Tram stop right next to you, great service trams are so frequent.

Hotel Not Hotel is a truly unique and refreshing experience in Amsterdam. The entire concept is delightfully quirky, making the stay an adventure in itself. Beyond the fun design, the staff were absolutely fabulous—incredibly friendly and helpful, making us feel right at home. Checked in late to find my mattress was not only filthy with large stains & loose hairs, but smaller stains consistent with the presence of bedbugs. I took a photo of this horror show of a mattress & showed the late night staff, saying I did not want to sleep in that bed. They told me they wouldn't want to sleep in it either & that there were no other rooms available. They told me I should speak to the manager when he arrives in the morning about a refund. As it was late & I didn't want to walk around all night, I tried to sleep on the floor to avoid the bed & possible bugs. The floor was hard, the room was freezing and I couldn't stop worrying about bringing bedbugs home so I slept for about 20 minutes. When I spoke to the manager, he told me that their rule is only to issue a refund if I have any bites; the fact that they have a bedbug refund rule indicates to me that this is a regular issue. Another hotel guest noted that many recent reviews mention bedbugs; the manager said \"you should always read the reviews before booking\". How's about just not having bedbugs at your hotel so I don't need to read all the reviews to know to avoid it? Also lots of leaks from pipes in the common area. Despite all of the bedbug reviews elsewhere, somehow there are none on this site so let me be the one to tell you if you are reading this - take the manager's own advice, go read the other reviews and DO NOT book this hotel. It looks cool & would be fun if it was clean, but sadly it is NOT.

Bedbugs galore; woke up with bites everywhere on the body. Feet and lefs swollen with the bites. Met a couple on 2nd night that let me know that key unlocks all the rooms. Room has no air circulation so woke up with sore throat in the morning. I've let the 2 gents at front know of the issues when checking out, and while they were sympathatic to the issues raised, it didn't quite seem like news to them, unfortunately.

Although the staff was friendly, our room was not one we would stay in again. While the overall facility was clean, our room had strange little bugs found in the bathroom and twice in the bed. Not sure what kind, as we checked for bed bugs and that was not the case. I did leave with some little bites though, so not the best experience. Upon arrival the storage compartment for luggage under the bed would not open, and the staff could not find the key or figure out how to open it for us. In an already small room, this made the living quarters even more tight. They did offer to continue to store our luggage, but we would have to keep asking for it whenever we would need to access something, and this did not seem very realistic for a trip where we are in an out exploring and needing to access our luggage somewhat frequently. I will say that multiple staff members were very pleasant and kind, and it’s unfortunate at the few issues with our room. Probably would not stay here again.

A good stay at this hotel. The room itself (the bookshelf) was nice, spacious and comfortable. The shared bathroom was okay, it was mostly clean but clearly depends on who used it last. The staff were very friendly however most times there was no one on reception and when clicking the button for attention no one arrived. It made the experience a little poorer.

Hotel Not Hotel was a super cool experience - we stayed in one of the bookshelf rooms. Takes a bit to get used to the limited space - but very doable! The vibe of the whole place is incredible - very chill, but LOTS to look at. The staff were very friendly and helpful, and provided some great food recommendations for us to check out (Foodhallen - where we also received recommendations from folks working there!). It was quite hot - however - we knew that going in, and doorstops are available so you can prop your shelf/door open and hang out in some of the comfy chairs in the shared area while the fan does the work and cools off the room

It’s a wonderful place to stay, as the name says hotel, not hotel. That’s what makes it very unique. I have stayed in a similar place before few times around the world. But what make this place unique is the member who works there? Specially, this new manager, Tamara, she’s absolutely very, very kind person. The moment I have arrived, she had my room key ready for me. The check-in process was only a few minutes and very nicely. She explained to me about the entire facility. When I walk into my room, I see this beautiful welcoming handwriting by them sitting on the bed. It made me very happy. So I highly recommend this place.!!!

