What an amazing time we had in Venice and this hotel was authentically Venice. The staff amazing, took our bags up the stairs and back down, took our bags to the water taxi, ordered the taxi, buffet breaky was so good. They offered any info needed in Venice and checked us in 3 hours early. The rooms were beautiful we had a family room

Nice hotel, lovely staff

We stayed recently and found the hotel staff to be very friendly and helpful. They were sure to let us know of all the local things available and help us with any questions we had. The family room we stayed in was clean, comfortable and a good size for our family of 4. I would recommend this hotel to someone if asked.

Perfect spot, very close to St Mark's, but nice and quiet. My room had a beautiful view out onto the canal. The room was large with a really nice modern bathroom, shutters to keep out the sun, and a bed that was actually very comfortable! (Something many many hotels lack)

From the moment we arrived the service and staff were totally welcoming, friendly and incredibly helpful. Hotel was perfectly located, quiet but 10 minutes walk from St Marks Square. The room was incredibly clean, and housekeeping did an amazing job every day. Breakfast was more than adequate. We wouldn't hesitate to reccomend and would definitely return. Well done and thank you to everyone who helped make our stay you so wonderful.

Truly an amazing experience with this hotel. They are so friendly and made our stay exceptional. So much nicer and more accommodating than any US hotels that we are used to. Hotel was very close to all the major attractions but just far enough away that it wasn’t crowded.

Great hotel close to everything. Restaurants and best gelato across the canal. A two minute walk to the must see sites. Staff were very nice and helpful. There wasn’t a lift in our section of the hotel, but the staff carried up our luggage. Room was clean and good for what we needed it for - nothing to write home about.

Frustrated waste of money

Our economy room, which was apparently a comfort room, on the top floor of the hotel without a lift was grossly inadequate for the price of £2,256 (without breakfast) for a week in the middle of May. The furniture was dated, the net curtains have probably not been washed in years, there were no facilities for making tea or coffee.
The hotel is in a very good location, the staff at reception were extremely helpful, friendly and polite at all times; but the price bears no relation to the dated room that they offer. The hotel has a number of entrances, but if one is not in the main building one is cut off: there are no common rooms for socialising, meeting people or escaping the box-like room.

The hotel is lovely and well positioned , the reception staff was great but the breakfast staff was quite bothered with anything you d ask . You d ask them for expresso and were giving instant coffee - really instant coffee in Italy? ask them for anything they would forget to bring it

Clean, comfortable and relatively modern. Friendly staff. Safe in room. No kettle in room. Confusing reception (in a different hotel - genuinely). Porter bringing us to the room then returning to reception for bags when we were 30 seconds (literally) from reception just so he could linger awkwardly for a tip. Coffee machine made awful but the rest of the breakfast was ok for a continental. No option on milk (no soya or almond etc) just one unlabeled milk which I guess was full fat.

Beautiful hotel, right next to a canal with lovely restaurants. Its a five minute walk to St Marks Square. Hotel staff very helpful and friendly. Breakfast buffett was very nice with tasty pastries and once again friendly service. Room was lovely and clean, only downside could have done with a proper quilt on the bed instead of the thinner one supplied. I highly recommend this hotel and Venice, we will return !

Amazing Hotel with Wonderful Staff

This was my first time to Venice, and this hotel was an amazing surprise. This week I was in Barcelona and Rome, and I am very critical of hotels. The staff were very friendly and helpful. The room....wow! 5th for double room, with quaint shutters that open up directly over the canal and bridge. The room was very well kept. I am still in awe over this hotel. I was actually sad to leave. I spent hours leaning out the window watching the gondolas below. Great location. 10 minute walk from the water taxi. 5 minutes from St. Mark's. Food everywhere. This was my best experience ever, and I have travelled a lot.

I stayed there for two nights. After about 1 hour of searching (the darn place is extremely hard to find), we arrived about 11am, naturally before check in time. A young guy and a girl were laughing out loud and fooling around in the front desk area. We asked if we could leave our bags until check out, we asked if they were going to give us a receipt for our luggage but they said \"naaaaa don't worry\", I insisted and told me that we were leaving 2 suitcases and a backpack, but they just waved me off.
We returned later that night and one of our bags was missing, there was no one at the front desk and we had to walk to the palazzo Priuli to ask for help. The gentleman there was concerned but couldn't find our missing bag. Next day I was very upset and demanded that they solve our problem, they said they couldn't do anything and that someone had probably stolen my bag, I was told to fill out a form detailing the contents of my bag, which I did, but they said they couldn't do anything because it was a holly day weekend (Easter) and they had to call the security and insurance company. I thought they would compensate me immediately and deal with the insurance later, but the manager didn't even bother to speak with us in person. That was the last I heard of them, and somehow I'm not surprised.

