A small but charming hotel. The rooms were very cute and clean and the staff were very friendly and welcoming.
The breakfast was made as you got up and was very delicious. There were also pastries, muffins, fruit, coffee and juice. In the afternoon were cookies. We would definitely stay there again.

When I arrived after midnight after a long, tiring drive, I was greeted by a very friendly manager who was kind to give me a later check out when I asked. The hotel and my ADA king room were beautiful and luxurious, providing the rest and easy morning I needed. I look forward to staying here again.

Was welcomed with freshly baked cookies upon check-in. Breakfast was made fresh for each guest. Besides the main dish, there was offerings of high quality fresh berries and a melon assortment. The breakfast room was charming and delightful with the tall windows and abundance of natural light with view of the tree canopies.

The interior lobby has a cozy coastal vibe. Room was tastefully decorated and so charming with the fireplace in the room. Off street parking.

I rarely leave negative reviews, but this experience was extremely disappointing and not at all what was advertised.

First, the front desk staff—especially one receptionist (Connal) —had a noticeable attitude and was not helpful at all. Customer service felt dismissive rather than welcoming, which set the tone for the entire stay.

The parking situation is a major issue. The garage is extremely small and poorly managed. The hotel does not properly track which car belongs to which guest, which led to a serious problem during our stay—our car was scratched overnight. When we reported it, the hotel was unhelpful and showed little urgency or responsibility. Even more frustrating, they did not provide surveillance footage or relevant guest information in a timely manner.

The room itself was another disappointment. Rooms directly above the reception and near the kitchen, making it incredibly noisy early in the morning. You can hear everything—staff conversations, kitchen activity, people moving, and constant noise from a back door near the guest rooms. If you’re hoping to relax or sleep in while on vacation, this is not the place.

The location also felt unsafe. Right outside the hotel is a gas station with a significant homeless presence, and walking toward downtown or the Funk Zone was uncomfortable. It’s not the kind of environment where you feel at ease exploring on foot.

Overall, the service and experience do not match the price point.

We stayed in the Tree Top Suite. It was spacious and quiet. Breakfast in the solarium was beautiful and relaxing. We were served wine and cookies upon arrival and there is a parking garage available which was very convenient. The bathroom was large and newly renovated. The staff were very welcoming and helpful and the property is very clean. It’s a perfect boutique hotel and we will definitely be back.

The bathroom was mildly dusty, the face towels had some staining and the parking situation wasn’t positive. You can hear EVERYTHING from your neighbors. They offer these noise drowning “Alexa” devices to help with that. Also wasn’t offered the cookies this time. :( bummer

Overall place was ok and staff was nice. However this is definitely not a place for $450 per night. It was the most expensive and least favourite stay on our way from San Francisco to San Diego. I dont mind paying $450 for 4 star hotel (though I would say it is def closer to 3 star) but it should be at least clean. Bed base wrap was visibly very dirty and old, towels had yellow stains, I was not comfortable walking barefoot in a room. No wardrobe, only hangers, no iron. Breakfast was ok, plain but made fresh - eggs and toast plus coffee, juice, pastries and cut fruit.

We arrived early and there was a sign stating they stepped away and would return in 20 minutes, we waited. After 20 minutes we asked about check in and was told someone would be with us in 20 minutes. An hour and a half later, exactly at 4:00, someone walked in to check us in. Don’t arrive before your check in time.

The ‘made to order breakfast’ was terrible, they served pancakes and eggs. Pancakes were very thick and overcooked on the outside and soggy/uncooked inside. Horrible!
We checked out and went to a restaurant for breakfast.
Instead of turning on the air in the room upon our arrival, the door was left open, so we had to remove a fly and a spider.

The bed cover for the twin bed had bleach spots, they did bother ensuring there was decent bed covers.
The windows were facing the mountains, but they neglected to mention the view of the neighbors rooftops.

Would I stay there again, NO!

Great location. Front desk was very nice and accommodated us with a late check in. Loved the frogs croaking outside. Was a busy noisy next door with a group of dudes. Parking was also a bit of an issue. We were in a truck and could barely fit in the last available compact space at the very end of the property. Some cars were double parked, but at least it’s something. Door to balcony was also left open when we arrived there were mosquitos inside. Other than that absolutely loved the upstairs space we had with the fireplace.