Watch the tramcar please

The Hotel not hotel is a very unique experience for stays in a great neighborhood in Amsterdam. The hosts were all very nice and helpful. They even offer an option to check in early for a small fee which was great because I was very jetlagged after I landed. I stayed in the Tramcar and the room was so charming. It stayed pretty cool too. Just be mindful of the curtains as it's all windows. It is more like a hostel as the tramcar does not have a bathroom but it's situated right next to the main shared bathroom that is well kept. Would definitely stay here again for a short visit!

Our stay was terrible. We stayed from June 7 to June 14. We booked the blue house downstairs for four people 1 double bed bed and 2 twin beds, when we open the door of our room, this is not what we expected, NO TV, NO air conditioning, they have 2 fan on the walls that it was more than a heather than a fan because the air was hot not cold and we told the person at the front desk, also NO table, NO microwave, 1 window with a curtain and the curtain had problem to close it, never again I will book at that hotel. We told the person at the front desk that this is not what we expected when we booked it online, really disappointed.

Our stay at this Amsterdam hotel was extremely disappointing. When we arrived, we were given the wrong room, and staff said there was “nothing they could do.” The room was inside reception—our windows (including one in the bathroom) looked directly into the lobby, with no privacy even with the blinds closed. We overheard another guest also complaining about a lack of privacy.

Eventually, we were told we’d need to switch rooms multiple times during our stay—one night in the first room, two nights in another, then two more nights in a third. This was inconvenient, but we agreed to avoid staying in the first awful room. The check-out/check-in process was chaotic and slow, and the staff didn’t even know where the new room was.

We were eventually put in the room we originally booked, but were told the door had to be stripped due to mould—hardly reassuring. The room was tiny, dirty, and in terrible condition. The sink leaked, the shower was broken and held up with a mouldy rubber band, and the lock on the door kept sticking. Worst of all, there were bedbugs, no shelves or storage, and one night a man was lingering near our room, which felt unsafe.

We left after 2 nights (originally booked for 5), and reception didn’t ask why or seem to care. Only positive: decent location with tram access. Otherwise, this was one of the worst hotel experiences we’ve ever had.

It is a wonderful quirky place. The only issue we had was with an odor that came from the shower are and water temps in the shower. The hot water was only hot the first night and we tried it at several times while we’re there and it was never hot again.

It seems ‘concept’ trumps basics you might expect in a hotel like a semi-decent mattress and pillows.

The Poison Ivy room was en-suite and the shower was Ok, but the basin plug was broken.

The hotel were unable to supply a 2nd pillow - their response was ‘we are full and we have no spares’. What kind of hotel doesn’t have spare pillows FFS? The mattress had lost all support along one edge and should have been thrown out.

There were no windows, and the ventilation system wasn’t great. I would imagine summer would be hell here.

Sound proofing from the rooms above was entirely non-existent. Bring ear plugs.

The restaurant/bar was good, and staff friendly. About the only redeeming feature.

We checked out a day early and moved to a different hotel for our last night (of three) in Amsterdam.

We booked one of the XL bookcase rooms for my partner and I as we’re both big readers and thought this would be perfect for us! We were really excited about the idea of sleeping inside of a bookcase. When we got to the hotel we were shown to the Mrs De With room and told we would be staying there. When I told them I didn’t book this room, I was told we’d been moved rooms as there was an issue with the bed in our room. I asked when this issue occurred and was told it happened 2 days ago. Why they couldn’t inform me or get a new bed in 2 days in preparation of a booking I do not know. The room had nothing to do with books, had a picture of a bum, and was also right next to the bar, making it very loud until 11pm.
They made out as if they were being uber kind by giving us a slightly bigger room than the one we booked and we would therefore not get a refund. When I looked online it turned out the room they put us in was the only one left for the night. It was still available to book for that night! If someone had booked this room last minute we would have been left with no where to stay!
The most they could offer us was a free breakfast, which consisted of 2 kinds of small, cold pastries, some cold meats, bread, juice, fruit, tea and coffee.
This didn’t make up for the fact we’d been moved rooms and completely ruined the trip for us.
We have since contacted hotels.com to ask the hotel for a refund and they have refused. Completely unacceptable. Will not be staying here again.