Fantastic stay in Venice and the hotel perfectly fitted our requirements. Helpful staff. Close to San Zaccaria and so easy to access the sights aswell as restaurants and the water taxis. Good value for money paid. Our room was in the top floor but there is a small lift for luggage and people if required. Continental breakfast - sufficient for needs. Beautiful ambiance for an old venetian palazzio.

For starters finding it was impossible! We arrived finally, the front desk guy came and helped us find the hotel since it was already midnight. There were two hotels one I was told was four stars, we were in the other. No elevator access. But were told we could use the \"lift\" when checking out due to our luggage.
Breakfast was in our hotel, but not for us. It smelled wonderful but we were sent to the four star for a continental style breakfast. We felt like we were eating in the servants quarters.
Upon check out, we used the \"lift\" but it didn't have access to the lobby only the basement, my husband was stuck in the basement. No attendant to be found for help. So we had to go back upstairs to the 4th floor and carry our luggage down. We were to catch am early morning train but needed to check out. There was no attendant to check out for about 30 minutes.
The room was clean. Bed was ok. But service not so much...

The hotel was lovely,clean and very close to all major tourist attraction.
The staff was friendly ,professional and efficient.
We liked especially the lady who was in charge with the breakfast ,Wede (I hope I did not misspelled her name).She was smiling all the time,kind and professional.Also we like very much the porter who was very helpful and polite.
Overall we had a lovely holiday and we definitely recommend this hotel.

Good hotel with Central location

The hotel is located in quiet area but within easy walking distance of attractions such as St Marks and water bus stops. Our room had a nice view over the adjacent canal. The staff were pleasant and helpful. The Continental style breakfast was quite good with plenty of options including hard boiled eggs, meats, cheese and pastries. The bed was large and comfortable but, as often happens, the pillows were terrible, far too hard. Our room, was on the third floor and although the hotel has a lift, it was too slow for general use and best used for bringing luggage up and down which is a blessing! The free wifi was OK but weak at times.

This hotel has potential if it was cleaner.

We arrived at 2am. A water taxi for 5 people with luggage was $90 euros from the last car garage in Venice. The hotel door was locked. I tried calling them but they didn't pick up. Nervous & tired didn't know what to do. We noticed a light at the corner hotel. I guesstill that's a partnering hotel. The 2 rooms were attacjed with a center room. As we entered this first area it smelled like a sewer. The rooms for 3 people each had blankets that were so old & dirty looking we were grossed out. The bathrooms were really nice and spacious that's the one thing we liked. The beds were horrible and the old blankets that as you pulled up dust came out of made it not an enjoyable stay. The TV didn't work. There were these flying bugs arou d the rooms. Atleast we thanked God that we could close the doors to the middle room and that stopped the sewer smell. The room was dusty especially under the beds and corners. The fridge was dirty. The only thing made it worth the stay was location and the nice people at resturante across from our room. At night we took stools out next to canal and listened to some live street musicians that played at the resturante acroos. The hotel is conveniently located next to shops, restaurantso, laundry matt and San MARCO square.

Perfect location

Excellent hotels steps away from anything in Venice. Very comfortable and modern inside without loosing its Venetian style. Only downside was how expensive it is to get there from the train station if using a private water taxi but that is not the hotels fault. Great stay and would definitely return.

A room fit for a king.

When we first arrived we were told we had been upgraded which was a pleasant surprise. We had a corner room that looked out onto the canal and shops. The view was lovely and the decor of the room was authentic to the area. We felt as though we were staying in a palace. The bathroom was large and had all the amenities we could ask for. The bed was a little too firm for our taste. We mentioned it to the staff and they were offered to put a foam pad on our bed which made a huge difference. The stairs leading to our room were slanted to the right as was our room which made us chuckle. Overall we really enjoyed our stay.

Perfect location, wonderful stay

We arrived late & concierge was waiting for us with key & information. Main reception and breakfast is in the Palace next door which is typically Venetian and very grand. Room was simple but clean and comfortable (although beds quite hard if you prefer a soft mattress)! Perfectly situated to get to St Marks square, the ferry and with some nice reasonably priced restaurants just downstairs.

The ideal Venice Location

Casa Nicolo Priuli is perfectly situated. Five minutes walk from St Marks Square and Vaporetto stops. Only 2 bridges to cross with your bags if you walk from the vaporetto (much cheaper than a water taxi).
Hotel was just what we wanted and we would definitely go again.

Excellent Hotel's location on a quiet street only a few minutes from san marco square. Reasonable breakfast served for several hours, so no need to get up very early. Recommended took rooms on higher floors with windows in the direction of the Canal, otherwise very dark rooms and depressing. It is important to note that these rooms also are large, comfortable and tidy.