The room and check-in staff were lovely. Unfortunately there are only 8 very small parking spaces and 1 handicap accessible space for a 9 room hotel! The reservation conformation does indicate 1 car per hotel guest, which technically it can't even accomodate. Clearly guests to do follow this rule as both us and another room guest did not have a parking space when we returned in the evening. Hotel staff are not onsite in the evenings and no one answered the after hours phone. There is no street parking in the immediate area so we parked blocking other vehicles w/a note to call us if they need to move. Which did occur. In the morning the hotel clerk was rude and unappologetic about the situation. She then proceeded to offer other guests walking in the free breakfast and ignored me and did not offer me the breakfast.
In theory this is a lovely spot with delicious perks such as wine and cookies upon arrival and breakfast included in a great location, as long as you aren't driving.

We loved EVERYTHING about this sweet boutique hotel except the front desk staff :( They were not very friendly during check in. Also, the same vibe in the morning during breakfast. They seemed “bothered” by food/coffee requests from us and other guests. The gentleman at night, was awesome!!!! The rooms were SO nice and the bed was so comfortable. Location was perfect. So the vibe didn’t really ruin our trip and our opinion about this hotel. Would stay here again for sure.

This is a beautiful cottage. We really enjoyed staying here. The decor is beautiful rather beachy and the rooms are very nicely done super super clean within walking distance of restaurants and shops and the harbor. Breakfast was lovely. We enjoyed it in the sunroom. The only caveat I would say is if you’re staying here be aware there’s a lot of stairs

My fiancé and I booked a one-night stay at this hotel in Santa Barbara for our wedding, and while the front office staff was incredibly kind and welcoming, the condition of our room unfortunately fell far below expectations.
When we checked in, the staff at the front desk were friendly, the office area looked great, and after we mentioned that our wedding was the next day, they even gifted us a complimentary bottle of wine, which we truly appreciated. The woman at the front desk pointed us in the direction of our room, and everything seemed off to a good start.
However, upon entering our room, we were immediately met with a foul smell. The rugs underneath the beds were dirty, there was a large black spot by the fridge, and later that night as we pulled the curtains closed, we noticed red stains along the bottom. The chair in the room was also extremely dirty the arms were black and looked like they hadn’t been cleaned in quite some time.
The bathroom was also concerning. There were visible mold spots on the ceiling of the shower, which made us even more uncomfortable.
Trying to sleep was difficult. The bed sheets had a strong, unpleasant odor, and I couldn’t have the blankets near my face. When we unfolded one of the extra blankets, we found a brown stain on it that was questionable. It was incredibly disappointing and unsettling, especially considering this stay was meant to be part of our wedding

Where to begin...We arrived late afternoom to the most delicious aroma of what we thought was a Chrismast candel...however it was William the front desk paerson was making a vanilla loaf for the breakfast service. He was very attemptive and caring as was Jessie, and the rest of the staff during our stay. It is an excellent hotel, great breakfast, very clean. Check in was great, however after repeated requests on how to operate the AC unit, I was finally told it was broken. When I asked to change rooms I got a response that hotel was sold out. When I asked for a maintenance I was told it was not possible (it was only 5:30 pm on a Wednesday) and that I could ‘just open the window’… my room was on the 1st floor and unfortunately a lot homeless persons in the area, I wasn’t comfortable leaving my valuables with an open window. Plus street was very busy and train was running often. Impossible to get any sleep. Sheets were very wrinkled, almost looked used. Cleaning stuff was spitting loudly right outside my window in the morning. No further comment here. At breakfast, the front desk staff acted as I bothered her. Parking is tiny. There is no way this is a 4 star property. More like 2,5. They offered $25 credit…wow

It was a decent place, but in a terrible location, and not worth $700+ a night. They basically took a beater property and covered it in a bunch of expensive looking stuff. You still get garbage towels and a dirty bathroom with very low water pressure. We had a wonderful view of the dilapidated homes in the very unsafe and gross neighborhood, and the peace and quiet that only comes with listening to all the cars race up and down the very busy street all night. They have no problem charging you $50 to bring a pet, but there is nowhere to walk them without leaving the property and going into the sketchy neighborhood. The breakfast was ok, but pretty basic and more common of a 2 star place. The pictures are doctored to show way more light than there is. Great marketing, but overall a ripoff. There's better places to stay in SB...