The place sits right next to a pub or a casino of sort and that thing blasted music 11:00pm - 4:00am nonstop! And it vibrated my entire sleepingpod - you could imagine at this point that i got zero sleeping hour. Unless they do something about it - i find it hard to recommend city trip at this location

I really loved how central it was and how easy to get to by tram. The hotel was really lovely with great staff and looked very clean and well kept. the concept of the rooms is so very cool, it was like a magical world!
The shared showers were very messy in the morning, there was a blocked drain in a sink and in a shower. We stayed in the VW van and the ventilation was broken so it was very warm and stuffy. The bed was great though and very comfy

The room was unexpectedly small. With the bed in the center, there were only 2 feet space on each side and we could not even fit a small table in the room. We had to go out of the room to the dining area to use our computer. They charged us almost $200 a night. This is way below the $200 hotel standard. Worst of all, in the early morning next day, we found 5-6 bed bugs in our bed, each full of fresh red blood. This scared the hell out of us. We haven's seen bed bugs for decades. It was really scaring situation. My wife got bug bites all over her body and suffered badly. We immediately complained. The good thing is the hotel manager sincerely apologized and fully refunded our money. I believe the hotel should be close for a few days, thoroughly clean the entire hotel and completely disinfect all the rooms before reopen.

Absolutely everything about this quirky charming eclectic place is amazing!! The owner and everyone one of the staff I encountered were so kind and thoughtful. I arrived on 10/13 having left my medications in the United States airport I was layovers in. I was absolutely stressed and in pain. The front desk accommodated my and found a room that was downstairs for me to bush was easier on my knee. I stayed 3 days. On my 2-3 day I stayed in my original room booked upstairs behind a bookcase for days 2-3. Such a great location to get anywhere from the tram 17 and 13 will get you into the center of town. Shared bathrooms were new to me but quickly accustomed and felt safe and very clean. Similar to being in a cool loft space of a friend and just going downstairs to use the shower and toilet and sink.
Must visit the flower stand at the end of the street and the little cafe Benji’s. The very best chai latte and French toast!!!

The place itself is run more of a Hostel than a hotel so some of the areas can be messy. However, this could be put down to the other Patrons that are staying there.

When we visited in the first week of September, there was a Bed Bug infestation that resulted in several members of our party having to check out and find alternative accomodation.
In the end we did receive a full refund from the hotel.

Although it is off the beaten track as well, there are plenty of shops and eateries in the surrounding area and there is a local tram stop. This provides easy access back to Centraal and the rest of the city.

Unfortunately, this was a rather unpleasant stay as I discovered bedbugs on my first night, but finding alternate accommodation was not possible. The hotel was also fully booked so no chance of an alternate room, and even if I did move rooms, I wouldn't have trusted that the whole hotel wasn't infested. Really disgusting basic hygiene for a hotel to not have bedbugs!!! There is also a distinct lack of amenities, and nowhere to put anything - no suitcase stand, desk, bedside table etc. Just one armchair that I used as a suitcase stand. Could benefit from more shelving hooks or useable surfaces in the shared showers and the rooms. There were also only two showers that were of a comfortable size, & another two tiny cubicles that were more impractical. Also, the shower drains terribly so you end up flooding most of the bathroom. It was much smaller internally (the hotel as a whole) than expected. Also was very warm and stuffy with very weak air conditioning. It served a purpose for being somewhere to crash but it was a restless sleep between killing any bedbugs I saw and overheating. The bike hire was very reasonable and helpful though, was a nice feature that I wasn't aware of before my visit. A real shame because the design and novelty of the hotel really drew me to it, & it would have been an easy 4* review if not for the bedbugs. the pillows were lovely, the bed was a little hard but that's my preference, the bathrooms were decently clean, ish, communal areas were nice.

We loved staying here. The staff was great, the accommodations were unique and memorable, the surrounding area was vibrant and convenient without being too busy. The only drawbacks are similar to what many older buildings in the area experience. The ventilation was a tad lacking, but they do a great job working with what they have and airing out the building when they can.

