Free upgrade from double exec room to king exec room. Room and bathroom was a great size, with a great view. All staff encountered were very polite, friendly, and helpful. The room had bottled water, tea coffee etc. we opted out of housekeeping as only staying 2 nights, and were given a bottle of wine to say thank you. Would absolutely stay here again. Fab location.

This hotel is starting to feel really grimy. I’ve stayed a few times and often get upgraded- this time I didn’t and the room had a really strong mould smell coming from the bathroom and was generally quite dirty. The steam room was the same and I woke up feeling ill.

Our stay at Park Plaza London Waterloo was extremely disappointing.

At 1am, water was leaking through our bathroom ceiling, forcing a room move in the middle of the night with our five-year-old child. The replacement room was clearly not cleaned — chewing gum on the hard floor, dirty surfaces, fingerprints on mirrors, and amenities not refilled.

While the night staff were polite, the overall standards were unacceptable for a hotel of this level.

Most concerning has been the follow-up. After two months of chasing the hotel following their initial email confirming a refund of two nights plus £100 goodwill, they are now claiming they have no record of this agreement, leaving Expedia to intervene.

Poor maintenance, substandard housekeeping, and zero accountability. Save yourself the stress and book elsewhere.

I recently stayed at Park Plaza London Waterloo and unfortunately it wasn’t the experience I’d hoped for.

The room felt scruffy and very tired, with visible wear and tear that made it feel overdue a refresh. The bathroom in particular looked worn and dated, which really let the overall stay down.

Breakfast was chaotic and unpleasant — it genuinely felt like a refuge camp. It was overcrowded, disorganised, and the food was cold, which made for a very disappointing start to the day.

Check-in at reception also took an age. After travelling, the last thing you want is to stand around waiting for a long time just to get your room key.

The only real positive was the location, which is excellent and very convenient for getting around London. However, for the price paid, I expected far better. Sadly, I wouldn’t return or spend my hard-earned money here again.

I’ve stayed here twice. The first time I had insects in my bathroom, I noticed as I departed. I was offered an upgrade next time I came to the hotel.

My second visit I had a fantastic upgrade. The bad news is that hotel staff decided they needed to come into my room to look for pillows (??) which they didn’t find. Also on that trip the hotel gym had several very young children in it, they were accompanied by an adults but were ‘playing’ in some of the equipment. A massive safety issue for them.

The hotel itself is wonderful, the breakfast is great, the rooms are fantastic, but I have been disappointed in both of my trips.

Room was dirty under the sofa bed - caked in dust and litter. The hotel offer a ‘gift’ if you opt out of maid service every day, but this meant no maid service at all, so our bins were overflowing, we ran out of toilet roll twice and towels too. No heated towel rail or lamps. Breakfast was basic and pancakes were packet ones and being heated in their plastic! Very basic food, no honey etc. They ran out of bowls every morning and staff weren’t refreshing the stock of milk or food very quickly. Pool was FREEZING and children were shivering, again no towels available as they couldn’t keep up. It was ok for the location but that was it. We had a glass smash by one of our children on the night time and housekeeping was asked to fully clean the room as there were shards everywhere. We wet back up and there was still glass in the beds and on the carpet etc. They came back and changed the bedding but we let finding glass on the floor as they hadn’t hoovered it swept it up. Very poor!

Nice hotel and facilities. The only suggestion would be to relax in the checkin time. I travelled off peak (winter) and stayed for 3 nights but they made me wait until 3pm to check in. After an international flight, it would have been a nice customer service to allow me access to the room a little earlier.

Room was clean & well equipped, views incredible, the sun rise over the city was amazing.
Check-in was awfully slow, long queues even an hour after check in time.
Spa facilities and pool were limited & very busy, no bookings left via the app but we did ask & managed to squeeze in a quick swim with the boys.
Breakfast the next morning also very busy….a queue for breakfast but once in, it was fine. Good selection of food; hot and cold.
Ideally for a one night stop off in the city.

Booked a 2 night break to celebrate Valentines Day but not impressed.
Nobody could check in before 3pm so queues were huge for check in - we waited 35 minutes & there were at least 6 groups behind us & there were 4 lines of people waiting so some must have waited over an hour, Total shambles!

