The staff were amazing , very helpful, friendly, and flexible throughout my stay.

However, the room itself wasn’t in the best condition.

The washroom had a persistent unpleasant smell, almost like the product used to repel cockroaches.

I understand it’s an older building and that it’s a hostel, so naturally the standards differ from a hotel, but this was still noticeable and affected the overall comfort of the stay.

Accommodation is on the 3rd floor of a traditional house (lift available). Very welcoming reception. Shared lounge and kitchen. We had a triple room which was spacious and looked out over the street but was quiet at night. Walkable to loads of restaurants. Some free on street parking right opposite plus a paid-for underground car park.

Hotel is located in the Santos area and walkable (flat, incline) to Green Street (lots of dining in this area), Pink Street, Carmo Convent, Rossio Square to name a few.

Below the hotel, there’s also a local diner where we had our caracois which was in season during our visit.

Of note, there’s noise at night because of the diners specially the one across which plays loud music. It did not bother us as we sleep even with noise as travelers.

The 3 bedroom room that we had has a bathroom while the other rooms has the bathroom was across (go out of the room to use it). Beds (single beds) were comfortable. AC was strong. Coffee maker in the room. There’s a shared fridge, stovetop in their kitchen, a small dining table and a large dining table in the receiving area. It feels like we are home.

We have a small TV in the room however was not working but we are always out anyway. The owner who is very kind is in his office in the morning so you can always approach him if there’s something to troubleshoot.

If you love a not touristy are yet still able to reach attractions in your list, this is the hotel to book.

Great location, easy to walk to many locations of interest. Room was spacious and had a nice view on the square below. Room was tidy and bedding was very clean but the carpet was stained and unavoidable (under the bed). The door to the bathroom was noisy and stuck to the floor (hard to open) but the bathroom was clean and functional. Generally quiet unless people from adjacent rooms accessed the unit's shared kitchen, living room or entryway.

We stayed here for 4 nights and had a lovely stay. The room was clean, nicely decorated, large and the bed was very comfortable. Shower was nice and powerful. We appreciated having use of the kitchen and fridge. We found the location to be good. It can get noisy at night from people in the bars below and construction work, but with windows closed and aircon on, it was fine. We would definitely return to this guesthouse

I liked the modern look the room had & the location was close to many restaurants and transportation. I did not like that our AC was broken our whole stay there and no solutions where offered to us nor other options. We asked for another room and were told the other room was dirty instead of having there cleaning person come and prepare another room for us since the AC was out and it was very hot. The check in process was very confusing since the property did not provide accurate and clear instructions on how to access the inside of the property how they promised they would in a message. It was very tedious to get a hold of someone at the property as no one was answering and expedia was not able to contact them either. The pictures online are misleading, the room did not look like what the pictures showed we were going to get.

I was concerned this hybrid of a small hotel and an Airbnb wouldn't work. But: super helpful, laid-back staff. Great little apartment, nicely designed, with a big comfy bed. Your own security codes, giving a further sense of privacy. Would happily have stayed there a few nights, instead of the one. Santos a great part of town that feels more real, away from the bustle of Chiado, and with lots of great food options on the doorstep. If I had to find a negative it would be the walk from the metro, which is about 10 minutes of pulling a suitcase over quite uneven pavement! But definitely don't let that put you off; this place is a unexpected gem.

Great location away from the crowded, busy, narrow streets of Lisbon. Francisco (property manager) speaks excellent English and was very helpful and hospitable. Keypad access is super secure and it’s great not having to take keys with you. Kitchen and lounge areas are shared with other guests and were scrupulously clean as everyone cleans up after they have used the well-stocked kitchen / dining equipment. Would highly recommend staying here.

A convenient and cozy hub to explore Lisbon. The location is central to most of the neighbourhood and the staff are so helpful. The only hiccup was checking in in which I didn’t really get any instructions. Other than that, amazing stay!

1 night stay in room with private bathroom

We enjoyed our stay here. We were only there for one night before leaving Portugal so we did not have the chance to enjoy the common spaces (2 lounges and a large kitchen). We got the room with the private bathroom which was very clean and new.
Our room was nice and clean - modern designs. White walls with a nice drawing, large bed, good pillows (though a little bit too firm which seems to be common in portugal), AC (which is rare in Portugal) in our room that we could turn on and off, good lighting and double doors that looked out Onto a back street with some shops and a courtyard. Check out process was excellent - simply drop off the keys into a mailbox before exiting. The check in process was a bit more involved - there is staff there to welcome you but you do need to inform them of when you will be arriving as I think they wait specifically for you (we felt a bit bad to keep her waiting) but she was VERY friendly and nice. Very close to the main areas.
Overall, I would recommend this place.

Good Stay in Lisbon

Good experience. Clean place, not too many rooms so it's quiet. There are 3 bathrooms for 6 rooms so usually always one available. It also has air conditioning, which is nice in hot Lisbon and not all hotels have. Check-in/reception is specific hours, so make sure you are arriving at the correct times or asking for what you need during those times.

Only complaint was the elevator which was filled with construction materials when I got there and then broke. Eventually got fixed.

Otherwise I will definitely be back.

