We loved it. We will stay there in future when we need to be in Santa Barbara for sure. Beautiful spacious room. Large, newly appointed bathroom. In room coffee and fridge. On demand delicious coffee in reception. Pool was a delight. I didn't go in the hot tub but it looked great. The hotel is one block from world class, spectacular views of beach and harbor and also super close to SB main shopping, restaurants and night life street (State St.). All in all, wonderful location, quiet boutique hotel. There are no conference rooms or a large lobby etc. as you might find with a large chain hotel. This was part of the attraction for my family. Staff were wonderful.

Very clean room. wonderful toiletries, great having a separate bedroom, queen and full beds. The outside patio was private and lovely with bistro chairs and a table for two, lemon trees and plants lining the fenced patio. Parking was always available. The hotel is conveniently located near the beach, and many cultural activities, shops and restaurants. The staff are courteous and helpful. I would stay again!

Loved it. I stayed at the Franciscan Inn at the end of a long week of travel for work. It was super quiet, clean, simple but elegant. The bathtub was amazing and I got a wonderful night’s rest. It was walking distance to the train station so I didn’t have to spend extra money for a cab. It also was walking distance to the beach and a nice walk to downtown. The staff was very friendly and pleasant. Things that could be improved: breakfast, but I appreciated the fruit, coffee and cookies in the afternoon. Would definitely return

Very quiet at night. LOVE the minimalist decoration inside the room. Two most important things for us: this hotel takes DOGS and has FREE parking!!! They also offer free breakfast (but we didn’t get to utilize it). The front desk very pleasant and accommodating. HIGHLY RECOMMEND!!! Thank you for a great stay.

There was mold in the bathroom, when I spoke to staff about it the manager \"I know.\" And that was it.
I was asking for an extra half hour on the late checkout time, as I have a movement disability. They said yes, that's fine as long as it wasn't past one pm, which was all we were asking for. Another woman came by less than an hour later, we were done with our packing and tried to explain with my disability it takes a little longer to safely get our bags into the car. But she said no, so many times. She didn't care that they didnt put me in an ADA room and that resulted in me getting hurt on my back. Which for context, my spine is the problem, so running into a corner and getting knocked over wasn't what I needed to say the least. After trying to reach management about it, she told me they were liable for me getting hurt and that the fact that they were even giving me a late checkout was \"being nice\". They continued to tell me there were no ADA's when it is listed as available whenever I've checked in on their website, which is supposed to updated correctly. The worst part, was the women kept telling what was what, how I needed to be on time and that wasn't their problem, that they were in the right, I started to get faint. And she wouldn't stop, she kept going even when they had to bring a chair over because my (sick) heart was at 164 bpm which is crazy dangerous for someone like me. Near cardiac event, dangerous. When I told her that, she smile and said, \"Sorry.\" That's it

Besides the bugs and spider issue, basic ADA rights are not included here. They say there are ADA accessible rooms and ramps, there arent. You half to walk half a block to use the ramp. Or forcibly use stairs on the other side of the motel. I'm a disabled person with something really rare and debilitating, so having to explain that to administration staff to get the basic ADA amenities, which I later found out by staff isn't even truly ADA, Im sick, have a federal disability card, I'm as disabled as it comes. But every single worker in this hotel took not one, but multiple looks and assumed I wasn't. I had to tell at least 2 people the same thing twice, I need an ADA space. But nope, they kept giving it to other guests. Fully admitted to giving me a fake ADA room they give to anyone who wants to rent it. So they look and decide if someone really needs a true ADA room, decide for you, and give you that room. If you try to help yourself in the situation, all they do is apologize. It's like talking to a wall, I don't even know what to do besides ask lawyers. I'm in shock, and honestly in pain. They made me haul my stuff to the other side of the motel in the morning because they gave that room to someone else. Like there aren't a dozen of the same that entire row we walked by that were empty and being cleaned that were the same. I even tried to stay in the cheaper fake ADA room, not caring I accidentally paid more for another. Didn't care. Now I'm hurt and have to see a doctor...

Staff were friendly, helpful and accommodating for early check-in and late check-out.
The room was spacious, comfortable and well appointed, down to the way the towels were folded.
The property was lush with tall palms, banana plants and myriad greenery which created a calming environment.
The self serve breakfast was a pleasant surprise.
A hot tub was a wonderful amenity for an evening soak after a full day of walking.

I can not say enough great things about this hotel. I had to find a place to stay overnight with my family and my dog very unexpectedly. The staff was warm, welcoming, and immediately made me and my family (including my dog) feel safe. The person on duty, Ben, made sure our needs were met and that we understood the property amenities.

My granddaughter really enjoyed the pool and the location is fantastic - in easy walking distance to the beach and some great local restaurants.

I loved this hotel! The location was perfect, a short walk to the beach & Chads (recommend for breakfast). All the staff were super nice! The lobby & our room were super clean. We loved the free parking & complimentary breakfast. My favorite part was the complimentary bikes! I suggest taking a bike ride on the bike trail 👍No complaints except the walls are pretty thin we heard the people next door talking but nothing major.

