The only real negative was that it was noisy in my room. There was loud music from what I assume was downstairs which went on until quite late into the night (I stayed midweek).

Absolutely stunning venue, we cant believe we havent visited before. Customer service is outstanding from the moment you arrive. The mansion itself is glorious, with rooms to match.
Both evening meal and breakfast was to the highest standard. We will definitely be returning. Thank you to everyone who made our stay so special.

This was a 1-night stay for work. Car park was free, room (304) was big and there was a table and 2 chairs in room, as well as a kitchenet. Ensuite was good, large bath towels. TC+V and wifi were okay. Some disrepair in room and not completely clean (cobwebs on ceiling, hair in bath). No lift up to room, which was on 3rd floor.

The property from the outside is very impressive, staff are lovely and my room was very clean but it did feel a bit like student accommodation with slightly battered furniture that doesn’t really match, bathrooms that need replacing and missing the little touches that would make it a great hotel eg. Bedside lights, space rug under the bed as it has laminate floors, better mattress etc. The room was enormous so if you need more space with the addition of a kitchenette then this is a great option. I stay in a lot of hotels, older buildings are charming but often lack modern conveniences but you gain lovely grounds, free parking and bigger rooms.

The hotel staff are always very good.
On this trip I had room 102. The room was clean, comfortable but from 3am I had the bin men and what sounded like deliveries being made all to the back door of the hotel which is under one of the rooms windows. Even with the windows closed it was bloody noisy.
I certainly wont be rushing back.

Beautiful home, be ready to walk up 3 1/2 floors if room is on top floor…. No lyft. Not a problem for a 17th century hm, just realize that-
Would recommend a bathtub safety bar in rm 310#. Very sm tub, but nothing to help pull to get out of it!
Rather comical trying to get out… just funny after 10 minutes… lol. Loved our stay…

Bedroom was spacious and clean but in need of refurb. Shower was pathetic, dribbled out. It was an over bath shower but there were no safety handles and as an elderly couple it was dangerous when trying to get in or out. All staff we met were very friendly, breakfast very good and outdoor space was outstanding. Word of warning if using a sat nav the hotel shares a postcode with a housing an estate and there is to access to the hotel through the estate. If you find yourself in the housing estate go back to the main road and turn right 3 times and you will see the sign for hotel.

Impressive, imposing looking hotel

Found this hotel largely because of the Hotels.com discount!

Well located but just needed a room for the night so the food options and bar weren't explored.

Check-in was excellent. Lady on reception was incredibly helpful and the hotel didn't try to charge an extra tenner because we were a few minutes early.

Lovely large room with cooker, fridge and washing machine which would have been perfect for a longer stay.

Room had shutters on the main windows which was something of a novelty for the UK although they were a little cumbersome to move and could do with a sand and repaint.

Bed was comfortable and as a result had a good nights sleep. Views from the room looking out over the drive were great.

All-in-all an excellent stay and a hotel that I would add to my list for the future.

I've had a very enjoyable weekend in a small apartment, plenty of space for me and the dog. Walled garden ideal for the dog and recreation ground with a sports centre close by. Staff were very friendly and helpful. I'll be back.

It was the mansion was amazing place to stay and we also had a little area to walk to that had a bar a store and a few other places.
I cannot say enough about the staff the gentleman that seemed to be over the dining room, and the bar was absolutely amazing. The ladies at the lobby desk, where the friendliest and tried every way to accommodate us with our stay.. amazing place and an amazing!!

I booked at stay at the orange hotel and was greeted by a lovely receptionist Anna. She was absolutely wonderful and showed us to our room. Bed was quite uncomfortable could feel the springs in the mattress and the sofa was very creaky. Apartment room was big and the TV had Netflix which was great. Upon leaving I had lost my keys to which I spoke to Anna and she had put a message in her work group chat and helped me search the apartment and around my car. Eventually my keys were found but all staff were wonderful and very professional.

The bathroom was a bit dated but the kitchen/lounge and bedroom were modern, not what you would expect in this hotel but it worked for us and was clean and good but tatty with holes in the wall being filled in but not painted

Not the greatest, but not the worst.

