The rooms were clean, the bed very comfortable. The only downside was how small the room were. I requested a room with a patio and glad I did as we brought our two dogs, the patio was wonderful, nice size and chairs

The room is very clean and modern. The front desk is very friendly and helpful. However, this is one of the noisiest hotels I’ve ever stayed at. I could hear my neighbors’ conversation almost word for word. The Amtrak train is half a block from the hotel and you can hear the whistle and tracks until 10 pm ish. The restaurant under the hotel blasts music and has tables on the patio, so you can hear patrons conversations.

The staff were wonderful and very helpful. The hotel was perfect for me and my husband centrally located near restaurants and shops and near the Amtrak train station which is how we traveled. My only draw back is the room was not as clean as it could have been. The valances on the windows look like they had never been dusted and the bathroom/shower needed better cleaning.

My wife and I stayed here while in town for my brother’s wedding. The location was amazing, lots of great restaurants in the area, very close to the beach, and a very walkable area. We were initially placed in a wheelchair accessible room. During my first shower, the water went into the whole bathroom and started into the bedroom. The staff was nice enough to place us in a different room. The facilities and cleanliness left a lot to be desired. There was hair throughout the shower in our new room, the tv remote batteries were low, the lights in the bathroom went out. The staff was notified but the lights were out in the bathroom almost the whole time we were there. The staff was extremely nice and helpful with luggage and details about the area.

The noise in this hotel is unbearable. The building was apparently not build with insulation or noise control in mind. We had to move rooms to go to the second floor because of how loud the people were above us just simply walking around. The cleaning crew woke you up because every move they made felt like they were cleaning the room you were sleeping in. People talking in their rooms or in the hallway were so loud you felt like they were in their room. The noise from the train and street outside were loud enough to keep you up at night. Although it was a great location in the funk zone and had some nice amenities, we will never stay there again.

The staff was very nice and accommodating, but this hotel is insanely overpriced. The room was a shoebox, basically a foot of floorspace around the bed, with fancy decor to mask the fact that its a glorified Motel 6. They have NO parking, we had to park in public parking 3 blocks away and walk with all of our luggage. Its a quant hotel, but defintely won't go back. At least I got to experience what ita like to take a shower in a coffin

The lobby gives a great first impression — clean, modern, and welcoming. The staff were friendly and helpful too. Unfortunately, that’s where the positives end.

The rooms are tiny — barely enough space to open a suitcase, and nowhere to store luggage. The bathroom is just as cramped, and the baseboards and door to the “garden patio” (which you access through the bathroom) were dirty and even moldy.

The “garden view” is misleading. It’s not a garden at all — just a small enclosed patio surrounded by walls and neighboring rooms. No view, no privacy.

Valet parking is $38 per night, which feels steep, especially since I was handed my keys to pull my own car out of the space.

The location is great with lots of dining and shopping nearby, but overall, the room’s size, cleanliness, and lack of value really bring this place down. I wouldn’t stay here again.

Love this hotel it’s all about the location! This is our second time staying here and we loved it again. We originally chose it because it is dog friendly and we are so happy we did. Just a heads up the bathroom is tiny the shower is tiny and the room is small. There is no room to put you suitcase anywhere. But the hotel is beautiful well maintained and has the best location. We will always stay here when we come to Santa Barbara.

The main point was the air conditioner was broken and they did not have any staff to fix nor did they have another room for us to move to. They knew the AC was broken during a heat wave and they booked the room anyways. The staff did offered to move us to another hotel but it was after midnight at that point and they offered no compensation to offset the experience. When we asked them to resolve they did not offer a resolution but asked us what we wanted to do to fix the situation. We have noticed decline in the staff and management teams over the past couple of years.

Lackluster hospitality

We have stayed here in the past and have been really pleased. This trip was different than others, however. The hospitality was lacking. Our coffee maker was broken and a fuse blew in our room when the alarm clock got jostled. We let the staff know and it fell on deaf ears. No resolution. No cares. The valet guy was the kindest if all.

The hotel was pretty walkable to a lot of things. The location is great. The rooms are very small but nicely decorated. I got a room with an outdoor patio which was very nice. I initially got a room with the a/c not working (and they knew about it because there was a fan in there instead) and didn’t say anything to us until we complained and asked for another room, Which they had available. Wish they would had just put us in that room to begin with. But besides that whole ordeal. The staff was nice about it and the stay was great.

