dryer, had to be paid for here by quarters ? There was no fitness room perse' as listed. Most spots have the above, fitness cycle @ least , couple arcade games & pool. May missing , & as stated above , the above things usually aren't paid for ; they're included :( We've stayed there 3 times in last 3 1/2 months. Also referred family & friends there too. :)

We are so happy with our stay here. This is honestly the best lodging we have seen in the White Mountains. The exterior architecture property is absolutely stunning, we are grateful to be here! Great photo opportunities with family! We have a small baby and the staff has been very accommodating to us.

Even though i paid for a deluxe room with a fireplace it was occupied, ended up with an average room, which of course was less money i mentioned that and asked for compensation , there was none, said i should have booked direct with them.

It’s a little old and dated, but it has everything I need. As someone who frequently travels to the area for recreation, this place is one of my go-to places to stay. Balcony rooms are always reasonably priced, comfortable, and quiet. Staff is always friendly and helpful.

We had an easy check-in process and staff were very helpful, but the room was not in good shape. Things were functional but aesthetically broken or damaged. We had to keep all our shades drawn (even though they had mountain views!) for safety/privacy because we were on the ground floor and people kept walking by.

Rented the King, hot tub suite. It was ok, not worth the money imo. (Fyi, the way the listing appears on Expedia, it looks like the washer/dryer is in the room. It isn't. The laundry is in the rec room and closes at 10. The washer cost $1, dryer is free. Both worked well). The breakfast was continental as stated. The pics show sausage/eggs, these were not readily abailable, though another person asked for them and received them. Honestly, the hot tub room felt overpriced for the condition of the facilities, older and needs a little TLC. It was clean, and that is the most important thing, but I probably wouldn't stay here again considering there are newer hotels with just right down the road for cheaper.

Room was very clean and spacious. Very convenient location to Attitash, Wildcat, and Jackson Village. Staff was attentive. We had an issue with our fire alarm going off and they fixed it right away. Continental breakfast was more substantial than I expected. I would definitely stay here again!

For the price, it was surprisingly clean. Basic everything but its NH and really not expected to be fancy. It was nice to have my car right in front of my room. The hair dryer was ready to use and didnt have to fish it out then take out of a bag. Good size fridge also. Even the remote batteries seems fresh. Wish I brought a streaming stick because the provided channels weren't much to watch. The continental breakfast was as to be expected and may be just enough for most. Its a good location between bretton woods and north conway. The tub did back up though. Not a big deal for me. I would stay there again.

This place is a gem! The staff is amazing. The location is perfect. It's right in the heart of the area. The room was very clean. I enjoyed the hot tub in the room. There was a heavy snowstorm during our visit so we just sat in the hot tub and watched. I will be back many times!

We had a great stay overall. The staff stood out immediately—they were consistently warm, attentive, and genuinely helpful throughout our visit. Check‑in and check‑out were both quick and convenient, which made the whole experience feel smooth and stress‑free. The room itself was clean and comfortable, though it could benefit from some updating to match the quality of the service. Even so, everything we needed was provided, and we felt well cared for during our stay. We would definitely return the next time we’re in the area.

The stay itself was fine but I will say I did slip on ice on one of the walkways and hurt my ankle really bad before skiing. It’s been almost a month and I still have pain and after I informed the staff about the area not being salted or shoveled, I just didn’t get a great apology which was kind of upsetting.

We had a really comfortable stay here. The room was spotless, and the in‑room hot tub was a real hot tub — not one of those tiny jacuzzis — which made the stay feel extra relaxing. The fireplace added a cozy touch, especially in the winter.
The room had a shower (no tub), but plenty of towels for two people, and the office was literally a few seconds away if we needed more. The blackout curtains were great for privacy, and the sunset view from the property was unbeatable.
We didn’t get to try the pool since it was winter, but it looked well‑kept. Breakfast and coffee were available in the morning, and the staff always greeted us warmly when we walked in. The room also came with a mini fridge and microwave, which was convenient. The only minor hiccup was that the phone didn’t seem to have a dial tone, but we didn’t look into it further.
TV had basic cable channels, which was fine for winding down at night. The location is also great — just a short drive to charming local shops and plenty of places to eat, including gluten‑free options. Housekeeping did an excellent job throughout our stay.

Unfortunately, we had to leave due to a lack of cleanliness. The sheets and pillow covers were dirty, and the smell in the room made it evident that it hadn’t been cleaned in days or weeks. We were unable to sleep and decided to leave right away. It’s sad that I couldn’t cancel my stay.