Travelling for business and I have to say, I dont think much of it. My room location is literally round the back of the hotel where they keep the unwanted item, things like beer barrels, old catering trolleys and other unsightly things and this is also area where deliveries are made, so was abruptly woken by a delivery right outside my room at 5am.

Although the room was clean and tidy, its very dated and not very comfortable. Some much needed work is required to bring it in line with some of the other hotels in the area.

Cant really say if I would stay here again, because this was a business trip and have need to, rather than choosing to. But I would look at alternatives before choosing this one for my next trip.

Everyone at this hotel is so nice and welcoming. Everyone always had a smile and were willing to help in any way. The hotel and gardens are breathtaking. It’s absolutely beautiful and a very different experience. The food was delicious and the drinks were spot on. They had entertainment and honestly we loved our stay. The one and only thing I would ask for is AC in the room and even then I still give them a 5 star. I would love to come back.

Terribly uncomfortable bed and pillows. Shower was small and got water everywhere. Towels were thin and scratchy. Very few outlets and half didn’t work at all. Even the bedside lamp couldn’t be plugged in! Poor toiletries, no bottled water, and terrible coffee/tea options in the room. Room was ugly and hot. It is only May and we were roasting with nothing but one, small, loud fan. Very bad value for the price.

Beautiful property and building. Malcolm at check in was kind and helpful. Our room was very spacious and comfortable and clean. Our beds were like laying on springs and not ideal, but otherwise the room was great. There are no lifts, so be prepared to carry luggage up stairs. I would stay here again, but would love a better bed. 4/5 overall

Use to be my favourite place to stay, not any more

I have stayed here many times, but from this year I have notice quality is dropped. Not all rooms are refurbished. So prepare to be staying in room which could be DIY project. On other hand if you do get fully refurbished room then consider yourself lucky. Room I had during my last visit was terrible. TV remote was broken, kitchen lower panel was lose and fell. Toilet tissue holder was broken. Towel rail in shower comes off when you pull towel. When I told manager. His response was sometime things get missed. 1:00am fire alarm went off. Only one security guard left to deal with and poor guy struggled. There was no emergency protocol to make sure all the guests are out. Next morning I found water rolling on the floor and soaked my bag and shoes.
Great location, most staff are friendly (not all). But place is let down by management, headship and owner.

The gas main works had closed the road and we had a bit of a tour around, in the dark.

Wccommidation has lots of dtylish fwatures but in places it still needs further work yo 'complete it'.

Staff very helpful/friendly and we were made to feel welcome on arrival and during our stay.

Breakfast was cooked to order and it was delicious.

Awesome welcome from Emma on reception. Enjoyed dinner in the restaurant. Our room was reached from outside - not sure how secure it is. Room was clean - stairway less so. Damp smell in bathroom and shower was either very hot or cold! Should be a TV in the bedroom.

The “strictly” element of the signs outside is not terribly welcoming

I couldn’t fault the staff - absolutely second to none, helpful, friendly and welcoming.

The dining - WOW, 5 stars. From supper to breakfast simply delicious and would certainly go there for a celebratory meal - it was that good.

I think once the rooms are upgraded to match the quality and refurb of the dining, reception and bar areas The Orange Grove would be top of my list in the area for a wonderful relaxing stay.

Beautiful hotel but book with caution.

The hotel itself was stunning and the staff were extremely friendly unfortunately that’s where it ends.

The beds were extremely uncomfortable, we had hardly any sleep, and the bin men were outside our window in the early hours of Saturday morning around 4-5am. Knowing your hotel is an estate and the windows are of single thickness you would think an establishment such as this charging £150 a night would have the staff to wheel the bins to the end of the drive the night before collection away from your customers hotel windows to be collected as to not have your customers woken in the early hours of the morning to banging and crashing from the collections, from the shear lack of sleep we checked out after 2 of our 3 night stay which was extremely disheartening as this was a break away we had been eagerly looking forward to for months.

On top of this there is no daily room refresh, towel’s are not changes, tea, water or coffee pods are not refreshed.