The room was perfect! Clean, and had everything I required The staff were very kind and helpful. Only 1-2 blocks from the beach. They offered a well attended continental breakfast in the morning. The only thing I would add to that would be some yogurt, but was completely happy with coffee, bacon, and a bagel. For travelers wanting a more peaceful stay than noisy (but also fun) I highly recommend the Franciscan Inn!

The property is pretty and the rooms are large and well appointed. The Lavazza coffee maker was a plus! We enjoyed sitting by the fountain and walking the property. Our night was a bit noisy, as we could hear the baby next door crying, as well as the parents moving chairs and other furniture around. Once they settled, we slept well. The bed was wooden and creaky, but fairly comfortable. The bed next door at the Marina Beach Inn, the sister property, was more comfortable. However, The Franciscan has a more elaborate breakfast, and the protein choices were appreciated. It was a lovely stay overall.

Incredible upgrade to a suite. It’s so nice to be remembered. Great advice and help. Room was immaculate, cozy, quiet, and comfortable. I would have loved to be able to stay longer. Staff is beyond. Quick check in, though on breakfast, WiFi, all you need to know. Even helped me with my things as I hurt my foot and he noticed me hobbling.
With I had bought a suit for the hot tub.

I highly recommend staying here! There are 2 parking lots so parking here was simple. The staff was quick to check me in and helpful with recommendations of things to do around town. The room was clean, comfortable - it even had a closed in back patio. The grounds are beautiful with fountains and plants galore! And breakfast was a plus - sausage and bacon and bagels and coffee! As a single, female traveler I felt very safe and comfortable here.

The room was spacious, staff was very helpful and knowledgeable, and the grounds are reasonably well kept. The room has hardwood floors, not covered by carpet. At the end of the day, I took my shoes and socks off and was on my feet unpacking. The bottom of my feet (in a period of 10-15 minutes) became dark with whatever grime was on the floors. It is clear that the floor had not been cleaned in some time. I had to wash them before going to bed - both nights.

Our stay was okay. The room was clean. Would have liked at least one piece of art on the wall and a desk in the room. The pool area was nice and also clean. The property itself was undergoing construction so there was a giant bin with trash overflowing in the main parking area, and stuff was stored in boxes that said old pillows in the same parking area, so all that was pretty unsightly. Staff was very pleasant and the bikes were fun but very old and quite uncomfortable seats. The continental breakfast was mid. They could do waaaaay better in terms of selection. Only plain bagels and mini muffins for pastries. Try adding danishes or a wafflle iron. Close to the beach and state street. Overall, i'd give it a 6 out of 10.

The free breakfast was terrible if there was enough . Twice we arrived in the last 30 minutes and most food was gone. Honestly it was not very good to begin with. The free bikes were in terrible shape. Brakes were broken changes rubbed and couldn’t get seats adjusted. Pool was excellent and clean , room was nice. Staff members rated from poor to excellent depending on the member.

We stayed here for a girls weekend. Its walking distance from the train station. Walking distamce to the harbor, pier, and State St. They have bikes you can check out. Property was clean. The breakfast was decent. They continued to restock breakfast until it was over. Everyone was helpful & friendly.

We had a beautiful one night stay in a king bed room. The room smelled fresh and clean upon entering. Everything was neat and tidy and nicely decorated. The bathroom was clean and modern. Our window with pretty shutters looked out onto a quiet, tree lined street and we were within walking distance of all the shops and restaurants and wharf. We enjoyed the spa which was nice and hot and checked out a couple of free bikes to ride along the beach. Thank you for a lovely stay!

The pictures are not representative at all of the hotel. It is pretty much a motel with no special design or architectural features. The pool is minuscule also. The furniture is old and should be updated to the 21st century. If this place had been advertised strictly as a motel, it would get much better reviews. For a motel, it is comfortable, very clean and has a great location.

We are a family of 3 kids (3-10 yo) and 2 adults. 1 bed + loft + sofa bed was perfect for us. We loved the convenient location and took advantage of breakfast and the surrey/bike rental. Enjoyed free surrey rental for 4 hours. Comfy beds. Quiet area that is perfectly walkable to beach, boardwalk, wharf, restaurants, wineries. Didn’t get a chance to try pool and hot tub, but these are additional amentities. Beautiful trees and Spanish style architecture. Just a wonderful location with excellent staff and amentities. Will come again and again.

Very pet friendly! Staff was super helpful and customer service oriented. Pool was nice, jacuzzi looked great and is separate from the pool - I actually liked this. We had a basic king size room and it was HUGE. Had a living room space with table to eat breakfast and couch with a decent sized tv which had chrome cast.

Bathroom was clean, and had plenty of towels. Bed was very comfortable. Location is AMAZING. 13min walk from Funk Zone, and 4min from the beach.
