Entering the property, it seemed like it would be like any other Paris hotel — a little bit small, and dated, but still have some redeeming qualities —however, it is far below average. Here is everything that stood out:

1) Everything beyond the lobby is musty and dusty to the point that my girlfriend and my lungs hurt.

2) Hairs and stains on bed with the headboard also stained with white splotches

3) Bits of wall and paint seemed to be piling on floor of room

All in all for the price and the location, its fine. Lobby and hallways a little tired, but clean. We were located next to the lift which was a little loud but not unmanageable.

We stayed for one day each end of our trip. Our first room had a wonderful balcony but the room itself smelt a bit musty.

Our second room was downstairs so just had a window and there was scaffolding outside the for ongoing building works, so not so nice. The shower in this room did not have a holder up high so you had to hold it in one hand whilst showering which was a pain.

Overall, we felt the hotel was pretty good for the price, but if the smell in the first room and the shower in the second were fixed we would have given 5 stars.

The area around the property is okay, but equally not the nicest part of Paris. That said it's very easy to get anywhere you want to go on the Metro.

Do not stay here. Run down and in very poor condition. We have up three nights to get out as fast as possible. No refund granted because we prepaid - lesson learnt! Mould in shower and damp smell in room. Beds disgusting.

Would not recommend

This hotel has had a relatively recent refurb . The shower did not feel very clean . The shampoo was not changed once and was empty from the first day . The front desk team had a severe attitude and has no telephone manner .

The bathrooms are internal and made the room smell like mould .

Many drug users outside the post office building at the end of the road at night and makes you feel incredibly unsafe . I would not recommend this hotel at all .

Room in very good new condition with bedroom window we could open. not sure property is 4 stars, but room rate was reasonalbe, hence ok. 12 mins walk to the lovely Rue Montorgueil and 25 min to Galeries Lafayette. Reception staff very friendly and helpful.

The room was small but clean and comfortable. They were doing some renovations across the street that made it very noisy in the room, not the hotels fault just bad timing on our stay. The street is busy with restaurants and bars until late into the evening. The staff was helpful and accommodating. The Metro is close so there is good access to all the sites to see in Paris.

Hotel was larger than expected, located 2mins walk away from Strasbourg Saint Denis metro, super convenient to get to anywhere in Paris. There’s cafes around the hotel and the hotel amenities were quite reasonable. Good stay!

Good location: 15-20 minute walk from Paris North and Paris east train stations, close to metro stops and streets with excellent restaurants. Hotel was decent - we were on the top floor and ceilings were low - about 2m high. Hot water was ok but often turned cold and there was not shampoo or conditioner provided in the bathrooms. Beds were comfortable, windows opened to let in fresh air and coffee machine and kettle helpful. Would stay here again.

I wasn't warned or told that there would be not hot water before or while I was there. There was only a sign. I'm sorry but I would like a hot shower while im paying for the services. I understand there's construction going on but that should be said before even letting someone book. Not be told by a sign. Also the elevator was out for 2 days. Staff was very friendly and helpful with other aspects.

The room looked nothing like advertised picture. A bed was adding into the room to accommodate the 4 persons. Very uncomfortable no room to walk around. Had to climb over added bed to sleep. The bathroom tile had missing pieces and the carpet was torn a big hole. Also signs of mode in the bathroom shower. This hotel was not of good standard.

Ok - needs a bit of a facelift

Staff were extremely helpful and attentive however decor very dated and a bit rough around the edges.
The shower needed a deep clean as there was mould through it, especially above head height The lift didn’t work for the duration of our stay which was a struggle.
The hotel just needs a bit of attention and it would be a pleasant stay

Paris for a long weekend

This hotel was a pleasant place to stay. It was comfortable, clean and the AC system was perfect, very quiet so it did not disrupt sleep. The staff were very helpful. The area has homeless people on the street but staff mentioned they have never had issues with them, which was true in our case as well. We did take an Uber back after dark as we were uncomfortable to walk there at night. Their shuttle service back to the airport was a nice feature offered.