Despite paying to stay in the hotel, you are also charged a service charge with all meals, I understand charging a service charge to guests from outside your hotel stay who attend your restaurant for breakfast, lunch or dinner but to charge an extra service charge on top of the charges we already pay for services to stay at your hotel….

Fifth weekend stay here in 18 months. Now rebranded as Orange Grive Hotel. Preferred the former name of Coldeast Mansion. Same owner. New branding.

Paid for room on Hotels.com and got the best rate compared to other apps. I was asked to leave a credit card number and stated it was policy for charging items to room.

Bedroom was clean and fresh with windows open (November 2024). But a very squeaky bed. Comfortable but very noisy.

No aircon. Very small panel electric heater.

And old fashioned single glazed windows.

Third time allocated this suite which is lovely and third time I have had that suite. But dank bathroom smell. Toilet had faeces mark on base of pan from previous user. And bathroom sink was blocked l. I reported bathroom sink on a previous stay. And was disappointed tonsee no improvement.

Combined shower and bath. But anti slip stickers on bath are tired and lifting. So bathing felt like I was on sandpaper on my derierre. And shower temperature varied from Antarctic to volcanic with no happy medium. Perhaps new shower valve needed.

Overall beautiful building in lovely surroundings. I will definitely stay again as I love this hotel.

First of all, get the name straight: I found it under \"The Mansion\", \"Goldeast Mansion\" and \"Coldeast Mansion\" on different sites. I assume \"Orange Grove\" referred to the hotel restaurant? There was no lift, so luggage had to be carried up staircases and through heavy doors. Apparently, they were fearful of fire and there were fire doors everywhere and extinguishers at every turn in the hallways. The walls had a poor dull gray paint job, and the furniture was beyond \"minimalist\". It reminded me of a college dorm room. No curtains in the living area meant no privacy from the loud partygoers right outside. Our initial reservation was for one night with breakfast included. When we found out we had to check out by 11:00 and our ride wouldn't get there until 3pm, we paid for the extra night so as not to be rushed. There was no room service, so my husband went to the dining room to bring breakfast up. They charged him $22. It was only refunded when I showed them the receipt where it was prepaid. The food was good, and the wait staff was great, especially Dillon, Pheobe and Monika. Too bad the hotel didn't match the restaurant. When we tried to check out, they initially said we couldn't because \"no one is scheduled to leave today in our system\". Really?

Fantastic Experience - Highly Recommended!!!

We had a wonderful 14 day stay in a 1-bedroom apartment on the top floor. The area around the Mansion is beautiful, walkable nature parks and fields. It is very quiet and secluded in a safe, clean area close to shopping and eateries. The restaurant at the mansion - Becketts was such a bonus to our stay. Everything we ordered was delicious and the Full English Breakfast was a huge hit for my husband, and I really enjoyed the Avocado toast and then there was the dessert case...so yummy! The room was clean and well-appointed with everything we needed. The staff members were all very nice and accommodating. The team of Management were spectacular and treated us with great care and respect. We are planning to return here on our next visit, and we highly recommend to anyone looking for a wonderful place to stay either short or long term.

The Mansion looks very impressive and lovely grounds.
The staff were attentive.
We stayed in a self catering apartment. The apartment was large and the bedroom was large and comfortable. However the living room requires some care and attention. The heater had paint coming off and the paint flakes were over the floor. Sadly not a great first impression. The heating was not on when we arrived in the apartment which was not great as the room was very cold.
The food was delicious and a reasonable price.
I would love you stay at the mansion again however I would book a room in the main building.

this property is beautiful. Our suite was lovely, beautifully finished. BUT we were given a basement studio suite. It was so noisy it was difficult to sleep. If it wasn't the ventilation equipment it was steps overhead or maybe the barman putting the empty kegs outside on the pavement. It was very noisy. Make sure you know what you are getting. If someone books a suite with cooking facilities and a table, you might want to have two chairs at the dinning table not just one chair.

