One of my favorite places to stay in gainsville! Everything is beautiful and it is so close to a lot of things. Will always recommend to anyone I know visiting the area
Danielle
I will come back and back and back and never not love the inn
sandra
We had amazing time at the B&B, felt it was straight out of Gilmore girls. Amazing amenities and really friendly staff. Free bikes made it easy to explore the nearby area and breakfast was home cooked and really nice. The nicest place w stayed in out of all the hotels on our 10 day roadtrip around Florida.

Breakfast was underwhelming; Staff was no very friendly; Room had lots of dust; Parking situation in front was hard to manage; Do not walk downtown at night (Very sketchy area especially at night)

Sweetwater is always my first choice when I go visit my kids at UF. I love the breakfast in the mornings and they always check to see if I need anything. Plus you have a dedicated parking spot!

I always love this perfect little spot in Gainesville! An absolute gem!
Dan
Breakfast was super nice - great variety - serve yourself, lots of places to sit, didn't have to sit with everyone if you didn't want to. Staff was very friendly. Place was clean, no problems whatsoever.
Kavita
Beautiful property with very friendly staff. Our room was spacious and clean. The breakfast was great. The pool area and gardens are very well maintained and so peaceful. A lot of magical feeling areas that make for pretty pictures. Would be an amazing place for a wedding. We can't wait to visit again.
Janine
This has to be the very nicest and most unique accommodation in Gainesville. If you love as we do, lodgings with a history, and with lovely antiques and lush, peaceful gardens all around, this place is for you. I never thought we would find such a gem right close to where we needed to be for our grandson’s graduation. We felt lucky to get a room, as this place looks to be fully booked much of the time, especially on busy weekends with events at the nearby university. Must’ve been a cancellation. The varied and delicious buffet breakfast both days was a real treat—and included! Wow.
I want to give a special thanks to the chefs, and also to Gabby in the Front Office, who was so friendly, welcoming, and helpful when we needed one or two things. Also, she made it possible for our son and grandson to have breakfast with us, which was an extra bonus and saved us so much time ($21 each). They both kept raving about it! Rightly so. Our room was delightful, with an office area, comfy bed, and light bedding, which we always appreciate. The mini-split A/C worked perfectly, with no annoying governor to fool you into thinking the room is going to be how you want it, but no matter where you set it, it won’t go any cooler. Nope! We slept as cool as we liked, which was greatly appreciated (and uncommon nowdays).
Thanks, Sweetwater. We’ll definitely be back. Five stars aren’t enough.

Stayed in Lilly's room. Great experience.

We stayed here for a quick night while attending a concert at Ben Hill Grifffin Stadium. It was just under 2 miles to the stadium, a short walk. The hotel was filled with beautiful spots, quaint and quiet.

I know now where to stay every time I go to Gainesville. If you are looking for warmth and charm, and want something that resonates the south with its pretty gardens, Spanish moss, and trickling fountains, then this is it. I love bed and breakfasts for this very reason— the homely feeling. You can’t get that anywhere else. So glad we booked here. Very quiet place, was so surprised to see how many people were actually in the house when we went down for breakfast. You’d NEVER know based on how respectful and quiet it was.

This was the cutest little bed and breakfast in Gainesville, Fl. The home was comfortable and the rooms were large and had everything I needed. I didn’t hear any of my neighbors. The property is laid out well and all the staff were incredibly nice and informative. Breakfast was good and a decent set of options. I would definitely stay again.
Steven
The rooms are truly unlike those found in any standard hotel. It looks and feels like a room from the 19th century with modern conveniences. Matching the beautiful outdoor architecture. The staff is also very helpful and attentive. In addition the breakfast is outstanding. Freshly cooked not heated up in a microwave.
Wendy
Beautiful 1800’s inn and grounds, and incredibly sweet staff! Our room was spacious, nicely private even though in the main house. Extra fluffy towels, plenty of charging / electric considerations, and scrumptious hot breakfast. Coffee on the upper balcony was a delight with the huge oak tree’s birds and squirrels. Wonderful stay!
Jennifer
We did not make it for breakfast or enjoy the pool. The pool looked great, maybe next time we will have time to enjoy it!
William

David
Great breakfast. Excellent staff. Clean property.

Breakfast and total stay was perfect
Michelle
Love the property but do not understand why there is piano music playing all night in the main building. Very distracting while you are trying to sleep. Also, I feel that they can do more for security in the rooms. Add new locks and a device inside the room that can be used only by the client. As a single female, did not feel safe
Mark
Excellent. Loved this place.

