Very cool hotel with rooms above a very quiet cafe lounge, the owner Yost was very accommodating in allowing me an early check-in and the room had a sleek decor and a convenient kitchenette setup. I really enjoyed my 3 night stay here and it was conveniently placed within driving distance of many major attractions, but also in a quiet area that allowed me to feel safe and free of disturbance. The view of Perlan Museum from out the window of my room was very cool. Personally the check-in and check-out process was very easy and I would recommend this hotel to anybody looking for a cool vibe while visiting Reykjavík.

Stay was good to be fair to the hotel. Check in was weird as we arrived on a Sunday and there were no staff, we didn't know there was a self-check in process and so were quite lost for a while. Also we have a young child and the garage just behind the hotel work past his bed time so was a bit noisy for him.
That said, the beds were comfy, parking was easy, the area was nice (a short walk to botanical gardens) and staff were friendly and helpful.

The shower in my room had 2 shower heads - I could literally have 2 showers at once! But seriously, the staff are really nice and helpful - I had one issue with a card key that wouldn't open my door, and it was immediately resolved. The hotel is half an hour's walk from the city center and an easy pick up point for all of the popular tours of the country. I heard from other tourists staying at other hotels that the facilities in their hotels were terrible - that is not the case for this one. Rooms with kitchenettes are available, they're all en-suite. They don't have TVs, but with so much to explore and so many wonders to see in Iceland, you won't need a TV because you won't be in your room for long. This is a perfect hotel, I fully recommend it.

Really liked the bunk bed as we were traveling with our six yr old son. The bathroom lacked a shelf in the shower, was a bit small and didn’t provide hair conditioner, which would have been nice. Otherwise it really suited our needs. Easy quick drive to downtown Reykjavík. The staff were helpful.

Clean. Located a little farther from the touristy parts of town than other hotels, but is right next to Braud&Co (bakery for breakfast) and botanical gardens. It is only a 20min walk from all the restaurants. It was also a bonus to have a kitchenette for those days when we returned by bus from Thorsmork and Landmannalaugar and were too tired and too late for restaurants.

The Hotel is hard to find. There is just a samll sign above the door next to a big sign for another business. The lobby does not look like a hotel lobby, so it took us a while to realize, that was the place. The numbers on the rroms are very small too. I booked 5 hotel rooms. I don't know why each room needed it separate res number and pin. It was too much to keep track of.

R13 Townhouse Hotel has everything you need and nothing you don't. The area around the hotel isn't cute but it is very close to a Bonus and it DOES have parking. We came back very late at night almost every night and we were always able to find a spot. It was crowded but we could always find a spot behind the hotel if the few spots in the front were taken. During the day there was always a spot open in front of the hotel. It is easy driving distance to downtown Reyk. Check in was a little confusing at first but it is easy, I promise. There is a self service kiosk on the bar (to the left when you walk in). The room was tiny but very clean and overall in good repair. Our room had a kitchen which was very clean and well stocked with all the cooking supplies we needed. A few minor things that the room needed- better pillows, bedside tables, a basket or shelf to hold toiletries in the shower. The shower had excellent water pressure with lots of hot water BUT we had to be very careful or the shower would flood the whole bathroom. The shower needed like a lip or something to help contain the water.

There is no front desk but we saw cleaning staff almost every day. They also leave extra towels and TP in a cabinet at the end of the hall for self service (that was very appreciated). Our room had fabulous blackout curtains and the area was very quiet at night so we were able to rest well. The first floor has a nice lounge area.

My boyfriend and I spent 2 nights here and thought it was a really great hotel! The room was clean and spacious for the amount of stuff that came in the room. The use of a full kitchen really saved us a ton on eating expenses in the trip! The hotel seems to be in a more industrial part of the city and kind of far off from the city center but we had a car and rented scooters to get into the main city. The best feature in the room was probably the black out curtains! The room was very dark on the summer nights and the bed was very comfy for our stay. We would definitely stay again!

the inside is fine, but the OUTSIDE is scary! It is in a business area with only four parking spots available. To check in you have to do it on line and then use a code to get in through a very dirty door, which opens into a restaurant where NO ONE is there. The room is nice, but we worried all night about whether the car would be towed, or how secure we were in the building. We finally saw people in the morning in the restaurant where some hotel guests got breakfast but others didn't. Check out the location, I should have researched more. NO. don't book it.

I booked a Studio Single room and ended up with a Studio Deluxe with a double bed. I found the room warm and more than enough for myself as a solo traveler.
I enjoyed having my own bathroom with a rain shower head and my own kitchen, my only issue was that I could not understand how to work the oven/microwave, which could have just been from lack of understanding of the appliance.
Overall the place had a great vibe and an awesome common area if you wanted to just relax inside if the weather was bad. Would recommend to anyone staying there, especially people who would like to be in a place that operates like a self-contained apartment.