The staff were so helpful. This was our first visit to Paris, so needed help finding our way around. Breakfast had a good selection of dishes, Sausage, bacon, egg, fresh fruit, yoghurt, toast, croissants ,tea coffee, fruit juice and water! Rooms were small but big enough for us. Shampoo etc was renewed when necessary. Beds were comfortable, and fridge in room was welcome! We would stay here again

The location is the best thing about this hotel. Staff wasn't very friendly. The room was small and desperately needed to be cleaned (stains on carpet and sofa). Our toilet seat was broken. Fortunately, the manager had maintenance fix the toilet the next day. I wouldn't stay here again.

More like 1 Star - Horrendous Hotel

I don't know who is in charge of rating hotels but they must have been smoking something when they rated this a 4 star.

When I say it would generous giving this hotel a 2 star rating, I am not exaggerating.

- Mini fridge in room was hot - we were told they couldn't fix it as it was a weekend.
- No bar, although hotel website say there is.
- No room service although website says there is.
- Phone in room wasn't even connected to a phone plug. It was just there as a prop.
- Rooms are VERY small
- No view
- No seating in Lobby other than single chairs at tables.
- Have to pay extra for breakfast
- Bathrooms in room are barely walkable they're so small.
- Hotel only gave us 2 towels for 3 people.

AVOID this hotel - make sure you stay somewhere that is actually a 4 star.

We had a good trip and were very satisfied with the hotel. The room was very clean and comfortable, however there wasn’t any information in the room regarding the area or the local amenities. There were no tea and coffee facilities in the room, which we knew but it was very unclear as to when you could use the coffee machine downstairs. We also had a fire alarm go off on Saturday evening and we started to leave via the stairs, we were on floor 5, when some other guests told us we could go back to our room. NO member of staff came round to reassure us that everything was okay!! I think they should have. The staff in general were very pleasant and helpful, but a little more info would have made the stay more relaxed.

Great location/staff. Room needs improvement

I'll start off positive, the staff are nice and welcoming, the location is perfection! 2 Metro stations, buses, lots of restaurants & shops less than 5mins away.
Ok...
Unfortunately, the initial room I was given was in poor condition, very small, part of the ceiling was coming down & the light picture above the bed was coming off too (I have vids but no pics). The heating didn't work properly, it wouldn't stay on. I was there for 4 nights on the 3rd night I couldn't take it anymore I was freezing, it's Feb & very cold. I went to reception, he (receptionist) attempted to get heating to work, it didn't I came back down and let him know, he came up checked and even he was surprised by state of the room and how cold it was, he moved me to a new room which was better. Heating worked, no decor problems and it had a little more space.

The location is fantastic! Louvre Museum & Notre Dame are about 20min walk away & Eiffel Tower is less than 20mins via the metro.
Things to note there's no fridge or kettle in the room, which would be very useful.

Like other reviews stated, I would say this is more of a 3star than 4.
I'd stay again, based solely on the location and only if I can get a decent room first time instead of suffering in the first room. But only for one or 2 nights. If I stay longer, I would stay elsewhere as I need more space and comfort.
I didn't have the breakfast so I can't comment on that.

Overall, 3stars that's for the friendly staff and location.

Had a very nice and comfortable stay but was rather dissapointed to find out there was no Hotel Bar and although very nice and clean it is not a 4 star hotel as advertised i would say 3 star myself,i had a room on the 5th floor with a balcony and queen sized double bed which was very comfortable and clean,the room itself is on the small side,nice touch was safe in the room but the mini bar only had a bottle of water in it and the room had no telephone,the shower was excellent i must add,i did not have the breakfast but it looked ok but nothing special,plus point for me were the very pleasent and helpfull staff.