Jaw dropped when I arrived at the property. It was so cozy and beautiful and relaxing. The home reminded me of something George Washington lived in. It was such a beautiful experience. The bed was 10/10. Shower pressure was 10/10. Room comfort during the day and night was 10/10. Hard to find this kind of experience.
dee
Breakfast was great! Best we have had at hotel stays.
Justin
Such a cool place a really want to gate keep it. If you love historical, period accurate stays then this is it . Great place to relax and very walkable in regards to down town with tons of food, coffee, live music, nightlife . If you like sweet old houses or you are from another country and are looking for a true authentic American experience. This will do ya .

We loved this inn! The owner and all the staff were exceptional. Inn and grounds are very nice. Peaceful atmosphere despite being on a main road. Its close to lots of great things to do.We will definitely be coming back. Make sure if you're planning to use the hot tub, you need to go out and turn up the heat circulator on the hot tub 15 min before you want to get in.

I stayed here to visit my daughter in town and my whole family enjoyed this place. It was peaceful and truly an amazing experience. The breakfast was amazing quality. If you’re considering staying at this Inn without a doubt choose it. You will love the ambiance and services!

The inn is very charming and has spa vibes. The gardens were beautiful and romantic. We stayed at the Rochelle room in one of the further cottages from the main building. The room was clean and unique, had some cute decorations. The bed was very comfortable. I put my head down and I was asleep in no time. The reason for our visit was to tour the university of Florida, and we were able to explore it with Inn’s provided bicycles ( what an awesome surprise to find out that it was one of Inn’s amenities).
The breakfast was in a very relaxing area of the building. It was good, but I wished it had some more fruit ( they only provided tangerines and green apples). The breakfast lady was preparing a whole huge bowl of different fruit in the kitchen during our breakfast in the morning, which we thought it was for the breakfast, but it turned out she was cutting it for tomorrow’s breakfast ( we were leaving today 🙁). So tomorrow’s breakfast might be better than today’s breakfast. We tried to use the heated pool and jacuzzi, but the pool was too cold and the jacuzzi had too low level water, and it would not heat up enough even after waiting for 15 minutes.
Would we stay again? I think so! The front office staff was nice and the place is charming.
We walked to Dragonfly Sushi restaurant for dinner and it was amazing! And then we walked across the street of that restaurant for ice cream at Mayday. They had the most unusual and delicious flavors of ice cream we ever tried.

Beautiful Inn with courtyards, gardens and wonderfully restored guest houses and Inn. I will return here whenever I am in Gainesville. I loved the staff, owner, accommodations and my little cottage with rocking chairs to enjoy reading on the porch.

I loved this place! It was a perfect location and charming vibe. The breakfast was amazing.

Such a great find! Totally adorable cottages and amenities. Felt like something out of a movie. As everyone else has said, the breakfast was great and so unique. We had the hot tub to ourselves which was good because it’s definitely small but was great to have after a long drive. Pool looked like it could use some TLC but wasn’t bad. Don’t think the heater was on though either. Walkable to several spots. We tried V Pizza and the wings were incredible. Only downside would be that it’s surrounded by areas that seem a bit sketch. Still 5 stars for me though!
Adrian
Wonderful place

This was our fifth visit to Sweetwater Branch Inn. Three times we were in the Cushman-Colson house, and twice in the McKenzie house. We were planning to stay in a cottage but it was not available at the last minute. We always feel so welcome here. It is walking distance to several restaurants and a park. We love to stay here when travelling through Gainesville for the individual, unique rooms in these historic, lovingly restored mansions. The grounds are beautiful and I often enjoy the outdoor pool. The hot breakfast is always a treat. We hope to return again! People who have problems with stairs may note there are a few ground floor rooms in the Cushman-Coleman house and the cottages are all on the ground floor. We are in our 70s and have happily stayed on the 2nd and 3rd floors with no stairs issues, but be aware there are no elevators on the property.
Mary
Wonderful breakfast, lovely service, great room, loved the hot tub

We stayed at the Sweetwater Branch Inn in Gainesville, FL this weekend in the Piccadilly Suite, and absolutely fell in love with the place. The suite was charming, spotless, and full of character — it felt like stepping back in time but with all the modern comfort you’d want. The staff were genuinely warm and attentive, and breakfast was top-notch — fresh, homemade, and served in a beautiful dining area. The grounds are stunning too, with peaceful gardens and cozy spots to relax.
If you’re visiting Gainesville and want something way more memorable than a typical hotel, this is it. We can’t wait to come back.

Everything about this property completely charmed us from the moment we arrived. The place is beautiful and immaculate. The breakfast is scrumptious. The pool and hot tub are clean and well maintained. The staff were friendly and attentive, and had some good suggestions for places of interest. We especially liked the 24 hour piped-in soothing music. Made is feel like we had stepped out of the rat race for a few days.