Our room walks seemed thin and easy to hear ' neighbours' talking and we were unlucky that they decided to use the outside space to loudly and only moved when I asked at 0015 to be quiet! Great location for seafront and harbour and the shops!!

Arrived and there was no working AC in the room. No fridge in the room. Staff was friendly though and provides a fan. The next morning there was no hot water in several of the rooms. The floors are all hard in the hallway and the rooms so sound bounces around easily and a door closing easily wakes you up in the middle of the night. The location is good except for a train intersection less than 50ft from the building so if you want to sleep in good luck. I will reiterate that the staff is very friendly and accommodating. There’s some nice perks in the lobby but I don’t think it balances the experience in the rooms.

Pros: staff and facilities, including bed were excellent. Agree with other reviewers regarding the shower/water situation; other than that rooms are small though neat and clean.
Cons: Room next to us had a dog that was barking at night for over an hour; finally complained to the front desk and it got taken care of. Staff was very responsive in helping to take care of it, which was a plus.
We have stayed at other pet friendly hotels and this had not been an issue. Just warning if one is sensitive to noise, you may want to bring good ear plugs.

Great location. Showers were awful. Small, and flat to room , so water everywhere and we had to use our towels to keep from slipping. Soaking wet room. Also, be warned, if you do not specifically ask for your room to be cleaned, they will not clean it. We found out after 4 pm. Asked cleaning staff if they planned to clean our room, they seemed to understand. Asked front desk and the gal seemed a bit put out and stated we are to ask for the room to be cleaned. We did get our towels picked up that day and new towels and I asked the cleaning woman to empty our full trash baskets. Our beds a mess, which is disappointing as the cost of the trip, but overall, the area made up for it. Will not be staying there again.

I actually really liked the small rooms. They had a certain charm — cozy, unpretentious, almost endearing in their simplicity. That said, I do wish they were better soundproofed. You’ll hear everything that goes on in the hallway, and I mean everything.

The sweet, tender moments between families.
The hushed giggles of lovers sharing a private joke.
The guttural symphony of someone purging their late-night choices into a wastebasket.

It’s all part of the ambiance, I suppose — an unexpectedly intimate glimpse into the lives of strangers. If you're a light sleeper or value privacy, pack earplugs. But if you don't mind a little audio theatre with your stay, there's something oddly human about it.

Convenient location to many things. Coffee, shops, restaurants, shopping beach.
They pump in some type of scent and it’s really bad for you and it does not smell good. Very off putting.

The hallways echo wasn’t that quiet.

My room was dark some of the rooms have a door that goes out on a little porch, but mine didn’t. I asked to switch, but it didn’t happen.

I will say some things:
- I read plenty of reviews about the rooms being small. I thought people were probably exaggerating. I am here to confirm the rooms are indeed super small. I was only there 2 nights and with just one other person so it was manageable.
- The shower is messy. The way it’s set up, it’s quite impossible to not make a mess. I honestly don’t know who designed it and thought it was a great idea. It was also super tight. I dreaded having to shower during my stay.
- Bed was comfy, no complaints there.
- We parked in the neighborhood to avoid valet parking fee, but valet parking seemed to be limited.

I want to say I would come back, but I’m not sure. The location is great and it was the most affordable option that didn’t look as bad in the area. However, the shower was a huge turn off.

You pay for the location of this property - a block from the beach and easy walking to restaurants and coffee shops.
Make note there is no elevator so you have to lug your suitcase and bags up 2 flights of stairs.
Rooms are tiny like NYC tiny and walls are paper thin. I was up for 3 hours having to listen to the people next door.

A really lovely boutique hotel with modern rooms and a light airy feel to the hotel. We travelled by Amtrak so it was super convenient. We had a problem with our room the first night but it was sorted really quickly and the staff were genuinely keen to ensure we were happy. On the Friday night guests were invited to meet in the lounge area for wine and nibbles and to mingle with other guests. It was really nice and we chatted to some fellow travellers! The rooms are very small but comfortable and well equipped.