We booked a double room but we had 2 single beds (Happy Valentines!!!) & room was pretty scruffy. No door on toilet or bathroom despite clear evidence there was one & even found old clothes in the wardrobe from a fellow traveller!!!

On the plus side, the location is ideal (right opposite a tube & a short walk to Westminster Bridge). I get it's a relatively budget city centre hotel but not impressed at all.

The room as in good condition and all staff were good natured. They put a cake in the room on the day of arrival as it was my birthday which I think was a lovely touch.

We had booked the room for a family of four, but were only provided with two cups and when housekeeping replaced the tea bags, they didn’t replace the coffee pods or the milk sachets, so that meant we couldn’t have tea the following morning.

Another minor frustration was that housekeeping accidentally picked up all our swimming stuff (which was wrapped in a towel), and they were not able to find it again. Communication wasn’t great following us raising it and we did follow up a few times. It took the shine off a little that we now need to replace swimming costumes and goggles.

The executive rooms aren’t as big as the ones in the Victoria Park Plaza too, which meant things were a little more cramped than we were expecting.

It’s a decent hotel overall, and everyone is friendly and I feel they do try their best to help out when asked.

I got a room with no conditioner and later no shampoo because house keeping didn’t top up or check if they are empty. Stay there for 4 nights and only the last day they top up even on a daily basis I have ask to top up.

At first glance, the hotel was beautiful and modern. Our room had several issues:
1) our “upgraded” king suite was merely 2 twin beds put together where I found myself in the crack
2) our mini fridge did not work
3) the bathroom had no real door so all pooping had to occur in the lobby bathroom. My partner and I like to remain sexy in each others eyes
4) dropped off laundry which was promised back the next day, but after a day and a half, it never even was addressed

Overall nice hotel and room. Only complain is that eay before our stay, and up to days before, we had been emailing them to request a baby crib, with no response. When we got there, we did ask for one, and the one that they brought up didn’t even have a mattress, and was extremely uncomfortable and unsafe for the baby, so we just couldn’t use it. Other than that, hotel was nice, and really well located!!

The hotel was nice and ideally located across the road from the Tube Station. However the room itself was not clean - there were crayon or felt pen scribbles over the walls. There were also no pillow cases or sheets for the sofa bed. We also found the room very cramped once the sofa bed was out.

The hotel itself was very busy. On our first morning the queue for breakfast spanned the hotel lobby. The food quality was ok, however the cooked breakfast was not fresh, and one of the coffee machines had run out by the time I reached the front of a long queue! There were also lots of crumbs under our table - we had to sit BEHIND one of the serving counters. I'm not sure I will rush to book here again.

Amazing hotel, great facilities for all of the family. Breakfast brilliant great choice and great service. Full English available plus pastries, fruit, cereals and delicious fruit juices. Pool not the warmest but great for a swim and wind down plus steam room alc sauna. Make sure you book a slot using the QR on your TV in the room. Can't recommend enough!

Hotel facilities/cleanlng/staff are all 5 stars.the breakfast both days at approx 8.30.was cold.tge sausages where tough and poor quality.and cold.the fried eggs.not many in the dish and badly cooked.looked like they had been over cooked and again cold.very good selection of items to choose from.my wife had poached eggs cooked for her,which where good.a really nice guy in the evening made my 3 year old granddaughter a milky hot chocolate.as none in the room.could do with at least 4 English tea bags in the room.instead of just two.all in all it was a very good experience.and would go back again.all staff are very polite and friendly.

We had a wonderful one-night stay at Park Plaza Waterloo. The staff were warm and welcoming, the food was excellent, and the facilities were modern and comfortable. Our only disappointment was not being able to use the sauna and steam room due to limited availability, as this would have made our stay even better value. Nevertheless, we thoroughly enjoyed our visit and appreciated the great service throughout. We look forward to returning!

The hotel is coneniently located next to a train station and within a walking distance from the major attractions (depending on your definition of a walking distance). The included full breakfast was a real bargain. The only issue was a clogged sink drain, but most hotel rooms are like that.