Honestly, the stay was great. The self checkin and check out were different than I accustom too, but easy to use. The only isse I had was the cleanlinessly of the room. We were in 312 and the room was very dusty and had hair balls and strands of hair on the floor. I hope the cleaning staff see this review and pays more attention to the cleaning.

Our stay at R13 - A Townhouse Hotel

Very comfortable stay, with an excellent breakfast each morning. Its about 4 km away from downtown, but electric scooters and electric cars are available for short-term rentals to take you from one place to the other. We opted to rent a car but our 20-year-old kids chose to use the rentals to enjoy the nightlife in Reykjavik.

I’ll start off by saying don’t judge a book by its cover. When you arrive the building looks weird and may probably want to question yourself. Upon entering (which you need a pin code) everything inside is modern and up to date. The room is just comfy and enough to get you around. I do recommend staying here if you have a car rental since it’s about 10mins from city center by car. Good pricing for your stay.

Hyggeligt hotel. Rustik stil, der giver en afslappet og hyggelig atmosfære. Morgenmaden er enkel, men god. Der var nok mad selvom jeg først var der 30 min før lukketid.
Selve værelset er også holdt i rustik hyggelig stil. Billederne snyder dog lidt og er tydeligvis taget med vidvinkel da værelset var mindre end forventet. Der er ikke meget gulvplads og den bliver hurtigt fyldt af kufferten/kufferter, da de må stå fremme pga. der ikke er skabe til at lægge sit tøj ind i. Der er dog bøjlestang til overtøj. Badeværelset har den lækreste regnsvejrsbruser med masser af varmt vand. Desværre er der ingen steder at lægge sine toiletsager. Ingen hylder. Gulvet i hele badeværelset bliver pladdervådt efter bad og der må lægges ekstra håndklæde på gulvet til at suge. Håndvasken er lille og kan kun have plads til håndsæbe og en tandbørste eller to. Det er lidt bøvlet, at der ikke er plads til at have en toilettaske stående på badeværelset eller et sted man kan lægge sit skiftetøj. Det hele må stå på en bænk i stuen. Der er roligt på hotellet. Ingen generende støjkilder (havde værelset væk fra hovedgaden). Den kombinerede ovn/mikroovn er kompleks og der er desværre ingen brugsanvisning. Ved kontakt til personale måtte hun også opgive, men sendte efterfølgende en vejledning til min e-mail. Beliggenheden var fin for mit vedkommende da jeg havde lejet bil. Der er gratis p-plads foran hotellet og på 6 dage oplevede jeg ikke, at jeg ikke kunne finde en plads.

The hotel is tidy and the service is efficient. The kitchen is handy for a trip to Iceland in winter. It’s not in the central Reykjavík, but is walkable under a nice weather. And you can always arrange a hotel pickup from flybus, which is a common travelling setup in Iceland.

However due to the appliances installed in the room, you can hear irregular loud sounds from those devices operating, with some noises from the rooms next to you and even upstairs.

check-in was slightly complicated as i hadn’t received my pin via email, so had to call reception. the room is very stylish and has great amenities. one thing i was troubled by was the cleanliness, particularly during a pandemic. the bed frame was dusty and featured an old piece of gum; indicating it hadn’t been cleaned for some time.

The rooms facilities are great, however, some instruction guides for the hob/oven etc would be good - we figured out the microwave but that was it. This hotel is self check-in, which seems to work well enough and there is a phone that you can use if you need help. Our initial problem was finding the hotel, there is a flag attached to a pole outside, but apart from that you could struggle to find the place. Our bus driver did not know where it was so when we arrived it took a while to figure out if we were in the right place - and there was no staff there to make sure. The hotel is perfect if you are looking for a comfortable self catering place to stay, and the views of the mountains are breath-taking, (if you can ignore the Michellin garage that you overlook). It is also worth noting that there are no facilities out-with the rooms, i.e. there is no bar or vending machines within the hotel.

We stayed for 3 nights whilst travelling around the area. The hotel room was beautifully decorated and very clean. The toiletries were lovely to use.
It is key to note that this is an unmanned hotel which means that you check in using an iPad on arrival. If you are unsure of what to do you can use the phone on the desk to call for assistance. We had no problem at all using this service.

Easy to find in the car.. easy to check in even though there aren’t any staff to check you in it’s self check in.. room was modern clean and had everything we needed including big bottles of shampoo, conditioner and shower gel. The kitchen has everything you need and the bed was soooo comfy. Fresh towels daily and they leave milk etc out in case you run out. The breakfast was lovely lots to chose from and fresh coffee and bread. Can not fault this place at all I loved staying here

This property is very clean, very good heating and few buildings from here is the stop where all the tour companies stop and the buses for the the airport transfers ( 9 Ármúli ) I feel this is important information the property should have on their website.
On Hotel.com website it says 24 hour checkin, 24 hour front desk and Laundry facilities. It is not 24 hour check in and no front desk on site. There is a phone to make a free phone call to front desk. When we enquired about the laundry the morning staff on site said there is no laundry.
Checkin was painful and a hassle as we were supposed to have had a reference number and a PIN number to check in. Was never given one.
The kitchenette in room a good addition but u need USB ports in the room. This is the new age. Every one uses USB ports to charge their phones and devices and do something about the pillows.

