This is a very charming and unique property. I stayed here for a work trip. My room was right off of the yard area which has seating for folks. The issue that I had was people sat right outside my door for hours at time and talked while I was trying to work. I could hear word for word. Since I was working I needed quiet and put in airbuds. Not the end of world but if you want quiet then keep this in mind. It was totally quiet at night.
I was pleasantly surprised that there is a continental breakfast every day. They put out Oreos and milk at night
There is a restaurant on site which is busy at night and right next to the lobby.
Had to street park my last night as the parking lot is small.
Very close to state street so you can walk to restaurants and shopping.
They do use old fashioned keys for rooms and you have to take it with you because door locks.
The furnishings were fantastic. Real heavy wood.
They do clean daily which was nice.

Staff were very accommodating. Room temperature was problematic due to air handling systems that did not provide a way to easily have air movement. It was unseasonably warm and the room became quite stuffy.

It’s a unique boutique historic property kept in excellent condition. My only gripe is parking. There’s not enough so if it’s busy you can get shut out of a space and then you have to hope you can find street parking. They should have an overflow lit.

This is such a cute little property! Nice little cottages s-read out around a beautiful green garden courtyard. We throughly enjoyed sitting in the gazebo enjoying the coffee in the morning sun as well as the comfy Adirondack chairs in the evening with a complimentary glass of delicious wine!

This is a very lovely hotel! It’s such a cozy place that feels like home. All the staff were very friendly and talkative. At 5pm they had complementary wine. At 7pm they brought out cookies. It’s also a 4 minute walk from a shopping market, which is very close. Overall, this experience was fabulous. I 100% recommend coming here if you want somewhere with history and you want to have a good experience.

Our stay at the Upham was fantastic. We came for Valentine’s Day weekend, the room was extremely spacious, and the property felt like a true getaway, beautiful garden to walk through, free parking. Very walkable to other restaurants. Would highly recommend, especially for couples. I will add that it is also connected to a great bistro that had an amazing happy hour with great staff.

Clean room, beautiful gardens, comfortable bed and pillows. I have stayed at the Upham many times over the years. Pre Covid they offered a lovely breakfast and Happy hour. The breakfast now consists of dry pastries and nothing is offered but a glass of wine for Happy hour. No toiletries We use to enjoy sitting in the garden enjoying both. Very disappointing- won’t stay there again.

The hotel itself is beautiful. The grounds are hidden fron the street and it really opens up once you're inside. The room and the whole property was clean. The staff does a good job at keeping it that way. They were very helpful. Parking can be a pain but we didnt need our car much. There are plenty of places to eat that are walking distance.

Firstly we were greeted with a warm welcome by Anna who was working the front desk. She was friendly and very helpful in upgrading our room as booking on line with Expedia didn't get me the cottage I thought I was booking. Now I know it's better to book with them directly as this was our 1st time here.

Super charming. The grounds and the original building are beautiful, especially if you’re into architecture and history. The cottage we had was pretty basic. This hotel is great for a landing spot while doing all the things SB had to offer. It gets the job done.

We stayed in the cottage in Jan. of '26 and had a delightful time. The hotel (more of an inn) is located within a few blocks of all our favorite Santa Barbara hangs, and the cozy, peaceful environment inside was particularly nice. The cottage itself was lovely, very private with a feeling of seclusion, and well worth what we paid. I just wish the bed were one big mattress rather than two small ones pushed together.

They send you a text saying to text or call for any questions. When I texted them, they only responded once out of the three times I texted so I had to call them. They said they do housekeeping daily. I left at around 11am and made sure the Do Not Disturb sign was taken down. I was excited to have a room with a fireplace, only to find out that it’s a little fake log in the fireplace that let out a bunch of fumes in my room. Obviously not happy with that. Disappointed to also find out that the ice machine was broken. The room felt tired, though I realized because I did not book through the hotel directly, I might not have had the best choice. I decided to leave early and the staff was very nice and was as accommodating and sympathetic as they were able to be so no problem there. However, Hotels.com went way out of their way to accommodate my request, and I have to say I was very happy and impressed by Customer Service.

The room was fine except that the carpets should be changed out for hard wood or wood like flooring due to the dirt/musty smell. Be aware when using the fireplace, our Carbon Monoxide detector went off at 1 am when we were burning the hotel provided fire log. duraflame. We had to evacuate our room and be relocated to another room. I asked to talk to the manager and left my name and number but she did not respond to my email or request for call. The front desk gave us a refund for the one night. As a result I reported the issue to the fire department in Santa Barbara to do an inspection on the rooms to make sure the fire places and COz monitors are in proper working order because we could have died from Carbon Monoxide poisoning. Maybe the fireplace was blocked? I do not know. The fire department said they were going to do an inspection. I would recommend that you bring a portable carbon monoxide detector if you are staying here.

This is a quaint old home converted to a hotel, so yes it's a smidge dated, but it's charming. The parking was full due to a wedding, so walking 3 blocks with luggage wasn't awesome, nor was hauling bags up steps, something we didn't consider. The room is plenty spacious, bed was comfortable, plugs are inconveniently located. It is very close to restaurants and shopping so that's a real plus. Real con, if you are a light sleeper, this isn't likely the place for you. we could hear everything around and above us, and late nighters and early morning bag flingers down the stairs were very disruptive. Then came the cleaning crews. But if you bring ear plugs or sleep like a coma, it would be no issue. Overall it's a great place, but it definitely has a few components that kept it from getting more stars.
