The property has no one on site, so if you need anything there is no one. Its like a house share, but upscale- you are sharing a house with strangers. There was no hot water for tea. Our outlets in our room didn't work- we tried the switches on the wall. Otherwise it is beautiful place comfy beds, clean and interesting.

This property was absolutely gorgeous and such a welcome alternative to a traditional hotel. The room was clean with inviting decor and cozy ambiance. Other than the occasional charming creaks of the wooden floors, we would have thought we were the only guests. We were given a door access code prior to arrival that allowed entry to the two main property entrances as well as our room which eliminated a formal check-in/out process. I would definitely recommend this property as a place for a memorable stay!

I stayed here two nights and it was super comfortable. I lived in a provided bathrobe basically the entire time I was on the property. It’s definitely quiet and for quiet guests as it’s an older property. I really enjoyed the charm and especially the proximity to the Nelson Atkins museum.
My room had an adorable wood burning fireplace that is available for guest use but I opted for the radiator space heater that was in the closet.
I was travelling alone and I mostly kept to myself but there are multiple indoor and outdoor common areas that you can use. The property is well maintained and I would absolutely stay here again.

We really enjoyed our stay. Safe and quiet neighborhood. Bottled water, ice, and fresh coffee were readily available. They had a wonderful kitchen which you could use to heat up food if needed. Breakfast was simple but delicious. Beautiful patio and lots of places to sit and visit. Very clean and well kept rooms and grounds! Would highly recommend and stay here again if we come to town.

I am a woman travelling alone, and I did not like coming at night to a hotel where there are no staff. I didn't realize the setup until after I made the reservation. The street is pretty dark. The room is fine, although there is no place to sit and work.

The room was very clean, it is a very cool property. The parking(as clearly stated in the description) was a bit challenging, but we were able to park our SUV with a little bit of effort. If everyone would pay close attention, they could fit a couple more vehicles in their lot. Great spot, quick walk to and from The Plaza. We would definitely stay here again!

Poor communication for check in, all courtesy prior had been from Expedia but then the day of check in the instructions for check in came from a source I had never heard of before so I had to try and figure out how to get ahold of someone to find out how to check in. We were expecting to have a continental breakfast but there was no food anywhere in the house. All the other people staying were all questioning where the food was.

Bathroom did not appear to be cleaned before we checked in...sink mainly, lots of dust on light fixture. Ceiling fan in room was a plus! Need a larger garbage-recyling bin. They could also put up a mirror behind the hotel room door. This would provide an extra space for people to get ready as the bathroom in our room was small. Verandah was gorgeous, had a porch swing. The back area of the Inn was magical.

I booked for my son and bride for their honeymoon night. Notifed the hotel. I requested an hour early checkin. They would not allow despite no one staying at the hotel. According to my booking thru Expedia, I was allowed early checkin. They also did not receive breakfast. Per the hotel, the had an event the precluded them from serving breakfast to their only guests. The email they sent day of checkin didn't indicate no breakfast. They said we got a special rate. This is not true. Same rate on other dates. If you are wanting to go somewhere for a special event, this is not your place. They could care less.

We were very disappointed that there was no continental breakfast available during our stay. Also, parking is very tight on property. We would not have felt safe parking on the street or in the neighborhood. I previously stayed here when it was a B&B. Pretty disappointed in the change.

Had I known the temperature in the rooms were not individually controlled I would not have booked this property. It was warm the afternoon we checked in and the window in the bathroom was open. That should have been our first clue. When I called service they told us that there are only two thermostats for the entire building and for our \"convenience\" there was a fan in the closet. The room was warm and the fan, along side with the noise from outside, made it an uncomfortable nights sleep. The next evening they turned the AC on so it was better. In addition, we had early plans and had intended on grabbing something from the continental breakfast which was supposed to be put out at 7:00 am, at 7:15 no breakfast was available so we went on with our day.

Our room was awesome- the Kathryn Winstead! The bed was comfortable- the bathroom beautiful and a lovely deck we didn’t have as much time as we would have liked on.
Parking was frustrating. We got back late - after a football game. The way people parked did not leave room for us so we had to park on the street 2 blocks away.
Breakfast was ok- any bread for toast was not found. All that was available were croissants. I dug around and found some yogurt.

If you are someone that likes to control the thermostat in your room or likes it when management returns your messages, this is not the place for you. It was too hot and the thermostat was locked up. The worst part was when management simply ghosted me. I cant think of one reason to refer this place or go back.

Great location, the property is quaint and the grounds are lovely. KC is hot and humid in August so we appreciated the a/c and ceiling fan in our room! We didn’t encounter staff and all communication and transactions were virtual, which I really liked. I recommend this property to anyone looking for an experience different from a typical hotel stay.