A great location in Venice.

I stayed a total of four nights at this location. I made my decision for this location based on the photos and reviews of this particular hotel. I was not accommodated on this property but at a location three buildings from the original hotel listing. I was told that I was given an upgrade to the new and different hotel location but still felt that the original hotel had more character and appeal to me. Although my room was nice I felt as though I may have paid a bit too much for the room since it did not appear as though the room matched the decor and old world character of the rooms pictured on the website page. Again, it was not bad, it just seemed not quite as quaint and nice. The morning breakfast was excellent and it was served three buildings away back in the original hotel where I though I would be staying. Overall location is excellent and hotel staff very accommodating. Easy 5 minute walk to the public water taxi pier.

The hotel is very well positioned for central Venice, and has cafes and restaurants nearby. There is no lift which wasn't a problem for us. Our room and that of my parents-in-law was very nice, comfortable and well furnished, and clean. The hotel was quiet, no problem with noise at night. The breakfast was good and the staff friendly.

Booked for 4 nights in August 2013. We were in one of the annexes of the sister hotel \"Palazzo Priuli\". There was a problem with the aircon which meant we couldn't have our room first night but the hotel staff had sorted out alternative accommodation in a near by hotel & took care of all the arrangements, including moving luggage etc. which was fine (although reading other reviews this seems to be not uncommon). The room was a decent size & the decor and fixtures were in keeping with the character of the hotel and the room was cleaned & serviced daily. The hotel staff were friendly and helpful. The hotel's location makes it a great place to stay for exploring Venice, either on foot or by making use of the nearby waterbus stop on the waterfront.

Way overpriced and tiny.. Old..

I have not stayed anywhere else in Venice so I don't have much to compare this to but this place was NOT what I expected. The room was incredibly small. Old building so it was musty. We paid for a triple room, the \"second bed\" was basically an ancient twin mattress where the spring coils kept me up both nights. The surrounding area was ok, not too hard to get to, pretty close to the main attractions. Don't know if this is the norm for Venice but wishing we had stayed somewhere else. Breakfast was so-so. Staff was ok, not friendly but not rude at least. The room was clean at least. Bedding was old/tacky though.

Expensive for what it is

Even allowing for a slack in the overall star system in Italy, this hotel just makes it to 3 stars. Service was below average for they rating and room was basic but clean. Staff was generally cold and unwelcoming.

However, location was great, just a few blocks from San Marco in a very quiet place and short distance from promenade.

It could have made for a very romantic place, but the (basic) house (detached from Palazzo) and the service makes it for a cold atmosphere.

All in all, expensive for what it is.

The hotel was great, it accomadated four people. The complimentary brekfast was good, check in and check out went really smooth. The only problem we had was the directions to find the place, they were unclear. Once we found it we were happy.

Venice hotel - if you like no a/c

The hotel was situated centrally to St. Mark's but it wasn't that great. First off, the a/c wasn't working and when we told the front desk, they said it was too late to have someone check it. They would send someone the next day. Never got done and we suffered sleeping in a stuffy room. Also the foul smell of the outside water came through to our bathroom and we had to make sure the shut the bathroom door or have that nasty smell waifing through the room.

A localização é muito privilegiada, pertinho da Piazza San Marco. O quarto era bem espaçoso, com um banheiro moderno, ducha deliciosa, muito limpo e organizado - com exceção do primeiro dia em que encontramos um inseto em nossa cama, uma tesourinha, mas acontece numa cidade como Veneza. O café da manhã era no mesmo edifício onde fizemos o check in e era delicioso e muito completo. Indicamos o hotel.

Ottimo hotel a 2 passi da piazza S.Marco...staff super professionale e disponibile per ogni evenienza. Camera spaziosa con vista impagabile..Ottimo il servizio del taxi condiviso che ti porta in giro per Venezia per circa 1 ora..unica cosa leggermenta da migliorare è la pulizia della stanza per il resto tutto perfetto.

Heel vriendelijk personeel, uitgebreid ontbijt, super wifi, geweldige locatie. Beetje gehorig hotel maar dat is vast overal. Al met al een absolute aanrader. Zeker voor gezinnen met pubers die graag eten en wifi gebruiken.

Hotel e camera puliti e spaziosi, posizione suggestiva e comoda per raggiungere i luoghi principali, personale gentile. La reception e la colazione sono a pochi passi di distanza dall’ingresso e all’arrivo ci si può confondere. Da segnalare, per chi dovesse avere qualche difficoltà, scale piuttosto ripide per raggiungere le camere. In generale il giudizio è molto positivo.
