Adorable refurnished home with cute furnishings made you feel like you were truly in the heart of Venice. The views were amazing and it was so fun to watch all the vaporetto’s come in every day with all the tour groups. Many restaurants right outside the front door, lots of little shops everywhere for convenient last minute items you need. Breakfast served to your room every morning. Just make sure you fill out your form with all the items you will need in multiples for your entire trip as you only fill out the form once. Very convenient location only a 10- 15 minute walk to all the major sites. You step off the Vapaorretto and you have to cross one bridge and you’re there. To get back cross 2 bridges to get to the next vaporetto station, super convenient and super easy. Venice at night is magical and first thing in the morning while everyone is still sleeping. It becomes a magical place when the day time tourist leave. Square behind the hotel is a wonderful place to have a lunch or picnic. Watching their live feed from their YouTube camera ahead of time made me feel like I was there before I even made it.

Pros: The access was easy, the ferry took us from train station to S Zacaria and we walked a minute to the hotel. We walked to St Mark Square and basilica, lots of shops and restaurants. Very convenient location.
People at the hotel were very lovely and helpful. They even came running after us to the ferry because my husband forgot his glasses.
Bed was comfortable and clean.
Staff directed us on how to arrive from station and which ferry to take to leave.
Everyone spoke English.

The people that run the ferries were very rude and mean in general, and not helpful. We were treated horribly in the ferries the entire time, so I’m extra grateful for the hotel staff for directing us and helping us, we really needed the assistance.

Cons: room was very small, a bit noisy, no space to open bags. Window was falling apart so we couldn’t open.
Bathroom was not fully clean as trash bin was full of dirty paper from previous guest. This was a huge turnoff to me.
I was eaten by mosquitos at the restaurant in front of the hotel, I have bites all over my body and face, apparently I am allergic to the mosquitos of the area. During sunset the mosquitos also dive inside your food and wine. The dinner by the water was a nightmare, avoid at all costs. * This is not the hotel fault, it’s just the area.

Hotel has no restaurant, so they bring breakfast in the room, which is nice, but you have to eat on the bed cause there is no space. A cereal bowl came very dirty,not washed after last use

I wanted a room with a balcony instead they gave me a room with a terrace which was on the top floor and we had to carry our luggage up a flight of stairs and when we got to our room it was so tiny, we had to put our suitcases in the the bathroom.
The bed was king size and reasonably comfortable but the pillows were like concrete.
The shower head was in the bath tub but it wasn't waist level, so to have a shower my partner had to hold the shower head so that I could water myself down.
The hotel did not have a dinning room so your breakfast was brought up to our room but the only place we could eat it was out on the terrace which we were infested with wasps, midgets and birds.
The air conditioning was poor and the only way we could cool the room was to close the shutters and doors to the terrace.
I had a quick look at the Elvis Presley room on the floor below and it was probably 3-4 times the size of our room and looked very nice compared to our outdated tiny tiny room.
The location was a 10min walk to San Marco square and had waterbus stations very close.
The view on the other hand was excellent but we encountered a savage storm while we were there and the rain flooded our room through the window in the bathroom and the door to the terrace even though we had the shutters and doors closed and locked, we had to go to reception and ask for lots of towels to soak it all up.
Very disappointed overall.

The location of this hotel is very convenient, very close to Arsenale stop and close enough to San Marco
The room was a very classic style but the air conditioning quite noisy. The overall facility seems to need some further maintenance and/or renewal.

Highly recommend booking the room with the roof terrace, it was so lovely to have this space! The air conditioning wasn’t working which was a little bit of a let down for us, but reception found us an excellent electric fan. Great location and the whole place was soooo clean! Would stay again!

A total disappointment!

The image shows a rooftop deck with a bottle of wine on the table. There is NO deck or outdoor space, only a tiny, tired lobby without windows. Breakfast is included, but served in your room. There is no breakfast room which was not disclosed. Envisioned breakfast on the deck overlooking the lagoon and a cocktail on the deck in the evening. Instead had to sit on the bed to eat.
Bathroom needed an update and the tub did not drain. Staff helpful and friendly.

Loved how this property was so close to everything, could walk everywhere in Venice so no bus pass needed! Beautiful view of the lagoon from our room, especially at sunrise. Staff were extremely helpful in terms of advice to get around the city and no communication issue!

The location of this hotel is ideal, the airport transfer dock is a 2 min walk away and there are so many little shops and restaurants close by. Dindo at the front desk was great, he helped us out when we got lost trying to find the hotel the first night and he was more than happy to get us anything we needed during our stay; wine glasses/openers, lighters etc.

Nice deco in the room. Great view facing the Grand Canal. Close to Arsenal pier which has ferry to the Marco Polo airport. Waterbus #41 from the Santa Lucia train station.
Could be better if the mattress was not so soft. I’m skeptical about using the shampoo & body bath (one product for hair and body which look quite cheap) inside the bathroom.

