What made this especially frustrating was the complete lack of communication. The management did not respond to my messages, and they did not reply to Expedia’s attempts to contact them on my behalf. Given the circumstances, some level of flexibility or even basic courtesy would have gone a long way.
I’m deeply disappointed in how this was handled and would caution other travelers to be aware of the hotel’s strict policies and unresponsiveness.

I stayed in the Carriage Room which is separate from the main house. The decor was lovely. I used the wi-fi the whole time and it was very reliable. Breakfast time was leisurely and enjoyable, each guest or group of guests at their own table with very attentive staff.

Best California hotel experience I’ve had. The property is secluded due to the surrounding hedges. True hospitality and timeless coziness. Great place to relax during any kind of weather. The wrap around porch is really special. I didn’t like the gas fire place as it made my whole room smell like gas and was scary to light. I wish the curtains in the main house had full privacy. I recommend staying here to any couple.

My husband and I had a wonderful experience at the Simpson House Inn. It was clean, charming, and beautiful, and we loved our private wrap-around terrace off the Robert & Julia Simpson room. The view of the manicured garden with high hedges and the sound of the trickling fountains below were relaxing. We visited our son at UCSB and spent an easy Saturday with him walking to Mission Santa Barbara, back to the inn for a break and fresh scones, a walk to tour the SB Courthouse, and then, a walk back to the inn for delicious Happy Hour hours d’oevres. We enjoyed the indoor and outdoor common spaces—particularly the library and fireplace—which were never crowded even though the inn was sold out. The house and grounds were so lovely, and the staff was friendly and helpful while also allowing us privacy. We don’t usually love B&Bs, but we look forward to staying here again and highly recommend it.

Our stay at The Simpson House was wonderful. It has an upscale feel, but it’s warm and inviting. We enjoyed wandering the beautiful grounds, sitting in front of the fireplace, the delicious breakfasts on the porch, the appetizers and wine at night and the smiling faces of the staff. It’s truly an oasis in Santa Barbara. Five stars!!

We have been to the Simpson House Bed & Breakfast before. The staff is always superb and attentive. The grounds are always beautiful, the location is perfect, closed to the SB Bowl and downtown.

Simpson House Inn is a unique property. We stayed in the Garden Room which was private and comfortable. The Gardens are wonderful and very relaxing. Fresh baked afternoon scones and later appetisers were delicious and unexpected. Home cooked breakfast was also excellent and the staff very pleasant and accommodating. Safe parking on site. Can't not say stunning enough. Hotel ground is beautifully designed with trees, flowers and fountains. Jasmine fragrance permeates the air and greets guests upon arrival. Breakfast is served in style with a different entrée each day. Guests are pampered by very attentive servers (Dana is absolutely fabulous). Happy hour everyday with wine and delicious hor'doeuvres from 530 to 630pm.

It’s always a treat to stay at the Simpson House, though I am a-bit concerned if the new investor’s(original owners sold about 2 years ago) will put the money needed to keep the property up? Had a great stay at The Simpson Inn and can't wait to return. Was greeted on our arrival and given a tour of the entire property ending up at our lodging, the Tack Room. Outstanding space on the downstairs portion of the building with our own porch.

This place is first class. I brought my family because we were in Santa Barbara for my daughter’s wedding at the courthouse. We may had an amazing time one of the best days of my life seen my daughter so happy. They stayed at the Ritz, but came to Simpson because my kids were having so much fun. it truly was a special memory They loved the happy hour and the property. This was the perfect getaway from a hot humid South. Perfect weather the whole time in the low 70’s. The Simpson House is a beautiful place. The grounds are immaculate, the breakfast and afternoon wine tasting was very thoughtful and elegant. The room was so comfortable and beautiful. Every person I came in contact with was warm and friendly. I highly recommend this property.

Absolutely loved my stay at Simpson House. The property is beautiful and tranquil with plants, flowers and gurgling fountains. Breakfast is served with style with multiple courses and delicious. They also have daily after lunch snacks and happy hour (5- 6pm) with wine and various selection of hors d'oeuvre. I could just hang around the property for the whole day and be content.

Sadly we only had one night here! From the moment we arrived it was just wonderful. A real lovely welcome to a charming little country house hotel, a real hidden gem.
Complementary wine and nibbles were great as was breakfast. The only slight downside was that our bed was far too soft for us and so we didn’t get a good rest. We would love to visit again but would discuss other room options with the property.

We stayed one night at the Simpson House. Beautiful property and in the perfect Santa Barbara location just blocks off the promenade. The service was great. Loved the afternoon snacks. We stayed in the garden room and it was nice, although bathroom is outdated and bed was not very comfortable.
My biggest complaint was the breakfast- coffee was bad and my scrambled eggs were really bad. Definitely expected better food for a 5 star place (and for the price we paid).
Also a maintenance person was sweeping or doing something on our private patio very early in the morning. Didn’t love that.