Nice place to stay

I went as a solo traveler and booked a room with shared bathroom. It was very comfortable and clean.
Francesco who works there is wonderful and very helpful in regards to recommendations for tourists.
The location is slightly away from downtown but within walking distance and away from noisier streets which was nice. I would definitely stay here again.

Would definitely stay here again!

I am already planning my return to Lisbon, and if it wasn't because the dates are not available. To get there from the airport is about a 15 minute drive. It's very easy to locate, just remember the green door :). There is an elevator that will take you all the way to the 3rd floor; You do have to buzz the host to let you in, but most of the time there is people going in and out all the time. The host gave us wonderful directions on how things worked in the guesthouse, they also have some nice views of the streets where you are staying. Keep in mind that you have to share 3 bathrooms with all of the other guest, however this will not be an issue, I never had to wait for one to be available. You can come in and go as you please, you get your own keys to the building, the house and your room.

It was just fabulous, clean, bright, comfortable. All the staff were fabulous, in particular Francisco, who sat down with us and gave us tips on beaches and best places to go to get the best views, he even sent us an email with a list of restaurants. It also really is very reasonably priced.

Guest house is not a hotel

I believe, it was my fault to choose this accommodation type as I didn't know the difference between a hotel and a guest house - never stayed in guest houses with shared bathrooms before.
It was quite hard to find the house number. Previously, it used to be a huge apartment on the 3rd floor converted into a guest house with 6 rooms, 2 bathrooms, kitchen, and a hall/liviing room. The rooms (we had 2) were rather clean, had just beds (nothing else), but smelled terribly like sewerage and we saw some insects like yellow caterpillars in both of the rooms (grrrrr! ). The location is good.

the hotel was nice and clean. the bed was comfy (though the pillow could be better and there could be an extra blanket). everything was clean and staff was nice an helpful. my main issue was that internet in my room was really poor. but apart from that I was very happy. even though bathrooms are shared there were many and were normally free (I think the hotel was full but I hardly saw other people). I would recommend and would come back. Location is excellent

We booked this pretty last minute and stayed in the only room with a private bath in Feb/March 2016. The Guesthouse was clean, affordable and in a nice location. It gets pretty busy on the street below from Wed-Sat nights but when we had our window closed, we couldn't hear a sound! The shared kitchen and living room added the comfort of feeling at home and it was great for meeting other guests. The staff were extremely helpful and ensured they were accessible for assistance or recommendations anytime! We truly enjoyed our stay and would definitely recommend the accomodation to anyone visiting Lisbon.

A Good moderately-priced deal

Lisbon Check-in Guest suites is a new hotel project renovated old building with high ceilings and verandahs. It is run by two dynamic young English-speaking partners. It is well-run and immaculately clean, located in Santos, near central transportation hub Cais do Sodre and Mercado da Ribeira's (Time Out), a concentrated Portuguese (and international)cuisine-with-wine-and-beer gigantic \"watering hole\". Safety, WiFi, cleanness are first rate. The rooms are private and individual(and moderately priced), but guests share facilities such as bathrooms, large equipped kitchen,
and large living room which are well kept. The managing partners are welcoming and helpful. It is a good deal.

Very clean and quiet. helpful employees, answered questions and provided maps and info. The hotel is right next to public transit, only 2 stops from the downtown area. Even though it was in a heavy nightclub area it wasn't loud at night. It was really surprising. Very open and sunny. Lovely really.

スタッフの方もとても親切でした。
チェックアウトの日にエレベーターが止まってしまいましたが、スタッフの方に重たいキャリーケースを運んでいただきました。
ゲストハウスですが、私の泊まったお部屋はシャワールームもトイレも付いていたので、安心して過ごすことができました。

Lo que más destacaría del alojamiento es la amabilidad del personal. Pude dejar las maletas sin problema tanto al llegar como al marchar y la habitación cumplía con lo que había reservado. Como única crítica, mi habitación tenía humedades en el baño, debería arreglarse eso para ser 10/10.

Fijne en ruime kamer. Het plein is wel een populaire uitgaansgelegenheid. Met name op vrijdag en zaterdag stroomt het plein vol jongeren. Pand is goed geluiddicht, waardoor er weinig geluiden doordringen. Wel zit de kamer naast de toegangsdeur tot de andere appartementen.

Terrible, porque además de que no hay recepción 24 horas o incluso no sé si existe… el baño está fuera de la habitación, lo cual es incómodo ya que pasas debes atravesar el pasillo y encontrarte quizá con otras personas. Se escuchan mucho los ruidos de las otras habitaciones, los pasos, muy mal. Y para terminar y lo peor para mí es que encontré CUCARACHAS .

Fomos super bem recebidos por João, um dos donos. As instalações são ótimas, tudo muito organizado e limpo. João muito simpático e prestativo. A limpeza dos quartos e tricas de folhas não ocorreram em 4 ias de estadia. Porém, acho que foi falha na comunicação. Acredito que teríamos que pedir e não pedimos. Então, pede antes para fazer a limpeza, caso queira. O estacionamento é na frente e super barato. Embora, não precisa de carro lá. O hotel é perto de tudo e 500m da TIME OUT MARKET. Tem Mac donald e diversos restaurantes próximos. Excelente tudo!