A cute little hotel right on the lagoon. Well located with easy walk to St Marks and near boat bus stops.
Slightly noisy first thing in the morning as the cruise groups seem to meet outside.
Slightly hectic breakfast - not enough tables for everyone, so some people turned away and asked to come back later.

Didn’t like the hotel at all, breakfast was served in a room that was obviously had a bed in there before, it wasn’t what I was expecting at all. It didn’t feel hygienic at all. We didn’t have breakfast in there for the rest of our stay, so it cost us more money because we had to have breakfast out.
The room didn’t feel clean because I was bite all over, even in the night.
On our first night I could hear something dripping, it was the air conditioned unit, it left a big wet patch on the floor. I was so disappointed with the hotel.
If you go to Venice you should go to Als bar which is just behind St market square the staff are so lovely in there.

book a trip for my partners Birthday.
We booked the bb/hotel from its photos that’s”Give” the impression that it was a stunning little boutique. From the photos it shows it’s it’s kept to the character of the building. This was very true apart from the stairs nothing els has been replaced since the building was 1st built in 1800. It states on its own website
“The nicely decorated rooms give the feeling of being in an exclusive setting.
The elegant baroque design typical of the Venetian style combined with a high and modern comfort, plentiful breakfast,
All I could think was what a load of rubbish this was all lies.
Its not been changed in I would say going by the carpets in 50 years and the fabric walls was damp and smelly. The whole room carpet bedding pillows had a strange damp and sticky feeling. You can often turn a blind eye to little things but this is not acceptable for a stray animal to live in never mind a human.
The breakfast was a mess a tiny room, With 4 sets of 2 tables for 13 rooms to try and eat.
It was very poorly disorganised choice was very poor I asked for clean tongs for fruit she took them off the meat and let water sprinkle over them and handed back to me. I looked at them and I didn’t use they them as there was meat still on there, as a vegetarian this is NOT acceptable, This is not acceptable for anyone full stop.
The bedding wasn’t changed the whole time the owner who came on day of repair was just as rude not a sorry shocking

On July 6th, my wife had a serious fall in Nuremberg. On July 8th she was told that she had a fractured kneecap, and that the rest of our trip had to be canceled. Orbiz called and tried to get a refund. While the Hotel Tiber in Rome gave us a refund, this hotel declined.. I would think that an 85% refund would be reasonable-that is what Eurail offers.
I am sure that they were able to rent the room to another party.

My daughter and I spent 3 nights at this delightful hotel. We were in the room at the top with awesome views of the lagoon from our terrace. Lovely to sit out there and just relax and enjoy the view. Everything was clean and the bed very comfortable. The staff were helpful and kind. Serena even booked our gondola ride for us and her recommendation was great as our gondolier Valentino was friendly and pointed out places of interest to us. Would highly recommend this hotel and if we are ever fortunate enough to come to Venice again we would not hesitate to stay here. Thank you all.

I would of put excellent for all but unfortunately the air conditioning was not switch on, and we had heating instead which made for uncomfortable sleeping. I was however provided with a fan and took the duvet out of the case to help. The room was lovely and cosy with the wall covered in material which looked very elegant, I would think this would also make the room feel warmer. I would suggest the hotel to make the air conditioning that is advertised clear that it’s only switched on at certain dates.

We loved the location of the hotel. Easy to get to from the airport and walking distance to all of the major attractions. One of the staff members went out of her way to show us her favorite restaurant. It was very good.
The hotel is a bit dated, but clean. The room we had was very small, but we didn’t spend much time there. Breakfast was ok. We had to leave early one morning and they packaged up some prepackaged toast and jams. It would have been nice to have a fresh croissant - as what is served at breakfast normally.
In any event, we fell in love with Venice and being near the water made it so much more special.

This hotel has a generally friendly and helpful staff. It is in a good location near Piazza San Marco, but kind of the edge of the touristy area of Venice. Our room had a nice view of the lagoon. It is right by the vaporetto stop and a water taxi stand.

If not for its ideal location and amazing view (and huge windows) of our canal-facing room, I would have been seriously unhappy. The room itself needs some serious TLC. Broken Mini fridge full of hot beverages, lamps barely hanging on the wall, broken trash cans, sad wardrobe and only one working outlet in the room. The bathroom was decent, although the outlet didn’t work and there were no ammenities beyond toilet paper, not even tissues (Kleenex). Oh well, next time we’ll stay in the same general location (which was amazing) but will spring for the price of a decent hotel

From check in to check out, this place has one of the most personable, friendly staff that help you with any query, make recommendations for places to visit, and if you book a room with the Lagoon view, one of most beautiful screens to wake up too, be it rain or shine. I have visited 3 times now and will continue come back.

It is easy to get too, and close to the Arsenale stop for both waterboat companies. So this makes the islands very accessible. It's a 10 minute walk to St Marks, that I could see out of the window in the distance. The Breakfast is basic but nice and sets you up for the day.
Overall, I love this place. Only issue, is the first time you visit it can be slightly difficult to spot as the sign is low down and it is surrounded by small shops that have stands selling stuff with large umbrellas. But once you find it, it's no trouble next time. The Hotel kindly sent me a map each time I booked to help out and enclosed a special welcome note.