Hotel was fairly disappointing considering it’s 4* rating. Only superior suites come with basic facilities such as tea and coffee making facilities, and considerable amounts of noise can be heard through the windows making sleeping extremely difficult (a restaurant and a bar either side of the hotel front means crowds of people gather to drink and smoke directly below the windows).

Beautiful and Well-Located

My room was beyond gorgeous! This hotel was remodeled in 2016 and it feels very comfortable and very current. I loved the backlit headboard and beautiful tiling in the bathroom. The staff was helpful in assisting me in calling a taxi to the airport. The hotel is in the 10th, in a neighborhood called Bonne Nouvelle. It's a Turkish neighborhood and all of the Turks I met nearby where friendly and helpful - and had great food! The hotel is near (1-2 blocks) several metro lines, which take you anywhere you need to go. The room was small, which is common for European hotels, but the neighborhood had plenty of cafes and restaurants to spend my time in. I thought this room was well-worth it and would stay again on.

This is not a 4 star hotel! Very tight cheesy rooms with paper thing walls and leaking shower doors. Service? Didn't noticed one. Oh, except cleaning staff walking on you, while you are in undress state (without knocking) Location is questionable , but close to Metro. Will not stay there again.

3 days in Paris with my 2 teens

I booked Hotel Regina Opera Grands Boulevard the day prior to our arrival. I was traveling with 2 of my teenage children. I needed a hotel close to the Metro, walking distance to some tourist sites, and budget friendly. We arrived at the hotel at 9am on check in day. The hotel staff was very helpful and allowed us to check our luggage, so we could explore until the afternoon check in time. The room was very small, but clean and sufficient. We paid for the breakfast, which was basic but good. Hotel WiFi is good in the lobby area, but terrible signal in our 3rd floor room. The hotel is a 20 minute walk to multiple sites - the Louvre and Notre Dame. The Metro is a short walk from the hotel for greater distances. The neighborhood seemed safe during the day, but I would warn guests from walking to sites in the late evening. We enjoyed our stay and loved the opportunity to use it as a base for walking all over central Paris. Next visit with the teens, I will probably book a hotel in an area with fewer bars. If you are looking for a budget friendly and clean hotel with helpful staff, I would recommend Hotel Regina Opera.

Amazingly spacious for a Paris hotel, really comfortable beds, great shower, nice polite staff, quiet, métro stops at your door and there are heaps of restaurants and food shops everywhere. Wifi coverage was limited in one part of hotel room but overall my experience at this hotel was excellent.

Hotel is located in a rundown area. Room carpet was damp & smelly. Hallway in the room was narrow and this was the only area in the room that could pick up WiFi signal. Toilette paper was as hard as sand paper. There was no holder for shampoo or soap in the shower, had to put them on the shower floor. Neither the shower or bathroom had the air vent so it was very stuffy! There was construction noise outside early in the morning, and the room had the view of the local people's apartments. Overall, this was a terrible hotel stay, luckily we were only there to shower and sleep, most of the time we were outside. Would not recommend this to anyone.

staff has contempt for customers

was given a room used by smokers, front desk refused to change it until the next day (2 night stay).
The receptionist was initially insinuating that my sense of smell was off, as their rooms are fitted with smoke detectors. Next it was suggested that I open a window or turn on the ac to get rid of any smell.
The next day they gave me a different room, this one without disgusting cigarette smell but also without functioning ac.

- not worth 4 star rating
- very poor custoner service
- try to avoid this hotel if you can

The room is VERY small. This is not a 4 star hotel and not worth the money. Staff are nice however morning very helpful. The room is so small that you can’t open the bathroom door without hitting the bed and you can’t go on the balcony unless u go on your bed. NO walking room. TV is all in French with not a SINGLE English Channel which is annoying. No option to plug in phone either. Or rent a movie so if you’re feeling a bit sick you’re out of luck.