The property was freshly decorated and updated. However the room is small, bathroom has almost no counter space. Bring your own shower cap all other amenities you expect from high end hotels. Bot we were mostly disappointed with their breakfast. Not anything close to scrumptious. Expect small , sad looking veggie omelet. Maybe they used 1 or 2 small eggs. Will not stay here again.

The hotel is very cute and well maintained. Staff is very friendly and helpful. Our room was surprisingly spacious and nicely furnished. Overall, a nice hotel perfect for a short stay. The only drawback was the noise. It’s located off a busy street near the highway on ramp. Unfortunately the noise at night made it difficult for us to sleep. If you’re ok with ear plugs then this place would be ideal.

We loved our stay at Hideaway. The staff was super friendly. It was our first time in Santa Barbara, so they gave us suggestions on what to do. Other reviews said the parking was tight and the rooms were loud, which are somewhat true, but it didn’t affect us. Each room gets 1 parking spot, and the property is located on a somewhat busy road, but if you know how to back into a spot for easier getaway and aren’t hanging around your room in the afternoon/early evening, then the parking and noise shouldn’t bother you. We loved it and honestly wish we could have stayed longer. We can’t wait to go back to Hideaway.

We booked last minute as we were traveling through with our pup. All staff was fantastic. Although we didn’t need a handicapped room, this is what was available. Overall a great room, but the bathroom design was not safe for even a healthy adult. The attempted design for a shower was poorly graded with limited water containment. Combine this with slippery tiles that have zero traction and it’s just an accident waiting to happen. Proceed with caution if mobility is limited in any way.

First glance, the property was cute and quaint and had a warm inviting vibe. Unfortunately my bed had dirt and hair all over it and was uncleaned. Housekeeping leaves at 4pm and the man at the front desk offered to change the top layer of the blanket. I then saw the sheets were also dirty and full of hair. They moved my room to a room in the lobby, it didn’t have a latch on the door. They left a mop in the bathroom and whoever was above me stomped around the whole night. I felt like I was in a hostel not a $300++ a night hotel.No consideration for guest experience.. I’ve tried to speak to someone in management for two weeks and have been told someone resigned and someone would cal me back after looking Into this. Corporate doesn’t answer their phone either. Super disappointing. Do better Kirkwood Collection.

This place has so much potential but seems mismanaged. Rooms are dirty, smelled like Fabulosa cleaner the entire stay. Air vent was dusty and dirty, sink had crusty yellow hard water stains, floors were sticky, rug was filthy, end tables were sticky. The rooms are so close together you can hear EVERYTHING which wasn’t really an issue until the upstairs guests got home at 10:15pm and were loudly walking around their room for an hour while our 5-month old baby tried to sleep.
It’s a shame because it’s a fairly central location to the Funk Zone and State St. It was also way overpriced for what we got. Read the reviews before you book this place— I hope they are able to turn it around.

This place was amazing! Fresh-baked cookies and complementary wine when I arrived. The room was very clean and comfortable. The complimentary breakfast was great as well.

Nice quiet getaway. Took about 10 minutes to walk to downtown. It was a dark walk and a bit quiet but actually quite safe. Downtown area is nice.

I love the glass of wine upon arrival.

Cute place centrally located!

Cute little place off of a Main Street, good location walking distance from the water. Service was lovely and the included breakfast was nice! The room was also nice and renovated. Maintenance was a bit odd- people were in our room when we checked in and in the morning, someone was cleaning our balcony, which was located next to two big glass doors next to the bed. We thought it was a little expensive for the lack of amenities.

Go Somewhere Else For Now BUT Give A Try Later

Pros: Room was very cute, bed was comfortable, large fridge in room, gets really dark for sleep
Cons: TV didn’t work, fireplace didn’t work, no guide or info on anything, breakfast was NOT GOOD, coffee only available at breakfast 8-10AM and did not have any creamer/half and half etc.

The exterior looked a little run down BUT there were staff actively working on it so that’s appreciated.

My wife & I stayed here for our new years getaway. We found it to be a perfect cozy & intimate stay! The fireplace especially made it feel perfect for a winter vacation! Our dining choices & activities were all close to our hotel! 10/10!

It's good but can be better following amenities:
Trash can be kept in a better space. It was near the entrance.
Shower gel and shampoo holder was rusty.