I stayed in this hotel with my wife, my mom and dad for one night. We loved the room, the service and the staff. They very friendly and honest and kind. The room had an amazing view of the water we a cute little balcony(4th floor) . The room has a character and its cousy and its very close to st marcus sq. We loved it. To top this, we forgot 2000$ cash in the safe after we checked out. I found out the next day after , i called them and the nice gentleman went and looked and found the money and kept it safe for me until i came and collected it. I highly recomment this hotel.

Excellent stay that added greatly to our holiday experience in Venice. The location is great just 800metres from St Marc's square and on the lagoon front so you come out of the hotel into an amazing vista. Public Transport boats and those two islands are just yards away. The room was different from most hotels with a period feel.....elaborate headboards and furniture and wall paper. Bed was large and one of the most comfortable I have ever slept in. Staff friendly and helpful. Breakfast was very good though it could be a bit chaotic if full. Could not find one English speaking chanel on TV but we coped. Water pressure in shower was dissapointing

Had a wonderful experience at this hotel. Carlos was very helpful regarding check-in and checkout, recommendations, advice, etc. The room was lovely in a true Venetian style and decoration, with a really nice layout with a 'dressing room' between the bedroom and bathroom.
The location was superb - right on the water and about a 5 minute walk to S Marco square. Had a wonderful stay here and would definitely come again. Breakfast was well worth the 10£ as well.

Convenient friendly and wonderful view of lagoon.

Great location short walk to St Marks square and Arsenale boat stop so very convenient. Pleasant friendly staff, old style design in rooms but everything i needed. The view over the lagoon to wake up to is priceless. Seeing the new years eve fireworks was spectacular from the room with best view i could possibly of wanted. Places to eat within walking distant or just outside as well as trips around to the islands from the reception and special deals for concerts and free boat to Murano to see glass blowing to tempt you to buy afterwards. 2nd time at hotel mainly for the view, reasonable price and convenience for water taxi from airport to Arsenale stop, grand canal no 1 public boat down the grand canal and short walk to St Marks and beyond. Only down side was I couldn't get the fridge to work that was in the room but minor detail when the rest was so great. Hotel has a lift which is a luxury as other places in Venice I have stayed didnt and stairs can be step at other places that are cheaper.

Picturesque Destination

Centrally located. Old fashioned hotel with old appliances, but everything worked fine and it added to the real Venetian experience. Breakfast was simple and lovely. Staff were very friendly and helpful.

Fantastic location, very easy to find even arriving late at night. The staff were excellent & very friendly, the room decor is ready for an update, but we were very comfortable. Nice breakfast too! We chose a lagoon view room & it was well worth the extra cost.

Location was excellent, right on the Lagoon, beside boats and within 4/5 minutes of San Marco To maximise it, could one have had a sea/Lagoon view from the bedrooms?
Staff welcoming, knowledgeable and pleasant. Bedrooms comfortable, they and bathrooms a little eccentric.

Awesome views of the Lagoon

I stayed here in late October 2017. I love this hotels view rooms and they make my Venice visits because I can still enjoy the Venice views while I'm resting after a busy day. The beds are on the firm side and the towels a little thin but both are certainly adequate. I love the staff and location.
If you want a little more privacy take a room on second floor. You definitely hear the sounds of Venice til about 10pm but thats part of the fun.
I am a single,older and overweight traveller and it is a great, safe, place to stay.

Ecxellent weekend experience

Hotel was within walking distance to San Marco and near water boats etc. Booked lagoon view which made my holiday and a must. The only reason I didn't give excellent for all was the room was long and narrow but bathroom spacious and everything more than adequate. We didn't have breakfast as we felt 15 euros each daily was expensive but found croissants and coffee down side streets for less than 10 euros. Would highly recommend the hotel.
Gondolas are expensive but we asked a couple we didn't know to share - we only wanted the experience. The water buses are excellent - just make sure you go the correct direction. Toilets are 1/1.5 euros but generally attendant on hand to give change. We went to Rialto fruit & veg market & Bridge early and also walked further afield to experience more than just touristy Venice. Comfortable walking shoes a must. An excellent weekend break in October.

Gem of a Hotel in Venice

This hotel is a little gem tucked on the waterfront in Venice, quite near to St. Mark's square. The staff were so kind and helpful. The hotel room itself was comfy and we had everything we needed. The breakfast was WONDERFUL! So relaxing to have breakfast right at our hotel each morning.

Nice hotel, right by the sea, super nice staff

AC was not working for the 1st couple of nights which made it almost impossible to sleep. They finally fixed it after a few days. After that it was a very pleasant stay. Staff was really nice and they even let us leave our luggage at the hotel during the day when we came back from our cruise.