Air conditioning is controlled by them. Fans were not enough during this heat wave. Bathroom mirror old and small. Great bed. Keyless entry worked well. Handicapped entrance was good. Hot tub was slippery when using as shower. No luggage caddy. Not much space in bath to set things on. Beautiful outside area.

What a cute place to stay! I wasn’t sure what to expect with the lack of front desk check in but the email we received the morning of our check in had all of the info we could have needed. Our room (Stover) was super cute and clean and big! We really loved the huge jetted tub. The common space on the main floor and the lit garden on the side of the house were so beautifully done and welcoming. We only stayed one night but I can see this being an amazing place to stay a few days, especially if traveling with a group.

Ok - common areas nice but room not so nice
Positives: Great location and surprisingly very quiet. The main hotel area for lounging and the outdoor area were nice. Negatives: Our room was a bit run down and found some holes in the carpet and several tiles were coming off the bathroom floor. The coffee machine didn't quite work and kept malfunctioning . Bathroom tub was also a bit dirty. I also killed two brown recluse spiders inside the bathroom which was the biggest negative of our stay.

There were bugs in the room and ants crawling on mattress cover. Property didn’t notify me that there was a full rental of the main property during my stay when booking and or post and therefore no access to main facility for any of my needs to include heating up dinner, utensils etc. the initial check in message sent to me in the morning had a access code to main home and when called to notify of no access was treated as if my business and money was unimportant and disposable. Staff and property management dismissive and borderline argumentative. Parking lot is very difficult to navigate and not well lit almost caused damage to my rental. Surrounding area seemed a bit questionable for a solo traveling woman. Patio door would not lock/off track with door and burst open randomly at night. Sad as I really wanted to have a relaxing evening and thought this might be a safe haven for that but I will stick to bigger hotels with better hospitality.

Great room... only small negatives for me were (1) not being able to control temp in the room, as it was quite warm during the day outside, so the room was warm at evening when returned, so I'm sorry that I did open the door / windows to let some cool air into the room... and (2) the frig is nice, but kinda small for when traveling. Very much enjoyed our stay. Beautiful and cozy place would definitely stay here again. The only issue i found was when we had arrived to our room it was freezing. The thermostat had been set on AC and was 53 degrees after it was already pretty chilly outside. We had adjusted the thermostat to heat as being the top level we knew we werent going to toast out anyone above us, then apon reading the book in the room later the next day realized we werent allowed to adjust the thermostat so i would recommend putting a sign next to it for future reference or again being the only room on the top level in that building since heat rises make an exception for that just for the winter month's.

Our stay was very nice. A few things I would suggest is investing in some new better quality towels. Also it would be nice to have a small coffee table in front of the sofa , area to set drinks etc. The bathroom door does not stay closed ! Maybe a simple fix. A wonderful place to stay in KC. In a fairly quiet neighborhood and I barely heard a peep during my stay. Minimal staff on-site, however the they have made accommodations as self-sufficient as possible . There is ample shared space, inside and outside, along with available dinnerware (cleaned by staff).
I stayed in the Russel & Clara Stover room, with jetted tub. Rooms are named after significant people from the KC area and there’s literature in each room explaining the history. If I had to list any concerns, there is no elevator and my room was on the third floor, so not good for those with mobility issues. I was told there is are rooms with jetted tubs on multiple floors, again demonstrating their customer first service. I think the changes to install an elevator would possibly detract from the property, so I understand the situation. I highly recommend and would love to stay again, should I revisit the area.

We rented a room with a jacuzzi. We inquired of the innkeeper if it would accommodate 2 adults and was told it would. They failed to mention those adults would need to be of Asian descent. The room was on the third floor and there was no elevator. There was little furniture in the room where you could put your belongings. There was only one SMALL trash can. The furniture where you could sit to watch TV was uncomfortable. The only food in the room was SMALL cookies like you would get on an airplane.

It was in a very congested and questionable neighborhood. Parking was difficult. The house common areas looked nice, but my room and all the room doors were banged up and dirty, as was my room. It was very dark and dusty, lampshades were dusty, old and broken. I couldn’t get hot water, the linens were tired and old, although bed linens were nice and bed was comfortable. The room had a strange smell that I think was coming from the air venting. I had booked two nights, and didn’t want to stay my second night, so I had to book a hotel elsewhere.

I loved this place - very non-traditional compared to standard hotel operations. I gave 3 stars for service only because it's self-service - I never had any actual interaction with staff during my stay, which I was fine with. Room was comfortable, wife loved the balcony overlooking the property. A very nice change of pace.

In addition to being so close to the iconic Nelson-Atkins Museum, there are so many great restaurant options, unique shopping, and much to see and do nearby. Wonderful location! Walking distance to 2 museums with lots of eating options. Loved the large balcony off the room. Has lots of pretty spots on the grounds to sit at outside.
