Booked 2 rooms. 1 room was supposed to be 1 queen bed with river view other room was supposed to be a basic room with 2 queen beds. We received 2 rooms side by side. No river view with a 1 queen bed and instead got the room with 2 queen beds and room had a major Oder. The other room that was supposed to be the 2 queen beds we got 2 double beds instead. This room had no Oder. The beds were comfortable.
The rooms definitely need updating maybe with some fresh paint and bathrooms need a little more care with the cleaning. Ac unit I cleaned the filters so the room temperature would feel cooler. Maybe eventually get the pool fixed so people can enjoy the stay better.
The river behind the property was a plus and we did enjoy that.
Location is in a good area and not to far of a drive to get to North Conway
The staff was pleasant and the area off the check-in/checkout was really nice offering an ice machine, travel information and has water, coffee/hot chocolate and fruit, bagels and oatmeal for the morning
For a 1 night stay the hotel served the purpose of what we needed

When i pulled up I drove around the building as I couldn't find the office so I parked and walked.the sign was sideways which nobody can see.. I entered and had to call for someone to come help me.She gave me the key,and said \"it may be stuffy but I can give you some spray\",it works well\". I said I didn't want spray. She proceeded to bring me and my grandchild to our room down a dark hallway to show me the room number. We tried to use the ac but it blew only warm air,the refrigerator did not work and was plugged in an extension cord. The floor vent was rusty and the filter inside was so dirty and disgusting. The screen door fell off twice as we couldn't get it to slide open or close.We got our things and dropped off the key and left after a LONG chat with Hotels.com for a refund that I couldn't get. I absolutely couldn't stay there with my granddaughter. The receptionist leaves a number at all times to call as she is \"never at the desk.

I read all of the reviews (many negative) before I ultimately decided to book this place because the price and location were so appealing, and I have to admit that I was a little worried beforehand. But we had a perfectly nice stay here. The staff addressed all of our questions and needs promptly, the lobby was cozy and good for having a place to sit and relax outside of the room (with hot beverages available throughout the day, which was really nice), and the location was excellent. Yes, the entire place is physically run down and basic (old carpet, balcony a little out of repair, beds a little softer than I would ideally like, etc.), but it was reasonably clean, quiet, functional, and it worked out very well for our weekend stay. If you are only used to staying in higher end places, definitely don't stay here, but if you are a seasoned and flexible traveler, you'll find this to be a warm and convenient place to sleep at an excellent price.

Hostess was warm and friendly. Lobby was warmly decorated with amenities of water and snacks/breakfast items I did not expect. The room was clean quiet and comfortable and I loved the the porch to step out and see the stars and smell the clean mountain air. Only \"compliant\" I'd have and I use that term loosely is that the room had a bit if a musty smell, but considering the reality of the fact that it is an older lodge, the price was extremely reasonable and the location perfect especially with it being walking distance across from the red fox restaurant and 6 min drive to Black Mt it's a minor thing I noticed and acclimated to with no problem. I will most definitely be back!

Left a day early, place should be condemned, absolutely filthy, out let in bath room didn’t work, it was GFI outlet with wires hanging out of it, pubic hairs all over bathroom, bed spread just covered in thick dog hair, dog fecies outside everywhere, I can go on and on, I have pictures, I’m calling the board of health for sure

Nobody at the desk. You have to call a phone number and wait for them to show up. Then she gave us a key to a room that she knew did not work well. Just take the time to change the door knob (lazy) got locked inside for a few minutes and took forever to try to get it while nobody is in the office

Location, location...this place was great!
It is an older hotel, so it has old carpet, old tile, that old hotel smell...but it was clean, the beds were clean and comfortable, they made coffee and snacks avaiable in the lobby all day. It was right across the street from a good restaurant. It was righr next door to the Jackson covered bridge. They had chairs, a firepit, a swing, a kids playground, all in the back along a beautiful river! And it only a 15 minute drive to the Mt Washington road to the top, less to a beautiful waterfall, and a short drive to many sites, including Willie's House. Modern, no, but We loved it!

I really wanted to like this place but the room just too shabby & run down. It could be a beautiful cozy place but just needs major updates. The carpet in the hall needs replacing, the vinyl in the bathroom was worn & I couldn’t tell if the floor was dirty or worn. Our sliding door to our balcony didn’t lock. The register covers in the floor were just nasty! Yuk! I pulled the night stand out to plug in my phone & it hadn’t been cleaned in who knows when. I checked the bedding & it appeared to be clean. The bed was comfortable & we slept good after a long travel day. The lady that checked us in was friendly. The door to where coffee & breakfast was served was locked at 7:10AM so we just left. The outside of the premises was very pretty except for the crumbled pool which hasn’t been used in years. This could be a gem but is far from it.

