Great location! Friendly and helpful staff. Nice, clean room, however, no windows in room so you don’t know that it’s morning, lol. Also, breakfast is generous, but coffee is undrinkable - from a machine and pretty much flavored water. No worries, though, plenty of places nearby to grab a good coffee. Great value, clean, safe, and perfect location.

It is a nice hotel a bit hidden from the main strip. Could easily walk by it. The room with balcony was very small, but clean nonetheless. The staff weren’t the friendliest, in fact they were very sarcastic and unhelpful except for helping reserve private water taxis to and from the hotel. If you’re looking for a small quiet place to stay in Venice i suppose you could stay here. Really nothing to do. I personally wouldn’t stay here again.

I booked this hotel because I found it in a list of family friendly hotels in Venice. We needed two rooms for our large family. Unfortunately they weren't adjoining but they were on the same floor and just two rooms apart. The rooms were clean and comfortable. The front desk staff was very helpful with recommendations in the area. They had a nice assortment of items for breakfast in the morning also. The location was super convenient to visit Doge's Palace and St Marks. Also convenient to a vaporetto stop.

This Property is in an Amazing location quietly tucked 100 feet up a walkway alley from the main canal. The public water bus \"boat\" drops you feet from the hotel. In case you don't know you have to either walk or take the public water buses or hire a water taxi to get around Venice. The train is the connection to the mainland. The Hotel is Beautiful and the staff are amazing! You can not go wrong with a stay at this beautiful, boutique location. You can feel the history and you are 200 yards straight walk from the Hotel to Piazza San Marco, the center and most frequented part of Venice. Believe me that is a unique surprise in Venice. Usually you are busy getting lost trying to navigate the twist and turns of the streets and canals of Venice, which is the fun part. If you don't like a challenge do not go to Venice. Venice works at its own pace and it takes time to get around. I also have give a major thanks to the hotel Bisanzio front desk staff. I wish I knew the mans name. We were checking out June 20th 2025 and there was a transportation strike leaving us stranded in Venice and he helped us find a way to leave Venice and make it to Zurich Switzerland by train. Venice was by far my Wife's favorite destination on our multi country European train trip and a lot of it had to do with Hotel Bisanzio! Grazie Mille!

My room was not st the main entrance. I had to go through the courtyard. The room had three levels / with many steps from the bed to the bathroom / I found it very inconvenient and dangerous. I had to keep light on through the night. But the worse was my bed . It was so high that I was not able to get in. I am but shot - ft 5’6. They had to bring in a box that I could Strp on it and then climb into the bed. It was awful. Getting from the bed was an acrobatic effort. The room
Itself was dark, I felt I was in a coffin. In a 4 star hotel there were only pair cups in my room. Not even a free bottle of water. When I asked about my perks for VIP status, they brought cheap fizzy bottle. I asked to change it for a bottle of wine. They said that it will be much too expensive. A bottle of wine in Italy can cost as cheap Euro 9. Never touched that fizzy drink. Awful - the way I was treated as a poor relative. Shame!

We have found a new favorite

This was a wonderful surprise. A classic hotel that has been maintained with so much care. Everything feels clean and the staff very friendly. The location was perfect as well. Oh, and the breakfast was great as well. We visit Venice often, and I think we have found a new favorite.

Good location & family room. Not good in service.

What we liked: close to St. Mark’s Square & to boat station, there were 2 showers & 2 sinks in the bathroom, good for family of 4 (1 couple bed & 2 single beds).
What we did not appreciate: the room was too hot & stuffy, they suggested to just open the windows but then the alleys were noisy until past midnight; the only hotel which did not provide complimentary water bottles.

Ok hotel, good location but a little disappointed.

Really torn about a 3 or 4 star rating as although the hotel was ok, it just didn’t live up to expectations. Staff were good other than one who wouldn’t open the bar, we stayed over Christmas and specifically picked a hotel with a bar for that reason, incase other places were not open, and Christmas Eve the guy just point blank refused.

The facilities were ok, in good condition but just doesn’t feel to 4 star standard so was a bit disappointing overall as an experience hence the mark down. Basically just a reception area with a bar, a cramped breakfast room and bedrooms.

Mainly good location except entrances to the hotel were through a narrow lane which felt unsafe. The main area was only 100 yards or so, but anyone could be behind you.
As a solo lady didn’t enjoy this lane and no mention on Expedia before I booked.

Most staff were ok but some were unhelpful when asked where some places were. 1 receptionist didn’t want to mark my map and when pressed clearly marked a totally different area. So I walked 20 mins to be told I was in the wrong place.
On arrival the room allocated stank of drains, I flushed the WC several times but it was dreadful. I went to reception and had to be forceful to change rooms. First receptionist simply shrugged and said they had no other too
available which was a lie. Fortunately another receptionist took over and I was moved.
They took pleasure later in saying the maid didn’t smell anything!

Perfect for Biennale visitors! I was so happy with the location. The staff were kind and full of good advice. My room had a balcony which was so lovely. The bed was comfortable. If you want an authentic experience, this is the place. I did not do the hotel breakfast so I have no opinion regarding the food.

The breakfast buffet was good, with eggs, sausages, bacon, cold cuts, a variety of pastries, fresh fruit salad, yogurts and cheeses.

I chose this property because I liked the idea of the small terrace/balcony. The pictures were proven correct, that it was smart and stylish without the over the top Venetian decor of some other hotels. Plenary of space in the room and in reception. Zircon in the room was vital.
An excellent breakfast with attentive and helpful ladies looking after us.