The only nice thing was the gentleman on the reception desk. The room was tiny compared to the photographs online. It was also dirty with stains of goodness knows what on the carpets and chipped, falling apart baseboards.The air conditioning nor wifi worked, we were there for 3 nights and it was too warm and stuffy to sleep in. The pillows were very small and uncomfortable.Continental breakfast was a joke, there was never anything there and you had to ask for everything. Breakfast area sat about 15 people, much less than were resident. Fresh scrambled eggs were brought out cold and we were told they came premade and had to warm in the food warmer!! The shower over the bath was handheld.....not mounted on wall. Lots of changes needed to bring this up to basic standard. There were 3 of us in 1 family room and 1 bottle of water and 1 coffee pod to share :-((( photos not representative of actual room.

This hotel has a lot of issues.

The hotel had a lot of issues. My sink leaked and after two requests to fix it that did not work, they finally switched my room after the third request. My first room was so small I could barely squeeze around the bed. The second room was much nicer room, but the shower stall had no door or curtain so the entire bathroom floor flooded each time. The WiFi was also not strong in either room. One day the elevator was broken. Another day they had a problem with towels and just chose not to give any to guests unless you asked for them at the desk. The only thing going for this hotel was the great location by restaurants and about 100 feet from a metro stop. Don’t stay here.

This hotel is very affordable for Paris. It is located in a good location with convenient access to metro or a 20 - 25 min walk to the Louvre or Le Marais. The room was very clean and comfortable with a great bathroom (which is very important to me). All the staff spoke English and were super helpful. I think it's a great value and would certainly stay there again.

Hotel was great. Had all the basic amenities needed and was clean with a friendly staff. Some have complained that the neighborhood was sketchy and while I agree, I enjoyed every bit of its diversity and quirkiness. I didn't mind it at all as i found its color was far better than the bland Marais.

Choice of metro stations

With a choice of metro stations it was very easy to have a crack at visiting as many museums as possible in Paris. Plenty of food choices nearby to avoid having to take the metro between 5pm and 8pm when it's impossible to get on.

Good but some flaws.

It's a nice little hotel and the rooms are comfortable but there were a few issues. The cleaning lady started early on our floor. Not a nice thing to hear the hoover going off at 9.30am on a Sunday morning. There's also a service phone in the hall that kept on ringing and waking us up. The hotel should offer ear plugs if this can not be changed.

Apart from that we had no complaints and I would stay there again.

The hotel is wonderful and the room is beautiful and very large. The location of the hotel isn't that great. It is far from many things even though it is in between two metro stations. Their are many homeless in that street and it gets worse at night.

The hotel and staff were great, there were two metro stations within a two minute walk, but the area was not the best with lots of homeless people sleeping rough and hanging out on the corner, although none of them approached us or spoke to us it was a little intimidating, real shame as a great hotel.

Centrally located but wouldn't go back.
To start, our room didnt have a shower, only a sprayer that was wasn't wall mounted, making it very difficult to wash your hair .

When we first checked in, we were informed of a city tax that would be due upon checkout. She also told us breakfast was included but at the time of checkout, they said we owed €140 for the breakfast which was very poor quality food-EXACT same breakfast laid out everyday. No variety.
I told the guy his counterpart told
Me it was included but his response was to
Say I should know the difference between booking a hotel with breakfast and no nrakfadt.

Much to be desired for this hotel.
Also must mention, the rooms are extremely small. One of the rooms we had, the door could not be opened completely because it hit the bed.

Pretty Perfect

I have no complaint during our stay at this hotel. The staff was amazing. They helped me make reservations to places where they only spoke French. I had issues with my phone not translating E-Mails I was receiving from my trip and they would translate them for me. The location is less than a 5 min walking distance to two metro stations, we had water bottles courtesy at check-in, the rooms were clean, super sound proof since across the street there was some construction going on but we didn`t hear anything, and very modern decor.