Booked a room for 8 nights. Paid in full. When we arrived, the room was dirty , mold in the bathroom. Talked to the manager “owner” in the morning. I told her this isn’t what I expected. She proceeded to scream at me saying you get what you pay for, if you want a nicer room you have to pay!! She said we were stupid if we thought we would have a nice room for the price we paid. I was astounded. She also said if we didn’t like it to get out. She said NO REFUND.
We left.

And said she was glad to be the one to tell me I was ignorant. I believe she is a scam artist because the local police said this is very common behavior for this woman.

This is a very very old property. Literally falling apart. A/C, Fridge, lamps and lights are probably 20yr old. Carpet was dirty. The only best part was their property is next to a river stream and is a beautiful location.

Where do I begin, we tried to check in at 3:41pm but none was present. Two numbers were left to call for service, the first number I had to leave a message and the second number I was asked if I had a reservation and I said yes and gave her our name. A few minutes pass and nothing and then a few more minutes pass and finally she states that someone would be with us shortly to check us in. A much older woman who was very kind checked us in and I had to pay the extra 25 per night pet fee and a $10 cleaning fee.
The furniture that we came across was worn out to the point it was just threads holding it together. The swimming pool was in disrepair and it was 90 degrees outside. Our room was clean with the exception of the very stained and worn-out chairs.The beds were comfortable and clean and the lights seamed to be on the fritz. We needed toilet paper and had to call the number at the front desk since the front desk was unoccupied again and this was mid-afternoon in our third day, and 10 minutes later we had toilet paper. Side staircase falling apart and container of cigarettes butts near our door.

This place was absolutely gorgeous this motel is in the perfect area to be about less than 20 minutes from town and wonderful dinning options. our view was gorgeous and couldn’t say anything bad about our stay, except on me and my significant others first night there, we continually heard crashing, banging, screaming, and swearing. it genuinely sounded like someone was destroying the room next to us, it went on from 9:3 PM TO 4 IN THE MORNING!!
we called the owner to have her check it out around 1:30 in the morning and she immediately answered which we very much appreciated on her end. what we didn’t appreciate is that all she did was knock on the door of the people that were slam banging around and ask “have you heard any banging around anywhere” and they flat out lied saying they had heard it themselves. they were clearly addicts who didn’t know how to have a lick of respect for anyone else. I suggest that if you stay here you make sure your as far away from the other people around you as possible because the walls are thin and you will more than likely hear a domestic right next to you.

This is a vintage motel, meaning it was probably built in the 70s or early 80s, and has never been updated. That said, for the area it's in, it is priced appropriately and considerably less than neighboring newer motels. It felt mostly, but not completely, clean and had a slightly musty old building smell, mixed with disinfectant. The staff I interacted with weren't particularly warm or welcoming, but they weren't horrible either. The motel is right across the street and a 2 minute walk to The Red Fox Bar & Grille that had exceptionally good food and service. It's only 20 minutes to Wildcat. Those two positives justifiy staying here, if you're looking for a low budget option. My only complaint is that the mattresses in my room were completely shot and saggy. I woke up with a backache. Other than that, on a budget/cheapest option for only a night or two, I would probably stay here again.

The parking was easy, check in went smoothly, there is a free coffee/ hot chocolate bar all day and milk etc, lobby has a nice fireplace, room was clean overall, clean towels, nothing fancy, comfy beds, did the trick! When calling the number for service the woman had very curt replies. Not very friendly. Breakfast food was bagels to toast and butter, cream cheese, jelly. All were old and stale, could not eat. No one to tell cause no one was there!!! I would not go back.

My family was relocating and we had a few days before we could move into our new place. I'm so glad we decided to stay here. It's clean and cozy. Coffee, tea, hot cocoa, bagels, and oatmeal are served every morning in the beautiful little lobby. The fireplace was on and they have it decorated so beautiful. The older women at the desk is so kind, she works really hard to make sure everyone has coffee and bagels. She was wonderful. I would definitely stay again.

Nice area with beautiful small town to walk around. Property has nice view, fall colors. Breakfast is self serve Keurig coffee and bagel (better find better option outside). It’s 10-15 drive to Conway rail road and Main Street (for food). 4-5 min drive to Jackson falls and walking distance to Jackson Covered bridge. You get what you paid for.

While we did feel like an inconvenience more than a guest when we arrived, What you get for the price is really well worth it.

We had a direct view of the river from your private back porch and an amazing restaurant across the street to walk to. Will definitely return.