This hotel had everything that we needed. Free coffee every day, clean rooms, friendly staff -although they have everything automated so many times I didn’t see any employees present- the room had a full kitchen. The only thing they should add is how to use the appliances- we had to google which is no big deal and also I wish the bathroom had a shelf to put our bathroom stuff on. I will say; I accidentally booked this room-...I meant to book one Downtown but got confused by the street name. This was NOT an issue at all. This location had parking and was an 8-10 minute drive from everything we wanted and needed and gave us flexibility to drive outside of the city since they have parking. We wanted a hotel that served breakfast but we didn’t wake up in time for it anyway since it’s so dark in the winter and it’s more fun to try new places for breakfast. Overall it was warm, clean, quiet, functional and convenient.

I was very disappointed with this stay. I never usually write reviews but I feel it necessary to forewarn people who are thinking of considering this hotel. When we arrived we were unsure of where the property was because there was a lack of signage. We finally guessed where we thought it was and entered the building where there were no people. I walked over to the desk and found a self check in process on an iPad which I filled out. There were no staff and a lack of direction on what to do. I checked in successfully but we had no idea on where we were eligible to park so guessed it would be okay to park out front which is what we did. We went into our room, it was a lot smaller than I had booked. We paid for a king sized bed with an extra single bed with a separate kitchen area but we were issued with a queen size bed and a kitchen in the sleeping area. There were no storage facilities to put luggage away, there were no instructions on how to use the microwave, the shower flooded the whole bathroom, and the room was very unclean. I dropped something on the floor at one point and found it under the bed along with a thick layer of dust and dust balls! When I stood up, I was covered in dirt which isn’t reassuring to be staying in. The bed sheets were cheap and thin and worn. We only had one pillow each and the room was cold. We could only raise these concerns over Expedia messenger and didn’t receive a decent response.

We didnt actually stay here as thr building was not built,about a week before we got offered a different room in a closer area to the centre by the same company.We stayed in R105A,which was nice and central although ground floor was a bit noisey.Fab room and coffee and tea already there,good facilities for self catering and thr self check in was easy and hassle free.Would reccommend.

A day before our trip to Iceland, the hotel called us and told us the construction on the hotel is not complete and they will relocate us to a hotel downtown in Reykjavik. They said we would get an email confirmation however I had to call Expedia twice to be transferred back to the hotel to get some solid confirmation through email. Not exactly the type of experience you want to have when traveling internationally.

This place was perfect for us as it had a kitchenette which was properly serviced with all the cooking utensils and a dishwasher! Although we were transferred to the 105 Townhouse due to the construction not finished at R13 our stay was very pleasant. The only issue we had was the check-in which was solved quite quickly. I definitely recommend this place if you are looking for a Airbnb style independence but all the benefits of a hotel.

Even though this is a review for listed hotel, we were actually moved to another hotel which was 105 A Townhouse.
105 A Townhouse was actually in a better location. The room had a kitchenette which had all the necessary equipment to cook any type of meal. The bed was very comfortable and spacious and the toilet and shower facilities were top notch with Icelandic body wash, shampoo and conditioner supplied.
We will definitely try and book this room again when we revisit Reykjavík.

- no staff in the reception and lobby at all, but it is not an auto self-service hotel
- did not receive any e-mails about how to do the self-check in and the password to enter the building
- has a restaurant but no staff to cook

no one to be seen, Breakfast was unclear (even tho we were sure about having breakfast included for 1 day, we didn’t got it because at the breakfast times no one was near to be found) dirty cutlery in the drawer, fridge wasn’t cleaned up and stuff from the guests in front of us was still inside if. Certain information was not shared of unclear (on the site as in the hotel it self.)

Hotelli oli hyvä kaikinpuolin vaikka kulumia näkyvissä (enimmäkseen käytävillä). Saavuttaessa vastaanotto oli erittäin ystävällinen ja iloinen (vastassa oli mies henkilö). Seuraavana päivänä aamupala oli myöhässä, eikä sitä laittanut naishenkilö ollut ollenkaan halukas auttamaan tilataksin tilaamisessa vaikka pyysimme sitä moneen kertaan. Palvelualttius ei muutenkaan ollut hänen vahvuus. Muuten hotelli oli tosi kiva, siisti ja edullinen.

Palvelu ja vastaanotto oli hieman kankea, sisäänkirjautuminen onnistui vain paikanpäällä tabletilta ja palvelu ei ollut kovin kattavaa tai normaalin ystävällistä. Hotelli huone oli mukava, ok ja sänky pehmeä ja sai hyvät yöunet. Kaikenkaikkiaan ok, kunhan ei palvelusta harmistu.