Worst hotel, worst location. The hotel was disgusting. When I first arrived, there were blood on my sheets. The chair was full of whisky & coke I haven't been able to sit on it for 3 hours.
The location is absolutely not close to \"Opera\" and even worst close to \"rue st denis\" which is a street full of dealers and hookers.
The breakfast cost $15 per person and is disgusting.

Save you time and money. Don't go

Good for the price we paid

Room was very small but space was well utilised. Bed was very comfy but pillows were not.neighbourhood was a little rough with homeless people living 100 yards away and the smell of urine in the streets wasnt pleasant.

Compact but bijou

The location of this hotel was great, right beside 2 metro stations, and many many bistros bars and restaurants. The room was fairly small, but still had almost everything needed including a fridge, would have been great to have tea making facilities in the room, although the coffee machine at reception was available from 3, and was really good. The staff were very helpful and friendly. Would have no hesitation to recommend.

Decent quality hotel, shame about the area.

So this review has two contrasting parts. Stayed at the Regina Opera for 2 nights (three days). Firstly the hotel; clean and modern looking decor. Very friendly staff, the man serving at reception was very polite, very smiley, and very helpful. For example; he let us store our bags before check-in, and after the check out time, and also provided a plug adaptor as we had forgotten ours. The Hotel in general is quite small and compact, such as the breakfast area, and the room itself was pretty small. But even so, the bed was great, king size and comfy. The bathroom was modern and clean, but again quite compact. The decor was again quite clean cut and modern, above the bed backboard was a kind of fabric print of a lavish ball room (or something like that) which could be lit up (backlighting), nice touch. The only thing that bothered me about the room was the cheap feel to the main door and cupboards, e.g. the main door didn't keep noise out very well. Overall, taking into account the price, the hotel was good value.
Secondly (however), the area the hotel is based is not so great. Unknown to me when i booked, seems to be in the less well-off part of town. A bit dirty. A few homeless people scattered around (although almost everywhere in Paris seems to have the homeless) and generally not a strong feeling of safety. e.g. we were only there 3 days and had 5 or 6 beggers confront us for money. Bit off putting. Transport options were handy though; metro, and airport links nearby.

Central to lots of sights in each direction

Great hotel if you want to see all the sights and act like a local to walk all the great streets Paris has to offer.

Paris is pretty big so this is central to the following areas: 20 mins south walk to Norte Dame/Latin Quarter, 20 mins walk west to Opera/ Lafayette shopping center, 20 mins walk northwest to Sacre Coure/Montmartre. Also 20 mins walk north to Gare du Nord train station that goes to Charles de Gaulle airport and day trip to Versailles, etc.

A jewel of a hide-away!

The room is like a jewel, with a huge light box with an illustration of gilded opera house seating on one wall to visually open the room. Newly renovated and with a stunning tile job in the bathroom with a large shower. We loved it!

nice rooms, but...

Hotel is in a shaky neighborhood. Room had no air conditioning (in July) and alternative room only blew hot air. No offer to fix the a/c and had to ask for a fan. Leaving the window open is a problem as there are several noisy, small bars on the narrow street. The rooms themselves had been updated, but still not the kind of area you feel safe at night.

Nice hotel in the center of Paris

My wife and I stayed at this hotel for a couple of days and we really like the central location and the easy access that it had to the metro system. The staff at the reception was friendly (especially Raphael) and we were given a really nice room on the 5th floor with a large balcony and nice view of the street below

Good for budget, not for comfort or relaxation.

Not the best experience. Room was ok, but bed wasn't comfortable, pillows were thin, a.c. didn't work and we weren't able to transfer rooms. The neighbors were loud, began blasting music and shouting at 2am and didn't stop until nearly 4am. On the second night we were given a small table fan to help with the heat of the room, but that did very little as there wasn't an easy place to set the fan to actually blow ON the bed! Shower sprayed EVERYWHERE and towels were small and stiff. Overall, just an unpleasant experience. Located in not so nice part of town, a bit of a walk to metro.