If you want something different than your typical hotel this is it a very cool Boutique Hotel nothing fancy but have everything you need breakfast, bar, outside patio and a great neighborhood close to transportation with a fantastic staff I highly recommend for your stay in Amsterdam especially if you want to feel part of the culture and not in the heart of Amsterdam with all the tourist

There were bed bugs during our stay and absolutely terrible service of dealing with the situation!

First night we found out there was blood stain on the duvet and we have requested the receptionist on that night to change it. We thought initially it was a laundry issue until the next day, we have been bitten. This was our first experience with bed bugs, so we thought it was mosquitos until it kept getting worse every day.

There are multiple issues here:

1. Avoidance that the occurrence of bed bugs. We have booked the hotel prior to the other stayers’ feedback regarding the bed bugs so we weren’t aware until it happened with us. This issues seemed to be going on for roughly 2-3 weeks and it wasn’t resolved!

2. Irresponsible to provide alternatives when such situations arise. Ideally when a room is discovered to have bed bugs, the hotel is responsible to book another hotel room fully covered by the irresponsible hotel or at least fully clean the hotel prior to welcoming new guests. Hotel not Hotel failed to maintain clean room and failed to ensure the rooms are bugs-free before the guests check in. I’m surprised how this is a 4-stars hotel!

3. Unprepared! When we confirmed bed bugs, we have asked for new mattress, sheets and ironing to be able to sleep in the room and kill bed bugs with heat. We were only provided with linen sheets. It makes me wonder how clean the rooms are with such lack of materials.

Please read this and avoid at all costs.

This hotel is infested with bed bugs, they are aware of this, see reviews by other, it clearly needs to block bookings for a few weeks and have the whole place fumigated. I have around 50 bites, i have had to treat all my belongings as contaminated on my return.
Charges commission on booking on top of city tax. Never came across this.
The rooms themselves are small with no ventilation, we had to sleep with the door propped open as there was simply no air and I witnessed others doing the same. The rooms are grubby especially the showers.
The concept of the hotel looks great, hence my decision to book, however this is by far the worst hotel I have ever stayed at in Amsterdam and i have visited upwards of 7 times, I would go as far as saying its possibly the worst hotel i have stayed in period and I am very well travelled.

the area is so quiet and safe with the tram only a 4 min walk away but my sheets had a blood stain and my towel also had a little stain. there’s ventilation in the rooms but our two rooms were both broken and having no windows made it very stuffy. the bar below is very nice with nice staff.

Had booked one room, which was unavailable when I arrived. Moved me to a different room, which was disappointing, but nice none the less. But I guess the reassigned room was the wrong one too.

Slept well, the showers were nice, and the staff were great.

Hotel Not Hotel was perfect for our trip. There are nice parks in the area and for those who enjoy walking it is a nice walk into the main part of town. Plenty of cafes and restaurants in the area and a nice market close by.
The rooms are clean and well kept. The bathrooms are modern and relatively clean too.

Lovely quirky rooms with a cool vibe. If your room is upstairs it can be quite a long and steep walk to get to the communal bathrooms Our room had absolutely no furniture except for a tiny bedstand. We had to keep our clothes on the floor our entire stay. But the placd definetly has a fun, freindly vibe

The washrooms were not the cleanest and they have weird layouts so you have to jump into another stall depending on what you need. We reserved the kombi room and were given the Casa no Casa which was ok as it's bigger and more comfortable. Overall good experience there

Our room was very small and quite warm! No one made up our bed or provided any sort of room cleaning during our stay. Bathrooms were very clean and we never had to wait. Overall, it was a place to sleep and it did the job

Funky spot close to transport

Hotel was funky and clean. Relatively quiet with just a little noise from the bar. Close to the tram stop which was very handy for getting to the airport and into town. We were charged for our stay twice but this was quickly resolved by the manager.

It’s better to visit as a “modern art” installation place, but horrible place to stay. The advertisement is misleading. We literally stayed in a bookcase like storage. There were no windows and they turn off lights in the hall in the evening. There’s no ventilation and quite expensive for the very bare amenities they offer. I stayed at a Best western two years ago, and the Hotel Not Hotel made it seem like best western was a 5 star hotel. I do not recommend this place to anyone, not even the one with eclectic taste.
