The hotel gives you a sense of nostalgia, and yet the bathroom are updated with towel rack dryer. The best part, it is 5 minutes from St. MARK Plaza, St. Mark Basillica, Doge Palace, and the water taxi, gondola dock. Center to everything, food and shopping.

Location was amazing, right by the Vaporetto stop. Beds were comfortable. Staff were very accommodating changing us from a double to 2 twins. Be prepared for cleaning to knock at 9 am every morning, ask for a do not disturb sign from the front desk. Didn’t try the breakfast buffet but an amzing experience. Air con worked great.

This is a small Boutique Hotel in a great location. We had room 101 with windows on the alley, Calle de La Rasse. We checked in Friday 8 pm and out Sunday 630am. Alley was a little noisy. Hotel directly across alley doing extensive construction so beware of weekday noise. No 110 ac or USB charging ports in the room. Shower extremely tiny, so beware big people. Entered the hotel after a long travel day with delays and had a bit of trouble entering the small vestibule with small width double doors. As we entered there were two staff members snickering at the adjacent front desk, felt it was do to our entrance. Rather than offering help to hold the doors open they had a good laugh on us and we weren't that bad! The continental breakfast included was nice, good coffee and typical pastries, cereal and cold cuts. Had a small room safe that the room key didn't match, not electronic. 5 minute walk to the Alilaguna ferry. Overall we were happy with the hotel. Lastly, we felt very safe in Venice!

Wonderful six night stay. Clean, comfortable, friendly. Excellent breakfast of pastries, juices, cereals, cheese, sliced meats, coffee or espresso, yogurt, bread, jam, fresh fruit, hard boiled eggs. Elevator always worked. Just steps away from San Marco Square, Vaporetto, food. Groceries and laundromat 10 minutes.

This was a very cute place that was located really close to a waterbus stop! We have no trouble finding it. The staff were very attentive and resolved an issue we had with the outlets with expediency. The bathroom was spacious and the air conditioning was great after being out on a hot day. There was also a good light breakfast that we were able to take advantage before heading out for our adventure. I would definitely recommend it and stay here again!

Great location, large room and very friendly service. The shower/bathroom facilities are a bit basic and the bed wasn’t the most comfortable I’d ever slept on, but it was fine for a short stay. The walls are pretty thin so some neighbours with loud voices at 6.45am could have been done without.

The location of the hotel cannot be faulted as everything is literally on its door step. The staff were friendly and helpful and the rooms were clean. Book your own transport to the airport though as we booked through the hotel and it never came, we were very nearly stuck in Venice.

Great location, old but well maintained building and staff was really helpful, however, until June the city doesn’t allow AC and there is nothing about that policy posted on Expedia. It was really hot and the location of the hotel makes the air circulation “zero”. Opening the windows was the only reason and is really noisy because its location. Terrible experience. I didn’t had heating for two days!! They justify in front desk that they are not the problem. That nobody could go to fix it. They couldn’t give me another room. Until the third day they fix it. And that same day I fall down because it was a broken chair in my table at breakfast. Terrible experience. I have a surgery in my back. And what it’s worst. They only came but say nothing and didn’t ask me later if I was ok. I had to explain them how are my conditions of my back. And they didn’t clean my room the first day.

This cute, small hotel is a gem! The location is fabulous; right by the Vaporetto stop. The hotel room is very tastefully decorated and with a kettle and a mini fridge. Excellent buffet breakfast. Extremely helpful front deck staff. I stayed 6 nights total. Highly recommended this hotel.

Unfortunately the bathrooms have not been refurbished and they are in need of some tlc.

Loved our stay at this place. Everything went well. The front desk staff were all friendly and professional. The breakfast was terrific- not just a pastry & coffee that so many other places claim as breakfast. The location was perfect for us - 5 minutes from the waterbus station. Plenty of restaurants in walking distance. The place was quiet too, especially with the soundproof window closed.
Just two knocks: 1) the wi-fi was very spotty, even a few feet difference in the room resulted in no signal; 2) the placement and nature of the room lighting was not ideal. Each side of the bed had a reading lamp, but the lamp shade was dark and the light so dim you couldn't read.

Excellent hotel. Very well located, just a block from St. Marks. Breakfast is excellent too. We got there early and they let us check in 3 hours before time. Room has a good size and bathroom is very spacious. Thanks to Filipo (sorry for spelling) who was extremely helpful and attentive. If I have chance to go back I would stay here again.

Wow! Our location was perfect! Not perfect for quiet, but perfect for getting to St. Marks. The room was basically windowless-- having a solid steel cover--- if you opened it --- the alley volume was loud -- but you could open it if you want. However, it was exciting to hear the hustle and bustle. It seemed everything was easy to get to---- if you didn't get lost in the maze of Venice streets. It was such a vibrant area. So easy to get to from the water bus stop. We got off \"Arsenal\" but \"Zaccaria\" is closer. It was so easy to catch the water bus to Murano, Burano, and the Alliguna water bus to the airport (which is a different ticket). Reception was friendly and accommodating. The breakfast was lovely. I recommend!

We stayed in the apartment, which was not very hotel-like. It felt like an Airbnb, quite sparingly furnished, cold tile floors, and as far as we could tell, no housekeeping? There is a kitchen with many of the things you need, but no ice cube trays and while there is a coffee pot, no coffee provided in the room. Up two flights of stairs. We prefer to book hotels because Airbnbs can be so uncomfortable, and this was basically just an Airbnb operated by a hotel. The bed was not very comfortable and the bedding was not soft. There’s a TV but it’s not a smart TV so unless you want to watch local cable television it’s not super useful.

Only item I had a slight issue with was using my lap top - plugs did not cooperate since we were from North America. I was a bit hesitant to book the hotel based on the mixed reviews but I honestly have to say I was relieved to find that the hotel was actually quite nice, with great service, decent choice of breakfast options, great location and very reasonably priced too. The decor is quite traditional which adds to the character and there’s a lift to the 3rd floor only (for the 4th floor you just have to climb one flight of stairs from the 3rd floor) which was manageable. I would certainly stay here again.

Assigned apartment was four floors up - and no help available for luggage. Check-in was disappointing. We were shown the front door to the building that contained our apartment and told nothing about its location in the building. Prime location, everything on the trip was walkable. Saint Marks Square around the corner. Most of our activities were 11 minutes away. Or 17 or 30 headinf towards academia bridge or rialto. So many nice glass shops and cafes around the corner i loved it. The room was quiet dated, the aircon woukd not work, we even looked online for the make and model user manual.The only lift was slow to arrive up and down just 3 floors. The breakfast was 10/10 so much to choose from. I would come here again between winter-spring.