As said, we had tickets for England v New Zealand ODI Cricket and the location for the Ageas Bowl was great. The mansion looks as good as the photos and the stiff were very, very helpful. Although we didn't ask for it we were offered a different room for our second night due to the doors banging all night in the basement. Plus they included free breakfast in the morning. Our only complaint was the tv systems in the rooms. No terrestrial, no Sky only digital channels. On Saturday England football and rugby teams were both playing but in order to watch we went to a sports pub nearby which actually turned out to be a better alternative for us.
Hotel staff were very good, hotel grounds were lovely, but the two apartments we stayed in looked and felt a bit tacky and in need of a bit of paint here and there.

A hotel with lovely grounds.

We had difficulty finding this hotel. It was dark when we arrived and the Sat Nav took us to the area, then stopped! We phoned the hotel and we’re given instructions on how to get there. Our room was large and well appointed. The bed was comfortable and the grounds were lovely. Parking was free. The only disadvantage was that it wasn’t well sound proofed. We were in a basement room and could hear people walking and talking above us. If staying again, I would ask for a room at the top of the building!

Beautiful surroundings, beautiful hotel, very old building. really well done for the upkeep. The only downfall is that the bedroom had been patched painted so I can see the squares in the paint work that was the only downfall but overall experience great for definite stay again.

Faye and the beautiful Victorian Mansion

Book me and my partner wholeheartedly agree that this is the best hotel that we've ever stayed at. And our rating extends not only two the building itself but also the staff, the food, the atmosphere, the price pretty much every part of this hotel is an amazing experience you will not regret buying a couple of nights here my girlfriend and I bought two nights original and then ended up staying five. At first you'll be greeted by a very confusing way to get into the grounds of the hotel but as soon as you see the gargantuan Victorian building you'll forget about the confusing Road surrounding it and completely fall in love with both everything that is around the hotel and everything that is in the hotel itself.

One member of staff to note is Faye. supervided not only some of the most perfect customer service skills I've ever experienced but also was able to make I feel welcoming in an environment which originally we didn't as we felt that we were not rich enough to be in this hotel. I found out much to my shock that Fay had only been working at the hotel a couple of weeks by the time that we have joined the ranks of their customers but that did not stop her from being one of the best parts of our experience here. 10 out of 10 top marks this hotel is pretty much as close to perfect as you will get :)

Stunning hotel

We had an amazing stay. Room was comfortable and beautifully decorated. Staff were helpful. Plenty of choice for breakfast which was delicious. The house and grounds are stunning.
Only downside, a few stains on the carpet in our room.

Weren’t shown to our room when we arrived, despite a very complicated route to the room. On our first night, we were woken up several times late in the evening by people around the property. I didn’t realise it was party environment when I booked. Staff could only say “sorry”.

Clean and friendly, but a souless environment.

This was not the place we thought it would be from the pictures. It looked fine, but when we got there we found it was rather souless and arid with little decoration. for instance the lounge had no pictures so it did not look very welcoming.

Having said that, the staff were excellent, very friendly and professional, you couldn't have wished for more.

We had two breakfasts, which were quite expensive and fine, although no cereals, yoghurt, fruit etc were available unlike most places. We had one evening meal which was only average, the chips in fact were less than great.

The room was big, indeed, but grey and souless, and the bathroom in need of some refurbishment.

Overall, not to our taste although it did seem very popular with many clients.

Hotel looks very impressive from the outside.
The rooms require a revamp as they are very tired, bathroom door would not close due to the floor tiles. Shower has no pressure. Banging of doors, continious talking and rubbish being emptied just below my bedroom window until 12am.
Will not stop here again.

Disappointing all round.

The building is very impressive from the outside but internally it was very cold in all areas, including the bedroom. The windows (4 in all) in my room were extremely draughty with a gap in the bedroom almost an inch wide. I had to try to stem the cold air blowing through it with a bath towel, which didn't really resolve the issue. The pillows were the thickness of paper and all the furniture was cheap and unstable. I had to try to level the table provided with a magazine to try to stop the rocking of it. Very dated bathroom and all around in need of modernisation as very basic compared to other hotels I've stayed at.

Fantastic night away

Such a beautiful place to stay amazing apartment and staff couldn't have been more helpful, food was delicious and great for gluten free thank you can be so tricky. Pods were cold but the service was excellent. Well worth a look for a stay or meals. Full of character and do welcoming we didn't want to leave.
